Four homes per floor. In a corridor where many high-rises pack eight or more apartments around a single lift lobby, that one number says a lot about Modern Spaaces Engrace Vista. Every one of its 392 homes is a 3 BHK of 2,116 to 2,200 sq ft with three bathrooms, spread across 7 towers on 8 acres off Sarjapur Road. The August 2026 price sheet puts them at Rs 1.89 Cr to Rs 1.96 Cr. The question for a buyer is whether that much space, at that price, in a still-developing location, adds up.

Short answer: Modern Spaaces Engrace Vista is a K RERA registered project of 392 large 3 BHK apartments in 7 towers on about 8 acres on Kada Agrahara Road, near Sompura Gate off Sarjapur Road. Homes of 2,116 to 2,200 sq ft are listed at Rs 1.89 Cr to Rs 1.96 Cr plus about Rs 8 lakh in extras. The developer targets June 2027, with a RERA completion date of December 2028. The biggest trade-off is a single 3 BHK format at a rate higher than the developer's newer projects, in a location that still depends on Sarjapur Road.

What is Modern Spaaces Engrace Vista and who is it for?

Modern Spaaces Engrace Vista is a single-format high-rise community: 392 three-bedroom, three-bathroom homes in 7 towers of basement, ground and 14 floors at Chikkadunnasandra on Kada Agrahara Road. It suits families who want a genuinely large 3 BHK with real carpet area, fewer neighbours per floor and a handover target in 2027. It suits buyers who want a 2 BHK, a lower ticket, or a short Outer Ring Road commute far less well. Engrace Vista is a separate, newer project from the developer's earlier Engrace One and Engrace Two, which had smaller 2 to 3.5 BHK homes and their own RERA numbers.

Who is the builder and what is the track record?

Modern Spaaces is a Bengaluru developer focused on the Sarjapur Road corridor, with earlier communities such as Engrace One, Engrace Two, Soul Tree and Urbanest on the same stretch. The Engrace Vista promoter is Modern Spaaces Ventures. The towers use aluminium formwork, which generally gives consistent wall finishes and faster floor cycles. Because the completed Engrace phases are on the same road, buyers can judge finish quality and upkeep in person, which is more useful than any brochure. The caution is that Modern Spaaces is running six projects at once.

Where is Engrace Vista and how good is the connectivity?

Kada Agrahara Road runs off Sarjapur Main Road near Sompura Gate, west of Sarjapura town. Engrace Vista sits next to the developer's Green Storeys and about 600 metres from its Soulace villas, so this stretch is effectively a Modern Spaaces cluster. The project page puts Sarjapura town at about 4 km, the Wipro Kodathi campus and Sarjapur Road IT stretch at 9 to 10 km, the Outer Ring Road at Bellandur at about 15 km, Electronic City at 16 to 18 km, Whitefield at about 20 km and Kempegowda International Airport at roughly 50 km, all approximate. The Sarjapur to Hebbal metro line is planned to end at Sarjapura, but it still awaits central government approval with a target of about 2033.

What homes and sizes are on offer?

Every home is a 3 BHK of 2,116 to 2,200 sq ft super built-up, in east and west facing layouts. The developer lists carpet efficiency of about 60 percent, which works out to roughly 1,270 to 1,320 sq ft of carpet area, the space you actually live in. That compares well with the 1,000 to 1,100 sq ft of carpet in a typical 1,600 sq ft 3 BHK. With 392 homes across 7 towers of 14 floors, there are 4 homes per floor in each tower, which usually means more corner homes, fewer shared walls and shorter lift waits. Density is about 49 homes per acre, and the developer lists a 35 percent undivided share. Amenities include a clubhouse with a pool and kids' pool, gym and open gym, squash, badminton, a cricket pitch, a yoga zone, play areas, a senior citizens' area, a pet walking area, a banquet hall and a temple complex.

What will a home at Engrace Vista actually cost?

The August 2026 sheet prices homes at Rs 1.89 Cr to Rs 1.96 Cr plus about Rs 8 lakh in extras, at a basic rate of Rs 8,500 per sq ft. On the listed sizes that works out to roughly Rs 8,900 per sq ft before extras, below the Sarjapur Road average asking rate of about Rs 12,250 per sq ft that Squareyards reported for September 2026. Within the developer's own portfolio, Engrace Vista sits in the middle: dearer per square foot than Onyx or Neon, cheaper than Serene Heights. For similar money, Serene Heights offers 1,931 to 2,030 sq ft, so Engrace Vista gives about 170 to 185 sq ft more and an earlier target. Ask for an itemised cost sheet covering parking, clubhouse, deposits, GST, stamp duty and registration.

What is the RERA and possession status?

Engrace Vista is registered with Karnataka RERA as PRM/KA/RERA/1251/308/PR/060324/006691, approved on 6 March 2024, with Modern Spaaces Ventures as promoter. The developer targets handover in June 2027, while the registered completion date is 30 December 2028, an 18 month buffer. Your agreement and delay compensation are tied to the RERA date. Do not confuse this registration with Engrace One (PRM/KA/RERA/1251/308/PR/190722/005087) or Engrace Two (PRM/KA/RERA/1251/308/PR/220722/005097). Verify the details and the latest quarterly progress filing on the Karnataka RERA portal.

How does Engrace Vista compare with nearby options?

Two credible comparisons are the developer's Modern Spaaces Serene Heights a short distance away and Prestige Fernvale at The Prestige City at Ittangur, Sarjapur, from a national brand.

What are the honest risks and trade-offs?

The format is the first limit: if you need a 2 BHK or want a smaller ticket, there is nothing here for you. The second is price relative to the developer's newer launches, where Onyx offers a 2,030 sq ft 3 BHK at Rs 1.43 Cr, albeit further out and later. The third is location, which is still developing and depends on Sarjapur Road traffic for most commutes. The fourth is a 60 percent carpet ratio, which is lower than some competitors, so compare carpet, not super built-up, figures. In its favour, Engrace Vista offers genuinely large homes, 4 homes per floor, moderate density, an 18 month RERA buffer and a nearby record of completed Engrace phases.

What is the verdict on Modern Spaaces Engrace Vista?

Engrace Vista is the strongest space-for-money option among the developer's projects near Sompura Gate. For a family that wants a large 3 BHK with few neighbours per floor and a 2027 target, it deserves a serious look. Budget-first buyers should compare Onyx; buyers who value a national brand should compare Prestige Fernvale. Run the checklist below before booking.

#Check to run before booking
1Verify PRM/KA/RERA/1251/308/PR/060324/006691, not the Engrace One or Two numbers.
2Get the carpet area of your specific home in writing.
3Get an itemised cost sheet for the roughly Rs 8 lakh in extras.
4Ask for the clubhouse area and open-space percentage in writing.
5Read the latest RERA progress report against the June 2027 target.
6Visit a completed Engrace One or Two tower to judge finish and upkeep.
7Drive from Kada Agrahara Road to your office at weekday peak hour.

How much carpet area does an Engrace Vista home have?

At the developer's listed carpet efficiency of about 60 percent, a 2,116 sq ft home has roughly 1,270 sq ft of carpet area and a 2,200 sq ft home roughly 1,320 sq ft. That is well above the 1,000 to 1,100 sq ft typical of a 1,600 sq ft 3 BHK.

Is Engrace Vista the same as Engrace One or Engrace Two?

No. Engrace One and Engrace Two are earlier Modern Spaaces phases on the same road, with their own RERA numbers and smaller 2 to 3.5 BHK homes. Engrace Vista is a newer, 3 BHK only project registered in March 2024 with its own number.

How many homes per floor are there at Engrace Vista?

Engrace Vista has 392 homes across 7 towers of 14 floors, which works out to 4 homes per floor in each tower. Fewer homes per floor usually means more homes open on two sides, fewer shared walls and shorter waits for lifts.

Is Engrace Vista better value than Serene Heights?

On space for money, yes. For a similar Rs 1.87 Cr to Rs 1.97 Cr, Engrace Vista offers 2,116 to 2,200 sq ft against 1,931 to 2,030 sq ft at Serene Heights, plus an earlier June 2027 target. Serene Heights is better if you need its multi-generation 2.5 BHK layout.
