Fifty-five days. That is how long remains, as of this review, before the Karnataka RERA completion date for Modern Spaaces Green Storeys, 31 December 2026, arrives. The developer's own August 2026 price sheet already gives July 2027 for possession, seven months later. A listing aggregator reported the project about 75 percent complete in May 2026, which suggests real progress, but the gap between the legal date and the marketed one is the first thing any buyer here should resolve in writing.

Short answer: Modern Spaaces Green Storeys is a boutique, K RERA registered project of 135 apartments in two mid-rise blocks on about 2.64 acres on Kada Agrahara Road, off Sarjapur Road. The August 2026 sheet lists 2 BHKs of 1,349 to 1,460 sq ft at Rs 1.1 Cr to Rs 1.2 Cr and 3 BHKs of 1,685 to 1,851 sq ft at Rs 1.36 Cr to Rs 1.5 Cr, plus about Rs 5.2 lakh to Rs 5.7 lakh in extras. Possession is targeted for July 2027 against a RERA date of December 2026. The biggest trade-off is that a small community means a compact amenity set, and the handover target already sits past the registered deadline.

What is Modern Spaaces Green Storeys and who is it for?

Modern Spaaces Green Storeys is the smallest project in the developer's current line up: 135 homes, of which 33 are 2 BHKs and 102 are 3 BHKs, in Block A (basement, ground and 8 floors) and Block B (basement, ground and 9 floors). It shares a boundary with the developer's larger Engrace Vista. Green Storeys suits buyers who prefer fewer neighbours, a low-rise feel and one of the earliest handovers on offer from this developer. It is a weaker fit for families who want a big clubhouse and a long amenity list, which a 135-home project cannot support at a reasonable maintenance cost.

Who is the builder and what is the track record?

Modern Spaaces builds mainly on the Sarjapur Road corridor and has delivered earlier communities such as Engrace One and Engrace Two on this same road. Green Storeys is notable for its construction method: unlike the developer's taller towers, which use aluminium formwork, it is an RCC framed building with Porotherm clay block walls. Clay blocks are lighter than solid concrete and tend to keep interiors cooler. The general caution applies here too: Modern Spaaces is running six projects at once, and a small project can lose priority when bigger ones need attention. A visit to the completed Engrace phases nearby is the simplest quality check.

Where is Green Storeys and how good is the connectivity?

Green Storeys sits on Kada Agrahara Road at Chikkadunnasandra, next to Engrace Vista, with the developer's Soulace villas and Serene Heights within a kilometre. Kada Agrahara Road runs off Sarjapur Main Road near Sompura Gate. The project page puts Sarjapura town at about 4 km, the Wipro Kodathi campus and Sarjapur Road IT stretch at 9 to 10 km, the Outer Ring Road at Bellandur at about 15 km, Electronic City at 16 to 18 km and Whitefield at about 20 km, all approximate. The planned Sarjapur to Hebbal metro line would end at Sarjapura, but it still awaits central approval with a working target of about 2033, so daily commutes will depend on Sarjapur Road for years.

What homes and sizes are on offer?

The 2 BHKs range from 1,349 to 1,460 sq ft and the 3 BHKs from 1,685 to 1,851 sq ft, super built-up. The developer lists carpet efficiency of 61 to 64 percent, which implies roughly 820 to 935 sq ft of carpet area in a 2 BHK and about 1,030 to 1,185 sq ft in a 3 BHK. Density is about 51 homes per acre. The developer lists a 45 percent undivided share, noticeably higher than the 35 to 36 percent at its high-rise projects, which is what you expect when fewer floors sit on the same land. Community spaces are planned on the 4th and 5th floors of the blocks rather than in a standalone clubhouse, and the listed amenities include a tree plaza, a pet park and a mini theatre.

What will a home at Green Storeys actually cost?

On the August 2026 sheet, 2 BHKs cost Rs 1.1 Cr to Rs 1.2 Cr plus about Rs 5.2 lakh, and 3 BHKs Rs 1.36 Cr to Rs 1.5 Cr plus about Rs 5.7 lakh. That is roughly Rs 8,070 to Rs 8,220 per sq ft before extras, below the roughly Rs 8,900 per sq ft at Engrace Vista next door and well below the Sarjapur Road average asking rate of about Rs 12,250 per sq ft that Squareyards reported for September 2026. The extras are smaller here than at the developer's larger projects, but they are still not itemised. Ask for a cost sheet that shows parking, deposits, maintenance advance, GST, stamp duty and registration, and ask for the expected monthly maintenance rate, which matters more in a small community.

What is the RERA and possession status?

Green Storeys is registered with Karnataka RERA as PRM/KA/RERA/1251/308/PR/170125/007394, approved on 17 January 2025. The registered completion date is 31 December 2026, and the developer's sheet gives July 2027 for possession. Ask Modern Spaaces whether it has applied for an extension and how delay compensation will work if handover moves past the registered date. Some listings show an older number, PRM/KA/RERA/1251/308/PR/180905/001984, which belongs to a 2018 project called MPN Green Storeys filed by a different promoter in the same village. Make sure your agreement carries the 2025 registration, and confirm the details on the Karnataka RERA portal.

How does Green Storeys compare with nearby options?

The closest comparisons are its neighbour Modern Spaaces Engrace Vista, a larger high-rise of big 3 BHKs, and Modern Spaaces Neon on Chikka Tirupathi Road, which is cheaper but hands over much later.

What are the honest risks and trade-offs?

The registration gap is the most pressing risk: a marketed date that falls after the legal completion date needs an extension and a clear compensation answer. The second trade-off is amenities, since a 135-home project offers a compact set and its fixed costs are shared among fewer owners. The third is commute, which still depends on Sarjapur Road. The fourth is that construction quality on an RCC and clay block build differs from the developer's aluminium formwork towers, so inspect the actual work. In its favour, Green Storeys has low density, a high undivided share, a near-term handover, a rate below its neighbour and a construction stage that is far ahead of the developer's newer launches.

What is the verdict on Modern Spaaces Green Storeys?

Green Storeys is a sensible pick for a buyer who wants a quieter, smaller community with a 2027 handover and a lower rate than Engrace Vista, and who does not need a large clubhouse. Its value depends on the developer's answer about the December 2026 RERA date. Get that answer in writing, inspect the site, and use the checklist below before booking.

#Check to run before booking
1Verify PRM/KA/RERA/1251/308/PR/170125/007394 and ignore the older 2018 MPN number.
2Ask whether a RERA extension has been filed beyond 31 December 2026.
3Get the delay compensation terms for the July 2027 target in writing.
4Inspect the current construction stage of both blocks on site.
5Get an itemised cost sheet and the expected monthly maintenance rate.
6Confirm the size of the 4th and 5th floor community spaces.
7Compare carpet area against Engrace Vista and Neon before choosing.

Why is the Green Storeys possession date after its RERA date?

The RERA completion date is 31 December 2026, but the developer's August 2026 sheet gives July 2027 for possession. That means the developer will likely need an extension. Ask whether one has been filed and how delay compensation will apply before you pay any booking amount.

Which RERA number belongs to Green Storeys?

The current project is PRM/KA/RERA/1251/308/PR/170125/007394, approved on 17 January 2025. An older number, PRM/KA/RERA/1251/308/PR/180905/001984, belongs to a 2018 project called MPN Green Storeys by a different promoter. Make sure your agreement carries the 2025 registration.

How is Green Storeys built?

Green Storeys uses an RCC frame with Porotherm clay block walls, unlike the aluminium formwork used in the developer's taller towers. Clay blocks are lighter than solid concrete and help keep interiors cooler. Block A rises to 8 floors and Block B to 9 floors above a basement and ground floor.

What amenities does Green Storeys have?

Instead of a large standalone clubhouse, community spaces are planned on the 4th and 5th floors of the blocks, with a tree plaza, a pet park and a mini theatre. As a 135-home project the amenity set is compact, so confirm the size of each space and the maintenance cost.
