On October 5, 2026, Knight Frank India counted 29,125 homes sold in Hyderabad between January and September, the city's strongest nine months since 2018, with 32,577 new units launched over the same stretch, UNI reported. Two days later the Reserve Bank of India lifted the repo rate to 5.50 percent, its first rise since February 2023. DSR Infinity in Kondapur is a test of both numbers: an 11-acre high-rise pitched to west Hyderabad's IT buyers, collecting expressions of interest before it has a verified RERA registration or a settled tower plan.

Short answer: DSR Infinity is a pre-launch community of 2.5 to 4 BHK homes of about 1,450 to 3,033 sq ft off Narne Estates Road, Kondapur, with indicative all-in prices of about Rs 1.45 crore to Rs 3.04 crore. It is RERA-pending, since the quoted registration number could not be verified on the TG RERA portal. The single biggest trade-off is density and uncertainty: the cleared plan and the sales plan do not match, and the sales version implies about 170 homes per acre.

What is DSR Infinity, and who is it for?

DSR Infinity is a large high-rise apartment community on about 11 acres in Kondapur, the biggest DSR site PropNewz has tracked in the western IT corridor. The environmental filing, made on May 14, 2026 by DSR Infrastructure Private Limited, describes six towers of four basements, a ground floor and 38 upper floors on 44,545.35 sq m, at a project cost of about Rs 1,229 crore. The DSR Infinity project page carries the full filed detail.

It is aimed at IT professionals who want a new, large-format home within a short drive of HITEC City, Raidurg and Gachibowli, and at investors who believe Kondapur rents will keep rising. It suits people who can wait into the 2030s and accept a crowded tower community. It does not suit anyone who needs a home soon, wants a confirmed RERA number before talking money, or prefers a low-density gated layout.

Is DSR a builder you can trust?

DSR is an active, mid-to-large Hyderabad and Bengaluru developer with a broad western Hyderabad pipeline, though much of it is still under construction. The group builds through several related companies, including DSR Infrastructure Private Limited and DSR Prime Spaces. In west Hyderabad, DSR The Classe at Kokapet is listed as ready to move. Still being built or sold are W by DSR (Kondapur), Parkridge (Nallagandla), Skymarq (Nanakramguda), Valar (Kokapet), Altitudes (Tellapur) and the 1,140-home DSR Ciel at Gopanpally.

That spread shows capacity and approvals experience. It also means several large DSR sites are drawing on the same capital and site teams at once. Before relying on the name, visit a delivered DSR building, ask residents about handover and snag closure, and read the quarterly progress filings for its registered projects on the TG RERA portal.

How good is the Kondapur location?

Kondapur is a mature, job-rich location, and that is the strongest argument for this project. It sits between HITEC City, Gachibowli and the Botanical Garden, and the main office hubs at HITEC City, Raidurg and Gachibowli are generally 4 to 8 km away, with the Financial District a little further south. The Raidurg Blue Line terminus is a short drive, and the Hitech City MMTS station also serves the area. Schools, large hospitals and malls are already in place.

The costs are congestion and access. Kondapur's internal roads and junctions are heavily loaded at peak hours. A site visitor posted that the approach road to this parcel still needs verification and that extra land for access was reportedly under discussion. A community of this size needs a wide, legal approach, so confirm it on the approved layout before you commit. The Outer Ring Road is reachable through Gachibowli for the airport run.

What homes do you get, and how dense is it?

You get a large 2.5 to 4 BHK in a very tall tower, in a community that may be far denser than the clearance suggests. Reported sizes start at about 1,450 sq ft for the smallest 2.5 BHK or compact 3 BHK, with plans near 1,799 and 2,187 sq ft, up to about 3,033 sq ft for an east-facing 4 BHK.

Two plans are in circulation. The cleared scheme has six towers of 38 floors. Channel partners and forum accounts from the sales gallery describe five towers, two of 49 floors, two of 44 and one of 38, with about 1,900 homes designed by the Bangkok firm ATOM. Taller towers would normally need an amended clearance, so treat the five-tower version as indicative. At about 1,900 homes on 11 acres, that is roughly 170 homes per acre, which will strain lifts, parking, the clubhouse and the approach road. The amenity pitch, including sky decks, themed lobbies and a cryotherapy chamber, is not binding until it appears in the RERA filing.

What will a home at DSR Infinity really cost?

Expect roughly Rs 1.45 crore for the smallest homes and about Rs 3.04 crore for the largest, based on an aggregator's indicative all-inclusive quotes. One person who visited the sales gallery puts the expression of interest rate near Rs 9,000 per sq ft, open to negotiation, with preferred location, parking and infrastructure charges on top. There is no official price list.

The cost stack will be longer than the base rate. Get each head in writing: parking, the club fee, infrastructure and utility charges, floor rise, location premiums, the corpus and advance maintenance, with GST and registration listed separately. The cheapest home works out to about Rs 10,000 per sq ft all in on these quotes. With the repo rate now at 5.50 percent and a likely handover around 2031, a buyer on a construction-linked plan should model several years of EMI alongside rent.

What is the RERA status, and when is possession?

DSR Infinity is RERA-pending as far as PropNewz can verify. A registration number, P02400011218, has been quoted in a forum post, but it could not be confirmed on the TG RERA portal, and listing pages reviewed in October did not show it. The environmental clearance for the six-tower, 38-floor plan has been granted. No possession date has been declared; one aggregator lists a December 2031 target.

Until a number is on rera.telangana.gov.in and matches this site, an expression of interest is only a place in a queue. Pay nothing you cannot get back in full, and get the refund terms in writing. When registration appears, compare the promoter name, survey numbers, land area, number of towers and completion date with the sales pitch. If the filed tower count differs from the brochure, ask which one has building permission.

How does DSR Infinity compare with nearby options?

DSR Infinity offers the largest site and the widest size range, but the two registered Kondapur alternatives give you dates and RERA numbers today. Hallmark Altus sits off the same Narne Estate Road, and Namishree Vrindavan is a large registered Kondapur high-rise.

What are the biggest risks and trade-offs?

The biggest risks are an unsettled plan, unverified registration, high density and a long build. The gap between six cleared towers and five taller marketed ones may mean redesign, fresh approvals and delay. Roughly 170 homes per acre is crowded even for this corridor. A late-2031 target is a long horizon, and Kondapur and Gachibowli have a heavy pipeline of high-rises arriving at the same time, which will compete with your flat on resale and rent. Against that, the address is proven and the clearance is in hand. Work through these checks before you pay anything.

#Check before booking
1Find the project on rera.telangana.gov.in and confirm any quoted number, such as P02400011218, belongs to this site.
2Ask which tower plan, six towers or five, has building permission, and whether a clearance amendment is planned.
3Get the expression of interest refund terms in writing before transferring money.
4Confirm the width and legal status of the approach road on the approved layout.
5Get a dated cost sheet with every charge, GST and registration listed separately.
6Ask for the total home count, lifts per tower and parking ratio.
7Visit a completed DSR building, such as DSR The Classe, and read progress filings for DSR's ongoing sites.

Our verdict: should you buy at DSR Infinity?

DSR Infinity is worth tracking, not yet worth booking. The Kondapur address, the 11-acre site, the size range and an environmental clearance in hand are real strengths for an IT buyer or patient investor. The unverified registration, the clash between the filed and marketed plans, very high implied density and a likely 2031 handover are real weaknesses. Wait for a verified TG RERA number and a fixed tower plan, then compare price per sq ft with registered Kondapur projects such as Hallmark Altus.

What do buyers ask most about DSR Infinity?

What is the price of DSR Infinity?

There is no official price list yet. A site visitor reports an expression of interest rate near Rs 9,000 per sq ft plus location, parking and infrastructure charges, and one aggregator shows about Rs 1.45 crore to Rs 3.04 crore all in. Both figures are indicative until a RERA-registered cost sheet is issued.

Is DSR Infinity RERA registered?

Not verifiably. DSR Infinity is RERA-pending: a number, P02400011218, has been quoted informally, but PropNewz could not confirm it on the TG RERA portal. The environmental clearance for a six-tower, 38-floor plan has been granted. Do not pay an expression of interest you cannot fully refund until the registration is verified.

When is possession at DSR Infinity?

No possession date has been declared. An aggregator lists a December 2031 target, which fits a build of towers between 38 and 49 floors. The binding completion date will appear only in the TG RERA registration and your agreement for sale, so plan your housing around 2031 or later.

Who should consider DSR Infinity?

DSR Infinity suits IT professionals and long-horizon investors who want a large new community in Kondapur, close to HITEC City and Gachibowli, and can wait into the 2030s. It does not suit buyers who need a confirmed RERA number, a fixed layout, a low-density community or a home within the next three years.
