Urbanrise Begur Koppa Road Review: Pre-Launch Apartments at Hullahalli, Bengaluru

A 20-acre Urbanrise plan opposite Candor school, but it is pre-RERA with no price or date, and road, water and metro gaps are real. Watch, do not book.

Between 6 and 8 October 2026, the Commissioner of Metro Rail Safety walked the Pink Line's new elevated stretch on Bannerghatta Road, ending at Kalena Agrahara, OneIndia reported. Final authorisation was still pending and no opening date had been set. That terminus sits roughly 9.6 km from Hullahalli, where Urbanrise is expected to build a 20-acre apartment community opposite Candor International School on Begur Koppa Road. Almost nothing about the project is fixed yet, so this review sticks to what a buyer can rely on.

Short answer: Urbanrise Begur Koppa Road is a pre-RERA, pre-launch apartment project on about 20 acres at Hullahalli, Anekal taluk (560105), with 2, 3 and 4 BHK homes of roughly 1,050 to 2,050 sq ft expected (indicative). Price is on request, and no unit count, tower plan or possession date has been published. The biggest trade-off is that nothing binding exists yet, and the site carries real road, water and transit gaps that a brochure will not solve.

What is Urbanrise Begur Koppa Road, and who might it suit?

It is a channel-reported apartment community planned by Urbanrise, the residential brand of the Alliance Group, on one of the largest land parcels on Begur Koppa Road. Most apartment projects on this road sit on 4 to 8 acres, so 20 acres would allow a larger amenity campus and more open space than local rivals. The current fact sheet is on the Urbanrise Begur Koppa Road project page.

On paper it would suit families working in Electronic City, Jigani or the 360 Business Park who want a branded gated community and value a top international school across the road. It is a poor fit today for anyone who needs certainty on price, size or delivery date, or who commutes to the Outer Ring Road or central Bengaluru every day.

PropNewz could not find an Urbanrise press release, official project page or news report naming this site. The details come from channel partners and project information sites, so treat even the land size and unit mix as unverified until a K-RERA filing appears.

Who is Urbanrise, and what has it delivered in Bengaluru?

Urbanrise was set up in 2017 as the housing arm of the Alliance Group and builds across Chennai, Hyderabad and Bengaluru. In 2022, Motilal Oswal committed Rs 260 crore to three Urbanrise projects, including a Bengaluru villa community.

In Bengaluru its visible track record is narrow. Its delivered project is the villa community Paradise On Earth off Kanakapura Road, which began possession in 2026. Its apartment pipeline, including The Living Wave off Sarjapur Road, is still under construction. That means Urbanrise has no completed high-rise in this city for a buyer to inspect, which matters for a project of this scale.

How good is the Hullahalli location?

The location works for the southern job belt and little else. Based on approximate free-flow distances published for the Candor International School pin, the 360 Business Park is about 6.5 km away, Jigani Industrial Area about 6.7 km, the Wipro campus in Electronic City about 7.1 km and Infosys in Phase 1 about 7.9 km.

Everything else is far. Central Silk Board is about 13 km, Koramangala about 15.5 km, MG Road about 20.7 km and the airport about 55 km. The nearest working metro stations, Hosa Road and Electronic City on the Yellow Line, are about 7.5 km away with no feeder service, and the Pink Line terminus at Kalena Agrahara is about 9.6 km away once it opens. Begur Koppa Road itself is largely two lanes. A plan to widen a 3.6 km stretch to 80 ft was announced in 2018 but stalled over land acquisition, and PropNewz found no 2026 update.

What homes and lifestyle are expected?

Channel listings expect a 2, 3 and 4 BHK mix with no 1 BHK. The indicative super built-up bands are about 1,050 to 1,270 sq ft for a 2 BHK, 1,420 to 1,680 sq ft for a 3 BHK and 1,750 to 2,050 sq ft for a 4 BHK. None are carpet areas or binding.

Urbanrise partners list the site among the brand's EI+ (Environmentally Intelligent) communities. On The Living Wave, that label covers rooftop solar, rainwater retention, full reuse of treated sewage water, EV charging and low-VOC materials. On a 20-acre site, an Urbanrise community would typically include a clubhouse with pool and gym, sports courts, jogging tracks and play areas. Until a brochure and K-RERA filing list them, treat amenities and green features as the developer's pattern, not a promise.

What could a home here cost, and what sits on top?

No price exists, and none can lawfully be quoted before K-RERA registration. Third-party estimates for apartment projects around Hullahalli and Bingipura run about Rs 5,400 to Rs 6,800 per sq ft. Applying Rs 6,000 to Rs 6,800 to the expected sizes gives roughly Rs 63 lakh to Rs 86 lakh basic for a 2 BHK, Rs 85 lakh to Rs 1.14 Cr for a 3 BHK and Rs 1.05 Cr to Rs 1.39 Cr for a 4 BHK. Those are projections, not Urbanrise figures, and Urbanrise's Sarjapur Road project is quoted near Rs 11,000 per sq ft, so the real number could land higher.

Build the full cost stack when a price appears. Under-construction homes attract 5% GST. Karnataka stamp duty on homes above Rs 45 lakh is 5% plus a 10% cess and 2% surcharge on the duty, and registration is 2%, together about 7.6% of the higher of agreement or guidance value. On a Rs 1 Cr home that is roughly Rs 12.6 lakh before car parking, floor rise, clubhouse, corpus, advance maintenance, and BESCOM and water connection charges.

Is the project RERA registered, and when is possession?

No. The project page records no entry on the Karnataka RERA register as of August 2026, and PropNewz found none by 27 October 2026. Possession has not been announced. A September 2026 market note expected a K-RERA filing around Q4 2026 to Q1 2027, a launch in mid 2027 and possession in 2030 or later, and those dates are estimates only.

Under Section 3 of the Real Estate (Regulation and Development) Act, 2016, a project cannot be advertised, booked or sold before registration. In practice, that means no booking amount should change hands now. If you are asked for an expression of interest, get its amount, refund timeline and conditions in writing, and reject any registration number containing /AG/, which denotes an agent rather than a project.

How does it compare with registered options nearby?

Every nearby alternative below is already registered, which is the single biggest difference. Assetz Canvas and Cove on Begur Road is a large registered community with a wider unit mix, Mahendra Arto Helix sits inside the Electronic City job zone, and Pride Green Avenues in Jigani offers registered plots for buyers who prefer land.

If you need a defined product and a date, the registered projects win today. Urbanrise only becomes comparable once it publishes carpet areas, a price and a K-RERA completion date.

What are the biggest risks and trade-offs?

The first risk is information. The project's existence, land size and mix rest on channel-partner material, and every key number is unpublished. The second is water: Anekal taluk is classed as over-exploited for groundwater and this stretch sits outside the Cauvery Stage V supply area, so the project's sourcing, treatment and recycling plan matters more than any amenity. The third is access, with a two-lane approach road, a stalled widening plan and no metro within walking distance. The fourth is time, since possession is unlikely before 2030 even on optimistic estimates.

Before paying anything, run these seven checks.

#Check before paying any amount
1Search rera.karnataka.gov.in by project and promoter name and confirm a /PR/ registration exists.
2Get the survey numbers, the promoter's legal entity, and whether the land is owned or under a joint development agreement.
3Ask how water will be sourced and what sewage treatment and rainwater systems are planned.
4Ask whether the project will widen or improve the approach road on Begur Koppa Road.
5Confirm carpet areas, unit mix and the phase being offered once plans are released.
6Get any EOI amount, refund timeline and refund conditions in writing, and pay nothing before registration.
7Visit Paradise On Earth or another Urbanrise site and drive the Electronic City route at peak hour.

What is the PropNewz verdict on Urbanrise Begur Koppa Road?

It is worth watching, not booking. A 20-acre branded community opposite Candor International School would be a genuine step up for Begur Koppa Road, and an EI+ water design could address the area's biggest weakness. But nothing is registered, priced or confirmed, and the road and water gaps are structural. Register interest if the location suits your work, wait for the K-RERA filing, then compare its carpet rate and completion date against Assetz Canvas and Cove and Mahendra Arto Helix.

What else do buyers ask about Urbanrise Begur Koppa Road?

What is the price of Urbanrise Begur Koppa Road?

No price has been announced, and none can lawfully be offered before K-RERA registration. Third-party estimates for nearby Hullahalli projects run about Rs 5,400 to Rs 6,800 per sq ft, while Urbanrise's Sarjapur Road project is near Rs 11,000. Add GST, stamp duty, registration and parking once a price appears.

Is Urbanrise Begur Koppa Road RERA registered?

No. The Karnataka RERA register showed no entry as of August 2026, and PropNewz found none by late October 2026. Under Section 3 of RERA, no booking can be taken before registration, so pay nothing yet, search rera.karnataka.gov.in yourself, and reject any number containing /AG/.

When will Urbanrise Begur Koppa Road launch and be ready?

No dates have been announced. A September 2026 market note expected a K-RERA filing around Q4 2026 to Q1 2027, a launch in mid 2027 and possession in 2030 or later. These are estimates, not developer commitments, so rely only on the completion date declared in the eventual RERA filing.

Who should consider Urbanrise Begur Koppa Road?

It suits families working in Electronic City, Jigani or the 360 Business Park who want a large branded community and value Candor International School across the road, and who can wait until 2030 or later. It does not suit buyers who need certainty now or commute to the Outer Ring Road.
