Western Springs residential towers in Puppalaguda, Financial District, Hyderabad

On 20 October 2026, a RegNews round-up of Hyderabad's west corridor put first-half office leasing at about 7.5 million sq ft, up 29% year on year, with global capability centres taking a large share. Those desks sit a short drive from Puppalaguda, where Western Springs is building 1,491 three-bedroom homes across seven towers. The demand story is real. The question for a buyer is whether this particular project, at its price and on its timeline, is the right way to own a piece of it.

Short answer: Western Springs by Western Constructions is a TG RERA registered (P02400005326) project of 1,491 3 BHK homes on 13.14 acres at Puppalaguda, near Nanakramguda in the Financial District, with homes from about Rs 2.07 Cr (indicative, before taxes) and possession listed from December 2027. The location is strong; the biggest trade-off is scale, with a dense 36-floor community and a handover date that one portal puts as late as April 2028.

What is Western Springs, and who is it for?

Western Springs is a large gated community of seven towers, each with three basements, stilt and 36 floors, offering only 3 BHK homes from about 2,130 to 3,490 sq ft. The developer pitches individual balconies, a large clubhouse and proximity to Gachibowli's offices. The PropNewz fact sheet is on the Western Springs project page.

It suits a salaried family working in the Financial District, Nanakramguda or Gachibowli who wants a spacious 3 BHK within a short commute and is comfortable in a high-density township. It is weaker for buyers who want a 2 BHK or 4 BHK, a low-rise feel, or immediate possession, and for investors expecting quick appreciation in a micro-market with heavy new supply.

Who is Western Constructions, and can it deliver?

Western Constructions is a Hyderabad developer that a Gharpe builder profile says was established in 1989, with seven completed and three ongoing projects. The listed portfolio includes Western Pearl in Kothaguda, Western Aqua and Western Exotica in Kondapur, and Western Plaza in Shaikpet, plus commercial work. That is a longer history than many recent entrants, though most of its earlier projects are far smaller than a 1,491-home township.

Scale is the real test. Western Springs and the builder's ultra-luxury sister project nearby, Western Marina, are both under construction at the same time. Visit a completed Western building, ask residents about handover quality and association transition, and compare progress on site with the latest quarterly report on the TG RERA portal.

How good is the Puppalaguda location?

The location is the project's strongest argument. Portal data puts Keystone International School about 600 m away, Medicover Hospital about 1.8 km and the nearest ORR exit about 3 km, and a HomzNSpace listing estimates Gachibowli at about 3.3 km and HITEC City at about 4.9 km in straight-line terms. Wipro Circle, Continental Hospital, Oakridge and DPS are all named as nearby landmarks on our page.

The trade-offs are congestion and construction. Puppalaguda and Nanakramguda host several large high-rise projects at once, and the roads that feed Wipro Circle and the ORR are already busy at peak hours. The nearest metro is about 4.3 km away, so most residents will drive. Test the commute at 9 am and 6 pm before you commit.

What homes and amenities does Western Springs offer?

All 1,491 homes are 3 BHK, in four broad bands: about 2,130 to 2,355 sq ft, 2,390 to 2,675 sq ft, 2,880 sq ft and 3,400 sq ft according to our page's unit list, while the overview text and one portal quote 2,185 to 3,490 sq ft. Portal carpet areas of about 1,346 to 2,231 sq ft imply a loading near 36% to 38%, which is high. Ask for the carpet area of your exact unit in writing.

Amenities listed include a clubhouse (one portal says two), a pool, a gym, sports courts, EV charging and rainwater harvesting. With about 1,491 households sharing them, the practical questions are lift count per tower, parking allocation, and how amenities will be run once the association takes over.

What does a home at Western Springs really cost?

Our page's project text quotes Rs 2.07 Cr to Rs 3.89 Cr, which works out to roughly Rs 9,500 to Rs 9,700 per sq ft on super built-up area at the entry level. Portal figures run higher: one starts at about Rs 2.18 Cr, HomzNSpace shows about Rs 2.3 Cr all-inclusive for 2,130 sq ft, and Housiey shows about Rs 2.46 Cr to Rs 3.94 Cr all-inclusive. All of these are indicative.

Build the cost stack yourself. Under-construction homes attract 5% GST, about Rs 10.4 lakh on Rs 2.07 Cr. Telangana stamp duty, transfer duty and registration add roughly 6% to 7.5% depending on deed type, according to ClearTax, or about Rs 12.4 lakh to Rs 15.5 lakh. That takes the entry outlay to about Rs 2.30 Cr to Rs 2.33 Cr before car parking, clubhouse fees, corpus fund, floor rise and utility charges, none of which are published on our page.

Is Western Springs RERA registered, and when is possession?

Yes. The project is listed under TG RERA number P02400005326, and the same number appears across major portals. Our page shows possession from December 2027. Housiey, however, lists a RERA possession date of April 2028 with a builder target of June 2027, and one older listing even shows December 2026. We could not open the official record directly, so confirm the declared completion date on rera.telangana.gov.in.

The gap between December 2027 and April 2028 matters for anyone timing a move or a rental exit. Ask the developer for the RERA certificate, the latest quarterly progress report, and the exact completion date in the agreement for sale, along with the compensation that applies if it slips.

How does Western Springs compare with nearby options?

Western Springs is the nearest to handover in this group and sits mid-pack on price. My Home Vyoma in Nanakramguda is pricier per sq ft with a 2031 date, while Sri Tirumala Legacy in Puppalaguda is cheaper per sq ft but also a 2031 project.

If earlier possession matters most, Western Springs leads. If you can wait until 2031 and want a lower per sq ft rate, compare Sri Tirumala Legacy carefully on carpet area and loading.

What are the biggest risks and trade-offs?

The first risk is density. Nearly 1,500 homes on about 13 acres, in 36-floor towers, means heavy lift traffic, crowded amenities at peak times and a large, slow-moving association. The second is the timeline gap between our page, the portal RERA date and the builder's own target. The third is supply: several large launches nearby will compete for the same resale and rental buyers when Western Springs hands over.

There are smaller data gaps too. Our page lists two sets of unit sizes, and its short address shares a plus code with Western Marina, so ask for the survey numbers and approved site plan. None of this rules the project out, but each point should be settled on paper before booking.

Before booking, run these seven checks.

#Check before booking
1Verify P02400005326 on rera.telangana.gov.in and note the declared completion date and promoter name.
2Download the latest quarterly progress report and match it against the towers you see on site.
3Get carpet area, super built-up area and loading for your exact unit in writing.
4Ask for an itemised cost sheet covering GST, registration, parking, clubhouse, corpus and floor rise.
5Confirm lift count per tower and the parking allocation for your unit.
6Write possession date and delay-compensation terms into the agreement for sale.
7Visit a completed Western Constructions project and drive your commute at peak hour.

What is the PropNewz verdict on Western Springs?

Western Springs offers large 3 BHK homes in one of Hyderabad's most employment-rich pockets, from a developer with a long local history, at a per sq ft rate below several newer Nanakramguda launches. For an end user who values commute time and space, it belongs on the shortlist. Go in clear-eyed about density, confirm the RERA completion date, and get the carpet area and full cost sheet in writing first.

What else do buyers ask about Western Springs?

What is the price of Western Springs?

Our page quotes Rs 2.07 Cr to Rs 3.89 Cr, an indicative range. Portals show about Rs 2.18 Cr to Rs 3.94 Cr, some all-inclusive. Add roughly 11% to 13% for GST, stamp duty and registration, plus parking and other charges, and get a unit-wise cost sheet from the developer.

Is Western Springs RERA registered?

Yes. It is listed under TG RERA number P02400005326, which appears consistently across portals. Registration is the starting point, not a guarantee. Open the record on rera.telangana.gov.in, confirm the promoter, extent and completion date, and review the latest quarterly progress report before paying a booking amount.

When is possession of Western Springs?

Our page lists possession from December 2027. One portal shows a RERA possession date of April 2028 and a builder target of June 2027. Treat the date on the official RERA record as authoritative and write delay-compensation terms into your agreement for sale.

Who should consider Western Springs?

It suits families working in the Financial District or Gachibowli who want a large 3 BHK close to the office and accept a dense, high-rise community. It is less suited to buyers seeking a smaller society, other configurations, immediate possession or short-term investment gains.
