Namishree Hayathnagar Review: NH 65 Pre-Launch High-Rise Weighed Before RERA
A pre-launch, RERA-pending tower site from an active east Hyderabad builder. Watch it, but do not pay until TG RERA registration and a price exist.

On October 5, 2026, Knight Frank India reported that Hyderabad buyers had taken 29,125 homes between January and September, the city's best nine-month tally since 2018, while developers launched 32,577 new units, UNI reported. Two days later the Reserve Bank of India raised the repo rate to 5.50 percent. In that market, Namishree Group is preparing a new high-rise on the Vijayawada highway at Hayathnagar. The catch for buyers is simple: there is nothing to buy yet. The site has an environmental clearance that changed hands in August and a redesign filed in October, and no RERA number.
Short answer: Namishree Hayathnagar is a pre-launch commercial-cum-high-rise residential project on Survey No. 291 in Bagh Hayathnagar, east Hyderabad, from a developer with several towers already rising nearby. It is RERA-pending and not yet registered with TG RERA, with no price, no configuration list and no possession date; Namishree's nearby 3 BHK homes sell around Rs 1.2 crore to Rs 1.5 crore as a reference. The single biggest trade-off is that you would be judging a developer and a corridor, not a product.
What is Namishree Hayathnagar, and who is it for?
Namishree Hayathnagar is a working name for a planned mixed-use tower project on NH 65, not a launched development. Environmental filings describe a commercial-cum-high-rise residential building with a filed cost of about Rs 230 crore. That suggests shops or offices at the lower levels and apartments above, but the split, the height and the number of homes are not public. The Namishree Hayathnagar project page tracks what is on record.
It is for a watchlist, not a booking. The likely buyer is a family that works in east or south-east Hyderabad, around LB Nagar, Dilsukhnagar, Uppal or the eastern industrial pockets, and wants a new high-rise address with highway and Outer Ring Road access. It is a poor fit for anyone who needs a home soon, wants to compare a cost sheet today, or commutes daily to the western IT corridor.
Is Namishree Group a builder you can trust?
Namishree Group is an established Hyderabad high-rise developer with a large live pipeline, but its record of completed handovers is thinner online than its list of ongoing projects. The company trades as Namishree Infrastructure and Projects Private Limited and dates to 2004. Its website lists seven ongoing residential projects, among them Vrindavan at Kondapur, with about 1,846 homes in eight towers, plus Trident (Vanasthalipuram), Aria (Nagole), Jewel (LB Nagar), Trilok (Shamshabad), Swar Tattvam (Secunderabad) and Twin Towers (Champapet).
Two points cut both ways. The eastern cluster means Namishree knows this corridor, its approvals and its buyers. It also means many towers are under construction at once, which stretches capital and site teams. Before you rely on the brand, ask Namishree for a list of handed-over projects, visit one, and check quarterly progress on the TG RERA portal for Trident and Namishree Vrindavan in Kondapur, its largest registered project.
How good is the Hayathnagar location?
Hayathnagar works well for east-side jobs and highway access, and badly for the western IT belt. It is the mandal headquarters on the Hyderabad to Vijayawada highway. LB Nagar, where the metro Red Line ends, lies about 8 to 10 km city-side. Heading east, the ORR at Pedda Amberpet is close, so the Shamshabad airport is reachable without crossing the core. Schools, hospitals and markets already serve the older Hayathnagar and Vanasthalipuram neighbourhoods.
The metro is the swing factor, and it is not approved. In April, Deccan Chronicle reported that the state wants a combined double-decker structure on this stretch, a metro viaduct over a road flyover, at about Rs 941 crore for roughly 5.5 km, with a revised project report still to reach the Centre. Until it is sanctioned and tendered, buy on today's roads. NH 65 traffic around LB Nagar is heavy, and HITEC City is often more than an hour away at peak.
What homes will you get, and how big will they be?
Nobody can say yet, because no configurations, sizes, tower count or unit count have been released. The October amendment to the environmental clearance suggests Namishree is reworking whatever design the landowners originally filed, so even the scale may change. Clubhouse and amenity details are also awaited.
The best guide is the developer's recent eastern format. Trident at Vanasthalipuram has three towers of ground plus 23 floors with 330 three-bedroom homes on about 3.25 acres. Aria at Nagole, announced in 2024, has five towers of 25 upper floors with 625 three-bedroom homes on 6.2 acres. Jewel at LB Nagar is a single tower of about 40 floors. A large-format 3 BHK in a tall tower is the likely pattern, but it is a pattern, not a promise.
What will a home at Namishree Hayathnagar cost?
There is no price, and any number you hear now is informal. Section 3 of the Real Estate (Regulation and Development) Act, 2016 bars a promoter from advertising, marketing or selling an unregistered project. As a reference only, listing sites have quoted Namishree's registered Trident at roughly Rs 1.2 crore to Rs 1.5 crore for 3 BHK homes of 1,650 to 1,955 sq ft. That works out to about Rs 7,300 to Rs 7,700 per sq ft at the top and bottom of the range, though this site may price differently.
When a cost sheet appears, the base rate will not be the full bill. Ask for parking, club membership, development charges, floor rise, the corpus fund, advance maintenance and utility connections in writing, with GST and registration listed on their own lines. In a mixed-use building, also ask how common area charges will be split between the shops and the homes. With the repo rate now at 5.50 percent, budget for a higher EMI than a 2025 calculator would show.
What is the RERA status, and when is possession?
Namishree Hayathnagar is RERA-pending: it is not yet registered with TG RERA as of October 2026, and no possession date has been declared. What exists is an environmental clearance first obtained by the landowners, Sri G. Ekambar Reddy and others, which Namishree applied to transfer into its own name in August 2026. PARIVESH shows the transfer as granted. An amendment filed in October 2026 is under verification.
A clearance is not a registration. Do not pay a token, an expression of interest or a booking amount before a TG RERA number exists and you have checked it on rera.telangana.gov.in. Also ask whether Namishree owns the land outright or is building under a joint development agreement, because landowner flats are usually carved out of the sale inventory and landowners may appear as co-promoters.
How does Namishree Hayathnagar compare with nearby options?
Every comparable here is further along, which is the point of the comparison. Namishree's own Trident and Aria sit closer to the LB Nagar metro, and Vrindavan is the brand's registered western benchmark. For a different format on the south-east ORR belt, IRA The Square at Adibatla sells 4 BHK duplex villas with a revised December 2027 date.

What are the biggest risks and trade-offs?
The biggest risk is buying before the product exists. The design is being amended, the land arrangement is unclear, and the developer is building many towers at once. A mixed-use podium can bring daily shopping into the address, but it also brings visitor traffic, shared services and separate maintenance pools. The commute to the western IT corridor is long, the metro extension is still a proposal, and Hyderabad's launches outpaced sales this year, which gives buyers choice and weakens any urgency a broker creates. Use these checks once a launch is announced.
| # | Check before booking |
|---|---|
| 1 | Find the project on rera.telangana.gov.in under Namishree Infrastructure and Projects Private Limited before paying anything. |
| 2 | Match the survey number, land extent and promoter names on the registration against the brochure. |
| 3 | Ask whether the land is owned outright or under a joint development agreement, and which flats belong to landowners. |
| 4 | Get the approved building permission and the final amended environmental clearance. |
| 5 | Get a written cost sheet showing parking, club, corpus, floor rise and the commercial and residential maintenance split. |
| 6 | Visit a completed Namishree building and check progress on Trident and Aria on the RERA portal. |
| 7 | Drive from Bagh Hayathnagar to your office at peak hour and price your EMI at today's higher rate. |
Our verdict: should you consider Namishree Hayathnagar?
Namishree Hayathnagar belongs on a watchlist for east Hyderabad families, not in a booking plan. The developer knows the corridor, the highway and ORR access are real, and Namishree's nearby 3 BHK pricing gives a rough idea of where it may land. But the project is RERA-pending, its design is being reworked, and there is no price or date to judge. Wait for the TG RERA registration, compare the cost sheet with Trident and Aria, and visit a delivered Namishree building first.
What do buyers ask most about Namishree Hayathnagar?
What is the price of Namishree Hayathnagar?
No price has been announced, and none can legally be offered until the project is registered with TG RERA. As a rough reference only, listing sites quote Namishree's registered Trident project in Vanasthalipuram at about Rs 1.2 crore to Rs 1.5 crore for 3 BHK homes. Treat any informal Hayathnagar rate as unverified.
Is Namishree Hayathnagar RERA registered?
No. Namishree Hayathnagar is RERA-pending and not yet registered with TG RERA as of October 2026. Its environmental clearance moved to Namishree in August 2026 and an amendment filed in October is under verification. A clearance is not a registration, so do not pay any booking amount until a TG RERA number appears.
When will Namishree Hayathnagar be ready for possession?
No possession date exists yet. One can only be fixed once the amended clearance is approved and the project registers with TG RERA, which will record a binding completion date. Given that the plan is still being redesigned in October 2026, a realistic handover is several years away, so this suits patient buyers only.
Who should consider Namishree Hayathnagar?
It suits families who work in east or south-east Hyderabad, value NH 65 and ORR access, and are willing to wait for a registered launch before committing money. It is not for buyers who need a price, a plan or keys soon, or for anyone commuting daily to HITEC City or the Financial District.
