Urbanrise The Living Wave excels in connecting you to the external world as well. Located in Gattahalli.

Gattahalli is a residential micro-market in Bengaluru, Karnataka around PIN code 560099. For a first orientation, the Gattahalli map view helps place the locality in relation to surrounding roads, residential layouts, and daily-service pockets. City-level movement and civic context can be cross-checked through BMRCL Namma Metro, BMTC, BBMP, while the surrounding roads, institutions, healthcare options, transit nodes, and social infrastructure together shape how practical the area feels for homebuyers, tenants, and investors. This guide is written as a practical neighbourhood overview rather than a distance chart. Commute times, school admissions, hospital services, and retail access can change, so each shortlisted property should be checked on the ground.

Connectivity & Transit

Connectivity around Gattahalli is best evaluated through the mix of arterial roads, public transport, last-mile movement, and access to employment corridors such as Whitefield, Outer Ring Road, Electronic City, Manyata Tech Park, Devanahalli, Peenya, and Sarjapur Road. For day-to-day movement, useful nearby transit or mobility markers include Huskuru, Ambedkar Nagara, Carmelaram Gate, Carmelaram Railway Gate, Chandrapura Cross. Where direct transit data is limited, the safest interpretation is to study the wider catchment and official mobility portals rather than assuming that a metro station, railway station, or bus stop is within walking distance. For end users, the key is to test the actual route from the property gate to the main road, public transport point, school route, and workplace corridor.

For real estate decisions, Gattahalli's connectivity should be checked at three levels. The first is the approach road: whether the property is reached through a main road, service road, village road, internal layout road, or a junction that becomes difficult during school and office hours. The second is the commute network: how residents move toward work clusters, railway or metro corridors, airport routes, bus depots, and neighbouring commercial centres. The third is local convenience: whether groceries, pharmacies, schools, clinics, and parks can be reached without repeatedly crossing high-traffic stretches. Because map results often show a mix of exact place results and wider-area results, buyers should treat the named transit points as orientation markers and verify the exact route from the property gate.

If Gattahalli is being considered for rental yield, connectivity has a direct bearing on tenant depth. Professionals usually compare the locality with alternative homes closer to office corridors, while families weigh school runs and healthcare access. Peripheral and emerging pockets may offer better space or pricing, but they need more careful checks on road width, street lighting, rain-time access, and public transport frequency. Established pockets may offer stronger bus, metro, railway, and cab access but can face congestion and parking pressure. This is why Gattahalli's connectivity should be treated as a full mobility ecosystem rather than as a single headline distance.

Educational Institutions

Education is a major filter for families shortlisting Gattahalli. Nearby school and college options around the locality include International Business School, PESIT Bengaluru South, Little Millennium, Your Kids Are Our Kids, Act Secondary HPS, Beratena Agrahara. Families can widen the shortlist through nearby school and college searches. This helps reveal whether the area is served by only a few nearby institutions or by a deeper school cluster spread across the neighbouring corridor.

Parents should use the named schools and colleges as a starting list, then verify curriculum, admission status, transport coverage, school-bus pickup points, fee structure, and commute timing directly with the institution. For Gattahalli, the practical question is not only whether schools exist nearby, but whether the daily school run is manageable during morning traffic. Families with younger children may prioritise preschools and primary schools inside a short radius, while older students may need access to PU colleges, coaching centres, sports academies, libraries, or specialised training institutions. The education picture is therefore useful because it shows the likely ecosystem, but it should be combined with direct parent-level checks.

From a homebuying perspective, a better education ecosystem usually supports long-term residential demand. Locations with multiple school options give families flexibility if admissions, curriculum preferences, or commute expectations change. For tenants, the presence of recognised schools and colleges can reduce relocation friction; for investors, it can widen the tenant pool beyond single professionals. In Gattahalli, the education section should be assessed alongside connectivity because even a reputed school may be inconvenient if the route crosses a congested junction or lacks reliable school transport. That combination of institution quality and daily travel practicality is what makes education a real estate factor rather than just a list of names.

Healthcare Facilities

Healthcare access around Gattahalli should be understood through both everyday clinics and larger medical facilities. Nearby medical options include A & J Ayur Care, Dr. Naveen Tahasildar, Esthetix Orthodontic and Cosmetic Dental Clinic, Harmony Wellness Concepts Center, Med ortho. Residents can also compare wider options through nearby hospital and clinic searches. This mix is useful because medical infrastructure is layered: one layer is everyday care such as clinics, dental care, diagnostic labs, and pharmacies; the other is larger hospitals that handle emergencies, surgery, maternity, paediatrics, orthopaedics, and specialist consultations.

For residents, the most important healthcare question is reliability. A locality can have many clinics on a map, but households should still check consultation hours, emergency availability, insurance acceptance, ambulance approach roads, and the nearest multi-speciality hospital. In Gattahalli, this is especially relevant for senior citizens, families with infants, and residents with chronic conditions who may need recurring access to diagnostics or specialists. Homebuyers should test the drive to at least one larger hospital and one pharmacy cluster during peak hours. Apartment buyers should also check gate access for ambulances, internal driveway width, lift backup, and whether nearby road conditions remain usable during heavy rain.

For real estate evaluation, healthcare access gives confidence beyond day-to-day convenience. It influences family suitability, senior-living comfort, and the willingness of tenants to stay longer. Emerging localities may depend on hospitals in an adjoining suburb or highway corridor, while central or established areas may have a denser network of clinics and speciality hospitals. The named healthcare options around Gattahalli should therefore be interpreted as a map of likely medical access, not as a guarantee of service quality. Before a purchase or lease decision, users should call shortlisted providers and verify current departments, timings, emergency support, and route practicality from the exact property.

Social Infrastructure (Malls/Parks)

Social infrastructure gives Gattahalli its daily-life character. Nearby community, retail, recreation, and open-space landmarks include Barsha Bengali Association, Ebenezer Church, Ganesha Temple, Pelekamma Temple, Shani Temple. Home seekers can also explore nearby mall, park, and market searches to compare weekend and daily-use options. For a home seeker, this section matters because the value of a location is shaped by groceries, dining, worship places, salons, repairs, banking, fitness, weekend shopping, children's play areas, and usable public or semi-public open spaces.

In practical terms, Gattahalli should be checked for both organised and informal convenience. Organised social infrastructure includes malls, supermarkets, branded stores, sports facilities, cinema screens, community centres, and larger parks. Informal infrastructure includes neighbourhood provision stores, local markets, small eateries, pharmacies, vegetable shops, service vendors, temples or other places of worship, and everyday repair services. Many Indian micro-markets function well because of this informal layer even when a large mall is not immediately nearby. That is why the named amenities in this section should be used with a site visit: the best residential experience often comes from the combination of a convenient local market and a reachable weekend destination.

For buyers and investors, social infrastructure affects retention and resale appeal. Tenants prefer areas where they can solve daily needs quickly and still reach larger leisure options on weekends. Families value parks, sports spaces, safe walking routes, and child-friendly stores. Senior citizens may place more weight on pharmacies, clinics, temples, benches, and quieter internal roads. In Gattahalli, the ideal property is one that uses the locality's social ecosystem without being exposed to excessive noise, parking spillover, or traffic from commercial stretches. A final site visit should therefore cover weekday evenings and weekends, not just a quiet afternoon inspection.

Overall, Gattahalli should be scored through the combined lens of connectivity, education, healthcare, and social infrastructure. The named places and map links make the guide more useful, but real estate decisions still need final verification: walk the approach road, check commute routes, call institutions, test healthcare access, and inspect the neighbourhood at different times of day. Used this way, the guide becomes a practical shortlisting tool for comparing Gattahalli with other Bengaluru locations.

Urbanrise The Living WaveUrbanrise The Living Wave

Urbanrise The Living Wave is an upcoming apartment community by Urbanrise, the residential brand of the Alliance Group, at Survey No. 50, Gattahalli Village, Sarjapura Hobli, Anekal Taluk, off Sarjapur Road in South East Bengaluru, next to Adarsh Garden Estate. As of October 2026, the most detailed channel brief describes 368 homes in 3 BHK and 4 BHK layouts of 1,950 to 2,625 sq ft super built-up area, on 4.20 acres, in three residential towers of two basements, ground and 17 or 18 floors, with a separate amenity building for the clubhouse. Indicative prices run from Rs 2.14 Cr to Rs 2.89 Cr, which works out to a near-flat rate of about Rs 11,000 per sq ft across every layout. A pre-launch window is indicated from 10 November 2026, a launch in December 2026, completion on 10 September 2030 and possession on 30 September 2030. K-RERA registration has not been issued yet, so every figure on this page is indicative until the registration is filed.

What is the price of Urbanrise The Living Wave?

Indicative prices start at Rs 2.14 Cr for the 1,950 sq ft 3 BHK with 2 toilets and go up to Rs 2.89 Cr for the largest 2,625 sq ft 4 BHK. Dividing each price by its super built-up area gives a rate of about Rs 10,970 to Rs 11,010 per sq ft for every layout, so the price difference between types is almost entirely a difference in size, not a premium for the bigger homes. These figures come from the channel price sheet circulating in October 2026; Urbanrise has not published a dated price list, and no price can be final before K-RERA registration. For latest price, contact us today.

3 BHK + 3 toilets2,063 to 2,380 sq ftRs 2.27 Cr to Rs 2.61 CrRs 10,970 to Rs 11,000
4 BHK + 3 toilets2,438 to 2,625 sq ftRs 2.68 Cr to Rs 2.89 CrRs 10,990 to Rs 11,010

Expect the all-in cost to be higher. Another listing states that its quoted prices exclude floor rise, preferential location charges, GST, handover charges and registration, and the same is likely here. Under-construction apartments attract 5% GST on the agreement value (without input tax credit), and stamp duty and registration in Karnataka add roughly 6.6% to 7.6% of the guidance or agreement value, so budget about 12% to 15% over the base price before car parking and clubhouse charges.

Why do listings quote two different versions of The Living Wave?

Two channel listings for the project disagree on the plan. The brief this page follows describes 368 homes of 1,950 to 2,625 sq ft in towers of up to 18 floors from Rs 2.14 Cr. A second listing, dated 19 October 2026, describes 222 EI+ homes of 1,500 to 2,000 sq ft in towers of 9 or 11 floors, with two clubhouses and expression of interest (EOI) prices of Rs 1.67 Cr to Rs 2.21 Cr reserved for the first 50 bookings.

Both versions share the land, the survey number and the same three layout types, and both price at roughly Rs 11,000 per sq ft. What differs is the scale: the unit count, the tower height and the unit sizes. A different area basis cannot explain a gap from 222 to 368 homes, so the likeliest reading is that one brief reflects an earlier or later version of the plan. Only the K-RERA filing, with its declared unit count, carpet areas and completion date, will settle it. Ask any seller which version their quote is based on, and get the carpet area of your specific unit in writing.

What does EI+ (Environmentally Intelligent) mean at The Living Wave?

The 222-home listing markets The Living Wave as an EI+ home, Urbanrise's label for its Environmentally Intelligent communities. The features it lists are solar panels on half of the rooftops and wind turbines on every tower, regenerative lifts, solar street lights with motion sensors, rainwater wells designed to keep all rainwater on site, low-flow fixtures that cut fresh water use by about 35%, reuse of all treated STP water, indoor and outdoor air purifiers, a green belt of air-purifying plants, EV chargers in up to half of the car parks, CO sensors in the basements, bicycle parking, and GreenPro and IGBC certified materials with low VOC paints. Urbanrise has a precedent here: its villa community Urbanrise Paradise On Earth off Kanakapura Road was marketed with IGBC Platinum pre-certification. Treat the EI+ list as a marketing claim until it appears in the sanctioned plan and the sale agreement specifications.

Floor plans and unit sizes

The Living Wave offers three layouts. The 3 BHK with 2 toilets at 1,950 sq ft is the entry home and suits a couple or a family of three or four who want a guest room or study. The 3 BHK with 3 toilets at 2,063 to 2,380 sq ft gives each bedroom its own toilet, which suits families with older children. The 4 BHK with 3 toilets at 2,438 to 2,625 sq ft is the largest home, aimed at joint families or buyers who want a dedicated home office. All sizes are super built-up area, which includes a share of lobbies, lift cores and other common areas; under RERA the agreement must state carpet area, so ask for the carpet area and the loading percentage for the exact unit you shortlist.

Master plan, towers and density

The master plan places three residential towers and a separate amenity building on 4.20 acres. Every block sits on two basement levels for resident and visitor parking, with car-wash bays and EV-charging provisions. Open ground carries landscaped gardens, children's play areas, outdoor courts and cycling and jogging tracks.

BlockFloors
Tower 12 basements + ground + 18 floors
Tower 22 basements + ground + 17 floors
Tower 32 basements + ground + 18 floors
Amenity building2 basements + ground + 2 floors

At 368 homes on 4.20 acres, the density is about 88 homes per acre, which is typical of a mid-rise to high-rise community on a compact plot and means amenities are shared among a manageable number of families. Under the 222-home version the density would be about 53 homes per acre.

Amenities

The clubhouse sits in its own building, so pool, gym and hall activity stays away from the residential floors. It holds a swimming pool with a separate children's pool, a gymnasium, a yoga and meditation studio, a multipurpose hall for family functions, and indoor games including chess, carrom and table tennis. Outdoors there are basketball, badminton and tennis courts, cycling and jogging tracks, landscaped gardens, green open spaces and children's play areas. Community systems include rainwater harvesting, a sewage treatment plant, organic waste converters, 24/7 manned security, CCTV surveillance and video door phones in every home. The 222-home listing adds a reading lounge with co-working desks, a 1,500 sq ft wellness centre, a longevity facility with a steam room and a community greenhouse.

Specifications

The towers use an RCC framed structure with an earthquake-resistant shear-wall configuration. Living, dining and foyer areas get premium vitrified tiles, balconies and toilets get anti-skid ceramic tiles, and internal walls are finished in acrylic emulsion over putty. The main door is a wood-frame door with a laminated shutter, windows are UPVC with clear glass and mosquito-mesh provision, and the kitchen has a granite counter with provisions for an RO purifier, washing machine and dishwasher. Wiring is concealed copper with modular switches, and DG power backup covers 100% of common areas and lifts plus essential points in each home.

Where is Urbanrise The Living Wave located?

The site is in Gattahalli, off Sarjapur Road and next to Adarsh Garden Estate, in the pocket between Sarjapur Road, Electronic City and HSR Layout. Gattahalli is spelt Ghattihalli in some government records, including the project's environmental filing. Sarjapur Road is about 5 minutes away, and the planned 65 m wide Bengaluru Business Corridor (the former Peripheral Ring Road alignment) is expected to pass close by, though its timeline has slipped repeatedly and should not be priced in as certain.

Distances above are as quoted in marketing material and are not independently measured. The approach roads in the Gattahalli and Avalahalli belt are narrow village roads that slow down at peak hours, and there is no metro within walking distance, so drive your actual office and school route at rush hour before you commit. More on the micro-market is in the Gattahalli locality guide.

Environmental clearance: the filing behind The Living Wave

PropNewz first tracked this project from its environmental clearance filing, before any marketing name existed. On 7 July 2026, Alliance Grandeur Homes Private Limited submitted a proposal titled Development of Residential Apartment and Club House Project to the State Environment Impact Assessment Authority (SEIAA) through PARIVESH, as SIA/KA/INFRA2/583353/2026, for land in Ghattihalli village, Anekal taluk, at a filed project cost of about Rs 223.08 crore. We match that filing to The Living Wave on four points: the village and taluk, the project type (apartments with a clubhouse), the Urbanrise parent group named in the promoter, and the timing ahead of a November 2026 pre-launch. The developer has not publicly confirmed the link, and the filing extract did not show the clearance stage, so ask for the environmental clearance letter and the promoter's legal name during your due diligence.

About the developer, Urbanrise

Urbanrise was founded in 2017 as the residential brand of the Alliance Group and builds across Chennai, Hyderabad and Bengaluru. Its March 2026 press material describes it as South India's largest real estate developer, with more than 22,000 families, 72 million sq ft under development and a Rs 51,000 crore portfolio; these are the company's own figures. In 2022 Motilal Oswal's real estate fund invested Rs 260 crore across three Urbanrise and Alliance projects. In Bengaluru its portfolio includes Urbanrise Paradise On Earth off Kanakapura Road (K-RERA PRM/KA/RERA/1251/310/PR/080223/005704) and Urbanrise Whitefield at Nagondanahalli. In Chennai, its 2026 launch Whispers of Sky in Sholinganallur was co-designed with Gauri Khan. The brand's delivered stock in Bengaluru is smaller than in Chennai, so ask to see a completed Urbanrise building with an occupancy certificate.

Who should consider The Living Wave, and what are the trade-offs?

It suits professionals working on Sarjapur Road, at Wipro SEZ, RGA Tech Park or in Electronic City who want a large 3 or 4 BHK in a branded gated community, and families who value a school 1 km away. Every home is at least 1,950 sq ft super built-up in the 368-home plan, which is generous for the Sarjapur Road belt at this price. The trade-offs are real: K-RERA registration, the final unit count and the final price are not fixed; possession is close to four years away; local roads are congested; and at about Rs 11,000 per sq ft the project is priced at the upper end for Gattahalli, so compare it with registered projects nearby before paying anything.

What to check before paying an EOI

Ask which version of the plan, 368 homes or 222 homes, your quote is based on, and get the carpet area of your unit in writing. Ask for the promoter's legal name, the survey numbers and whether the land is owned or under a joint development agreement. Ask for the sanctioned building plan and the environmental clearance status. Get the EOI amount, its refund timeline and the conditions for refund in writing, including what happens if the K-RERA price or allocation differs from the EOI terms. Confirm which charges sit outside the quoted price: floor rise, preferential location, car parking, clubhouse, corpus fund, GST and registration.

How to Verify This Project's RERA Registration

No K-RERA registration number was confirmed for Urbanrise The Living Wave at the time of writing, which is normal at the pre-launch stage but means the protections that come with registration are not yet in place. Before you pay any amount, including an EOI, search rera.karnataka.gov.in yourself by the project name and by the promoter name, Alliance Grandeur Homes Private Limited, to see whether a registration has since been issued. A valid Karnataka project registration takes the form PRM/KA/RERA/.../PR/..., and an agent number is never a substitute. Match the promoter's legal entity name, the declared land extent, the declared number of units and the declared completion date against what you have been shown.

Urbanrise The Living Wave, Gattahalli Salient Features

Urbanrise The Living Wave brings large 3 and 4 BHK homes of 1,950 to 2,625 sq ft super built-up to a 4.20 acre site in Gattahalli, off Sarjapur Road, next to Adarsh Garden Estate. Three towers of up to 18 floors and a separate amenity building keep the clubhouse, pools and courts apart from the homes, and the indicative rate of about Rs 11,000 per sq ft is the same across every layout.

It is one of Urbanrise's EI+ (Environmentally Intelligent) communities, marketed with solar and wind generation on the towers, full rainwater retention, treated water reuse and air purification, and it sits about 5 km from Electronic City Phase 2 and the Sarjapur Road tech parks, with an international school 1 km away.

Urbanrise The Living Wave, Gattahalli Location

Urbanrise The Living Wave, Gattahalli is located in Gattahalli, Sarjapur Road.

Sarjapur Road is a corridor in Bengaluru, Karnataka around PIN code 562125. For a first orientation, the Sarjapur Road map view helps place the locality in relation to surrounding roads, residential layouts, and daily-service pockets.

Connectivity around Sarjapur Road is best evaluated through the mix of arterial roads, public transport, last-mile movement, and access to employment corridors such as Whitefield, Outer Ring Road, Electronic City, Manyata Tech Park, Devanahalli, Peenya, and Sarjapur Road. For day-to-day movement, useful nearby transit or mobility markers include 16th Main BTM Layout, 1st Block Koramangala, Agara, Bellanduru Gate, Canara Bank Koramangala.

For real estate decisions, Sarjapur Road's connectivity should be checked at three levels.

If Sarjapur Road is being considered for rental yield, connectivity has a direct bearing on tenant depth. This is why Sarjapur Road's connectivity should be treated as a full mobility ecosystem rather than as a single headline distance.

Educational Institutions

Education is a major filter for families shortlisting Sarjapur Road. Nearby school and college options around the locality include The Oxford Dental College & Hospital, Vidyarambh Play School, Adithya public school, Angel Heart Montessori Play School, Bethany High School Koramangala.

For Sarjapur Road, the practical question is not only whether schools exist nearby, but whether the daily school run is manageable during morning traffic.

In Sarjapur Road, the education section should be assessed alongside connectivity because even a reputed school may be inconvenient if the route crosses a congested junction or lacks reliable school transport. That combination of institution quality and daily travel practicality is what makes education a real estate factor rather than just a list of names.

Healthcare Facilities

Healthcare access around Sarjapur Road should be understood through both everyday clinics and larger medical facilities. Nearby medical options include A K Clinic, Sharadha Nursing Home, Shashi Clinic, Shilpa Homeopathic Clinic, The Apollo Clinic, Bengaluru Urban.

In Sarjapur Road, this is especially relevant for senior citizens, families with infants, and residents with chronic conditions who may need recurring access to diagnostics or specialists.

The named healthcare options around Sarjapur Road should therefore be interpreted as a map of likely medical access, not as a guarantee of service quality. Before a purchase or lease decision, users should call shortlisted providers and verify current departments, timings, emergency support, and route practicality from the exact property.

Social Infrastructure (Malls/Parks)

Social infrastructure gives Sarjapur Road its daily-life character. Nearby community, retail, recreation, and open-space landmarks include Jayanagar 9th Block market, Anjaneya Temple, Annamma Temple, Ayyappa Swamy Temple, Church statue.

In practical terms, Sarjapur Road should be checked for both organised and informal convenience.

In Sarjapur Road, the ideal property is one that uses the locality's social ecosystem without being exposed to excessive noise, parking spillover, or traffic from commercial stretches. A final site visit should therefore cover weekday evenings and weekends, not just a quiet afternoon inspection.

Overall, Sarjapur Road should be scored through the combined lens of connectivity, education, healthcare, and social infrastructure. The named places and map links make the guide more useful, but real estate decisions still need final verification: walk the approach road, check commute routes, call institutions, test healthcare access, and inspect the neighbourhood at different times of day. Used this way, the guide becomes a practical shortlisting tool for comparing Sarjapur Road with other Bengaluru locations.
