NVT Under The Open Sky 4 BHK triplex villas with private gardens at Budigere Cross, East Bengaluru

On 25 October 2026, a listing for NVT Under The Open Sky updated its all-inclusive villa prices to a range of Rs 5.11 Cr to Rs 6.42 Cr. That is well above the Rs 4.16 Cr starting figure still recorded on the project page, and the gap captures the buyer's problem at this 74-villa enclave near Budigere Cross. The product is clear: 4 BHK triplex villas with gardens. The price, and even the handover year, depends on which source you read.

Short answer: NVT Under The Open Sky is a K-RERA registered (PRM/KA/RERA/1251/446/PR/200924/007053) gated community of 74 4 BHK triplex villas at Nimbekaipura, Budigere Cross, off Old Madras Road in Bengaluru East. The project page lists prices from Rs 4.16 Cr (indicative), while October 2026 listings quote about Rs 4.69 Cr to Rs 6.42 Cr. Possession is shown from 2027. The single biggest trade-off is inconsistent pricing and timelines across sources, which every buyer must settle in writing.

What is NVT Under The Open Sky, and who is it for?

NVT Under The Open Sky is a low-density villa project of 74 homes on about 6.5 acres, laid out in nine rows of ground plus two floor triplexes. Each villa has a private backyard garden, and the community shares a clubhouse with a gym, a swimming pool, jogging tracks and landscaped open spaces. The full fact sheet sits on the NVT Under The Open Sky project page.

It is built for a family that wants an independent-feeling home with a garden inside a gated layout, within driving distance of Whitefield's offices and schools, and is willing to trade a central address for space. It is not designed for buyers who want a lift-served apartment, a short metro walk or a high rental yield.

Who is NVT Quality Lifestyle, and can it deliver?

NVT Quality Lifestyle is a Bengaluru developer that concentrates on villas and low-rise homes in the east and south-east of the city, with the legal entity on this project listed as NVT Quality Lifestyle Estate LLP. Its delivered work includes NVT Life Square in Whitefield, now ready to move, and its active pipeline includes NVT Oikos near Hope Farm Junction, a 28-villa project from about Rs 6.24 Cr, as well as NVT Symphony of Orchards off Sarjapur Road.

That is a focused, mid-sized track record rather than a large listed developer's balance sheet. The practical test is physical: visit a completed NVT villa community, look at waterproofing, terrace finishes, drainage and clubhouse upkeep, and ask residents how closely handover matched the promised date.

How good is the Budigere Cross location?

The location works for buyers anchored to Whitefield, ITPL and the Old Madras Road belt, and less well for anyone working in the south or the centre. The site is at Nimbekaipura village in Bidrahalli Hobli, near Budigere Cross. The project page lists Whitefield, Orion Uptown Mall and KR Puram railway station as the main nearby landmarks, with the Outer Ring Road and the airport reachable by road.

The page does not give drive times, and we have not seen a verified figure, so test them yourself. Budigere Cross has no metro station nearby, and Old Madras Road is slow at peak hours. The area is filling up quickly with large apartment projects, which will bring shops and schools but also more traffic on the same few roads. Drive to your office at 9 am and back at 6 pm before you commit.

What homes does NVT Under The Open Sky offer?

Every home is a 4 BHK triplex villa, offered in three types named Aurora, Breeze and Celeste. Built-up areas are about 3,446, 3,930 and 4,240 sq ft, on land parcels of about 1,824, 2,144 and 2,368 sq ft. One listing also describes a home office and a media room in each villa, which would suit families who work from home.

Sources disagree on which name belongs to which size. The project page pairs Aurora with the smallest villa and Celeste with the largest, while a recent listing reverses that. Ask NVT for the approved floor plan of the exact villa you are shown, with the carpet area, built-up area and land extent written into the agreement. Triplex living also means stairs on every trip between kitchen and bedroom, which matters for older parents.

What does a villa at NVT Under The Open Sky really cost?

The honest answer is that the price needs confirming. The project page records Rs 4.16 Cr onwards, but it attaches the lowest price to the largest villa, which looks stale. The JLL Homes listing quotes Rs 4.69 Cr for 3,446 sq ft, Rs 5.94 Cr for 3,920 sq ft and Rs 6.36 Cr for 4,240 sq ft, and the October 25 listing shows Rs 5.11 Cr to Rs 6.42 Cr all inclusive. On JLL's numbers, the entry villa works out to roughly Rs 13,600 per sq ft of built-up area.

Build the cost stack before you visit. Under-construction homes attract 5% GST, and Karnataka stamp duty plus registration adds roughly 6.6% to 7.6% of the higher of guidance or agreement value. On a Rs 5 Cr agreement, that is about Rs 58 lakh to Rs 63 lakh, before clubhouse charges, corpus fund, maintenance deposit, BESCOM and water connections and legal fees. If a quote says all inclusive, ask for the line items behind it.

Is NVT Under The Open Sky RERA registered, and when is possession?

Yes. The project page records K-RERA registration PRM/KA/RERA/1251/446/PR/200924/007053, and the same number appears on the JLL listing. Verify it on rera.karnataka.gov.in, match the promoter name, land extent and number of villas, and download the latest quarterly progress report.

Possession is where sources split. The project page shows 2027 onwards and mentions a December 2027 handover, while the JLL listing says possession by March 2029. That is a gap of more than a year. The completion date declared on K-RERA should decide which is right, and your agreement should state the date and the compensation payable if NVT misses it.

How does NVT Under The Open Sky compare with nearby options?

NVT Under The Open Sky offers the most land per home in this comparison and the nearest declared handover among the under-construction options. Sattva Aangane at Bandapura on Old Madras Road is an apartment alternative at a lower ticket but with a 2032 completion date, while Krishvi Statura nearby is already complete.

If a villa with a garden is non-negotiable, the real choice is between this project and NVT Oikos, which costs more but sits inside Whitefield.

What are the biggest risks and trade-offs?

The main risk is information quality. The entry price ranges from Rs 4.16 Cr to Rs 5.11 Cr depending on the source, possession from December 2027 to March 2029, and the land area from 6.5 to 7 acres on the project page itself. Parts of the page's construction text also look out of date. None of this suggests wrongdoing, but at a Rs 5 Cr ticket every gap should be closed in writing.

The structural trade-offs are clear too. Budigere Cross is an outer-east address with no metro yet. Triplex villas mean daily stairs. Rental yields on villas at this price are low. Resale depends on a narrower pool of villa buyers than apartments enjoy. The case rests on space, privacy and a garden, not on income or a short commute.

Before booking, run these seven checks.

#Check before booking
1Verify PRM/KA/RERA/1251/446/PR/200924/007053 on rera.karnataka.gov.in and download the latest quarterly progress report.
2Confirm the declared completion date and write delay compensation into the agreement.
3Get the land extent, built-up area and carpet area of your exact villa in writing.
4Ask for an itemised cost sheet separating basic price, GST, registration, clubhouse, corpus and utilities.
5Check the approved layout plan and the title documents for Survey Nos. 59/3 and 59/4.
6Visit a completed NVT villa community and speak to residents about build quality.
7Drive to your office from Budigere Cross at peak hour, both ways.

What is the PropNewz verdict on NVT Under The Open Sky?

NVT Under The Open Sky is a registered, genuinely low-density villa project that gives a family about 3,400 to 4,200 sq ft and a private garden near Whitefield at a lower entry price than NVT's own Oikos villas inside Whitefield. For a buyer who values space over a central address, it deserves a site visit. Settle the current price, the villa naming and the completion date in writing before paying a booking amount, and benchmark the effective rate against NVT Oikos.

What else do buyers ask about NVT Under The Open Sky?

What is the price of NVT Under The Open Sky?

The project page lists villas from Rs 4.16 Cr onwards, but October 2026 listings quote higher figures, from about Rs 4.69 Cr to Rs 6.42 Cr depending on villa type. Treat every figure as indicative, add GST, stamp duty and registration, and get a unit-specific cost sheet from NVT before deciding.

Is NVT Under The Open Sky RERA registered?

Yes. The project page records K-RERA number PRM/KA/RERA/1251/446/PR/200924/007053. Open that record on rera.karnataka.gov.in yourself and check the promoter entity, land extent, approved layout and declared completion date, because listings disagree on possession and size details. A registration number on a brochure is a starting point, not proof that the current plans are approved.

When is possession of NVT Under The Open Sky?

The project page shows possession from 2027, with December 2027 mentioned as the handover target. One listing quotes possession by March 2029 instead. Rely on the completion date declared on K-RERA, check the latest quarterly progress report, and write delay compensation into your agreement.

Who should consider NVT Under The Open Sky?

It suits families with a budget of roughly Rs 5 Cr to Rs 7 Cr all in who want a gated 4 BHK villa with a garden near Whitefield and are comfortable with an outer-east address. It is a weaker fit for metro commuters, rental investors or buyers who dislike living across three floors.
