Sobha Kismatpur Review: Pre-Launch Gandipet High-Rise Weighed Before RERA

A branded Gandipet high-rise worth tracking, not booking: no TG RERA number, no price and no plan yet, and Sobha's Hyderabad record is thin.

On October 2, 2026, Sobha Limited told the stock exchanges it had sold 828 homes worth Rs 22.06 billion in the July to September quarter, and that both of its launches in that period were in Calicut and Mysore, Angel One reported. Hyderabad was not on the list. That matters for anyone tracking Sobha Kismatpur, the high-rise the company has filed for off the Outer Ring Road in Gandipet Mandal, because the city itself is busy: Anarock counted 12,970 Hyderabad home sales in the same quarter, up 15 percent on a year earlier, per Construction World. Buyers want a branded tower in this belt. They just cannot book one yet.

Short answer: Sobha Kismatpur is a pre-launch apartment project by Sobha Limited on Survey No. 160, Kismatpur, about 14 km from the Financial District. It is RERA-pending, with no price list, no confirmed plan and no possession date; listings suggest 3 and 4 BHK homes in two towers of up to about 56 floors. The price is to be announced at launch. The biggest trade-off is that you would be backing a strong national brand with almost no local delivery record, on paperwork that does not exist yet.

What is Sobha Kismatpur, and who is it for?

Sobha Kismatpur is an environmental clearance filing that has not yet become a sellable project. According to the Sobha Kismatpur project page, Sobha Limited and other parties applied to the State Environment Impact Assessment Authority through PARIVESH, first for Terms of Reference in May 2026 and then for clearance in July 2026. PARIVESH now shows that clearance as granted. The filing describes residential apartments with a clubhouse and a project cost of about Rs 687 crore.

It is for a patient buyer. Think of a Gachibowli or Financial District professional who has been priced out of Kokapet and Narsingi, wants a big 3 or 4 BHK from a listed developer, and can wait several years for keys. It is not for anyone who needs a home by 2028, a confirmed floor plan today or a metro station near the gate.

Is Sobha Limited a builder you can trust in Hyderabad?

Sobha has a long national record but a very short Hyderabad one, so the brand is reassuring and the local evidence is thin. The company was founded in 1995 by PNC Menon, trades on the NSE and BSE, and is known for a backward-integrated model in which it makes its own concrete products, glazing and interiors. Delivered Bengaluru work includes Sobha Royal Pavilion on Sarjapur Road and Sobha Indraprastha at Rajajinagar, and current Bengaluru launches such as Sobha Dream Acres on Panathur Road show the scale it works at.

Hyderabad is a different story. Sobha entered the city in 2023 with Sobha Waterfront, a 106-home project, and its July 2026 investor deck lists just one forthcoming Hyderabad project of about 1.73 million sq ft on roughly 5 acres of land. The deck does not name the site, though the profile fits Kismatpur. The filing also says Sobha Limited "and others", which usually points to landowner partners. Ask early whether this is a joint development and who signs your agreement.

How good is the Kismatpur location?

Kismatpur is a greener, cheaper pocket that works for West Hyderabad jobs if you are happy to drive. The census town sits between Bandlaguda Jagir and the Himayat Sagar side of the city, inside the HMDA area, and joins the Outer Ring Road at Appa Junction. Quoted distances are roughly 14 km to the Financial District and Gachibowli, roughly 20 km to Rajiv Gandhi International Airport at Shamshabad, and about 8 km to Mehdipatnam.

The setting is the draw. Osman Sagar, Himayat Sagar and Mrugavani National Park keep large tracts nearby open. Gated communities such as PBEL City, Gowra Urban Winds and SMR Harmony mean groceries and schools already exist, but the bench of hospitals, malls and international schools is shallower than in Kondapur or Gachibowli. There is no metro, and some local roads are still being widened, so peak-hour trips to the office belt depend on ORR traffic.

What homes and amenities are planned?

Nothing about the homes is confirmed by Sobha or a regulator. Listing and channel-partner sites describe two towers of up to about 56 floors, with a total near 816 homes spread over roughly 5.21 acres. The formats quoted are 3 and 4 BHK, and a few sites use the name Sobha Amara. PropNewz treats every one of those numbers as indicative.

If the plan is right, density is the issue to watch. Roughly 816 homes on 5.21 acres is about 157 homes an acre, high for a family project, which puts pressure on clubhouse size, open space, visitor parking and lift waiting times. Sobha's towers in Bengaluru tend to come with a big clubhouse, swimming pool, gym and podium gardens. Here, the amenity list becomes binding only once it is written into the RERA filing and your sale agreement.

What will a home at Sobha Kismatpur cost?

The honest answer is that nobody knows yet, and any figure you hear now is informal. Sobha has not published a rate card. Section 3 of the Real Estate (Regulation and Development) Act, 2016 bars an unregistered project from being advertised or sold, so expressions of interest and "pre-launch" rates are outside the protections a registered booking gives you. Management has spoken of one Hyderabad launch in the second half of FY27, depending on approvals, which means March 2027 at the earliest.

Expect a brand premium over neighbouring projects, and build the full cost stack before you compare. When the price sheet arrives, ask for car parking, clubhouse membership, infrastructure and development charges, floor rise, preferred location charges, power and water connections, corpus fund, advance maintenance, GST and registration, each shown separately. Financing is also getting dearer: the Reserve Bank of India raised the repo rate to 5.50 percent on October 7, its first hike since February 2023, and floating home loan rates tend to follow.

What is the RERA status, and when is possession?

Sobha Kismatpur is not yet registered with Telangana RERA, and no possession date has been declared. That is normal for a pre-launch, but it means the land title, approved plans, unit count and completion deadline are not on any public record. Environmental clearance is a separate permission and does not substitute for registration.

Practically, do not pay a token, an expression of interest or a booking amount before a registration number exists. Once it does, search rera.telangana.gov.in by promoter name, then match the legal entity, any landowner co-promoters, the land extent and the declared completion date against the sales pitch. For towers of about 56 floors, a five to six year build after launch would be typical, which pushes realistic keys towards 2032 or later.

How does Sobha Kismatpur compare with nearby options?

Every comparable in this belt is either unregistered or priced well above a typical apartment, so there is no easy benchmark yet. Prestige Spring Heights at Manasa Hills, Budvel is the closest branded tower alternative and is also RERA-pending. Casagrand Vybe at Gagan Pahad is registered but sells large villas, which makes it a ceiling rather than a peer.

What are the biggest risks and trade-offs?

The main risks are missing paperwork, inconsistent data and a commute that depends entirely on roads. Listing sites quote about 27 lakh sq ft of built-up area while Sobha's deck gives about 1.73 million sq ft of saleable area for its single forthcoming Hyderabad project. The measures differ, but the gap is wide. The name also shifts between Sobha Kismatpur, Sobha Amara and Sobha Kokapet. Very tall towers bring higher running costs for lifts, fire systems and facades, and a branded launch priced above local resale can slow early appreciation. Use this checklist once the project registers.

#Check before booking
1Confirm a TG RERA registration number exists on rera.telangana.gov.in before paying anything.
2Match the promoter entity and any landowner co-promoters to the names on your agreement.
3Read the declared tower count, floor count, unit count and land extent in the filing.
4Get a dated, written cost sheet with every charge and GST shown separately.
5Check the RERA carpet area of your unit, not just the super built-up figure.
6Note the RERA completion date and plan rent and EMI overlap around it.
7Drive from Kismatpur to your office via Appa Junction at peak hour on a weekday.

Our verdict: should you wait for Sobha Kismatpur?

Track it, but do not commit money yet. A listed developer with an in-house building model, a lake-side pocket and a 14 km run to the Financial District is a credible combination for a patient end user. Against that sit no registration, no price, no plan, a thin Hyderabad record and a likely brand premium. Revisit when the TG RERA number and price list appear, and compare it then with registered options in Rajendra Nagar and Budvel.

What do buyers ask most about Sobha Kismatpur?

What is the price of Sobha Kismatpur?

There is no official price yet. Sobha has not issued a price list, and an unregistered project cannot legally be marketed or sold under the RERA Act. Treat any per square foot rate a channel partner quotes today as informal, and wait for the dated launch price sheet before comparing it with registered projects nearby.

Is Sobha Kismatpur RERA registered?

No. As of October 25, 2026 the project is RERA-pending and not yet registered with Telangana RERA. Its environmental clearance moved from the Terms of Reference stage in May 2026 to an application in July 2026 that PARIVESH shows as granted, but clearance is not registration. Pay nothing until a TG RERA number appears.

When will Sobha Kismatpur be ready for possession?

No possession date exists yet. Sobha has guided for one Hyderabad launch in the second half of FY27, subject to approvals, and towers of about 56 floors typically take five years or more after launch. The binding completion date will be whatever the TG RERA registration and the agreement for sale declare.

Who should consider Sobha Kismatpur?

It suits a West Hyderabad professional who wants a large branded 3 or 4 BHK, can wait several years, and accepts a road-only commute in return for lake views and lower land values than Kokapet. It does not suit anyone needing a fixed price, a firm handover date or metro access soon.
