Purva Attibele Review: Attibele, Hosur Road Pre-RERA Watchlist for Buyers
Pre-RERA and unpriced: a Rs 1,600 crore Purva filing near Attibele worth watching for Hosur Road workers, not buying yet.

On 16 October 2026, a company called Purva Blue Home Ventures Private Limited lodged a residential development proposal with Karnataka's State Environment Impact Assessment Authority covering four villages near Attibele: Arehalli, Balluru, Bhaktipura and Dasanapuram. The filed project cost was about Rs 1,600 crore. Three days earlier, Puravankara had reported Q2 FY27 pre-sales of Rs 2,136 crore, up 62 percent year on year, with average realisation up 32 percent to Rs 11,651 per sq ft.
That filing is the entire public record of what PropNewz tracks as Purva Attibele: no brochure, no price list, no K-RERA number. This review is about how to watch a project from its first filing, and what to insist on before paying.
The short answer. Purva Attibele is a pre-RERA, pre-launch residential proposal near Attibele on Hosur Road, filed at about Rs 1,600 crore by a company carrying the Purva name. Price is not yet published, configurations are to be confirmed, and K-RERA registration has not been issued. The single biggest trade-off is that nothing about the homes can be evaluated yet, and Attibele itself is a long commute from the main IT corridors. Add it to a watchlist; do not pay an expression of interest.
What is Purva Attibele, and who is it likely to suit?
Purva Attibele is a proposed large residential development in Anekal taluk that, as of today, exists only as an environmental clearance filing. "Purva Attibele" is a PropNewz working name based on the nearest established locality; it is not a developer brand. The filing describes a "Residential Development Project" at the Terms of Reference (ToR) stage and under examination, with proposal number SIA/KA/INFRA2/590842/2026. You can follow updates on the Purva Attibele project page.
The filing is a refile. The same company submitted an almost identical proposal on 1 September 2026 for the same four villages at a filed cost of about Rs 1,300 crore, withdrew it, and came back five weeks later at the higher figure. A cost of that size suggests a community running into the thousands of homes if it is an apartment scheme, but the extract does not state the format, land area or unit count.
The natural buyer is someone whose working life sits on Hosur Road: Electronic City, the Bommasandra and Attibele industrial areas, the Jigani belt, or the Hosur manufacturing cluster across the state border. For that buyer, a large branded gated community at Attibele pricing could be attractive.
Who is the developer, and how solid is the track record?
The proponent is Purva Blue Home Ventures Private Limited, and its link to Puravankara is strong but still indicative. The name follows the pattern of the group's special-purpose companies, and a corporate data service lists it as a Provident Housing subsidiary incorporated in January 2024. Puravankara has not publicly tied this company to a named project, so whether a launch would carry the Purva, Provident or Purva Land brand is to be confirmed.
The group itself is a known quantity. Puravankara Limited is listed and headquartered in Bengaluru, and says it had completed 93 projects of about 55 million sq ft across nine cities as of September 2025. The same October 2026 business update reported 977 homes handed over in the September quarter and 1,722 in the first half of FY27. That delivery volume is a comfort signal, but visit a completed project and ask residents about handover quality.
Where exactly is it, and how is the connectivity?
The land sits in four villages of Anekal taluk around Attibele, a town on Hosur Road (NH 44) roughly 32 km from the city centre and close to the Tamil Nadu border at Hosur. Listings place Ballur village in the Attibele area under the 562107 PIN; the exact positions of the other three villages relative to Attibele town are to be confirmed.
Connectivity is road-led. Hosur Road carries you north to Bommasandra and Electronic City, and the Sarjapur to Attibele road links east toward Sarjapur. The Namma Metro Yellow Line ends at Bommasandra, a drive away, and any extension toward Attibele or Hosur remains a proposal. Test the commute at the hour you would actually make it.
Large developers have been buying here because big parcels are still available. In December 2025 Puravankara announced a 53.5-acre parcel in Attibele Hobli with about 6.4 million sq ft of saleable area and a potential gross development value above Rs 4,800 crore. The seller was reported to be Infosys, and the sale drew political questions that Infosys answered by saying it was a private purchase. Whether this new filing covers that parcel is to be confirmed; no public source links the two.
What kind of homes and lifestyle can buyers expect?
Nothing about the homes has been published. The filing gives no built-up area, block count, height or configuration mix, and does not say whether the scheme is apartments, villas, plots or a combination. Configurations, carpet areas and the amenity list are all to be confirmed.
The best proxy is the group's nearest live launch. Purva Silversky in Hebbagodi, in the same hobli, offers 3 and 4 BHK homes across three G+32 towers on 6.99 acres, 356 homes in all, with a declared possession date of July 2030. Launch coverage in February 2026 put unit sizes at roughly 1,864 sq ft to more than 5,300 sq ft. Treat that as context, not a specification for Attibele.
What will it cost, and what goes into the full cost stack?
The price is not yet published, and it should not be: under Section 3 of RERA, an unregistered project cannot be advertised, marketed or sold. Any per sq ft figure you hear now is informal and indicative only.
When a price list does appear, insist on a written cost sheet. The base rate is only the start. GST at 5 percent applies to under-construction homes outside the affordable category. Karnataka stamp duty and registration charges are levied on top; check current rates with a sub-registrar or your lawyer at the time of booking rather than relying on a sales team. Then add car parking, any preferential location charge (PLC) or floor rise, clubhouse membership, infrastructure or development charges, electricity and water connection charges, a corpus fund and advance maintenance deposit, and legal fees. Compare projects on all-in cost, not base price.
What is the RERA, approval and possession status?
Purva Attibele is not registered with K-RERA as of October 26, 2026, and no possession date exists. The environmental process is at the ToR stage, which precedes the full impact study, public consultation where required, and the final environmental clearance.
Before paying anything, search rera.karnataka.gov.in by the promoter name. If a registration number is quoted verbally or on a microsite, verify it on the portal and match the promoter's legal entity, the declared land extent, the survey numbers and the declared completion date. That declared date, not a sales promise, is the one you can enforce.
How does it compare with nearby options?
The fairest comparisons are the group's own registered launch, Purva Silver Sky in Hebbagodi, and another large branded proposal in the same micro-market, Prestige Attibele.
| Dimension | Purva Attibele | Purva Silver Sky | Prestige Attibele |
|---|---|---|---|
| Price band | Not yet published | From Rs 2.55 crore (developer page, indicative) | On request |
| Configurations | To be confirmed | 3 BHK and 4 BHK, plus limited larger units | 2 BHK and 3 BHK |
| Possession | No date; pre-registration | July 2030 (declared) | August 2030 (indicative) |
| RERA status | Not registered; SEIAA ToR stage | PRM/KA/RERA/1251/310/PR/151225/008338 | Not listed on PropNewz record |
| Location note | Four villages near Attibele, Anekal taluk | Hebbagodi, off Hosur Road, Electronic City side | Attibele, South Bengaluru |
The practical read: Purva Silver Sky is buyable today with a registration you can check, but sits at a higher price point closer to Electronic City. Prestige Attibele and Purva Attibele are both future supply in the same market.
What are the honest risks and trade-offs?
This is as early as a project can be. Format, land area, unit count, brand and price are all unknown; the only hard facts are four village names, a developer entity and a filed cost. The withdrawal and refile within five weeks, with the cost raised from Rs 1,300 crore to Rs 1,600 crore, suggests the plan was still being reworked, and it could change again.
Distance is the structural trade-off. Attibele is a long drive from the Outer Ring Road and Whitefield, social infrastructure is still catching up, and the metro does not reach it. Supply is another: large launches from Prestige, Shriram, NVT and Puravankara itself will add thousands of homes to one micro-market. That helps negotiation but can slow appreciation and resale.
What is the PropNewz verdict?
Watch, do not buy yet. For buyers tied to Hosur Road employment who want a large branded community at Attibele pricing, this is worth tracking from the clearance stage. For everyone else, and for anyone who needs a home within three or four years, registered projects nearby are the better use of time. Revisit once the K-RERA registration, brand and price list are public, and judge it then on all-in cost and declared possession.
| # | Check before booking |
|---|---|
| 1 | Confirm a K-RERA registration on rera.karnataka.gov.in and match the promoter name and survey numbers. |
| 2 | Confirm the final environmental clearance has been granted, not just the ToR. |
| 3 | Get a written cost sheet with GST, stamp duty, parking, PLC, deposits and every extra charge. |
| 4 | Check the declared completion date in the registration, not the sales brochure. |
| 5 | Identify which group company signs the agreement and its link to Puravankara. |
| 6 | Drive the commute to your workplace at peak hour from the actual site. |
| 7 | Visit a completed Purva or Provident project and speak to residents about handover quality. |
What do buyers ask most about Purva Attibele?
What is the price of Purva Attibele?
No price exists yet. The project is at the environmental clearance stage and has no K-RERA registration, so it cannot legally be advertised or sold. A price list should follow registration. Any number quoted earlier by an agent is a guess or a negotiating opener, and should not be treated as a rate.
Is Purva Attibele RERA registered?
No. As of October 26, 2026 it is not registered with K-RERA. The environmental proposal filed with SEIAA on 16 October 2026 is at the Terms of Reference stage. Search rera.karnataka.gov.in by the promoter name, Purva Blue Home Ventures Private Limited, before paying any money, including an expression of interest.
When will Purva Attibele be ready for possession?
No possession date exists yet. The project is still at the Terms of Reference stage of environmental clearance, which comes before final clearance and K-RERA registration. The binding completion date will be the one declared in the registration, so any earlier timeline you hear should be treated as indicative at best.
Who should consider Purva Attibele?
It suits buyers who work along Hosur Road, in Electronic City, Bommasandra, Jigani or Hosur and want a large branded gated community at Attibele price levels. It is a watchlist item, not a purchase. Buyers who need a home within three or four years should look at registered projects instead.
