Candeur Kukatpally Review: IDL Lake 2.5 and 3 BHK Township Weighed Before RERA
A rare 20 acre community in the Kukatpally core worth tracking, but RERA-pending, unpriced and facing heavy supply on the IDL estate.

On the evening of October 18, 2026, Hyderabad Traffic Police shut the roads around IDL Lake in Kukatpally from 5 pm to 11 pm for Bathukamma, pushing HITEC City traffic through KPHB 4th Phase and Moosapet to reach Y Junction, Telangana Today reported. The lake those crowds gathered beside is where Candeur Constructions plans one of the largest new gated communities in the Kukatpally core. Demand is not the question. Knight Frank counted 29,125 Hyderabad home sales from January to September 2026, the best nine months since 2018, per UNI. The question is whether this project can be judged before its paperwork exists.
Short answer: Candeur Kukatpally is a pre-launch community of about 20 acres near IDL Lake, with channel partners describing 13 high-rise towers of 2.5 and 3 BHK homes from about 1,552 sq ft to 2,207 sq ft. It is RERA-pending, with environmental clearance shown as granted, and the price is to be announced at launch. The location is the strength. The biggest trade-off is scale: thousands of homes on one estate, with more launches coming next door, and almost every number still unconfirmed.
What is Candeur Kukatpally, and who is it for?
Candeur Kukatpally is a large apartment township that is cleared on the environmental side but not yet sellable. According to the Candeur Kukatpally project page, Candeur Builders Private Limited filed with the State Environment Impact Assessment Authority for residential apartments on Survey No. 1011/12. The Terms of Reference proposal went in on April 4, 2026 and the clearance proposal on May 11, 2026, which PARIVESH now marks as granted. The filed project cost is about Rs 2,729 crore.
It is pitched at working families: IT staff at HITEC City, JNTU or Madhapur who want a new gated home without moving to Kollur, Tellapur or Bachupally. A 20 acre plot in an old, built-up suburb is rare, and that is the hook. It is a poor fit for anyone who wants a quiet, low-rise layout or a confirmed handover date.
Is Candeur Constructions a builder you can trust?
Candeur is an established Hyderabad name with a moderate track record, and this project would test it at a new scale. Its earlier communities include Candeur Lakescape in Kondapur and Candeur Twins in Miyapur, which is registered with Telangana RERA and lists possession from September 2028. Larger high-rises such as Candeur Crescent are under development in the Serilingampally and Financial District belt.
Compared with Hyderabad's oldest developers, Candeur's delivered portfolio is shorter, and a project of perhaps 3,000 homes is a big step up. That is not a red flag on its own. It does mean the useful evidence is on the ground: visit a finished Candeur community, ask residents how handover, snagging and the move to an owners' association went, and compare recent projects' progress with their RERA completion dates.
How good is the IDL Lake location?
The location is the best part of the proposition, because it works today without waiting for new infrastructure. The site sits on part of the former IDL industrial estate, land long tied to GOCL Corporation, the Hinduja group company whose explosives subsidiary gave the area its name. The Red Line metro runs along NH 65 and the nearest stations at Kukatpally, KPHB and JNTU are about 3 km from the site. By road, HITEC City is a 5 km to 7 km run.
Schools, hospitals and the large malls around KPHB and Y Junction are already in place. The cost is congestion. NH 65 and the JNTU stretch are among the slowest roads in the north-west at peak hours, the approach from Green Hills Road is narrow, and the October diversion shows how quickly lake-side roads choke. With GOCL selling down a large land bank, the IDL estate could add many thousands of homes within five years.
What homes and amenities are planned?
Channel partners describe two formats. The 2.5 BHK spans roughly 1,552 to 1,680 sq ft, and the 3 BHK runs from roughly 1,850 to 2,207 sq ft. Some listings show 13 towers of ground plus 25 floors over four basements, which PropNewz treats as indicative. The 2.5 BHK, a two bedroom home with a study or flexible third room, is the format most families here will compare.
The master plan circulated by channel partners shows a central green of roughly 4.25 acres and a six level clubhouse of roughly 1.35 lakh sq ft, listed with a pool, gym, indoor games, courts, a jogging track and play areas. Unit estimates range from about 2,800 to about 3,700 homes, and none comes from Candeur. That spread matters: at the upper figure, density reaches roughly 185 homes an acre, which strains lifts, parking and the clubhouse.
What will a home at Candeur Kukatpally cost?
There is no official price, and the informal figures contradict each other. One microsite quotes a base of about Rs 5,499 per sq ft, which would put a 1,552 sq ft home near Rs 85 lakh before charges. An aggregator instead lists all-in tickets of about Rs 1.33 crore to Rs 1.89 crore for 1,552 to 2,207 sq ft, implying an effective rate well above Rs 8,000 per sq ft. Both cannot be right.
Build the full cost stack before you compare. When a price list is issued, ask for parking, club membership, development and infrastructure levies, floor rise, location premiums, corpus, advance maintenance and utility connection fees, with GST, stamp duty and registration shown separately. Channel partners are collecting expressions of interest. An EOI is not a booking and gives you none of the protections of a registered agreement.
What is the RERA status, and when is possession?
Candeur Kukatpally is not yet registered with Telangana RERA, although registration is reported as applied for, and Candeur has declared no possession date. Environmental clearance is a separate permission and does not replace registration, which is what brings a declared completion date and an escrowed project account.
One aggregator shows December 2030 and early construction progress while also listing no RERA number, a combination that does not fit a project still awaiting launch. Ignore it. Once registered, search rera.telangana.gov.in by promoter name, then match the legal entity, survey numbers, land extent and completion date to what you are told. A 13 tower project will likely hand over in phases, so ask which towers are in phase one.
How does Candeur Kukatpally compare with nearby options?
Its closest rival is on the same estate, and its closest registered benchmark is the builder's own Miyapur project. SRIAS Codename Kukatpally, opposite Rainbow Vistas on the IDL land, is also pre-RERA and offers a wider mix up to 4 BHK. Candeur Twins gives a registered reference point a short drive north-west.
| Dimension | Candeur Kukatpally | SRIAS Codename Kukatpally | Candeur Twins |
|---|---|---|---|
| Price band | To be announced at launch | Not published (pre-RERA) | To be confirmed |
| Configurations | 2.5 and 3 BHK, about 1,552 to 2,207 sq ft (indicative) | 2.5, 3, 3.5 and 4 BHK | 3 BHK |
| Possession | Not declared | To be confirmed, about 3 years from launch | September 2028 onwards |
| TG RERA status | Pending, not yet registered | Pending, not yet registered | Registered |
| Distance to HITEC City | About 5 km to 7 km by road (quoted) | Similar, same IDL estate | To be confirmed |
What are the biggest risks and trade-offs?
The main risks are unreliable data, land structure and a wave of competing supply. Unit counts, tower heights, central green size and prices all differ between channel sources. The same survey number, 1011/12, appears in a separate SRIAS filing, so ask whether Candeur owns its parcel or holds it under a development agreement with GOCL or another owner, and request the title chain. More IDL launches could mean heavy resale and rental competition at handover. Use this checklist once the project registers.
| # | Check before booking |
|---|---|
| 1 | Find the TG RERA registration on rera.telangana.gov.in before paying anything beyond a refundable EOI. |
| 2 | Ask for title documents for Survey No. 1011/12 and any development agreement with the landowner. |
| 3 | Get the phasing plan and confirm which tower and phase your unit sits in. |
| 4 | Insist on a dated, written cost sheet with every charge and GST listed separately. |
| 5 | Compare the RERA carpet area with the super built-up figure in the brochure. |
| 6 | Visit a completed Candeur community and speak to residents about handover and maintenance. |
| 7 | Drive from Green Hills Road to your office via NH 65 at 9 am on a weekday. |
Our verdict: should you wait for Candeur Kukatpally?
Track it closely, but keep your money until the RERA number and price list are public. An established suburb, a metro line about 3 km away, a large central green and family-sized 2.5 and 3 BHK plans make a strong case for end users. Against that sit conflicting price signals, a very large unit count, a land structure that needs explaining and more IDL estate supply on the way. Compare it at launch with SRIAS and with registered projects in Miyapur and Kondapur.
What do buyers ask most about Candeur Kukatpally?
What is the price of Candeur Kukatpally?
No official price exists yet. Channel figures disagree: one microsite quotes a base of about Rs 5,499 per sq ft, while an aggregator lists all-in tickets of about Rs 1.33 crore to Rs 1.89 crore. Because the project is not RERA registered, treat both as unofficial and wait for a dated price list.
Is Candeur Kukatpally RERA registered?
No. As of October 25, 2026 the project is RERA-pending and not yet registered with Telangana RERA, though registration is reported as applied for. Its environmental clearance, filed in May 2026, shows as granted on PARIVESH. Clearance is not registration, so pay nothing beyond a refundable expression of interest before the number appears.
When will Candeur Kukatpally be ready for possession?
Candeur has not declared a possession date. One aggregator shows December 2030, but no RERA registration backs it. A 13 tower community of this size will almost certainly be built in phases, so ask which towers come first and rely only on the completion date in the RERA registration and agreement.
Who should consider Candeur Kukatpally?
It suits families and IT professionals who want a new gated community inside an established suburb with metro, schools and malls already in place, and who are happy with 2.5 or 3 BHK sizes. It does not suit buyers who need a fixed price, a firm handover date or a low-density layout.
This review reflects information available as of October 25, 2026.
