On October 12, 2026, Radiance Realty Developers India Limited filed an environmental application for a residential apartment project in Hagaduru village, on the eastern edge of Whitefield. The timing is telling. Less than two weeks earlier, on September 30, Construction World reported Anarock data showing Bengaluru housing sales up 12 percent year on year to 16,670 units in July to September, while launches across seven cities rose 18 percent. Developers are adding supply in Bengaluru's strongest job belts, and Whitefield is one of them. For buyers, though, this project is still only a file number.

Short answer: Radiance Hagadur is PropNewz's working name for a proposed Radiance Realty apartment project at Hagadur, Whitefield, East Bengaluru. There is no price, no published configuration and no possession date. It is RERA-pending, not yet registered with Karnataka RERA, so nothing should be paid yet. The biggest trade-off is between an address that already has jobs and a metro, and a project about which almost nothing is disclosed.

What is Radiance Hagadur, and who is it for?

Radiance Hagadur is an apartment proposal at the very first formal step. The developer submitted proposal SIA/KA/INFRA2/595307/2026 to the State Environment Impact Assessment Authority through PARIVESH, titled as construction of a residential apartment at Hagaduru village, Bengaluru East taluk. The filed project cost is Rs 95 crore. The application is new, at the Terms of Reference stage, and was under verification when the Radiance Hagadur project page was published.

No marketing name, unit plan, price or launch date has been announced. That makes it a watchlist entry for a specific buyer: someone working at ITPL or in the EPIP zone who wants a mid-sized community from a developer with delivered homes in Whitefield, and who can wait several years. It is not for anyone needing keys before 2029.

Is Radiance Realty a builder you can trust?

Radiance Realty has delivered in Bengaluru, including in Whitefield, but its local volume is smaller than the city's largest builders, so inspect before you commit. The company is headquartered at Radiance Towers in Guindy, Chennai, and builds in Chennai, Coimbatore and Bengaluru.

In Bengaluru it has finished Floresta and Gardenia on Hennur Road, Iris at Sampigehalli, and two phases of Radiance Blossom around Whitefield. Those Whitefield villa communities are the most useful evidence here: you can drive past them, look at upkeep and talk to residents about handover. Its current Bengaluru project is Radiance Platinum in Koramangala, under construction and registered with K-RERA, with a listed possession of May 2027. Watching whether Platinum hands over on time is the best near-term test of the developer.

In Chennai the pipeline includes Radiance Highlands at Mahindra World City, Edgewood in Navalur and Eternity in Thoraipakkam, with Riverwoods and Imperia in Coimbatore.

How good is the Hagadur location?

Hagadur is one of the stronger employment addresses in East Bengaluru, with real congestion as the price. The village lies east of central Whitefield, boxed in by the ITPL and EPIP zone, Immadihalli Road and the Hope Farm junction. ITPL and the EPIP tech parks are a few kilometres away, which is why rental and end-user demand here has held up.

Transit is already in place. The Namma Metro Purple Line runs through Whitefield to Kadugodi, with Hopefarm Channasandra and Whitefield (Kadugodi) stations serving the area and a direct line to KR Puram and MG Road. Schools, multispecialty hospitals and malls including Phoenix Marketcity and VR Bengaluru are within reach on the Whitefield Main Road side.

The weak points are equally clear. Immadihalli Road and Hagadur Main Road are narrow and slow at peak hours. The pocket has dense mid-rise development, and the airport is a long cross-city drive. Supply is heavy, with branded and local projects launching within a few kilometres.

What homes will Radiance Hagadur offer?

Nothing about the homes has been published: no configurations, unit sizes, tower count, floors or amenities. The filed cost of Rs 95 crore is the only quantitative clue. In Bengaluru environmental filings, a figure of that size usually means one phase of a mid-sized apartment community, not a township.

The actual site area, built-up area and number of homes will come from the full environmental record or the RERA application. If a brochure circulates before registration, treat its figures as indicative, and ask for RERA carpet areas rather than super built-up numbers once they exist.

What will a home at Radiance Hagadur cost?

No price exists yet, and PropNewz does not guess one for a product nobody has seen. The Rs 95 crore is a construction estimate, not a sales figure.

The neighbourhood gives a range to expect. Sobha Liora at Hope Farm, on Immadihalli Main Road, carries an indicative and unconfirmed pre-launch price from about Rs 3.6 crore for a 3 BHK. Ramky Fortuna near ITPB is listed from Rs 55 lakh. A mid-sized Radiance launch is likely to sit between those poles, but that is context, not a forecast.

Financing has also turned. The RBI raised the repo rate to 5.50 percent on October 7, its first hike since February 2023. When a cost sheet appears, get parking, club fees, BESCOM and BWSSB charges, power backup, maintenance deposit, floor rise, legal fees and GST each itemised, with stamp duty and registration separate.

What is the RERA status, and when is possession?

Radiance Hagadur is not yet registered with Karnataka RERA, and no possession date has been announced. Approval status is under process. Under Section 3 of the RERA Act, an unregistered project cannot lawfully be marketed or sold, so no booking or EOI should be paid, refundable or not.

The environmental process is at its start, and Bengaluru appraisals routinely examine lake buffers, drainage and water supply, which can add months. Plan sanction and K-RERA registration then follow. When a number is quoted, find it on the Karnataka RERA portal and match the promoter's legal name, land extent and completion date. A realistic handover, on PropNewz's estimate, is unlikely before 2030.

How does Radiance Hagadur compare with nearby options?

The Hope Farm and ITPL pocket already has projects with prices or registrations on record, which makes Radiance Hagadur the least documented choice here.

What are the biggest risks and trade-offs?

The core risk is the information gap: beyond the developer, village and filed cost, there is nothing to compare on price, density or specification. Approval timelines can stretch. Radiance's Bengaluru record is real but modest in size. And Whitefield supply is heavy, which tends to cap appreciation for undifferentiated projects. Against that, the job base and metro already exist, which most new corridors cannot claim.

#Check before booking
1Confirm a K-RERA registration number on rera.karnataka.gov.in before paying any EOI or booking amount.
2Track proposal SIA/KA/INFRA2/595307/2026 on PARIVESH for site area, built-up area and unit count.
3Visit Radiance Blossom in Whitefield and ask residents about handover and maintenance.
4Check whether Radiance Platinum in Koramangala is on track for its listed May 2027 possession.
5Get an itemised all-in cost sheet and compare it with Sobha Liora and Mahindra Blossom.
6Drive Immadihalli Road and Hagadur Main Road at peak hour, and time the walk to the nearest metro.
7Get your home loan sanctioned at post-October 7 rates before committing to a payment plan.

Our verdict: should you consider Radiance Hagadur?

Radiance Hagadur is a project to watch, not to book. The address works, with ITPL and EPIP close by and a metro line already running, and the developer has delivered homes in Whitefield that you can inspect. But there is no price, no plan, no RERA number and no date, and the environmental file was opened only this month. Check back when the K-RERA registration and price list are public. Until then, registered options in the Hope Farm pocket are the practical alternative.

What do buyers ask most about Radiance Hagadur?

How much will a home at Radiance Hagadur cost?

Radiance has not released any price, and with sizes and specification unknown no fair estimate is possible. The one number on record is the Rs 95 crore filed project cost, a construction estimate rather than a selling price. Wait for an official cost sheet after the project is registered with K-RERA.

Is Radiance Hagadur RERA registered?

No. Radiance Hagadur is RERA-pending and not yet registered with Karnataka RERA. Its environmental application, SIA/KA/INFRA2/595307/2026, was filed on October 12, 2026 and is at the Terms of Reference stage. Do not pay any booking or EOI amount until a registration appears on rera.karnataka.gov.in.

When is possession at Radiance Hagadur?

Radiance has given no launch or handover date. The environmental filing went in only in October 2026, and plan sanction and K-RERA registration must follow before any sale. Completion is therefore several years away, and the binding date will be the one Radiance declares in its K-RERA registration.

Who should consider Radiance Hagadur?

It suits a buyer who works at ITPL or in the EPIP zone, values an existing metro and job base, and can wait several years for a mid-sized project from a developer with delivered homes nearby. It suits less well anyone who needs a price, a plan or a possession date now.
