Sipani City Review: Chandapura 2 and 3 BHK Township Under Rs 1.2 Crore Weighed
A registered, low-ticket township phase from a local builder. Good for Electronic City end users who can wait to 2030; weak for ORR commuters.

On October 6, 2026, Sipani Properties Private Limited asked Karnataka's State Environment Impact Assessment Authority to approve a modification and expansion of its apartment and recreational building project at Madappanahalli village in Anekal taluk, at a filed cost of about Rs 950.87 crore. The next day, the Reserve Bank of India raised the repo rate by 25 basis points to 5.50 percent, its first increase since February 2023. Those two dates frame the decision at Sipani City: a township that plans to grow much larger, sold to buyers whose home loans just got dearer, with keys registered for the end of 2030.
Short answer: Sipani City is a K-RERA registered Phase 1 of 771 one, two and three bedroom homes near Chandapura, south Bengaluru, with indicative prices from about Rs 77.8 lakh for a 2 BHK to about Rs 1.21 crore for the largest 3 BHK. The builder is local and has delivered nearby. The single biggest trade-off is time: the registered completion date is December 31, 2030, and the site was only about 10 percent built in August 2026.
What is Sipani City, and who is it for?
Sipani City is a large, phased apartment township on the Chandapura and Anekal belt, marketed as a 70-acre community that will also include villas and plots. Only the apartment phase is registered so far. Phase 1 holds 771 homes across what the record lists as eight towers, each reported at two basements, a ground floor and 18 upper floors.
It is built for a value buyer. A first-time owner or young family working in Electronic City, Bommasandra or along Hosur Road can get a registered 2 BHK for under Rs 1 crore here, which is hard to find closer to the city. It is not for someone who commutes to the Outer Ring Road, Whitefield or the central business district every day, or who needs to move in before 2029. You can read the full filed detail on the Sipani City project page.
Is Sipani Properties a builder you can trust?
Sipani Properties is a local developer with a real, inspectable record in this exact pocket, which is the strongest point in this project's favour. The company is led by managing director R K Sipani. K-RERA records list Sipani Bliss, a 311-home, five-tower project at Madivala village, and Sipani Jardin, a 172-home project in the same village, as completed.
The record is not spotless. Sipani Royal Heritage Phase II, 224 homes in four G plus 14 towers at Marsur, needed an extended completion date of June 30, 2026. Read the delay clauses carefully. The developer also sells Sipani Samuha at Bagalakunte in north Bengaluru, which helps you compare current specifications. Visit an occupied Sipani building, talk to the residents' association about maintenance, and check the promoter's history on the RERA portal.
How good is the Chandapura and Anekal location?
The location is cheap for a reason: it trades distance and thin social infrastructure for a lower price per square foot. The registered Phase 1 address is Marsur village, Kasaba hobli, Anekal taluk, PIN 560099, while the marketing places the township at Madappanahalli, off the Gunjur to Mugalur Road, under a Sarjapur label. In daily life it belongs to the belt south-east of Electronic City.
Hosur Road (NH 44) is the main artery. Electronic City and the Bommasandra industrial area are the realistic job hubs. The Namma Metro Yellow Line ends at Bommasandra, which is a drive, not a walk. Do not price in a metro at the gate. Tamil Nadu's finance minister said on August 5 that the state is still pursuing a 23 km, 12-station Hosur to Bommasandra link, but BMRCL had said in January that a direct connection is not technically feasible, Swarajya reported. Narrow feeder roads, thin social infrastructure and a long run to the Outer Ring Road are today's reality.
What homes do you get, and how is the layout?
You get a mid-size 2 or 3 BHK in a high-rise tower, with the smallest format already gone. Reported built-up sizes are about 850 sq ft for the 1 BHK, 1,065 to 1,190 sq ft for the 2 BHK and 1,280 to 1,665 sq ft for the 3 BHK. The RERA record shows a total carpet area of about 61,494 sq m across Phase 1 and a sanctioned FAR of 2.25, so ask for the carpet area of your specific unit rather than relying on the built-up figure.
The planned amenity list is long. It includes two pools, one of them an infinity pool, a clubhouse, courts for tennis, basketball and volleyball, a skating rink, a jogging track, a party lawn and a small amphitheatre. The expansion filing mentions a recreational building, so club facilities may grow with later phases. None of this exists yet, and amenities in phased townships often arrive after the first residents do.
What will a home at Sipani City really cost?
A 2 BHK costs roughly Rs 77.8 lakh to Rs 91.8 lakh, and a 3 BHK roughly Rs 98.9 lakh to Rs 1.21 crore, according to indicative channel quotes that include most charges but exclude stamp duty and registration. The 1 BHK, quoted at about Rs 61 lakh, is shown as sold out. On a 1,190 sq ft 2 BHK at Rs 91.8 lakh, that works out to roughly Rs 7,700 per sq ft of built-up area all in.
Add stamp duty and registration on top. Quoted monthly maintenance runs from about Rs 4,300 on a 2 BHK up to about Rs 6,700 on the biggest 3 BHK. Car parking, club membership, corpus fund, utility connections and GST should be itemised in writing. With the repo rate now at 5.50 percent, a floating-rate loan taken in 2026 for a home delivered in 2030 carries four years of rate risk, plus rent if you are not living elsewhere for free.
What is the RERA status, and when is possession?
Sipani City Phase 1 is registered with Karnataka RERA under PRM/KA/RERA/1251/308/PR/171025/008179, approved on October 17, 2025, and the binding completion date is December 31, 2030. Channel listings carry a builder target of December 2028, but one listing reported construction at about 10 percent in August 2026. With that progress, plan around 2030.
The October 2026 expansion is at the Terms of Reference stage with SEIAA, under reference SIA/KA/INFRA2/594340/2026, and is still under examination. It does not change Phase 1, but any homes created under it will need a separate RERA registration. Do not pay for a unit in a later phase until that phase has its own number. Check survey numbers too: the RERA record says Marsur, while the expansion filing names Madappanahalli.
How does Sipani City compare with nearby options?
Sipani City has the clearest paperwork and the most visible price among nearby options, but the latest registered date. Prestige Chandapur is a branded option on the same belt that mixes plots with apartments. Signature Regal, also at Chandapura, is still awaiting registration and prices on request.
| Dimension | Sipani City | Prestige Chandapur | Signature Regal |
|---|---|---|---|
| Price band | About Rs 77.8 lakh to Rs 1.21 Cr (indicative) | To be confirmed | On request |
| Configurations | 1, 2 and 3 BHK, about 850 to 1,665 sq ft | Plots plus 2, 3 and 4 BHK | 2, 2.5, 3 and 3.5 BHK |
| Possession | December 31, 2030 (RERA), December 2028 builder target | January 2029 (indicative) | 2029 onwards |
| K-RERA status | Registered (Phase 1) | To be confirmed | Under process |
| Distance to Electronic City | To be confirmed, a drive via Hosur Road | To be confirmed, on the Hosur Road side | To be confirmed, off Electronic City |
What are the biggest risks and trade-offs?
The biggest risks are the long wait, the scale of future supply and the inconsistent paperwork. A completion date five years after registration, with about 10 percent progress reported, means years of EMI and rent overlap if you are on a construction-linked plan. A township planned to keep growing adds thousands of homes to one micro-market, which can cap resale prices and slow exits. The location labels do not match across RERA, marketing and the environmental filing, and the RERA tower list does not tally with its own tower count. Against that, the builder has delivered nearby and the phase is properly registered. Run these checks before you pay a booking amount.

Our verdict: should you buy at Sipani City?
Sipani City is worth a site visit for a specific buyer: an Electronic City or Bommasandra worker who wants a registered 2 or 3 BHK under about Rs 1.2 crore and can comfortably wait until 2030. The local builder record, the Phase 1 registration and an entry price below Rs 1 crore are real strengths. The long timeline, early construction, a fringe address and a township that will keep adding supply are real weaknesses. Book only after checking survey numbers, getting a written cost sheet and visiting a completed Sipani project.
What do buyers ask most about Sipani City?
What is the price of a 2 BHK and 3 BHK at Sipani City?
Indicative channel quotes put a 2 BHK at Sipani City at about Rs 77.8 lakh to Rs 91.8 lakh and a 3 BHK at about Rs 98.9 lakh to Rs 1.21 crore, all in except stamp duty and registration. The 1 BHK, once about Rs 61 lakh, is shown as sold out. Ask for a dated, unit-specific cost sheet.
Is Sipani City RERA registered?
Yes, Phase 1 is registered with Karnataka RERA under PRM/KA/RERA/1251/308/PR/171025/008179, approved on October 17, 2025, with a completion date of December 31, 2030. That registration covers only Phase 1. Any later phase from the October 2026 expansion filing will need its own registration before you pay for it.
When is possession at Sipani City?
Plan for December 31, 2030, the registered K-RERA completion date for Phase 1. Channel listings carry a builder target of December 2028, but construction was reported at only about 10 percent in August 2026. That gap makes the registered 2030 date the safer basis for your rent and EMI planning.
Who should consider buying at Sipani City?
Sipani City suits first-time buyers and young families who work in Electronic City or Bommasandra, want a registered 2 or 3 BHK under about Rs 1.2 crore, and can wait until 2030. It is a poor fit for Outer Ring Road or Whitefield commuters, and for anyone who needs keys within two years.
