Rohan Kyalasanahalli Review: Pre-RERA Villaments Off Hennur Road Weighed
Villaments and flats from a builder with a finished project in the same village, but RERA-pending and unpriced. Inspect Upavan, then wait.

When the Reserve Bank of India raised the repo rate to 5.50 percent on October 7, 2026, its first hike since February 2023, it landed on a Bengaluru market that was still buying. A week earlier, Anarock figures published by Business Today showed about 16,670 homes sold in the city between July and September, 12 percent more than a year before, with average prices up 8 percent. North East Bengaluru, and the Hennur belt in particular, is one of the places where that demand is landing. It is also where Rohan Builders wants to build again, in the same village as a project it has already finished.
Short answer: Rohan Kyalasanahalli is a proposed mix of villaments and apartments by Rohan Builders in Kyalasanahalli village, off Hennur Bagalur Road, with a filed project cost of about Rs 280 crore. The price is to be announced at launch, sizes and unit counts are undisclosed, no possession date exists, and the project is RERA-pending: not yet registered with Karnataka RERA. The single biggest trade-off is that the most interesting part of the product, the villaments, is also the least liquid format in the market, and nothing about it is fixed yet.
What is Rohan Kyalasanahalli, and who is it for?
Rohan Kyalasanahalli is a working name for an environmental clearance filing, not yet a project on sale. Rohan Builders filed it on PARIVESH on June 12, 2026, under the title Villaments and Residential Apartment Project, for land in Kyalasanahalli village in Bengaluru East taluk. The proposal ID is 1227953008, and its current stage at the state authority was not confirmed. The Rohan Kyalasanahalli project page tracks it.
It is built for two buyers in one gate. Families who want more space and a private terrace or garden, without the cost of a standalone villa, may look at the villaments. Buyers who want a standard flat can look at the apartments. Both will share one set of amenities. It is a weaker fit for anyone who needs a fixed price and date today, or who wants to resell quickly.
Is Rohan Builders a builder you can trust?
Rohan Builders has a long Bengaluru record and, unusually, a finished project in the same village that buyers can inspect. Rohan Builders (India) Private Limited also runs an industrial and infrastructure contracting business. Its homes are spread across the east and south of the city: Mihira in Brookefield, Avriti on ITPL Road, Ashima in Whitefield, Vasantha on Marathahalli Road, Iksha on Bhoganahalli Road, Jharokha 2 near HAL Airport and Akriti in Jayanagar, besides Upavan here.
Upavan is the best evidence. Listing platforms describe it as a 13-block community of 1 and 3 BHK apartments on about 4.5 acres, and it is ready to occupy, so you can see how its buildings have aged and how it is maintained. For the developer's current registered work, Rohan Ekanta at Gunjur in East Bengaluru is the comparison. The caveat is format. Rohan's local stock is compact and mid-size flats; villaments would be a new product for the developer in this village.
How good is the Kyalasanahalli location?
Kyalasanahalli is a quieter, more affordable pocket behind the Hennur Road frontage, with good access to the north and a slower drive to the south. The village sits off Hennur Bagalur Road near Byrathi and Bileshivale, between Hennur, Kothanur and Kannuru. Most residents drive south along Hennur Road to the Outer Ring Road, Manyata Tech Park, Kalyan Nagar and HBR Layout, or north toward Bagalur, the KIADB Aerospace Park and the airport.
The ORR metro under Phase 2B is being built, with HBR Layout and Kalyan Nagar among its planned stops, and it will help people who can get to the ORR. No metro is planned through Kyalasanahalli. The practical limits are a single main artery for most trips, narrow internal roads in places, and civic services that have not kept pace with the apartment growth. Drive Hennur Bagalur Road at 9 am and 6 pm before you decide.
What homes will you get, and what will the lifestyle be?
The filing tells you the format and little else. It pairs villaments, which are duplex or stacked homes in low-rise blocks, typically with private terraces or gardens, with standard apartments. Sizes, configurations, the split between the two formats, block and floor counts, land extent and amenities are all undisclosed, and the filing summary PropNewz saw gives no site or built-up area.
A filed cost of about Rs 280 crore points to a project of real size, but the number of homes will only be known at registration. Villament living usually means fewer neighbours per block and more private outdoor space, but also more stairs inside the home and, often, higher maintenance per unit. Families with elderly parents should ask early about lifts or ground-level bedrooms.
What will a home at Rohan Kyalasanahalli really cost?
There is no price list, and PropNewz is not guessing one. The only nearby Rohan number is resale: 2 BHK homes at Upavan have been listed in a broad band of about Rs 48 lakh to Rs 89 lakh, which reflects an older, finished project, not new villaments. On the corridor, Living Walls True North on Hennur-Bagalur Main Road is registered from about Rs 2.21 crore.
When a cost sheet appears, get every head in writing: parking, club membership, BESCOM and water charges, floor rise, legal and documentation fees, the corpus fund and maintenance paid in advance, with GST, stamp duty and registration shown apart from the base price. Villament pricing often adds terrace or garden area charges, so ask how outdoor space is measured and billed. With the repo rate now rising, run your EMI at a rate above today's bank quote.
What is the RERA status, and when is possession?
Rohan Kyalasanahalli is RERA-pending: not yet registered with Karnataka RERA, and no possession date has been declared. The environmental application is filed, but its stage is not confirmed, and plan sanction and registration come after clearance. Until registration, there is no registered carpet area, no escrow account and no binding completion date.
So do not pay before registration, including an expression of interest. When the project registers, check that the promoter on rera.karnataka.gov.in is Rohan Builders (India) Private Limited, since the filing was in the shorter name Rohan Builders, and confirm the land title or any joint development arrangement. Treat any registration number on a brochure or microsite as unverified until you find it on the portal and it matches the land extent, unit count and completion date.
How does Rohan Kyalasanahalli compare with nearby options?
Only one of the nearby alternatives is registered, and it is the most expensive. Sobha Hennur Bagalur at Chikkagubbi is another large pre-RERA community on the same road. Purva Codename Hennur is also awaiting registration. Living Walls True North is registered with a 2028 date.
| Dimension | Rohan Kyalasanahalli | Living Walls True North | Sobha Hennur Bagalur | Purva Codename Hennur |
|---|---|---|---|---|
| Price band | To be announced at launch | From about Rs 2.21 Cr | Price on request | To be confirmed |
| Configurations | Villaments and apartments, sizes not disclosed | 2, 3, 3.5 and 4 BHK | 2, 3 and 4 BHK (indicative) | 2, 3 and 4 BHK |
| Possession | Not declared | June 2028 | To be announced | 2030 onwards |
| K-RERA status | Not yet registered (pending) | Registered | Awaited (pre-RERA) | Under process |
| Distance to Manyata Tech Park | To be confirmed (via Hennur Road) | To be confirmed | To be confirmed | To be confirmed |
What are the biggest risks and trade-offs?
The main risks are an unconfirmed approval stage, a niche format and a congested access road. Every detail is provisional until registration. Villaments offer space and privacy, but resale demand is thinner than for standard 2 and 3 BHK flats, and maintenance per home can run higher. The name on the filing needs matching to the legal promoter. Against that, a completed Rohan project in the same village lets you test the builder's quality before you commit a rupee. Use these checks.
| # | Check before booking |
|---|---|
| 1 | Search rera.karnataka.gov.in for Rohan Builders (India) Private Limited and pay nothing until this project is registered. |
| 2 | Ask for the environmental clearance status of PARIVESH proposal 1227953008 and the building plan sanction. |
| 3 | Confirm the land title, survey numbers and any joint development agreement for the Kyalasanahalli site. |
| 4 | For a villament, get the RERA carpet area plus terrace or garden area in writing, and how each is priced. |
| 5 | Visit Rohan Upavan and ask residents about build quality, water supply, handover and maintenance costs. |
| 6 | Get a dated, written cost sheet with every extra charge, GST, stamp duty and registration separated. |
| 7 | Drive Hennur Bagalur Road to your office at peak hour, both ways, before you shortlist. |
Our verdict: should you buy at Rohan Kyalasanahalli?
Not yet, because there is nothing registered to buy. Rohan Kyalasanahalli is worth watching for families who like the Hennur and Byrathi belt and want more room than a typical flat, and the developer's finished Upavan next door is a real advantage few pre-launch projects can offer. The weaknesses are equally real: an unconfirmed approval stage, no price or sizes, a less liquid villament format and a single crowded access road. Inspect Upavan now, and revisit this project when a RERA number and a cost sheet exist. If you need a home sooner, compare registered projects on the corridor.
What do buyers ask most about Rohan Kyalasanahalli?
What is the price of Rohan Kyalasanahalli?
No price has been announced, because the project is neither launched nor registered with Karnataka RERA. Resale 2 BHK homes at Rohan Upavan, the developer's older project in the same village, have been listed between about Rs 48 lakh and Rs 89 lakh, but that is no guide to new villament pricing.
Is Rohan Kyalasanahalli RERA registered?
No. As of October 25, 2026, the project is not yet registered with Karnataka RERA, and its environmental clearance application, filed on PARIVESH on June 12, 2026, is still awaiting a confirmed outcome. Search rera.karnataka.gov.in for Rohan Builders (India) Private Limited before paying any booking or token amount.
When is possession expected at Rohan Kyalasanahalli?
No possession date has been declared. Environmental clearance, building plan sanction and RERA registration are all still ahead, so any date quoted now is a guess. The binding completion date will be the one Rohan declares on the Karnataka RERA portal once the project is registered, and launch before 2027 looks unlikely.
Who should consider Rohan Kyalasanahalli?
It suits families who like the Hennur and Byrathi belt, want more room and a private outdoor space than a standard flat, and can wait for registration. It suits less well buyers who want a liquid 2 or 3 BHK with a known price, a fixed date and a metro station nearby.
This review reflects information available as of October 25, 2026.
