On October 7, 2026, the Reserve Bank of India raised the repo rate by 25 basis points to 5.50 percent, its first increase since February 2023. Floating home loan rates tend to follow. For a buyer weighing a project with no price, RERA number or possession date yet, both waiting and committing early now cost more. DS Max Sky Samoh, a proposed DS-MAX apartment community in Tavarekere village on Magadi Road, sits squarely in that dilemma. It exists today as an environmental clearance file, filed with the state on May 16, 2026, and very little else.

Short answer: DS Max Sky Samoh is an upcoming DS-MAX Properties apartment project at Tavarekere on Magadi Road, west Bengaluru, with no published price, likely 2 and 3 BHK homes (inferred from the builder's pattern, not disclosed), and no possession date. It is RERA-pending: not yet registered with Karnataka RERA, so nothing should be paid yet. The biggest trade-off is the location, roughly 25 km from the city centre with no metro within 10 km, against what should be a lower ticket size than the inner west.

What is DS Max Sky Samoh, and who is it for?

DS Max Sky Samoh is a pre-launch residential apartment proposal, not a project you can book today. DS-MAX Properties Private Limited submitted it to the State Environment Impact Assessment Authority, Karnataka, through the PARIVESH portal on May 16, 2026, under proposal number SIA/KA/INFRA2/576237/2026. The site is in Tavarekere village, Bengaluru South taluk, PIN 562130. The DS Max Sky Samoh project page on PropNewz records the promoter, the village and the filing, and nothing more is official yet.

The need for state clearance signals scale: SEIAA handles projects of at least 20,000 sq m built-up, about 2.15 lakh sq ft, so this is a mid-sized community, not a single block.

It is one to watch for a buyer working around Kengeri, Rajarajeshwari Nagar or Magadi Road who wants an apartment rather than a plot and can wait for registration and a full build. It is not for anyone needing a home soon, a metro commute or quick resale.

Is DS-MAX Properties a builder you can trust?

DS-MAX is an established volume builder with a long delivery record, but its brand rests on affordability, not specification, so judge it on its finished buildings. It builds mid-market high-rises, mostly compact 2 and 3 BHK homes at or below Rs 1 crore. Listing platforms credit it with more than 100 completed projects, though counts differ by source, from 102 to over 130.

Its website lists Sangam Grand in Whitefield, Sky Shubham in K R Puram, Senate near Silk Board and Shresta in Thanisandra as sold out. The current pipeline includes Sky Sukhino on Magadi Road, Sky Sanjeevini on Tumkur Road and Sky Stanza near Jigani. The closest comparable on PropNewz is DS Max Sky Sansidh in Kengeri, another pre-launch DS-MAX filing that received environmental clearance on May 14, 2026, per the PropNewz Sansidh review.

One item belongs in your diligence file. The National Green Tribunal website shows an application, OA 33 of 2022, about alleged encroachment of water bodies near DS Max Sangam Grand at Seegehalli.

How good is the Tavarekere location on Magadi Road?

The location is peripheral and road-dependent today, with a lower price base as the compensation. Tavarekere is a hobli town about 25 km west of the city centre, on the road towards Magadi. The stretch has so far been dominated by plotted layouts and villa communities, and apartments are only now arriving.

The main connectors are the NICE Road junction on Magadi Road and the Kengeri side of Mysore Road. The nearest working metro is the Purple Line terminus at Challaghatta, beyond Kengeri, well over 10 km by road. Local jobs are few, so most residents would commute to Kengeri, Rajarajeshwari Nagar, Vijayanagar or Peenya, on a Magadi Road that narrows and slows near the city.

The Satellite Town Ring Road and Peripheral Ring Road are long-range possibilities, not reasons to buy now.

A small warning on the name. Bengaluru has a second Tavarekere, near BTM Layout, which has a Pink Line station that the state said on September 2 was ready and awaiting inauguration, according to ETV Bharat. That metro news does not apply to this Magadi Road village.

What homes will DS Max Sky Samoh offer?

No unit plans, tower count, floor count or amenity list have been published. Based on how DS-MAX usually builds, the likely shape is a high-rise community of compact 2 and 3 BHK homes with a clubhouse, pool and gym. That is an inference, not a disclosure.

Two documents will settle the details. The SEIAA appraisal record will state the site area, the built-up area and the dwelling unit count. The RERA registration will then fix the carpet areas, the amenity schedule and the binding completion date. Until both exist, channel partner flyers are not a basis for a decision. Compact DS-MAX layouts keep tickets low but rooms tight, so ask for carpet area.

What will a home at DS Max Sky Samoh cost?

There is no price, and none can lawfully be quoted before RERA registration. The only anchor is indirect. DS-MAX's own website lists Sky Sukhino, a separate project on Magadi Road, from about Rs 89 lakh onwards. That indicates where the builder positions itself on this corridor, but Sky Samoh will have its own price sheet at launch, and a village location 25 km out may price lower or higher depending on unit sizes.

The PARIVESH record shows a filed project cost of 7,924. Building costs on the portal are usually entered in Rs lakh, which would make it about Rs 79 crore, but PropNewz has not confirmed the unit. Either way, it is a cost estimate, not a sales value.

When a cost sheet appears, insist that parking, club fees, deposits, floor rise, maintenance and taxes are each itemised. With the repo rate at 5.50 percent, model your EMI at a higher rate than today's quote.

What is the RERA status, and when is possession?

DS Max Sky Samoh is not yet registered with Karnataka RERA, and no possession date has been declared. Approval status is under process. That means no statutory protection yet: no escrow of buyer money, no binding completion date and no regulator to approach if plans change.

Do not pay a booking amount, an expression of interest or a token before registration. When the project is registered, search the Karnataka RERA portal under the promoter name, DS-MAX Properties Private Limited, and match the land extent, unit count and completion date to what you are being sold. A full high-rise build cycle usually runs four years or more after registration, so possession before 2030 would be optimistic. That is a PropNewz estimate, not a filed date.

How does DS Max Sky Samoh compare with nearby options?

Few registered apartment options exist inside Tavarekere itself, so the realistic comparisons are a DS-MAX filing closer to the city and a ready plotted layout in the same village. Banyan Tree Plots in Tavarekere sits on Sy No 132/2 and 132/3 in the same village, with the layout completed and its final release dated August 19, 2025.

What are the biggest risks and trade-offs?

The main risks are the missing paperwork, an untested resale market and a long road commute. There is no registration, land extent, unit count, price or possession date. Apartments are new to Tavarekere, so rental and resale demand are unproven compared with Kengeri or Rajarajeshwari Nagar, and an exit could take longer. Schools, hospitals and organised retail are still thin. The project will also compete with DS-MAX's own Sky Sukhino on Magadi Road, so compare the two on price, distance and construction stage. Against that, land is cheaper and the builder has delivered at volume.

#Check before booking
1Confirm a K-RERA registration number on rera.karnataka.gov.in before paying any token, EOI or booking amount.
2Read the SEIAA decision on proposal SIA/KA/INFRA2/576237/2026 for site area, built-up area and unit count.
3Get a dated, itemised cost sheet with parking, club, deposits, floor rise, GST and stamp duty shown.
4Compare the launch rate with DS Max Sky Sukhino on Magadi Road and Kengeri resale prices.
5Visit two completed DS-MAX buildings and check lifts, seepage and common area upkeep.
6Drive from Tavarekere to your office at peak hour on Magadi Road and on Mysore Road.
7Read the status of NGT application OA 33 of 2022 and get your loan sanctioned at today's higher rates.

Our verdict: should you consider DS Max Sky Samoh?

DS Max Sky Samoh is a project to track, not to book. The builder's volume record and the likely lower ticket size are real points in its favour for a west Bengaluru end user. But today there is nothing to buy: no RERA number, no price and no date, in a peripheral pocket where the metro is far and the resale market is untested. Wait for the registration, read the filed carpet areas and completion date, and compare the launch price with Kengeri before you commit a rupee.

What do buyers ask most about DS Max Sky Samoh?

What is the price of DS Max Sky Samoh?

No price has been announced, because DS Max Sky Samoh is not yet registered with Karnataka RERA and cannot lawfully be sold. As a loose anchor, DS-MAX lists its separate Sky Sukhino project on Magadi Road from about Rs 89 lakh. Sky Samoh will publish its own price sheet only after registration.

Is DS Max Sky Samoh RERA registered?

No. DS Max Sky Samoh is RERA-pending and not yet registered with Karnataka RERA. DS-MAX Properties filed for environmental clearance on May 16, 2026 under proposal SIA/KA/INFRA2/576237/2026. Do not pay any token or booking amount until a registration number appears on rera.karnataka.gov.in under the promoter's name.

When is possession at DS Max Sky Samoh?

No possession date has been declared, because the project is still at the environmental clearance stage and not registered. The binding date will be whatever DS-MAX files with K-RERA. A full high-rise build usually takes four years or more after registration, so possession before 2030 looks optimistic on current information.

Who should consider DS Max Sky Samoh?

It suits a patient end user working around Kengeri, Rajarajeshwari Nagar or Magadi Road who wants a new apartment at a moderate ticket size and can wait for registration and a long build. It suits less well anyone needing metro access, established schools and hospitals nearby, quick possession or easy resale.
