Saiven Six Senses Review: Kasavanahalli Lake-Side 3 BHK Mid-Rise Weighed
A registered, low-density lake-side 3 BHK in a mature pocket, priced near Rs 2 crore. Good for patient families; the 2030 date and small builder weigh.

On October 16, 2026, engineers from Bangalore Metro Rail Corporation began geotechnical soil tests along Sarjapur Road for the proposed 37.8 km Sarjapur to Hebbal Red Line, Asianet Newsable reported, even though the line still awaits the Centre's approval. Nine days earlier the Reserve Bank of India raised the repo rate to 5.50 percent, its first hike since February 2023. For a buyer weighing a Rs 2 crore plus home in Kasavanahalli, both items point the same way: the metro is years off and borrowing just got dearer. Saiven Six Senses answers with something the corridor rarely offers, which is only 169 homes on about 2.86 acres beside a lake.
Short answer: Saiven Six Senses is a K-RERA registered, under-construction mid-rise of 169 mainly 3 BHK homes near Kasavanahalli Lake, off Sarjapur Road, priced from about Rs 2.0 crore to Rs 3.0 crore (indicative). Sizes run from about 1,630 to 2,223 sq ft built-up. The RERA completion date is April 1, 2030. The biggest trade-off is time and a small developer: construction was only about 12 percent done in June 2026, and Saiven has a short public record of completed work.
What is Saiven Six Senses, and who is it for?
Saiven Six Senses is a boutique apartment project by Saiven Developers and Constructions Pvt Ltd: one building of a basement, ground and 10 upper floors, according to the RERA record, about 360 m from Kasavanahalli Lake. The Saiven Six Senses project page puts density at about 59 homes per acre, and one listing claims about 77 percent open space. That is a different product from the 25 to 32 floor towers that dominate new supply on Sarjapur Road.
It suits a family that already lives or works around Bellandur, HSR Layout, Harlur or the Outer Ring Road, wants a larger 3 BHK without leaving that belt, and prefers fewer neighbours sharing lifts, parking and the pool. It is a poor fit for anyone who needs to move in before 2029, or who wants the clubhouse depth and retail of a big township.
Is Saiven Developers a builder you can trust?
Saiven is a small HSR Layout based developer with about 13 years in the market, per one portal, and a thin verifiable delivery record. Its main current project is Saiven Mulberry Groves near Muthanallur, a K-RERA registered 4 BHK project further down Sarjapur Road whose first phase is listed for 2026 onwards. Other Saiven names such as Silver Oaks appear on listing sites, but PropNewz could not independently confirm a list of completed, occupied buildings.
On the Six Senses registration, the promoter entity declares no other Karnataka projects registered in the last five years. That does not mean poor work; it means you have to do the checking. Ask which legal entity built each earlier project, ask for occupancy certificates, and visit Mulberry Groves to see how construction and site management look on the ground.
How good is the Kasavanahalli location?
The location is the strongest part of the case: a mature, close-in pocket with schools, hospitals and offices already in place. Kasavanahalli sits between Sarjapur Road and Haralur Road, ringed by Bellandur, HSR Layout and Harlur. RMZ Ecoworld and the Bellandur and Marathahalli parks on the Outer Ring Road sit about 4 to 6 km from the site, as do the Wipro campus and RGA Tech Park on Sarjapur Road. Manipal Hospital on Sarjapur Road is about 3.4 km away, per one listing. The airport is about 45 km.
The cost of that maturity is traffic. Sarjapur Road and the internal Kasavanahalli and Haralur roads narrow in places and carry heavy commuter flows. The Red Line metro would help, but October's soil testing is preliminary work on a line without central approval or a construction date. One more local check: ask exactly where the site sits relative to the lake buffer zone, because buffers around lakes in this area have been litigated in other projects.
What homes do you get, and how much space is usable?
You get mostly 3 BHK homes in seven plans from about 1,630 to 1,856 sq ft built-up, plus a 2,223 sq ft plan that Housiey calls a 3 BHK and JLL calls a 4 BHK. Carpet areas are listed at roughly 1,235 to 1,683 sq ft, which implies a loading of roughly a quarter. Each home is listed with one basement parking space, which may be tight for two-car families at this price.
The RERA record also shows a modification plan with 16 two-bedroom units that the marketing does not mention, so ask for the current approved mix. Listed amenities include a rooftop infinity pool, gym, jacuzzi, yoga areas, pickleball and basketball courts, an open-air cinema and a lake-viewing pavilion. One portal counts 50 or more amenities and another 16 or more, so treat the list as indicative until it is attached to your agreement.
What will a home at Saiven Six Senses really cost?
Expect about Rs 2.23 crore to Rs 2.36 crore for the 1,630 to 1,731 sq ft plans, about Rs 2.48 crore to Rs 2.52 crore for the 1,826 to 1,856 sq ft plans and about Rs 3.00 crore for 2,223 sq ft, all indicative portal quotes described as all inclusive. That works out to roughly Rs 13,500 to Rs 13,700 per sq ft of built-up area. Other portals quote starting prices near Rs 1.98 crore to Rs 2.00 crore.
For context, Proplisto's October 18 listing data puts the average across 33 live Sarjapur Road projects at about Rs 11,400 per sq ft, so Six Senses carries a premium of about 20 percent for its close-in, low-density address. The components of the all-inclusive figure are not itemised. Ask in writing for parking, club fees, BESCOM and BWSSB deposits, infrastructure charges, floor rise, corpus fund, about Rs 10,000 a month of advance maintenance, legal fees, GST, stamp duty and registration.
What is the RERA status, and when is possession?
Saiven Six Senses is registered with Karnataka RERA under PRM/KA/RERA/1251/446/PR/290525/007795, approved on May 29, 2025, with a binding completion date of April 1, 2030. Housiey shows a target handover of March 2028, but it also reported construction at about 12 percent in June 2026, which makes the earlier date ambitious.
A second detail matters. On April 24, 2026, the promoter filed an environmental proposal, SIA/KA/INFRA2/573627/2026, for a residential apartment and clubhouse in Kasavanahalli village. Saiven has no other public project there, so it likely relates to Six Senses, and a fresh filing a year after registration may mean the plan is changing. Ask the developer to confirm, and download the latest quarterly progress report from the Karnataka RERA portal.
How does Saiven Six Senses compare with nearby options?
Six Senses is the smallest and lowest-density of the three Kasavanahalli options, but also the latest to finish. Keya The Urban Forest is a much larger registered project of 727 homes with 2, 3 and 4 BHK units and a December 2028 date. HM Scottsville is a registered 2 BHK project nearby with a June 2026 date, aimed at smaller budgets.

What are the biggest risks and trade-offs?
The main risks are the gap between the target and RERA dates, inconsistent product facts and a small developer. The RERA record shows one building where a listing shows three. The largest plan is a 3 BHK in one place and a 4 BHK in another. A ticket above Rs 2 crore in a 169-home project also narrows the resale pool, though the address helps. Against that, a registered project in a finished neighbourhood removes the usual Sarjapur Road worry about empty surroundings. Run these checks first.

Our verdict: should you buy at Saiven Six Senses?
Saiven Six Senses is a reasonable choice for a specific buyer: a family settled in the Bellandur and HSR belt that wants a large 3 BHK in a quiet, lake-side mid-rise and can wait until 2030. The RERA registration, low density and mature location are real strengths. The early construction stage, a premium of about 20 percent over the corridor's average rate, inconsistent listing details and a developer with little verifiable delivery history are real weaknesses. Book only after the checks above.
What do buyers ask most about Saiven Six Senses?
What is the price of a 3 BHK at Saiven Six Senses?
Indicative listing prices run from about Rs 2.23 crore all in for a 1,630 sq ft 3 BHK to about Rs 3.00 crore for the 2,223 sq ft plan, roughly Rs 13,500 to Rs 13,700 per sq ft. Other portals quote starts near Rs 1.98 crore to Rs 2.00 crore, so insist on a written, dated cost sheet.
Is Saiven Six Senses RERA registered?
Yes. Saiven Six Senses is registered with Karnataka RERA under PRM/KA/RERA/1251/446/PR/290525/007795, approved on May 29, 2025, with a declared completion date of April 1, 2030. The promoter also filed a related environmental proposal in April 2026. Verify the number, approved plan and latest quarterly progress report on rera.karnataka.gov.in before booking.
When is possession at Saiven Six Senses?
The binding K-RERA completion date is April 1, 2030. One listing shows a target handover of March 2028, but construction was reported at only about 12 percent in June 2026. Plan your rent, pre-EMI and move-in around 2030 and treat the earlier date as a bonus if it happens.
Who should consider buying at Saiven Six Senses?
It suits a family already living or working around Bellandur, HSR Layout or the Outer Ring Road that wants a roomy 3 BHK in a low-density, lake-side mid-rise and can wait until 2030. It is a weaker fit for buyers who need keys within two years or want a large township's amenities.
