Guru Punvaanii Indlabele Review: A Plot Developer's Pre-RERA Building Bet Weighed
A plotted-layout developer's Rs 760 crore building filing near Attibele. RERA-pending and unproven at this scale. Watch, do not pay.
On October 7, 2026, the Reserve Bank of India raised the repo rate by 25 basis points to 5.50 percent, the first increase since February 2023, and home loan rates are expected to follow. On the southern edge of Bengaluru, a different clock is running. A 21 km greenfield stretch of the Satellite Town Ring Road up to the Karnataka and Tamil Nadu border is targeted for completion by November 2026, Swarajya reported in August. Between those two pressures sits Indlabele, a village off the Sarjapur to Attibele road, where a plotted-layout developer has filed for its biggest residential project yet, at about Rs 760 crore.
Short answer: Guru Punvaanii Indlabele is a proposed residential building project by Guru Punvaanii Properties in Indlabele village, Anekal taluk, off the Sarjapur to Attibele road. Price is to be announced at launch, configurations are undisclosed, no possession date exists, and the project is RERA-pending: not yet registered with Karnataka RERA. The single biggest trade-off is execution: a developer whose delivered record is almost entirely plots is proposing a large building project in a corridor that is still maturing.
What is Guru Punvaanii Indlabele, and who is it for?
Guru Punvaanii Indlabele is a placeholder name for an environmental filing, not a launched project. Guru Punvaanii Properties Buildtech LLP submitted a "Proposed Residential Building Plan" to the State Environment Impact Assessment Authority via PARIVESH on August 29, 2026, as proposal SIA/KA/INFRA2/585509/2026. It was accepted at the Terms of Reference stage and referred to the State Expert Appraisal Committee. The Guru Punvaanii Indlabele project page tracks the file.
It suits a watcher more than a buyer for now: someone who already works around Attibele, Bommasandra, Hosur or the Sarjapur end of the corridor and wants a new-format project from a name they know in the Anekal belt. It does not suit anyone who needs a price, a floor plan, a handover date or a finished neighbourhood today.
Is Guru Punvaanii Properties a builder you can trust?
Guru Punvaanii Properties has a short, plot-heavy record, so it has not yet shown it can deliver a large building project. The company was founded in 2019 by Sanjay Baid and Vikas Bohra and runs from a head office in Seshadripuram. Its portfolio is mostly plotted layouts: EKA off Hosur Road in Anekal, which the developer puts at about 48 acres and 656 plots, Exotica off the Anekal to Attibele road, Ernika in Anekal, Eureka near Bidadi, Etasha off Tumkur Road and Shyam Residency off Magadi Road, plus Elegance, a villa project near Bidadi.
Plotted layouts and apartment towers are different disciplines. Plots need roads, drains and title work. Towers need structural design, lifts, fire systems, a long construction cycle and an association handover. The developer's website mentions apartments but names none. PropNewz also found no public listing for the filing entity, the Buildtech LLP, so get its link to the parent firm in writing. Visiting Guru Punvaanii Ernika in Anekal shows the group's current plotted work nearby.
How good is the Indlabele location?
Indlabele is an early-stage, peri-urban location that works best for people employed on the Hosur Road and Attibele side. The village is in Attibele hobli, between Sarjapura and Attibele, where farmland is turning into gated plotted layouts, villa communities and a few townships. Attibele and the NH 44 junction are roughly 5 to 7 km away, Sarjapura town about 10 km, and Electronic City about 20 km by road. The Attibele, Bommasandra and Hosur industrial areas are the nearest large employers, and Wipro's Sarjapur campus is within a drive.
The weaknesses are plain. The closest metro station is the Yellow Line terminus at Bommasandra, about 15 km off. Larger hospitals, malls and established schools are fewer than on Sarjapur Road or in Electronic City, and a daily drive to the Outer Ring Road or Whitefield is long. The ring road section near the state border may help regional access to Hosur once it opens, but treat road timelines as targets, not facts, and do not pay a premium for them.
What homes will you get, and what will the lifestyle be?
Nobody outside the developer knows yet. The filing calls it a residential building plan, which points to apartments or another building format rather than open plots, but it does not disclose the unit mix, sizes, number of towers, floors or land area. Projects routed through Terms of Reference usually need a full impact study, which happens for bigger schemes, and the Rs 760 crore cost points the same way.
Amenities, clubhouse size and open-space share will only be known when the developer publishes a plan or registers the project. Until then, any brochure or layout shown by an agent is a sketch, not a commitment. The binding version will be the one filed with Karnataka RERA, including the carpet area of each home.
What will a home at Guru Punvaanii Indlabele really cost?
There is no price, and there should not be one yet. Section 3 of the Real Estate (Regulation and Development) Act, 2016, bars advertising or selling units in an unregistered project, so any rate an intermediary quotes now is unofficial. The Rs 760 crore figure is a construction estimate for the environmental file, not a sale value.
For orientation, registered projects nearby span a wide range: plots at Abhee Tranquila from about Rs 88 lakh (indicative) and 4 BHK villas at NVT A Wonderful World Eterna, in the same village, from about Rs 3.15 crore. When a cost sheet exists, insist that parking, club fees, BESCOM and water deposits, development charges, floor rise, the corpus fund, maintenance in advance and legal fees appear in writing, with GST, stamp duty and registration listed apart. With the repo rate now rising, also test your loan at a higher rate than today's offer.
What is the RERA status, and when is possession?
Guru Punvaanii Indlabele is RERA-pending: not yet registered with Karnataka RERA, and no possession date has been declared. The environmental file is at the first formal step. After Terms of Reference, the developer must complete an impact study and a public process, apply for the clearance itself, secure building plan sanction and then register with RERA before any legal sale.
The buyer rule is simple: do not pay before registration, not even a token or an expression of interest, because that money would sit outside RERA protection, with no registered carpet area, escrow or completion date. Given the steps still ahead and the time a large building takes, handover before 2030 looks unlikely. When a registration number is quoted, check it on rera.karnataka.gov.in against the legal entity, village, survey numbers, extent, unit count and completion date.
How does Guru Punvaanii Indlabele compare with nearby options?
The nearby alternatives are either registered and further along, or a different format altogether. NVT A Wonderful World Eterna is a registered villa community in Indlabele itself, at a much higher ticket. Abhee Tranquila sells registered plots on the same road. NVT Lakeside Residences is an apartment option on the Attibele side with a tentative 2030 date.
| Dimension | Guru Punvaanii Indlabele | NVT A Wonderful World Eterna | Abhee Tranquila | NVT Lakeside Residences |
|---|---|---|---|---|
| Price band | To be announced at launch | From about Rs 3.15 Cr | From about Rs 88 lakh (indicative) | From about Rs 1.80 Cr |
| Configurations | Not disclosed (building format) | 4 BHK villas | Plots, 30x40 to 40x40 | 3 and 4 BHK |
| Possession | Not declared | December 2030 onwards | December 2026 | 2030 onwards (tentative) |
| K-RERA status | Not yet registered (pending) | Registered | Registered | To be confirmed |
| Distance to Attibele and NH 44 | About 5 to 7 km | Same village, similar | To be confirmed | To be confirmed |
What are the biggest risks and trade-offs?
The main risks are the very early stage, the developer's lack of building experience and a corridor that is still forming. There is no registration, layout, unit plan or price. Rental demand and resale liquidity around Indlabele are thinner than in established suburbs, and large plotted and villa projects nearby compete for the same buyers. Land status also needs checking, including whether the land is owned or held under a joint development agreement. On the positive side, a developer active in the Anekal belt knows the local land market, and the filing is public and traceable. Run these checks before committing anything.
| # | Check before booking |
|---|---|
| 1 | Search rera.karnataka.gov.in by promoter name and pay nothing until this project has its own registration number. |
| 2 | Track SIA/KA/INFRA2/585509/2026 on PARIVESH through the impact study, public hearing and clearance. |
| 3 | Ask how Guru Punvaanii Properties Buildtech LLP relates to the main company and who signs the sale agreement. |
| 4 | Get the survey numbers and confirm whether the land is owned or under a joint development agreement. |
| 5 | Ask who will design and build the towers, and which apartment projects that contractor has delivered. |
| 6 | Get a dated, written cost sheet with every extra charge, GST, stamp duty and registration shown separately. |
| 7 | Drive from Indlabele to your office at peak hour, and check the nearest hospital and school by road. |
Our verdict: should you buy at Guru Punvaanii Indlabele?
Not yet, because there is nothing registered to buy, and the developer has still to prove it can build at this scale. Guru Punvaanii Indlabele is worth watching for people whose work already runs along Hosur Road, Attibele or the Sarjapur end of the corridor. The developer's local presence and the public filing are points in its favour. The plot-only track record, an unexplained filing entity, a thin neighbourhood and no RERA registration weigh more today. Revisit it when a registration, a layout and a cost sheet exist, and compare it then with the registered projects around Indlabele and Attibele.
What do buyers ask most about Guru Punvaanii Indlabele?
What is the price of Guru Punvaanii Indlabele?
No price exists yet. The project is not registered with Karnataka RERA, so it cannot legally be marketed or sold, and any rate quoted by a broker is unofficial. The filed figure of about Rs 760 crore is a project cost for environmental purposes, not a guide to what a single home will cost.
Is Guru Punvaanii Indlabele RERA registered?
No. As of October 25, 2026, the project is not yet registered with Karnataka RERA. Its environmental proposal, SIA/KA/INFRA2/585509/2026, was filed on August 29, 2026, and referred to the state appraisal committee at the Terms of Reference stage. Pay nothing until a registration appears on rera.karnataka.gov.in.
When is possession expected at Guru Punvaanii Indlabele?
No possession date exists. After the Terms of Reference stage, the developer still needs an environmental study, a public hearing process, the clearance itself, plan sanction and RERA registration before launch. A large building project then needs several years to build, so handover before 2030 looks unlikely.
Who should consider Guru Punvaanii Indlabele?
It suits people who already work around Attibele, Bommasandra, Hosur or the Sarjapur end of the corridor and are willing to watch a project for a year or more. It does not suit anyone who needs a price, a plan, a possession date or an established neighbourhood now.
