Total Environment Sarjapur Review: Great Design, Open Questions

The most distinctive residential product in Bangalore, on the firm's largest site yet, with no published price and no registration.

Total Environment does not build like anyone else in Bangalore. Brick facades, terrace gardens on every level, exposed concrete and a customisation programme that lets buyers alter layouts before construction have given the firm a following that other developers would pay a great deal for. Its new Sarjapur project at Dommasandra is 30-plus acres with more than 1,500 homes, mixing apartments and villas. Price is on request and there is no registration yet.

Short answer: Total Environment Sarjapur is a pre-launch mixed-format development at Dommasandra on Sarjapur Road, spanning more than 30 acres with over 1,500 homes across 3 and 4 BHK apartments and 4 BHK villas. Pricing is on request, possession is indicated from 2030 onwards, and no K-RERA registration exists. The trade-off is that a developer known for slow, detailed, design-led building is attempting its largest format here, and neither the price nor the tower configuration has been published.

What is this project?

A mixed-format community rather than a single product. More than 1,500 homes across 30-plus acres, combining 3 and 4 BHK apartments with 4 BHK villas on one masterplan. That works out to roughly 50 homes per acre, which for a mixed apartment and villa scheme is a moderate density and leaves genuine room for the landscape-heavy planning Total Environment is known for. The floor configuration has not been published, which for a developer whose buildings are usually low-rise and terraced is a meaningful gap.

What makes Total Environment different?

Design integration and customisation, more than amenities. The firm designs, builds and landscapes in house, which is unusual in Indian residential development and shows up in the consistency of its finished projects. Terrace gardens are structural rather than decorative, brick and concrete are used as finished surfaces rather than substrates, and buyers can typically modify internal layouts during construction rather than accepting a fixed plan.

The cost of that approach is time. Total Environment projects have historically taken longer to complete than volume builders' projects of similar size, because the construction method is more involved and the customisation adds sequencing complexity. Buyers who value the product accept the timeline. Buyers who need a home by a fixed date should understand it going in.

Is Dommasandra the right part of Sarjapur Road?

It is the outer part, and that shows in both directions. Dommasandra sits on Sarjapur Road beyond the main Wipro and Infosys cluster, which means lower land cost and therefore the ability to build at 30-plus acres with villas in the mix, something that is no longer possible closer in. Sarjapur Road as a whole trades at roughly Rs 11,200 to Rs 12,500 per square foot, and Dommasandra typically sits below that band.

The counterweight is infrastructure. The Sarjapur Road stretch approaching Dommasandra carries heavy peak traffic, the Metro Phase 3A Red Line along the Outer Ring Road was approved in December 2024 with completion targeted for 2033, and social infrastructure thins as you move outward. This is a location that will be materially better in eight years and is merely workable today.

What will it cost all in?

No base price has been published, so no all-in figure can be computed. What can be stated is the structure, and Total Environment's own project documentation is unusually candid about it: 5 percent GST on the construction component, 1 percent TDS, 6.6 percent Karnataka stamp duty and registration, car parking, club membership or corpus, 12 to 24 months of advance maintenance, utility deposits and statutory infrastructure charges, plus floor rise or preferred location premiums. On villa formats there are additional plot premiums and exterior finish upgrades. The developer's own guidance puts the extras at 18 to 25 percent above base price, which is a higher and more honest figure than most brochures admit.

Is it registered, and when is possession?

No K-RERA registration exists and possession is indicated from 2030 onwards. On a 30-plus acre mixed-format scheme, registration will almost certainly arrive in phases rather than covering the whole site at once, so when it does appear, check which parcel and which format your unit falls under. Without registration there is no mandated project account, no enforceable completion date and no delay compensation, and that matters more than usual on a developer whose timelines are known to run long. Karnataka RERA has been firmer through 2026, penalising builders who fail to file annual audit reports, but that reach stops at registered projects.

There is a second reason the registration matters here specifically. Customisation, which is the developer's signature offer, sits awkwardly with the RERA framework, because a modified layout changes the carpet area and the sanctioned plan that the registration records. Ask precisely how layout changes are documented, whether they are executed through a supplementary agreement, and what happens to the registered carpet area on your unit if you take up the option. Buyers who love the flexibility should still want it papered properly.

On format it is the most distinctive. On documentation it lags two peers.

If registration is your first filter, Mana Skanda The Right Life carries a K-RERA number and a much lower density at 21 homes per acre in Phase One. For a registered option with a published entry price, Fortune Primero Seven starts at Rs 85 lakh with a December 2030 registered completion date.

What are the honest risks?

Timelines are first. Total Environment builds beautifully and builds slowly, and a 2030-onwards indication on an unregistered 30-plus acre scheme could stretch further. Second, the price gap: with nothing published, you cannot benchmark this against Dommasandra comparables, and the developer's product typically commands a premium that only makes sense if you specifically want it. Third, resale. Design-led homes attract a narrower buyer pool, which usually means stronger pricing with a smaller number of interested purchasers, so exits can take longer even when values hold.

If you already know you want a Total Environment home, this is the firm's largest and most varied Bangalore offering, and 30-plus acres gives it room to do the landscape and terrace work properly. The product case is genuinely strong and hard to substitute elsewhere in the city. The process case is weaker. No price, no registration, no floor configuration and a developer whose timelines historically run long is a lot of open questions on a 2030-onwards handover. Ask for the registration status in writing, get the base price, and only then decide whether the design premium is worth it to you.
