On October 13, 2026, Prestige Estates told the market it had sold homes worth about Rs 7,225 crore between July and September, up 20 percent on a year earlier, across 3,910 units and 5.84 million sq ft, Angel One reported. Bengaluru made up 41 percent of its first-half sales. Six days earlier the Reserve Bank of India had raised the repo rate to 5.50 percent. One of the largest Prestige communities that buyers in East Bengaluru can still enter sits on Varthur Road, with a registered finish date about 19 months away.

Short answer: Prestige Lavender Fields is a K-RERA registered, under construction Prestige community of 1,473 homes in six high-rise towers at Gunjur on Varthur Road, East Bengaluru, with 1, 2, 3 and 4 BHK homes listed from about Rs 99 lakh to about Rs 5.41 crore. The declared completion date is May 31, 2027. It is a strong brand at a firm legal timeline. The biggest trade-off is density and roads: roughly 80 homes per acre feeding into one of the city's most congested highways.

What is Prestige Lavender Fields, and who is it for?

Prestige Lavender Fields is a large, dense, mid to upper segment apartment campus by Prestige Group on roughly 18 acres next to its own Prestige Lakeside Habitat. According to the Prestige Lavender Fields project page, the registered promoter is Prestige Office Ventures, the project has six towers of about 31 to 32 upper floors, and the size range stretches from a compact 1 BHK to 4 BHK homes above 3,600 sq ft.

It suits a household working in Whitefield, on the Outer Ring Road around Bellandur and Marathahalli, or along Sarjapur Road, that wants a listed developer and a home in 2027 rather than 2030. It also suits buyers who want to move up a size later inside the same community. It is a weaker fit for anyone seeking a quiet, low-rise address, a short commute or a near-term metro link.

Is Prestige Group a builder you can trust?

Prestige has one of the deepest delivery records in Bengaluru, which is the strongest argument for this project. Prestige Estates Projects was founded in 1986 and is listed on the NSE and BSE. Its delivered homes include Prestige Shantiniketan in Whitefield, Prestige Song of the South on Begur Road, Prestige Falcon City on Kanakapura Road and, most relevant here, Prestige Lakeside Habitat on the neighbouring plot, handed over from January 2020.

Two caveats. First, large Prestige projects are often held in separate group entities, and this one sits with a partnership firm, Prestige Office Ventures, so your agreement should name that promoter exactly. Second, a developer selling 3,910 homes a quarter has many sites competing for attention. Walk around Lakeside Habitat, talk to residents about maintenance and snagging, and read Lavender Fields' own quarterly progress filings rather than relying on the brand.

How good is the Gunjur and Varthur Road location?

The location is central to three job hubs and handicapped by one road. The site is on the Varthur to Sarjapur stretch of SH 35. Indicative distances are about 12 km to the Whitefield and ITPL cluster, about 10 km to the Outer Ring Road tech parks, a similar distance to the Wipro and RGA stretch of Sarjapur Road, and about 50 km to the airport. Greenwood High International School is in the same micro-market, and Varthur and Whitefield have several multi-speciality hospitals.

The weakness is SH 35 itself. The road through Varthur village is a known choke point, and the corridor has absorbed tens of thousands of homes in a decade. The nearest working metro is the Purple Line at Kadugodi, about 10 km to 12 km away. A Sarjapur to Hebbal metro line and the Peripheral Ring Road are both still plans and should not be priced in. Do the peak-hour drive before you sign.

What homes do you get, and how big are they?

You can choose from four sizes of home, which is unusual for a single address. Portal figures put the 1 BHK at about 669 to 784 sq ft, the 2 BHK at about 1,018 to 1,470 sq ft, the 3 BHK at about 1,407 to 2,388 sq ft and the 4 BHK at about 2,514 to 3,656 sq ft. One portal quotes 669 to 2,717 sq ft as carpet area, so confirm whether each figure is carpet or saleable before comparing.

The amenity package centres on a clubhouse that one listing puts at about 50,000 sq ft, with a pool, gym, steam and sauna, spa, indoor games, courts for badminton, tennis and basketball, a cricket practice pitch and play areas. With about 1,473 families sharing it, expect queues at peak times. Only the agreement for sale and the RERA filing bind the developer on specification.

What will a home at Prestige Lavender Fields really cost?

Expect about Rs 99 lakh to Rs 1.16 crore for a 1 BHK, Rs 1.51 crore to Rs 2.18 crore for a 2 BHK, Rs 2.08 crore to Rs 3.53 crore for a 3 BHK and Rs 3.72 crore to Rs 5.41 crore for a 4 BHK, based on indicative portal listings. That works out to about Rs 14,800 per sq ft, with a September 2026 asking rate near Rs 15,000 per sq ft. Another portal starts at Rs 95 lakh.

These are not developer price lists, and remaining inventory at this stage is often thin. Portal prices usually leave out car parking, club membership, BESCOM and BWSSB deposits, floor rise, location premiums, the corpus fund, advance maintenance, legal fees, GST and stamp duty. A rate near Rs 15,000 per sq ft is at the top of this corridor, so check resale rates at Lakeside Habitat, which lists from about Rs 1.38 crore, before you accept the new-launch premium.

What is the RERA status, and when is possession?

Prestige Lavender Fields is registered with Karnataka RERA under PRM/KA/RERA/1251/446/PR/290423/005906, approved on April 29, 2023, and the declared completion date is May 31, 2027. That date is binding on the promoter and is the one your delay compensation will be measured against.

There is a variance worth raising. On May 29, 2026, the promoter filed a fresh environmental proposal, SIA/KA/INFRA2/576399/2026, and the summary record does not say whether it is an expansion, an amendment or a revision. A plan change late in construction can move towers, open space or the timeline. Ask Prestige in writing what the filing covers, and download the latest quarterly progress report from the Karnataka RERA portal to see actual progress.

How does Prestige Lavender Fields compare with nearby options?

Prestige Lavender Fields costs more per sq ft than smaller Gunjur projects but offers the stronger brand, the wider size range and the bigger amenity package. DSR The Courtyard on Gunjur Palya Road is the cheaper, nearer handover option. Mohan Tritone on the same road is a later, smaller 2 and 3 BHK project.

What are the biggest risks and trade-offs?

The main risks are density, the road and data that does not line up. Nearly 1,500 homes on one campus, beside an existing Prestige township, will add pressure on SH 35 and the Varthur junction, and resale competition inside the project will be heavy for years. Portals disagree on land area, at 17.3, 18.25 or 18.6 acres, and on floor counts. The May 2026 environmental filing is unexplained. And the premium price leaves less room for appreciation than a cheaper entry would. Run these checks first.

#Check before booking
1Search PRM/KA/RERA/1251/446/PR/290423/005906 on rera.karnataka.gov.in and read the latest quarterly progress report.
2Ask Prestige in writing what the May 2026 environmental proposal changes, and whether a RERA extension is planned.
3Confirm the agreement for sale is with Prestige Office Ventures, the registered promoter.
4Get a dated cost sheet for your unit with parking, deposits, floor rise, GST and registration listed.
5Confirm the RERA carpet area of your unit, not only the saleable figure on portals.
6Compare resale prices at Prestige Lakeside Habitat and other completed Varthur projects.
7Drive from the gate to your office at peak hour through Varthur village.

Our verdict: should you buy at Prestige Lavender Fields?

Prestige Lavender Fields is a sound choice for a specific buyer: a family working on the Whitefield, Outer Ring Road or Sarjapur side that wants a Prestige home, values a registered May 2027 date and is willing to pay close to Rs 15,000 per sq ft for it. The brand, the delivery record next door and the wide size range are real strengths. The density, the Varthur Road bottleneck, the unexplained 2026 environmental filing and the premium price are real weaknesses. Book only after checking the RERA progress report, getting a full cost sheet and comparing resale rates nearby.

What do buyers ask most about Prestige Lavender Fields?

What is the price of Prestige Lavender Fields?

Portal listings start near Rs 99 lakh, for a 669 sq ft 1 BHK, and top out near Rs 5.41 crore for the largest 4 BHK, or roughly Rs 14,800 to Rs 15,000 per sq ft. These are indicative listing figures. Ask Prestige for a dated cost sheet showing parking, deposits, GST and registration separately.

Is Prestige Lavender Fields RERA registered?

Yes. It is registered with Karnataka RERA under PRM/KA/RERA/1251/446/PR/290423/005906, approved on April 29, 2023, with Prestige Office Ventures as the promoter and a declared completion date of May 31, 2027. Search the number on rera.karnataka.gov.in and read the latest quarterly progress report before paying.

When is possession at Prestige Lavender Fields?

The binding Karnataka RERA completion date is May 31, 2027, and listings show handover from around May or June 2027. A fresh environmental proposal was filed in May 2026, so ask Prestige in writing whether a plan revision or a RERA extension is planned before you rely on that date.

Who should consider Prestige Lavender Fields?

It suits families working in Whitefield, on the Outer Ring Road or along Sarjapur Road who want a Prestige home with a 2027 RERA date and a wide choice of sizes. It is a weaker fit for buyers who want low density, a calm commute through Varthur or metro access soon.
