Namishree Hayathnagar, Hyderabad: upcoming commercial-cum-high-rise residential project on NH 65, EC transferred to Namishree, pre-RERA, price at launch.

As of October 2026, Namishree Hayathnagar by Namishree Group at Hayathnagar, Hyderabad, is a pre-launch commercial-cum-high-rise residential project planned on Survey No. 291 in Bagh Hayathnagar village, Hayathnagar Mandal, Ranga Reddy district. It has no marketing name, no TG RERA registration and no published price or plan. What is on record is a chain of environmental filings with the State Environment Impact Assessment Authority (SEIAA) via PARIVESH. The Environmental Clearance was originally obtained by the landowners, Sri G. Ekambar Reddy and others, and in August 2026 Namishree Infrastructure and Projects Private Limited applied to have it transferred into its own name, an application PARIVESH shows as granted. In October 2026 Namishree then filed an amendment to the clearance, which is under verification. The filed project cost is about Rs 230 crore.
The pattern matters. A transfer followed quickly by an amendment usually means a developer has taken over a cleared site and is reworking the design, so the final tower count, height and commercial share may differ from what the landowners first proposed. Namishree is a Hyderabad developer with a cluster of ongoing high-rises in the eastern suburbs, so this would extend a footprint it already has around LB Nagar, Nagole and Vanasthalipuram rather than open a new market.
Hayathnagar is the mandal headquarters on the Hyderabad to Vijayawada highway (NH 65), on the city's eastern edge. LB Nagar, the eastern terminus of the metro Red Line, is roughly 8 to 10 km towards the city, and the Outer Ring Road junction at Pedda Amberpet is a short drive east, which gives access to the airport at Shamshabad and to the eastern IT and industrial clusters without crossing the city. Ramoji Film City lies further out along the same highway. The pocket already has schools, hospitals and markets serving the older Hayathnagar and Vanasthalipuram neighbourhoods, and buyers here are usually families working in the east and south-east of the city, or in the old city and Dilsukhnagar business belt.
The trade-off is clear. East Hyderabad is far cheaper than the western IT corridor, but HITEC City and the Financial District are a long commute away, often well over an hour at peak times. NH 65 traffic around LB Nagar and Hayathnagar is heavy, and the metro does not yet reach Hayathnagar. Value here comes from affordability and highway access rather than proximity to the city's largest office markets.
No configurations, sizes, tower count or unit count have been released. The filings describe the project as a commercial-cum-high-rise residential building, which suggests a mix of shops or offices at the lower levels and apartments above, but the share of each is not public. Namishree's recent eastern projects give a sense of its style: Trident at Vanasthalipuram is three towers of G+23 floors with 330 three-bedroom homes on about 3.25 acres, and Jewel at LB Nagar is a single tower of about 40 floors. Whether this site follows either format will only be clear once the amended clearance and a RERA application are on record. Amenities and clubhouse details are also awaited.
There is no price. The project is not registered with TG RERA, and Section 3 of the Real Estate (Regulation and Development) Act, 2016, bars advertising or selling an unregistered project, so any rate quoted now is informal. As a reference point only, listing sites have quoted Namishree's registered Trident project at roughly Rs 1.2 Cr to Rs 1.5 Cr for 3 BHK homes of 1,650 to 1,955 sq ft, which indicates where the developer prices its eastern high-rises. No launch date or possession date has been announced. The investment view depends on the amendment: until the final plan is approved, there is little to value beyond the land, the developer and the corridor.

Namishree Group, which trades through Namishree Infrastructure and Projects Private Limited and dates back to 2004, builds gated high-rise apartments in Hyderabad. Its website lists seven ongoing residential projects: Vrindavan at Kondapur, a large TG RERA registered project of about 1,846 homes in eight towers, Trident at Vanasthalipuram (TG RERA P02500003864), Aria at Nagole, Jewel at LB Nagar, Trilok at Shamshabad, Swar Tattvam at Secunderabad and Twin Towers at Champapet. That pipeline is concentrated in the same eastern and south-eastern belt as this site. Its completed-project record is less clearly documented online, so ask for a list of handed-over projects and visit one before committing.
Start with the stage. This is a site whose clearance has just changed hands and whose plan is being amended, so nothing about the product is settled. There is no RERA registration, no approved building permission on public record and no declared land extent. Second, check the land arrangement. The original clearance was in the landowners' names, so ask whether Namishree has bought the land outright or is developing it under a joint development agreement, and which landowner flats, if any, are excluded from sale. Third, consider Namishree's load. With seven high-rises already under way, many in the same corridor, buyers should weigh construction capacity and the pace of progress on the developer's current sites. Listing sites give conflicting completion dates for Trident, which is a reason to check quarterly progress on the RERA portal for its existing projects.
Finally, weigh the mixed-use format. A commercial podium can add convenience, but it also brings visitor traffic, shared services and separate maintenance arrangements. Ask how parking, entrances and common area charges will be split between the commercial and residential parts once the plans are available.
For families who work in East or South-East Hyderabad and want a new high-rise near NH 65 and the ORR, this is worth adding to a watchlist, especially if they already know Namishree's eastern projects. It is too early for anyone who needs a price, a plan or a possession date, and buyers whose jobs are in HITEC City or the Financial District should test the commute before considering it. Ask PropNewz to alert you when the amended clearance and a TG RERA registration appear, and compare it then with Namishree's registered projects nearby.
No TG RERA registration was found for this project at the time of writing. Before paying any amount, search rera.telangana.gov.in by promoter name for Namishree Infrastructure and Projects Private Limited and look for a project in Hayathnagar or Bagh Hayathnagar. When a registration appears, match the registration number, the promoter's legal entity, any landowner co-promoters, the survey number, the declared land extent and the declared completion date against what you are shown. Treat any number quoted verbally or on a brochure as unverified until you find it on the portal.

Namishree Hayathnagar is a planned commercial-cum-high-rise residential project on the Hyderabad to Vijayawada highway, on a site whose environmental clearance Namishree has taken over from the landowners and is now amending. It adds to a cluster of Namishree high-rises in LB Nagar, Nagole and Vanasthalipuram, so the developer knows this corridor well.
The location trades distance from the western IT belt for value and access: NH 65 runs past the area, the LB Nagar metro terminus is roughly 8 to 10 km away and the Outer Ring Road at Pedda Amberpet is close by. Mixed-use planning could bring shops and services into the same address, though the final mix is still being designed.

Buyers following Namishree can compare this site with the developer's registered Namishree Vrindavan, Kondapur, its largest current project and a useful benchmark for its specifications. For another eastern option, Ira The Square, Adibatla sits on the south-east ORR belt and helps compare pricing on the city's eastern side.
No price has been announced. The project is not registered with Telangana RERA and cannot legally be sold yet. As a reference only, listing sites quote Namishree's registered Trident project in nearby Vanasthalipuram at roughly Rs 1.2 Cr to Rs 1.5 Cr for 3 BHK homes, but this project's pricing may differ.
It is on Survey No. 291 in Bagh Hayathnagar village, Hayathnagar Mandal, Ranga Reddy district, on Hyderabad's eastern edge along NH 65. The LB Nagar metro terminus is roughly 8 to 10 km away and the Outer Ring Road at Pedda Amberpet is a short drive east. HITEC City is a long commute.
No. As of October 2026 there is no TG RERA registration. The environmental clearance, originally obtained by the landowners, was transferred to Namishree in August 2026, and an amendment filed in October 2026 is under verification with SEIAA. A clearance is not a RERA registration, so do not pay until a TG RERA number exists.
Configurations have not been disclosed. The filings describe a commercial-cum-high-rise residential building, so expect apartments above some commercial space, but tower count, floors, unit mix and sizes are still awaited. Namishree's nearby Trident offers only 3 BHK homes, which hints at its usual format but is not a guide.
No possession date has been declared, and none can be until the amended clearance is approved and the project is registered with TG RERA. The binding completion date will be the one in the RERA registration and the agreement for sale. Given the current stage, any handover is several years away.
The developer is Namishree Infrastructure and Projects Private Limited of Namishree Group, a Hyderabad firm active since 2004. It lists ongoing projects including Vrindavan in Kondapur, Trident in Vanasthalipuram, Aria in Nagole and Jewel in LB Nagar. Ask for its record of completed handovers before committing.
The area is served by schools, hospitals and markets in Hayathnagar, Vanasthalipuram and LB Nagar. The Dilsukhnagar and LB Nagar commercial belt is the closest large job and retail hub, and the Outer Ring Road links to the airport and eastern industrial areas. The western IT corridor is well over an hour away at peak times.
