Purva Park Hill by Puravankara, four ground plus 20 floor apartment wings at Mallasandra off Kanakapura Road, Bengaluru

On October 13, 2026, Puravankara told the stock exchanges it had pre-sold homes worth Rs 2,136 crore in the July to September quarter, up 62 percent on a year earlier, at an average realisation of about Rs 11,651 per sq ft, Business Today reported. Six days earlier, the Reserve Bank of India raised the repo rate to 5.50 percent and shifted its stance to calibrated tightening. Demand for the developer is strong, and loans are getting dearer. Purva Park Hill, its 3 BHK project at Mallasandra on Kanakapura Road, sits right at that average price, with one extra wrinkle: a fresh expansion filing.

Short answer: Purva Park Hill is a K-RERA registered Puravankara project of four wings, each ground plus 20 floors, at Mallasandra off Kanakapura Road in south Bengaluru. It sells mainly 3 BHK homes of about 1,744 to 1,938 sq ft from an indicative Rs 2.05 crore, with a binding RERA completion date of December 31, 2027. The biggest trade-off is uncertainty: a September 2026 proposal to modify and expand the project is still under environmental review, and nobody has said publicly what it adds.

What is Purva Park Hill, and who is it for?

Purva Park Hill is the second phase of a Puravankara campus whose first phase, Purva Highlands, is already occupied. The Purva Park Hill project page lists four wings named A to D, about 492 homes in all at roughly 123 per wing, on land the developer puts at about 15 acres, with around 80 percent of it left open.

It suits a family that works in south Bengaluru, the central business district or Electronic City, wants a large 3 BHK from a listed brand, and is happy to wait about 14 months for the RERA date. It is a poor fit for anyone commuting daily to the Outer Ring Road, Whitefield or Manyata, and for buyers who want a fixed, final master plan before they sign.

Is Puravankara a builder you can trust?

Puravankara is one of Bengaluru's older listed developers, founded in 1975 and traded on the BSE and NSE, so its delivery record is long and its disclosures are public. It reported record sales of about Rs 7,407 crore for FY26, and in the July to September 2026 quarter it handed over 977 homes and collected Rs 1,301 crore from customers, per Free Press Journal.

On this corridor it has delivered Purva Highlands on the same land and Provident Park Square further along Kanakapura Road. Highlands residents can tell a buyer about maintenance, water supply and the association handover. Like most large builders, Puravankara has had projects run late in past cycles, so read the quarterly progress filings for Wings A to D rather than relying on brand comfort alone.

How good is the Mallasandra location?

Mallasandra is a mature south Bengaluru pocket with metro access nearby, but it faces south and west, not east. The site is at Survey Number 19, Mallasandra village, Uttarahalli Hobli, a short way below Talaghattapura and the NICE Road interchange, close to Holiday Village Road. The developer estimates Vajarahalli metro station on the Green Line at about 12 minutes by car, and NICE Road at about 10 minutes.

NICE Road is the practical commuter asset. It gives an orbital run to Electronic City, Bannerghatta Road and Mysore Road without crossing the core city. JP Nagar, Banashankari and Jayanagar handle shopping and hospital visits, and Delhi Public School South and National Public School campuses sit on the Kanakapura Road school belt. The weakness is the eastern job market. Peak-hour drives to Bellandur, Whitefield or Manyata are long, and no new rail line will change that before handover.

What homes do you get at Purva Park Hill?

You get a large 3 BHK, in two size bands: about 1,744 sq ft, and about 1,870 to 1,938 sq ft super built-up, some in a tri-deck layout. Wing-level RERA summaries also record a small number of 2 BHK units in Wings B, C and D, and one listing site describes 4 BHK options and a basement plus ground plus 20 structure, which the developer does not mention. Confirm the unit type and carpet area in the registered plan, not the marketing sheet.

The amenity list is family-oriented rather than flashy: two pools, one for children, a gym, a squash court, a jogging track, steam and sauna rooms, yoga and aerobics studios, indoor games rooms, plus a salon, a supermarket and a small clinic. With roughly 492 homes on about 15 acres, density is moderate for a 20-floor project, though that figure could change if the expansion adds built-up area.

What will a home at Purva Park Hill really cost?

Budget for at least Rs 2.05 crore plus charges for the smallest 3 BHK, and closer to Rs 2.4 crore for a larger unit on a good floor. The developer's indicative from-price of Rs 2.05 crore on 1,744 sq ft works out to roughly Rs 11,750 per sq ft super built-up, before GST. Listing portals quoted about Rs 2.13 crore to Rs 2.4 crore for 3 BHK homes in 2026.

The cost stack to confirm in writing includes car parking, clubhouse membership, BESCOM and BWSSB connection charges, power backup, the maintenance deposit and advance maintenance, floor rise and preferred location charges, legal fees, and the GST rate. Stamp duty and registration come on top. Ask one more question: whether any cost tied to the Mallasandra expansion will be passed to existing allottees. With the repo rate at 5.50 percent and the RBI signalling no near-term cut, a floating-rate loan on Rs 2 crore can rise further, so test your EMI at a higher rate.

What is the RERA status, and when is possession?

Purva Park Hill is registered with Karnataka RERA in four wings, PRM/KA/RERA/1251/310/PR/220601/004946, 004947, 004948 and 004949, all dated June 1, 2022, and the declared completion date is December 31, 2027. That date is the binding one. The developer's own page still says possession from March 2026 onwards, which has passed, so treat it as phased handover talk or stale copy.

The bigger open item is environmental. On September 10, 2026, Puravankara Limited filed a modification and expansion proposal for its Mallasandra apartment project with the State Environment Impact Assessment Authority through PARIVESH, numbered SIA/KA/INFRA2/591677/2026, with a filed project cost of Rs 737.51 crore. It is at the Terms of Reference stage and a query for essential details has been raised. Under Section 14 of the RERA Act, changes to the sanctioned layout or common areas generally need written consent from two-thirds of allottees. Ask Puravankara what the filing covers before you book.

How does Purva Park Hill compare with nearby options?

Park Hill is the closest to completion among new launches here and the most expensive entry ticket. Aparna Wonderwoods is in the same village near Holiday Village Resort and starts lower, but its delivery runs years later. Puravankara's own Purva Park Royale at Vakil Garden City is an earlier-stage alternative with a wider mix of sizes. Sobha Arena at Talaghattapura is a ready resale option for buyers who cannot wait.

What are the biggest risks and trade-offs?

The main risks are the undisclosed expansion, conflicting project data, the commute and the ticket size. A Rs 737.51 crore modification filing on a campus that already has registered buyers could mean more towers or floors, a longer construction period around occupied wings, and pressure on shared amenities. Land is quoted at both 15 and 17.3 acres, the unit mix differs between the developer and RERA summaries, and possession appears as both March 2026 and December 2027. A Rs 2 crore plus 3 BHK on a heavily supplied corridor also means resale depends on finish quality. Run these checks first.

#Check before booking
1Search the registration for your wing, from PRM/KA/RERA/1251/310/PR/220601/004946 to 004949, on rera.karnataka.gov.in and read the latest quarterly progress report.
2Ask Puravankara in writing what SIA/KA/INFRA2/591677/2026 adds and how it affects Wings A to D.
3Get a dated, itemised cost sheet for your exact unit, including floor rise, parking and club charges.
4Confirm the RERA carpet area and unit type of your flat against the registered plan.
5Get the handover date for your tower written into the Agreement for Sale.
6Visit Purva Highlands and ask residents about maintenance, water and the association handover.
7Drive from the gate to your office at peak hour and test your EMI at a higher interest rate.

Our verdict: should you buy at Purva Park Hill?

Purva Park Hill is worth a serious look for a south Bengaluru family that wants a big 3 BHK from a listed developer, a RERA date about 14 months away and a lived-in first phase to inspect. Puravankara's delivery record, the Green Line and NICE Road are real strengths. The undisclosed expansion, the stale possession copy and a ticket above Rs 2 crore are real weaknesses. Book only once you have the expansion explained in writing, a dated cost sheet and a sanctioned loan.

What do buyers ask most about Purva Park Hill?

What is the price of Purva Park Hill?

Purva Park Hill starts at about Rs 2.05 crore for a 3 BHK of roughly 1,744 sq ft, per the developer listing, which is indicative and excludes GST and other charges. Listing sites quoted about Rs 2.12 crore to Rs 2.4 crore in 2026, so ask Puravankara for a dated cost sheet for your exact wing and floor.

Is Purva Park Hill RERA registered?

Yes. Its four wings are registered with Karnataka RERA as PRM/KA/RERA/1251/310/PR/220601/004946 to 004949, all dated June 1, 2022, with a declared completion date of December 31, 2027. Verify the number for your specific wing on rera.karnataka.gov.in and check for any amendment filed after the 2026 expansion proposal.

When is possession at Purva Park Hill?

The binding date is the K-RERA completion date of December 31, 2027. The developer's own page still mentions possession from March 2026 onwards, which looks outdated or refers to phased handover. Ask which wing you are buying in, and when that tower expects its occupancy certificate, before you plan rent and EMI overlap.

Who should consider buying at Purva Park Hill?

It suits families working in south Bengaluru, the city centre or Electronic City who want a large 3 BHK from a listed developer with a 2027 RERA date and an occupied first phase next door. It fits poorly for buyers commuting east daily, or for anyone uneasy about a pending expansion filing.
