Vaishnavi Vana Review: Turahalli Forest-Edge 1 to 3 BHK, Pre-RERA, Weighed

A rare small forest-edge site near a working metro, but RERA-pending, premium-priced and full of shifting numbers. Wait for registration.

Illustration of Vaishnavi Vana, three 10-storey towers by Vaishnavi Group beside the Turahalli forest off Kanakapura Road, South Bengaluru

On September 30, 2026, Vaishnavi Infrastructure and Properties LLP filed for environmental clearance for a high-rise residential building at Thurahalli, off Kanakapura Road, at a project cost of Rs 128 crore. Its channel partner had named October 15 as the launch date. That date has now passed, and as of October 25 PropNewz found no Karnataka RERA number for the project. In between, on October 7, the Reserve Bank of India raised the repo rate to 5.50 percent, its first hike since February 2023, which will push up the cost of the very home loans buyers would use here.

Short answer: Vaishnavi Vana is a pre-launch, low-density project by Vaishnavi Group beside the Turahalli forest, marketed as 146 homes of 1, 2 and 3 BHK in three 10-storey towers, at indicative prices from about Rs 1.02 crore to Rs 2.33 crore before taxes. It is RERA-pending: not yet registered with Karnataka RERA, and its October 2031 possession date is only indicative. The forest edge and an established neighbourhood are the case for it. The biggest trade-off is a premium carpet rate near Rs 14,500 per sq ft for numbers that are still provisional and partly contradictory.

What is Vaishnavi Vana, and who is it for?

Vaishnavi Vana is a small apartment community planned at Thurahalli village in Bengaluru South, at the edge of one of the last large green tracts inside the southern city. Channel-partner material describes about 2.79 acres, three towers of two basements, stilt and 10 floors, and 146 homes. The environmental proposal, SIA/KA/INFRA2/593527/2026, is at the Terms of Reference stage and was under verification. The Vaishnavi Vana project page tracks it.

It suits a family whose work is in South or Central Bengaluru, who would rather live among 146 households than 1,500, and who values the forest and a working metro line nearby more than a short drive to a tech park. It does not suit anyone who needs a confirmed price, a fixed handover date or an easy commute to Whitefield or the Outer Ring Road.

Is Vaishnavi Group a builder you can trust?

Vaishnavi Group is an active Bengaluru developer with registered projects in the south and north of the city, which gives buyers something real to inspect. Its most visible recent launch is Vaishnavi AT-One Krishna Brindavan near Banashankari, a 359-home tower project of 3 and 4 BHK on 4.95 acres launched in October 2025, which PropNewz lists from about Rs 3.50 crore with a June 2030 date. The group is also building the fourth phase of its AT-One Life community off Yelahanka, and has marketed plots on the Sarjapura and Attibele road.

Turahalli would be a smaller, nature-led format for the group, close to its Banashankari base. The real question is where the numbers come from. Most detail on Vaishnavi Vana comes from a channel-partner microsite, not a developer filing, so check finished Vaishnavi buildings and the eventual RERA documents rather than marketing pages.

How good is the Turahalli location?

The location is strong for South Bengaluru life and weak for an eastern commute. Turahalli lies between Kanakapura Road and the Uttarahalli and Subramanyapura belt, beside the Turahalli forest, which is now a reserved forest with entry to the state forest section restricted. That protection is part of the appeal, because the green edge is unlikely to be built over.

Daily needs are already here: Banashankari, JP Nagar and Jayanagar lie a few minutes north, with Vega City Mall, Bannerghatta Road shops and Kanakapura Road hospitals and schools close by. The Green Line runs along Kanakapura Road with working stations at Konanakunte Cross, Doddakallasandra, Vajarahalli and Silk Institute a few kilometres away, and NICE Road gives an orbital route to Electronic City and Mysore Road. The cost is the drive east: Whitefield, the Outer Ring Road and Electronic City are long peak-hour trips, and the inner Uttarahalli roads are narrow and slow.

What homes will you get, and what will the lifestyle be?

Marketing splits the 146 homes into 20 one-bedroom units near 700 sq ft of carpet, 62 two-bedroom units near 1,250 sq ft and 64 three-bedroom units near 1,600 sq ft, with no super built-up figures. At 146 homes on roughly 2.79 acres, density is about 52 homes per acre, which is light for a Bengaluru apartment project, and the microsite claims about three quarters of the land as open, landscaped space.

The amenity plan is substantial for the size: a clubhouse of more than 15,000 sq ft, a heated pool, gym, several sports courts, a jogging track, creche, pet park and mini theatre, plus EV charging. All of it is marketing material until it appears in the RERA filing and the sale agreement.

What will a home at Vaishnavi Vana really cost?

The channel partner quotes roughly Rs 1.02 crore, Rs 1.82 crore and Rs 2.33 crore for the 1, 2 and 3 BHK, all before GST, registration and extras. On the quoted carpet areas, that is roughly Rs 14,500 per sq ft of carpet for every type, a premium ask for this pocket. Delivered resale homes at Prestige Falcon City in Konanakunte are listed from about Rs 1.65 crore, and Mahindra Eden on Kanakapura Road is registered from about Rs 50.55 lakh.

No official cost sheet exists. Ask in writing for parking, club membership, BESCOM and BWSSB connection charges, power backup, the maintenance deposit and period, floor rise or location premiums, and the GST rate, with stamp duty and registration separate. The demand backdrop is firm: Anarock data reported on September 29 showed Bengaluru sales up 12 percent and prices up 8 percent a year earlier. With rates rising, price your EMI above today's quote.

What is the RERA status, and when is possession?

Vaishnavi Vana is RERA-pending: it is not yet registered with Karnataka RERA, and the October 2031 possession date is indicative, not binding. The environmental clearance is at the Terms of Reference stage, which comes before the full clearance and the building plan sanction. A launch announced for October 15 without a registration number would not be a lawful sale.

The microsite says an expression of interest window opened in mid 2026. Any money paid now sits outside RERA protection, so do not pay before registration, and if you have already paid an EOI, get the refund terms in writing. Search rera.karnataka.gov.in by Vaishnavi Infrastructure and Properties LLP, and match the registration number, legal entity, land extent and completion date against what you are told.

How does Vaishnavi Vana compare with nearby options?

Vaishnavi Vana is the smallest and most forest-facing of these, and also the costliest per square foot among new launches. Prestige Forest Edge is a larger pre-registration project on the same road at a far lower entry price. Mahindra Eden is registered and closer to handover. Prestige Falcon City is a finished community near Konanakunte Cross metro for a resale benchmark.

What are the biggest risks and trade-offs?

The main risks are unreliable early numbers, an approval trail that has barely started and a premium price for a long wait. The microsite contradicts itself: one section says 250 units in 33-floor towers against 146 units and 10 floors elsewhere, the site is given as 2.79 acres in one place and 3.6 in another, and the booking sum varies from Rs 2 lakh to Rs 5 to 6 lakh. The environmental filing confirms the entity, village and cost, not the unit count. Against that, a small, protected-forest-edge site in a working neighbourhood is genuinely scarce. Use these checks.

#Check before booking
1Search rera.karnataka.gov.in for Vaishnavi Infrastructure and Properties LLP and pay nothing until a registration number exists.
2Get the registered unit count, tower height and land extent, and confirm whether it is 146 or 250 homes.
3If you paid an EOI, get written refund terms and confirm whether the amount was Rs 2 lakh or more.
4Ask for the RERA carpet and super built-up area of your unit, and compare the carpet rate with registered projects nearby.
5Get a dated, written cost sheet with every extra charge, GST, stamp duty and registration listed.
6Ask for the expected monthly maintenance, given a large clubhouse shared by only 146 homes.
7Drive to your office at peak hour, and check the distance on foot and by road to the nearest Green Line station.

Our verdict: should you buy at Vaishnavi Vana?

Not yet, because there is nothing registered to buy and the numbers are still moving. Vaishnavi Vana deserves a place on the shortlist of a South Bengaluru family that wants a small, green community near a working metro and can wait into 2031. Its setting, low density and finished neighbourhood are real strengths. The premium carpet rate, the contradictory marketing figures, an early-stage environmental file and the missing RERA number are real weaknesses. Wait for the registration and an official cost sheet, then compare the carpet rate with registered options on Kanakapura Road.

What do buyers ask most about Vaishnavi Vana?

What is the price of Vaishnavi Vana?

Channel-partner quotes run from roughly Rs 1.02 crore for the 1 BHK through Rs 1.82 crore for the 2 BHK to Rs 2.33 crore for the 3 BHK, before GST, registration and extras. That works out near Rs 14,500 per sq ft of carpet area. It is not an official price list, which should only follow RERA registration.

Is Vaishnavi Vana RERA registered?

No. As of October 25, 2026, PropNewz found no Karnataka RERA number for the project, and its environmental filing, SIA/KA/INFRA2/593527/2026, is at the Terms of Reference stage. Search rera.karnataka.gov.in for Vaishnavi Infrastructure and Properties LLP before paying any EOI or booking amount.

When is possession expected at Vaishnavi Vana?

Channel-partner material indicates October 2031, but that date is not binding. The environmental clearance is still at an early stage and RERA registration has not been issued, so the only committed completion date will be the one declared on the K-RERA portal. Plan for a horizon of at least five years.

Who should consider Vaishnavi Vana?

It suits families who work in South or Central Bengaluru, want a small, low-density community beside a forest and near a working metro line, and can wait five years. It does not suit buyers who need a confirmed price and date, or whose office is on the Outer Ring Road or in Whitefield.
