Puravankara Sathanur Review: 12.76 Acre Bagalur Road Project Weighed Before RERA
A large Puravankara JDA in Sathanur worth tracking, not booking: no K-RERA number or price yet, and registered rivals nearby already offer firm dates.

On October 12, 2026, Puravankara told investors it had signed a joint development agreement for 12.76 acres at Sathanur in the city's north, carrying roughly 1.90 million sq ft of sellable space and an estimated gross development value of Rs 2,500 crore, Angel One reported. It was the company's eighth land addition of FY27 and its sixth in Bengaluru. The shares closed 1.42 percent higher that day. For homebuyers on the Bagalur Road side, the deal means another large branded community is coming. It does not yet mean a home you can book.
Short answer: Puravankara Sathanur is a working name for a proposed large residential project by Puravankara Limited on about 12.76 acres in Sathanur, off Bagalur Main Road. It is RERA-pending, with environmental clearance at the Terms of Reference stage, and the price is to be announced at launch. Configurations are undisclosed, though 2, 3 and 4 BHK would fit the developer's North Bengaluru pattern. The biggest trade-off is supply: this pocket is already crowded with large registered projects, and a phased launch here will compete with them.
What is Puravankara Sathanur, and who is it for?
Puravankara Sathanur is a land deal and an environmental filing, not yet a launch. According to the Puravankara Sathanur project page, Puravankara Limited filed proposal SIA/KA/INFRA2/589364/2026 on PARIVESH on September 2, 2026 for a residential development in Satanuru village, Yelahanka taluk, with a filed cost of about Rs 805 crore. The company's October announcement then supplied the land size and sales estimate.
It is aimed at buyers who work at Manyata Tech Park, Hebbal or the airport side of Bagalur Road and want a big gated community from a listed developer. Given the scale, a phased launch with a large clubhouse is likely. It is not for anyone who needs a fixed price, unit plan or handover date in the near term.
Is Puravankara a builder you can trust?
Puravankara is one of Bengaluru's longest established developers, with a real delivery record in this part of the city. The company was founded in 1975, is listed on the NSE and BSE, and sells under the Purva and Provident brands. Completed homes in this part of the city include Purva Palm Beach off Hennur Road and Purva Venezia at Yelahanka New Town. Ongoing work nearby includes Purva Atmosphere on Thanisandra Main Road, Purva Zenium at Hosahalli and Purva Northern Lights in the Aerospace Park, which is K-RERA registered with a December 2029 date.
The caveat is volume. With eight projects added in FY27 so far, about 12.64 million sq ft across Bengaluru, Mumbai and Delhi-NCR per the same report, Puravankara is launching heavily, and some of that supply sits on the same corridor. Large listed developers deliver, but timelines on big phased projects can stretch. Check how recent Purva launches have tracked against their RERA dates.
How good is the Sathanur location?
Sathanur sits between three demand drivers, which is its strength, and on congested roads, which is its weakness. The village is in Yelahanka taluk off Bagalur Main Road, between Thanisandra, Kattigenahalli and Jakkur. Manyata Tech Park and Hebbal are south of it and Yelahanka is west, while Bagalur Road leads north to the airport, the Hardware Park and the KIADB Aerospace Park. Assetz, TVS Emerald and others already have large projects in the pocket.
The airport metro will help indirectly. The Blue Line stretch from Nagawara through Hebbal to the airport is now targeted for September or October 2027, with the full line by March 2028, Construction World reported in August. That line runs along Bellary Road, not through Sathanur, so you would still drive to a station. Bagalur Main Road and Thanisandra Main Road are busy at peak hours, internal village roads are narrow, and civic services have lagged behind apartment approvals here.
What homes and amenities are planned?
Puravankara has not disclosed towers, floors, units or sizes. The known numbers point to scale. Roughly 12.76 acres carrying roughly 1.90 million sq ft of sellable space is a large community by North Bengaluru standards that will almost certainly carry a substantial clubhouse and open space. The PARIVESH summary PropNewz saw does not give site or built-up area, so the land figure comes from the company release rather than the environmental file.
Puravankara usually brands such projects under Purva. Its closest recent launch, Purva Northern Lights, offers 2, 3 and 4 BHK apartments, which is a sensible guess for Sathanur but not a commitment. When plans appear, check density per acre, the share of open space, tower spacing and how many lifts serve each core.
What will a home at Puravankara Sathanur cost?
There is no price list, only a company projection. Dividing the estimated Rs 2,500 crore of sales by about 1.90 million sq ft gives an average near Rs 13,000 per sq ft of saleable area. That is a whole-project figure that may include later price rises, not a launch rate. For context, nearby registered projects list entry tickets of about Rs 1.11 crore at Purva Northern Lights and Rs 1.40 crore at TVS Emerald Altura.
When a cost sheet arrives, get every head in writing: car parking, clubhouse membership, BESCOM and water infrastructure charges, floor rise and preferred location charges, legal fees, corpus fund and advance maintenance, with GST, stamp duty and registration listed separately. Only an all-in figure lets you compare this project fairly with registered stock already selling on the same road.
What is the RERA status, and when is possession?
Puravankara Sathanur is not yet registered with Karnataka RERA, and no possession date has been declared. The environmental application is at the Terms of Reference stage and was shown as under examination. Clearance, building plan sanction and registration all come before any legal sale.
A project of about 1.9 million sq ft will almost certainly be registered and delivered in phases, each with its own completion date. Allowing for approvals and a four to five year build, keys for an early phase in the early 2030s is a reasonable working assumption, not a promise. Under Section 3 of the RERA Act, an unregistered project cannot be marketed or sold, so treat any pre-launch expression of interest as unprotected money.
How does Puravankara Sathanur compare with nearby options?
Every listed alternative below is already registered, which gives each a head start on certainty. Assetz Zen and Sato is in the same Sathanur village. TVS Emerald Altura sits off Thanisandra Main Road in Sathanur, and Purva Northern Lights is Puravankara's own large community further up Bagalur Road.
| Dimension | Puravankara Sathanur | Assetz Zen and Sato | TVS Emerald Altura | Purva Northern Lights |
|---|---|---|---|---|
| Price band | To be announced at launch | To be confirmed | From Rs 1.40 Cr | From Rs 1.11 Cr |
| Configurations | To be confirmed | 3 and 4 BHK | 2 and 3 BHK | 2, 3 and 4 BHK |
| Possession | Not declared | May 2030 onwards | March 2030 | December 2029 |
| K-RERA status | Pending, not yet registered | Registered | Registered | Registered |
| Distance to Manyata Tech Park | To be confirmed | To be confirmed, same village | To be confirmed, same village | To be confirmed, further north |
What are the biggest risks and trade-offs?
The main risks are unregistered numbers, the joint development structure and heavy competing supply. The land extent, saleable area and revenue are company estimates, not registered facts. Because the land is under a JDA, the landowner will hold a share of units, so check that both parties appear correctly on K-RERA and how that share is sold. Several thousand homes are launched or planned nearby, which could cap price growth and slow resale. Use this checklist once a phase registers.
| # | Check before booking |
|---|---|
| 1 | Find the K-RERA number for your phase on rera.karnataka.gov.in before paying anything. |
| 2 | Confirm the promoter and landowner names and how the landowner's share of units is handled. |
| 3 | Ask which phase and tower you are buying into and its declared completion date. |
| 4 | Get a dated, written cost sheet with every charge and GST shown separately. |
| 5 | Compare the RERA carpet area with the saleable figure on the price sheet. |
| 6 | Benchmark the all-in price against Assetz, TVS Emerald and Purva Northern Lights. |
| 7 | Drive Bagalur Main Road and Thanisandra Main Road to your office at peak hour. |
Our verdict: should you wait for Puravankara Sathanur?
Watch it, but do not pay an expression of interest. A listed developer with delivered North Bengaluru projects, a 12.76 acre parcel and a location between Manyata, Yelahanka and the airport make it worth tracking. But there is no registration, plan or price yet, the land is under a JDA, and registered alternatives in the same village already offer firm dates. Revisit when the first phase is registered and priced, and compare it then on an all-in basis.
What do buyers ask most about Puravankara Sathanur?
What is the price of Puravankara Sathanur?
No price has been announced. Puravankara's own estimate of about Rs 2,500 crore in sales from about 1.90 million sq ft works out to roughly Rs 13,000 per sq ft on average, but that is a company projection for the whole project, not a rate card. Real pricing comes only after K-RERA registration.
Is Puravankara Sathanur RERA registered?
No. As of October 25, 2026 the project is RERA-pending and not yet registered with Karnataka RERA. Its environmental proposal, filed on September 2, 2026, sits at the Terms of Reference stage under examination. Search rera.karnataka.gov.in for Puravankara Limited and pay nothing, including an expression of interest, until a number appears.
When is possession expected at Puravankara Sathanur?
Puravankara has not declared any possession date. Environmental clearance, a sanctioned plan and K-RERA registration must all come first, and a community of this size is likely to launch and hand over in phases. Treat the completion date declared for each registered phase as the only binding one, and expect the early 2030s.
Who should consider Puravankara Sathanur?
It suits buyers working around Manyata, Hebbal or the airport side who want a large gated community from a listed developer and can wait for a phased launch. It is not for anyone needing a fixed price or handover date soon, and heavy local supply argues for patience over early EOIs.
