On September 30, 2026, Anarock's quarterly count showed Hyderabad selling 12,970 homes between July and September, up 15 percent on a year earlier and the fastest growth of the seven largest cities. Three weeks before that, the state's roads minister told the Legislative Council that the Uppal to Narapally elevated corridor on NH 163, launched in 2018 at an estimated Rs 425 crore, would now open by June 2027, Telangana Today reported, after the Dasara 2026 target was missed. Peerzadiguda sits at the far end of that unfinished flyover. A Hallmark apartment plan filed there in August has to be judged against both facts: demand is strong, and the main road is still a construction site.

Short answer: Hallmark Peerzadiguda is a working name for a proposed apartment community on about 3.8 acres in Peerzadiguda, just beyond Uppal in East Hyderabad, by Hallmark Townships Private Limited. Price, configurations and possession are all to be confirmed, and it is RERA-pending, not yet registered with TG RERA. The filed project cost is about Rs 101 crore. The biggest trade-off is distance from the western IT corridor, plus a project file that is still being amended.

What is Hallmark Peerzadiguda, and who is it for?

Hallmark Peerzadiguda is a residential apartment proposal on a plot of 15,276.30 sq m in Pirzadaguda village, Medipally Mandal, Medchal Malkajgiri district. The public record is an amendment to its environmental clearance, filed on PARIVESH on August 13, 2026 and referred to the State Environment Impact Assessment Authority (SEIAA). An amendment means the site has been through clearance once and the developer is now changing the approved plan. There is no marketing name yet, so PropNewz tracks it on the Hallmark Peerzadiguda project page.

The natural buyer works in the east: the Uppal and Pocharam IT belt, the Cherlapally and Uppal industrial areas, or Secunderabad. That buyer wants a gated community from a brand with West Hyderabad projects behind it, at an eastern-suburb price. It is not for anyone who drives to Gachibowli every day.

Is the Hallmark group a builder you can trust?

Hallmark has a real delivery record in West Hyderabad but little history in the east, and its corporate names need untangling. The proponent, Hallmark Townships Private Limited of Manikonda, appears in directories under its earlier name, Gowra Hallmark Townships, which began as a partnership between Gowra Ventures and Hallmark. Its listed track record includes three Gowra communities: Green Living in Manikonda, with 251 homes on roughly 3.5 acres, Palm Breeze, also in Manikonda, and Urban Winds at Kismatpur.

Using only the Hallmark brand, it has marketed Hallmark Imperia villas at Osman Nagar and Hallmark Altus in Kondapur, registered with TG RERA as P02400008439, with 404 homes in three towers on 3.54 acres and prices from about Rs 1.14 crore. Visit a finished Gowra building, ask residents about snagging and handover, and confirm which legal entity will be your promoter.

How good is the Peerzadiguda location?

Peerzadiguda is a practical address for eastern jobs and a weak one for the western IT corridor. It is a municipal corporation next to Boduppal on the Warangal highway. The Uppal station on the metro Blue Line is about 4 to 6 km away, and trains from there reach Secunderabad and Ameerpet directly, with HITEC City at the far end of a long ride. The Outer Ring Road can be joined at Ghatkesar to the north-east. Schools, hospitals and markets in Uppal and Boduppal are close.

The weak point is the highway itself. The Uppal to Narapally corridor has been under construction since 2018, and its latest promised date is June 2027. Until it opens, peak-hour traffic through Uppal will set the pace of every trip into the city. Buy for the commute you can make today.

What homes will you get, and how dense will it be?

No configurations, sizes, block count or unit count have been released. A filed cost of about Rs 101 crore on roughly 3.8 acres points to a mid-sized community rather than a township, but density depends on the amended plan. For scale, Hallmark Altus fits 404 homes into three high-rise towers on 3.54 acres; Peerzadiguda should not be assumed to copy that format or its price.

The amendment is the detail to watch. Changes to clearance often raise height or built-up area, which can mean more homes, more cars and more pressure on the clubhouse than first planned. Ask what the original clearance allowed and what changes now, and read the SEIAA minutes when they are published.

What will a home at Hallmark Peerzadiguda cost?

The price is to be confirmed. Section 3 of the RERA Act bars advertising or selling an unregistered project, so any figure you hear now is informal. As a market guide only, Square Yards listing data put Peerzadiguda projects at roughly Rs 5,200 to Rs 5,500 per sq ft in early 2026, a fraction of Kondapur rates. A branded gated project with a clubhouse is likely to price above that local average.

When the cost sheet arrives, look past the base rate. Ask for parking, club membership, infrastructure and development charges, floor rise, the corpus fund, advance maintenance and utility connections in writing, with GST and registration shown separately. The Reserve Bank's October 7 hike, which took the repo rate to 5.50 percent, means floating home loans are getting dearer, so test your EMI at a higher rate.

What is the RERA status, and when is possession?

Hallmark Peerzadiguda is not yet registered with TG RERA, and no launch or possession date has been announced. The clearance amendment is still with SEIAA, and building permission and RERA registration lie ahead. Until registration, there is no escrow protection, no binding completion date and no regulator to hear a complaint.

Before paying any amount, search the TG RERA portal by promoter, using the current and former company names, and filter for Medipally Mandal. When one appears, match the promoter, any landowner co-promoters, the land extent of about 3.8 acres and the completion date against what you are shown.

How does Hallmark Peerzadiguda compare with other options?

PropNewz does not yet cover another project inside Peerzadiguda, so the useful comparisons are the builder's own registered work and a registered eastern alternative. Hallmark Altus shows what Hallmark charges and builds in the west. IRA The Square at Adibatla, on the south-east ORR belt, offers registered 4 BHK duplex villas with a revised December 2027 date.

What are the biggest risks and trade-offs?

The main risks are a product that does not exist on paper yet, entity confusion and a commute that depends on a delayed flyover. Peerzadiguda and Boduppal are also full of mid-sized apartment blocks, so prices tend to climb slowly and a future resale buyer will have plenty of choice. Ask whether there is a joint development agreement with landowners, since that changes who signs your agreement and who answers for delays. Run these checks before any money moves.

#Check before booking
1Search rera.telangana.gov.in under both company names and pay nothing until this project is registered.
2Ask what the original clearance allowed and what the August 2026 amendment changes.
3Confirm the landowning entity and whether a joint development agreement exists.
4Visit Gowra Green Living or another completed Hallmark project and talk to residents.
5Get a written, dated cost sheet with every charge, GST and registration listed.
6Compare the RERA carpet area and price per sq ft with registered Uppal and Boduppal projects.
7Drive through the Uppal crossroads to your office at peak hour before you commit.

Our verdict: should you consider Hallmark Peerzadiguda?

Hallmark Peerzadiguda is worth tracking for an east Hyderabad end user, but there is nothing to buy yet. In its favour are a developer with delivered gated communities in Manikonda, a manageable 3.8-acre scale and an eastern suburb with lower entry prices in a city where sales are still rising. Against it are a clearance file still being amended, three company names to reconcile, no RERA registration and a highway that will be dug up until at least mid 2027. Revisit when the TG RERA number and price list are public.

What do buyers ask most about Hallmark Peerzadiguda?

Is Hallmark Peerzadiguda RERA registered?

No. Hallmark Peerzadiguda is RERA-pending and not yet registered with TG RERA. What is on record is an amendment to its environmental clearance, filed through PARIVESH on August 13, 2026 and referred to SEIAA. A clearance is not a sales registration, so pay nothing until a TG RERA number appears on the portal.

What is the price of Hallmark Peerzadiguda?

No price has been announced, so it is to be confirmed at launch. The project is not registered with TG RERA and cannot legally be sold yet. As a rough guide only, listing data put many Peerzadiguda projects near Rs 5,200 to Rs 5,500 per sq ft in early 2026, well below West Hyderabad rates.

Where is Hallmark Peerzadiguda and how is the connectivity?

It is in Pirzadaguda village, Medipally Mandal, in East Hyderabad just beyond Uppal and beside Boduppal, along the Warangal highway (NH 163). The Uppal metro station is roughly 4 to 6 km away and the Outer Ring Road is reachable at Ghatkesar. HITEC City and the Financial District are a long commute.

Who should consider Hallmark Peerzadiguda?

It suits a buyer who works around Uppal, Pocharam, Cherlapally or Secunderabad and wants a gated apartment from a developer with a West Hyderabad record, at an eastern-suburb price. It is a poor fit for daily commuters to Gachibowli or the Financial District, or anyone who needs a price and handover date now.
