November 2025 came and went. That was the possession date listed for Grand La Palazzo, a villa community at Muthanallur off Sarjapur Road, and a year later the picture is murky. One listing portal, updated in late September 2026, reported construction at about 30 percent as of May 2026 while also labelling the project ready to move. Portals disagree on its size, its unit count and its price. For a buyer weighing a villa costing Rs 2 Cr or more, that level of confusion is the story, and it is why this review leans heavily on what still needs to be confirmed.

Short answer: Grand La Palazzo is a K RERA registered villa project by TBC Homes Infra Corp at Muthanallur, off Sarjapur Road, listed on the PropNewz project page as 160 villas of ground plus three floors on 12.5 acres. Listed prices run from Rs 1.99 Cr for a 3 BHK to Rs 3.10 Cr for a 4 BHK on a 35 by 50 ft plot, but those figures are older and need fresh confirmation. The listed November 2025 possession date has passed. The biggest trade-off is uncertainty: construction status, final pricing and the current RERA completion date all need to be verified before any payment.

What is Grand La Palazzo and who is it for?

Grand La Palazzo is a gated villa community at Sy. No. 120 to 124/3, 37/5 and 37/7, Muthanallur, Sarjapur Hobli, in Anekal taluk. The PropNewz project record lists 160 villas of ground plus three floors on 12.5 acres, with about 52 percent open space. Plot sizes are 30 by 40 ft, 35 by 40 ft and 35 by 50 ft. It is aimed at families who want an independent villa off Sarjapur Road at a ticket well below the Rs 4 Cr to Rs 5 Cr of larger branded villa projects nearby. It is a poor fit for any buyer who needs certainty on handover, or who is not prepared to do substantial paperwork checks.

Who is the builder and what is the track record?

The developer is TBC Homes Infra Corp. Grand La Palazzo is currently the only TBC Homes project listed on PropNewz, and its public track record is thin. Portals also list a separate TBC project called Grand Lavasa. With a regional builder and limited published history, diligence falls on the buyer: ask for the addresses of completed TBC projects, visit them, and talk to residents about build quality, delivery timelines and after-sales service. Ask also for the promoter's legal entity name exactly as it appears on the RERA record, since your agreement will be with that entity.

Where is Grand La Palazzo and how good is the connectivity?

Muthanallur sits south of Sarjapur Road, towards the Chandapura and Hosur Road side, near Muthanallur Cross. The project record describes the site as well connected to Sarjapur Road, the Outer Ring Road and Electronic City, but it does not give measured distances, so treat exact travel times as to be confirmed and drive the route yourself at peak hour. Schools such as Delhi Public School and hospitals such as Columbia Asia are cited nearby. The broader corridor's big infrastructure promise, the Sarjapur to Hebbal metro line, still awaits central approval with a target of about 2033, so it should not influence a villa purchase today.

What villas and sizes are on offer?

The project record lists four formats. A 3 BHK of about 2,050 sq ft and a 4 BHK of about 2,400 sq ft sit on 30 by 40 ft plots of 1,200 sq ft. A 4 BHK of about 2,800 sq ft sits on a 35 by 40 ft plot of 1,400 sq ft. The largest, a 4 BHK of about 3,500 sq ft, sits on a 35 by 50 ft plot of 1,750 sq ft. Those built-up figures are roughly 1.7 to 2 times the plot area, which is why the villas rise to ground plus three floors, and it means private garden space will be limited. The listed amenities include a clubhouse, gym, pool, yoga room, dance studio, party hall, cricket turf and badminton court, with solar power for common areas, rainwater harvesting and a sewage treatment plant.

Listing portals disagree sharply on scale. One gives 12.75 acres and about 180 units, while another describes 50 acres and 500 villas. Those cannot all describe the same registered phase. Rely only on the extent and unit count in the RERA filing.

What will a villa at Grand La Palazzo actually cost?

The project record lists starting prices of Rs 1.99 Cr for the 3 BHK, Rs 2.12 Cr for the 2,400 sq ft 4 BHK, Rs 2.49 Cr for the 2,800 sq ft 4 BHK and Rs 3.10 Cr for the 3,500 sq ft 4 BHK, all quoted as onwards. Those figures are not dated, and portals quote ranges from about Rs 2.09 Cr up to Rs 3.80 Cr, so treat every number as indicative until you hold a current, dated cost sheet. Ask that sheet to show the base price, any location premium, car parking, clubhouse, deposits, maintenance, GST, stamp duty and registration. For a villa at this stage, also ask how the price splits between land and construction.

What is the RERA and possession status?

Grand La Palazzo carries Karnataka RERA number PRM/KA/RERA/1251/308/PR/151223/006479. The listed possession date of November 2025 has passed, and at least one portal reported construction at about 30 percent in May 2026. PropNewz has not been able to confirm the current completion date or any extension on the registry. That makes RERA verification the single most important step here. On the Karnataka RERA portal, check the promoter name, the declared extent, the declared completion date, any extension orders, and the latest quarterly progress report. If the registered date has lapsed without an extension, pause until that is resolved.

How does Grand La Palazzo compare with nearby options?

Two useful comparisons are Modern Spaaces Soulace, a larger villa community off Sarjapur Road, and Nambiar District 25 at Muthanallur Cross, an apartment alternative in the same pocket.

What are the honest risks and trade-offs?

Schedule risk is the largest: a missed possession date plus a reported 30 percent build stage in May 2026 points to a long road ahead. Information risk is next, because portals contradict each other on acreage, units, prices and status, and the project record itself has gaps. Builder risk follows, since TBC Homes has a limited public track record. Finally, plot sizes are modest, so most of each plot sits under the house. On the positive side, the listed prices are well below branded villa projects nearby, the 52 percent open space is generous, and a RERA registration gives buyers a formal record to check.

What is the verdict on Grand La Palazzo?

Grand La Palazzo cannot be recommended on current information. The price point is attractive for a villa off Sarjapur Road, but a passed possession date, conflicting public data and a thin builder record mean the burden of proof sits with the developer. Revisit it once the RERA record shows a current completion date and construction progress you can see on site. If you still want to proceed, the checklist below is not optional.

#Check to run before booking
1Verify PRM/KA/RERA/1251/308/PR/151223/006479, the promoter name and the extent.
2Find the current RERA completion date and any extension order.
3Read the latest quarterly progress report and inspect the site in person.
4Get a current, dated cost sheet for the exact villa and plot.
5Visit a completed TBC Homes project and speak to residents.
6Run an independent title, conversion and plan approval check with a lawyer.
7Insist on a construction linked payment plan with clear delay penalties.

Is Grand La Palazzo ready to move in?

No reliable source confirms that. The listed possession date was November 2025, and a portal updated in September 2026 reported construction at about 30 percent as of May 2026. Check the latest RERA progress report and visit the site before assuming any handover timeline.

How many villas does Grand La Palazzo have?

The PropNewz project record lists 160 villas on 12.5 acres. Portals give conflicting figures, from about 180 units on 12.75 acres to 500 villas on 50 acres. Use the extent and unit count declared in the RERA filing as the only reliable figure for the phase you buy into.

What are the plot sizes at Grand La Palazzo?

Plots are listed at 30 by 40 ft (1,200 sq ft), 35 by 40 ft (1,400 sq ft) and 35 by 50 ft (1,750 sq ft). The villas rise to ground plus three floors, with built-up areas of about 2,050 to 3,500 sq ft, so private garden space is limited.

Who is the developer of Grand La Palazzo?

The developer is TBC Homes Infra Corp. It is currently the only TBC Homes project listed on PropNewz, and its public track record is limited. Ask for completed project addresses, visit them, and confirm the promoter entity on the RERA record before booking.
