Many of Hyderabad's large new launches sit on the city's outer edges, along or beyond the Outer Ring Road. This one is different: a 12.5 acre land parcel inside the established Kukatpally belt, near the IDL lake, with three Red Line metro stations within roughly five minutes and HITEC City about 6 km away. Kukatpally is one of the city's densest residential and retail districts, with more than twenty schools and twenty hospitals in the vicinity, so daily convenience is already in place rather than promised. The trade off is the traffic that comes with that density, particularly on the NH 65 and JNTU corridors at peak hours, and the fact that big plots in the core are rare, which tends to show up in the price.

Three bedroom homes come in three sizes, 1,550, 1,900 and 2,200 sq ft, followed by a 3.5 BHK of 2,600 sq ft, two 4 BHK plans of 2,825 and 3,030 sq ft, and a 4.5 BHK of 3,950 sq ft with a maid's room. The site plan arranges the seven towers around a central courtyard, with Club 1 and Club 2 on the podium and the main entry off a 30 m road, built in two phases. The amenity count is stated at more than 100, and the ones named so far cover the essentials: a swimming pool, a gymnasium, indoor games, children's play areas, landscaped gardens, a jogging track, sports courts, a yoga deck and a multipurpose hall. The full list will only be fixed in the RERA filing and the agreement for sale.

Pricing, Approvals and the Investment View

There is no price list, and there should not be one yet. SRIAS has stated that prices and payment plans will be published at launch, after the project is registered with Telangana RERA, and that no payment is being taken before then. That is consistent with Section 3 of the Real Estate (Regulation and Development) Act, 2016, which bars marketing or selling units in an unregistered project. The developer indicates possession about three years from launch, which would point to roughly 2030, but no completion date exists until the registration is issued. The investment logic is the scarcity of a fresh 12.5 acre community in a mature, metro connected suburb; the risk is that everything, from the unit count to the price, is still unconfirmed.

What a Buyer Should Weigh

Treat every number as provisional. One property platform lists this project at 12.7 acres with only 3 and 4 BHK homes of 2,290 to 3,605 sq ft, a January 2026 launch and February 2030 possession, none of which matches the developer's current material, and some channel listings call it SRIAS GOCL. The unit count has not been announced, so density, parking ratios and clubhouse load per home cannot yet be judged. SRIAS is a relatively new developer with a short delivery record, so visit a completed or near complete SRIAS site and ask whether the land is owned outright by the promoter or held under a joint development agreement, since that decides who carries the title obligations. Finally, an expression of interest is not a booking: if you register interest, make sure no money changes hands until the TGRERA number is issued.
