On 23 August 2026, Swarajya reported that the Hebbal to airport stretch of Namma Metro's Blue Line is now targeted for September 2027, with the full corridor pushed to March 2028. For the villages around the KIADB Aerospace Park, that single date matters more than any brochure. Bandikodigehalli, the village everyone calls BK Halli, is where Urbanrise is expected to plant its first North Bengaluru apartment community. Two months on, there is still no registration, price or unit count, so this review is about what a buyer can and cannot know today.

Short answer: Urbanrise BK Halli is a pre-RERA apartment project by Urbanrise (Alliance Group) at Bandikodigehalli, next to the KIADB Hi-Tech Defence and Aerospace Park near Kempegowda International Airport. It is expected to offer 2 and 3 BHK homes (indicative), with price on request and no published price-from figure. It is RERA pending, so no booking money should change hands yet. The single biggest trade-off is that almost nothing about the project, from land size to possession date, is confirmed.

What is Urbanrise BK Halli, and who is it for?

Urbanrise BK Halli is an announced but unregistered apartment community that Urbanrise's channel partners list among the brand's upcoming EI+ (Environmentally Intelligent) projects in Bengaluru as of October 2026. The Urbanrise BK Halli project page tracks every published detail, and at present that list is short: a developer, a village and an indicative 2 and 3 BHK mix.

The likely buyer is someone who works at the airport, in the aerospace park or across the wider Devanahalli industrial belt, or an investor who believes the northern corridor will keep absorbing new housing. It is not yet a project for anyone who needs certainty. Without a K-RERA filing there is no declared land extent, no approved plan and no legally binding completion date to hold the promoter to.

Who is Urbanrise, and can it deliver here?

Urbanrise is the residential brand of the Alliance Group, founded in 2017, with projects across Chennai, Hyderabad and Bengaluru. The company's own 2026 figures cite more than 22,000 families and over 72 million sq ft under development; these are company claims rather than audited totals.

In Bengaluru the most useful evidence is its villa community, Urbanrise Paradise On Earth off Kanakapura Road, which began possession in 2026. Its apartment pipeline in the city is still young. Urbanrise The Living Wave off Sarjapur Road is the closest same-brand benchmark, quoted from about Rs 2.14 Cr (indicative) with an indicative September 2030 handover. BK Halli would be the brand's first project north of the city, so there is no local delivery record to inspect. Visit Paradise On Earth, talk to residents about handover quality, and judge the brand on that.

How good is the BK Halli location?

The location is the core of the case. Bandikodigehalli sits on the Shettigere and BK Halli Road belt beside Phase 1 of the KIADB Hi-Tech Defence and Aerospace Park, with NH 44 (Bellary Road) to the west. Listings for the corridor put Kempegowda International Airport about 15 to 20 minutes away, Yelahanka about 15 km, Hebbal about 22 km and Manyata Tech Park about 24 km.

Those figures describe the corridor, not a pinned Urbanrise site, because the developer has not released survey numbers. The NH 44 route has a toll near the airport, and peak traffic to Hebbal can stretch a 22 km drive well beyond an hour. On metro access, the Blue Line crossed about 72% completion in August 2026, but stations at Chikkajala and Doddajala serve the wider area rather than BK Halli itself. Expect a road commute for several years.

What homes and amenities can buyers expect?

Earlier partner material describes 2 and 3 BHK apartments in a gated community, and one older page mentions about 700 homes in Phase 1. A separate listing refers to a 14-acre Urbanrise apartment project in the Devanahalli and Yelahanka corridor. These may describe the same site or two different ones, and Urbanrise has confirmed neither.

The indicative amenity list includes a pool, clubhouse, jogging track, sports court, children's play area, co-working space and a senior citizens' park. The more distinctive promise is EI+. At The Living Wave, Urbanrise markets rooftop solar, rainwater retention, full reuse of treated water, air purification, EV chargers and low-VOC materials under that label. None of this has been specified for BK Halli, so insist that any EI+ features appear in the sale agreement, not only in marketing.

What will a home at Urbanrise BK Halli cost?

There is no price, and under RERA there should not be one until registration. The market frame is useful, though. A partner page citing 99acres data put the Devanahalli apartment average at about Rs 9,500 per sq ft in Q1 2026, roughly 20% higher year on year, within a typical band of about Rs 7,800 to Rs 11,300. Treat any EOI figure quoted to you against that band.

Build the cost stack in advance. Under-construction homes attract 5% GST. Karnataka stamp duty plus registration adds roughly 6.6% to 7.6% of the higher of guidance or agreement value. In practice, every Rs 1 Cr of agreement value carries about Rs 11.6 lakh to Rs 12.6 lakh in tax and registration before car parking, clubhouse membership, corpus fund, advance maintenance, BESCOM and water connection charges and legal fees. Ask for an itemised cost sheet that separates each of these from the basic rate once one exists.

Is Urbanrise BK Halli RERA registered, and when is possession?

No. As of October 27, 2026, the project has no K-RERA registration and no announced launch or possession date. Under Section 3 of the Real Estate (Regulation and Development) Act, 2016, a project that needs registration cannot be advertised, marketed, booked or sold before it is registered. For a buyer, that means no booking amount and ideally no EOI money until a number appears on rera.karnataka.gov.in.

When a registration is issued, it will contain /PR/ in the number. A number containing /AG/ belongs to an agent, not a project. Check the promoter entity, land extent, unit count and declared completion date on the portal, and ask whether the land is owned outright or held under a joint development agreement, along with the status of BIAAPA or local planning approval and environmental clearance.

How does Urbanrise BK Halli compare with nearby options?

Urbanrise BK Halli is the least defined option in this comparison. Century Midtown at Chikkajala on NH 44 is also unregistered but has published indicative pricing, while Adarsh Palm Acres Phase 3 off Bagalur Main Road is registered and priced, though as a villa product in a much higher bracket.

If a registered project matters most, the aerospace park belt already has registered options from larger developers, and they deserve a site visit before anyone pays an Urbanrise EOI.

What are the biggest risks and trade-offs?

The main risk is that you would be committing to a name rather than a project. The land size, unit count, site boundaries, promoter entity and price are all unpublished, and the two partner descriptions in circulation do not obviously refer to the same parcel. One older page even lists distances to KR Puram and Whitefield, which suggests templated copy rather than site-specific facts.

The structural trade-offs are also real. The area's value depends on metro and road projects that have already slipped once this year. Daily commutes to Hebbal, Manyata or the city centre are long. North Bengaluru has heavy new supply from large developers, which helps negotiation at entry but can slow resale later. The upside, an early position in a corridor that rose about 20% in a year, only holds if the paperwork is clean.

Before paying anything, run these seven checks.

#Check before paying an EOI or booking
1Search rera.karnataka.gov.in by project and promoter name and confirm a /PR/ registration exists.
2Get the survey numbers, land extent and promoter legal entity in writing.
3Confirm whether the land is owned or under a joint development agreement.
4Ask for BIAAPA or planning approval status and the environmental clearance.
5Get any EOI amount, refund timeline and conditions in a signed document.
6Request an itemised cost sheet covering GST, stamp duty, parking, clubhouse, corpus and utilities.
7Drive from the pinned site to your workplace at peak hour before committing.

What is the PropNewz verdict on Urbanrise BK Halli?

Urbanrise BK Halli sits in one of Bengaluru's strongest growth pockets and comes from a developer with a delivered Bengaluru villa project, but today it is a placeholder rather than a purchase decision. Watch for the K-RERA filing, then judge the price per sq ft against the Rs 7,800 to Rs 11,300 Devanahalli band and against registered neighbours. Until then, keep your money in your account and the project on a watch list.

What else do buyers ask about Urbanrise BK Halli?

What is the price of Urbanrise BK Halli?

No price has been published, and none can lawfully be quoted before K-RERA registration. As a frame, Devanahalli apartments averaged about Rs 9,500 per sq ft in Q1 2026, within a range of about Rs 7,800 to Rs 11,300. Add 5% GST, stamp duty and registration, parking and deposits once a price list exists.

Is Urbanrise BK Halli RERA registered?

No. As of October 27, 2026, no K-RERA registration has been issued for the project. Under Section 3 of RERA, it cannot be advertised, booked or sold until it is registered. Search rera.karnataka.gov.in by project and promoter name before paying anything, including an expression of interest.

What is Urbanrise's track record as a developer?

Urbanrise, the residential brand of the Alliance Group, was founded in 2017 and builds in Chennai, Hyderabad and Bengaluru. Its Bengaluru villa community, Paradise On Earth off Kanakapura Road, began possession in 2026. BK Halli would be its first North Bengaluru project, so local delivery history here is limited.

Who should consider Urbanrise BK Halli?

It suits airport and aerospace park professionals and patient investors who want a branded community in the northern corridor at its earliest stage. It is a poor fit for buyers who need a firm price, a registered project or a handover date now, or who commute daily to central Bengaluru.

This review reflects information available as of October 27, 2026.
