Sattva Singanayakanahalli Review: Doddaballapur Road Pre-RERA Filing Weighed
A RERA-pending Sattva filing on Doddaballapur Road with no product yet. Watch it; buy only after K-RERA registration and a price list.

On September 30, 2026, a company called Sattva Resi Private Limited filed a proposal titled "Sattva Residential Development" with Karnataka's environmental regulator for a site in Singanayakanahalli village, on the Doddaballapur Road side of Yelahanka, at a declared cost of about Rs 110 crore. Five days later, Knight Frank India said Bengaluru buyers had taken 43,140 homes between January and September, up 5 percent while national sales stayed flat, Free Press Journal reported. And on October 7 the Reserve Bank of India raised the repo rate to 5.50 percent. Demand is holding, loans cost more, and Sattva is adding another project to a road it already sells on.
Short answer: Sattva Singanayakanahalli is a proposed residential project by Salarpuria Sattva in north Bengaluru, known only through an environmental filing at the Terms of Reference stage. It is RERA-pending and not yet registered with K-RERA, with no price, configurations or possession date; Doddaballapur Road apartments averaged about Rs 9,600 per sq ft in mid 2026 as a rough reference. The single biggest trade-off is that a strong developer name is all there is to judge today.
What is Sattva Singanayakanahalli, and who is it for?
Sattva Singanayakanahalli is a PropNewz working name for a filed but unlaunched Sattva residential project in Singanayakanahalli village, Yelahanka taluk. The proposal number is SIA/KA/INFRA2/593935/2026, it is marked Under Verification, and the filed cost of about Rs 110 crore points to a mid-sized project rather than a township. The Sattva Singanayakanahalli project page tracks the filing.
It is a watchlist item for a buyer who already likes the Doddaballapur Road corridor, wants a large developer, and wants to sit closer to Yelahanka New Town than to the airport fringe. It may also interest an investor who prefers to enter a Sattva project at the earliest price. It is not for anyone who needs a home soon, wants to inspect a sample flat, or will not wait for a RERA registration.
Is Sattva a builder you can trust?
Sattva is one of Bengaluru's larger developers, active since 1993, so brand and balance sheet risk are lower than with a small builder. The group, formerly Salarpuria Sattva, works across homes, offices, retail and hotels in Bengaluru, Hyderabad, Pune, Mumbai, Goa and other cities. In north Bengaluru its residential projects include Sattva Lumina at Rajanukunte, registered under PRM/KA/RERA/1251/472/PR/060924/007009, Sattva City on the airport road, the Aeropolis projects near the airport and the Ekatra plots off Doddaballapur Road.
Two cautions apply. Sattva built its reputation on office parks, and its residential arm has grown quickly, so judge it on delivered homes, not tech parks. And the filing is in the name of Sattva Resi Private Limited. Confirm that this entity belongs to the group and that it will be the promoter on the eventual RERA registration.
How good is the Singanayakanahalli location?
Singanayakanahalli is a car-dependent pocket on a single main road, with Yelahanka as its real town centre. The village sits on Doddaballapur Road between Yelahanka New Town to the south and Rajanukunte to the north, PIN 560064. Yelahanka has the railway junction, schools, hospitals and shops. Bellary Road (NH 44) is the spine: Hebbal lies south, and the airport about 25 to 30 km north by road. Most residents will work at Manyata Tech Park or around Hebbal, usually a drive of 40 minutes or longer in rush hour.
The growth case rests on projects that are not finished. The Namma Metro Blue Line to the airport is being built through Hebbal, Jakkur and Yelahanka, a suburban rail line toward Rajanukunte is planned, and so is the Satellite Town Ring Road. Until these open, expect to drive for most errands. The village already hosts new apartment supply, including CKPC Winds of Change, which shows developers see demand here, and also means competition.
What homes will you get, and in what format?
Nobody knows yet: the format, tower count, number of homes, unit sizes and amenities have not been disclosed. On this road Sattva sells both high-rise apartments, at Sattva Lumina with studios to 3 BHK homes, and plotted layouts, at Ekatra and its Doddaballapura plots. Either is plausible here.
The filed cost of about Rs 110 crore is a useful clue. It suggests a contained community rather than another large township on a corridor crowded with big launches, which could mean fewer neighbours and a smaller club. That is an inference from one number, not a promise, and the actual product will only be fixed when Sattva files for RERA registration.
What will a home at Sattva Singanayakanahalli cost?
There is no price, and no reliable indicative figure exists. As a market reference only, a PropNewz review of Sattva Lumina in September recorded Doddaballapur Road apartment rates averaging about Rs 9,600 per sq ft in mid 2026, down more than 10 percent year on year, and Lumina homes ranging from about Rs 40 lakh to about Rs 1.44 crore. A new project's rate will depend on format, specification and the market when it launches.
When a price list appears, the base rate will not be the full cost. Get every charge in writing: parking, club membership, infrastructure and utility connections, BESCOM and BWSSB deposits, floor rise or location premiums, the corpus fund and advance maintenance, with GST, stamp duty and registration kept separate. With the repo rate now at 5.50 percent, a floating-rate loan for a home delivered around the end of the decade carries several years of rate risk.
What is the RERA status, and when is possession?
Sattva Singanayakanahalli is RERA-pending: it is not yet registered with K-RERA as of October 2026, and no possession date has been declared. The environmental application is at the Terms of Reference stage, meaning the project has not yet received environmental clearance. Public records show no building plan sanction either.
That has a direct consequence. Any token or expression of interest paid now sits outside RERA protection, so do not pay before a registration number is live on rera.karnataka.gov.in and matches the Singanayakanahalli survey numbers. Also ask how the project relates to Sattva Lumina in neighbouring Rajanukunte. Until Sattva explains it, treat this as a separate proposal, not a new Lumina phase. You can track the environmental file on PARIVESH with its proposal number.
How does Sattva Singanayakanahalli compare with nearby options?
Every comparable on this road is registered and selling, which is the main argument for waiting. Sattva Lumina is the developer's high-rise a short way north. CKPC Winds of Change sits in the same village. Sattva Ekatra is the group's plotted option further toward Doddaballapura.

What are the biggest risks and trade-offs?
The biggest risk is committing before there is anything to check. There is no clearance, no plan sanction, no RERA number and no product. The location depends on a metro, suburban rail and a ring road that are still being built or planned, and social infrastructure on Doddaballapur Road is thinner than in Yelahanka New Town or Jakkur. Supply is heavy: Sattva, Embassy, Godrej, Prestige and others have all launched on this belt, and softer rates through 2026 help negotiation but will also mean many projects competing for resale and tenants together. Use these checks once a launch is announced.

Our verdict: should you consider Sattva Singanayakanahalli?
Sattva Singanayakanahalli belongs on a watchlist, not in a booking plan. A big developer already invested in this road, a likely mid-sized format and a position closer to Yelahanka than most new launches are real positives. But it is RERA-pending, it lacks even environmental clearance, and nothing about the product is public. Wait for the K-RERA registration and a price list, then compare it with registered projects already selling nearby, especially Sattva Lumina and CKPC Winds of Change.
What do buyers ask most about Sattva Singanayakanahalli?
What is the price of Sattva Singanayakanahalli?
Sattva has announced no price, since there is no RERA registration or price list yet. For a rough benchmark, apartment rates on Doddaballapur Road averaged about Rs 9,600 per sq ft in mid 2026, and Sattva Lumina next door was quoted from about Rs 40 lakh. The final price depends on the format Sattva chooses.
Is Sattva Singanayakanahalli RERA registered?
No. The project is RERA-pending and not yet registered with K-RERA as of October 2026. Its environmental application, SIA/KA/INFRA2/593935/2026, was filed on September 30, 2026 and sits at the Terms of Reference stage. Do not pay a token or expression of interest until a registration number appears on rera.karnataka.gov.in.
When is possession at Sattva Singanayakanahalli?
No possession date exists. The project has not received environmental clearance or K-RERA registration, so even the launch is ahead. The binding completion date will be the one in the eventual registration. Comparable registered projects nearby, such as Sattva Lumina, carry dates of 2029 or later, so expect a long wait.
Who should consider Sattva Singanayakanahalli?
It suits buyers who already like the Doddaballapur Road corridor, want a large listed-scale developer, and will wait for a registered launch before committing. It does not suit buyers who need keys soon, want an established neighbourhood now, or cannot wait for a RERA number, a price list and a fixed product.
