On October 16, 2026, Bangalore Metro Rail Corporation engineers began soil testing along Sarjapur Road for the proposed 37.8 km Sarjapur to Hebbal metro line, Asianet Newsable reported, even though the Centre has given no timeline for approving it. Five weeks earlier, on September 12, a Goyal and Co company filed an environmental application for a new apartment project in Sulakunte, a village near Dommasandra on the same corridor. The metro is a hope and the project is a file. Buyers watching this belt are being asked to price both.

Short answer: Goyal Sulakunte is PropNewz's working name for a proposed Goyal and Co (Hariyana Group) apartment project at Sulakunte, near Dommasandra off Sarjapur Road. There is no price, no disclosed configuration (2 and 3 BHK is likely, going by the builder's nearby projects) and no possession date. It is RERA-pending, not yet registered with Karnataka RERA, so no money should be paid yet. The biggest trade-off is timing: a known developer with visitable sites a few kilometres away, against an approval process that has barely started.

What is Goyal Sulakunte, and who is it for?

Goyal Sulakunte is a residential apartment proposal with amenities, at its earliest public stage. The proponent, Goyal Hariyana Developers, submitted proposal SIA/KA/INFRA2/589361/2026 on the PARIVESH portal on September 12, 2026, for a site in Sulakunte village, also spelt Sulikunte, in Bengaluru East taluk. The filed project cost is about Rs 167 crore. No marketing name, unit count or land extent is public, which is why the Goyal Sulakunte project page uses a working name.

It belongs on the watchlist of a buyer who already tracks Dommasandra, Gunjur and Varthur, works on Sarjapur Road or in Whitefield, and is comfortable waiting several years. It is not for someone who needs to move by 2028, or who wants to compare a price sheet today.

Is Goyal and Co a builder you can trust?

Goyal and Co has a long record and live sites in the same belt, which is the main reassurance here. The group, part of the Hariyana Group, operates in Mumbai and Bangalore and says it has completed more than 250 projects. In Bangalore its finished homes include Orchid Greens on Hennur Road and the Alanoville villas off Kannur Road.

Its current pipeline is concentrated on this side of the city: Orchid Life at Gunjur, Orchid Bloomsberry at Balagere on Panathur Road, Orchid Platinum on Whitefield Main Road and Riviera Uno on Soukya Road, plus Orchid Salisbury near Jakkur and Orchid South Park on Huskur Road. Orchid Life at Gunjur Palya is the most useful benchmark, a short drive north, with 2 and 3 BHK homes and a 2029 onwards possession window. Walk that site before Sulakunte is priced, and judge the finish, lift lobbies and progress against the schedule.

One point to check later. The filing is in the name of Goyal Hariyana Developers. When a K-RERA registration appears, confirm that the promoter entity, land title and any joint development agreement match what the sales team tells you.

How good is the Sulakunte location?

The location is well placed for East Bangalore jobs but leans on congested village roads. Sulakunte sits close to Dommasandra, where the Sarjapur Road corridor meets the Varthur and Gunjur side of the city. Within driving range are the Wipro and RGA Tech Park offices on Sarjapur Road, the Outer Ring Road at Bellandur and, further north, Whitefield and ITPL.

Schools are a genuine strength. Greenwood High, Inventure Academy and Indus International are all on this corridor, though drive times vary sharply by route. Daily shopping is served from Dommasandra circle and Sarjapur Road.

The weak points are traffic and civic services. Roads around Dommasandra and Varthur are narrow, peak-hour trips to the Outer Ring Road are slow, and water and drainage in newer pockets trail the pace of construction. There is no metro today. The Sarjapur to Hebbal line is still awaiting central approval, so October's soil tests are preliminary work. Plan your commute on the roads that exist.

What homes will Goyal Sulakunte offer?

Nothing about the homes is confirmed yet. The filing describes apartments with an amenity component, which usually means multi-storey towers around a clubhouse and landscaped podium. No unit mix, tower or floor count, sizes or amenity schedule is public yet. The PARIVESH summary PropNewz reviewed also omits the site and built-up area.

At roughly Rs 167 crore of filed cost, this reads as a mid-sized community, not a township, though that is PropNewz's inference rather than a disclosed unit count. Goyal's nearby launches have centred on 2 and 3 BHK homes with a standard clubhouse, so that is a reasonable expectation here and nothing more.

What will a home at Goyal Sulakunte cost?

There is no price, and PropNewz does not quote a rate for an unlaunched project. The Rs 167 crore figure is a construction estimate, not sales value.

What the neighbourhood tells you is the likely band. DSR The Address at Dommasandra is indicatively priced at about Rs 10,700 per sq ft, and Abhee City Urban Glenn at Gunjur starts at about Rs 1.14 crore. A new launch near Dommasandra will be benchmarked against those numbers. Borrowing has also become dearer: the RBI raised the repo rate to 5.50 percent on October 7, so model your EMI with headroom.

When a price list is issued, demand an itemised all-in figure covering parking, club membership, power and water infrastructure, floor rise, legal fees, corpus, maintenance, GST and stamp duty, so it can be set against registered projects nearby.

What is the RERA status, and when is possession?

Goyal Sulakunte is not yet registered with Karnataka RERA, and no possession date has been declared. The approval status is under process. The environmental application is at the Terms of Reference stage with the State Environment Impact Assessment Authority, and the authority has raised Essential Details Sought, asking the proponent for more information before proceeding.

That puts three steps between today and a lawful sale: environmental clearance, building plan sanction and K-RERA registration. Until registration, buyer money has no escrow protection and there is no binding completion date. Do not pay a token or expression of interest. Once registered, verify the number on the Karnataka RERA portal and match the land extent, unit count and completion date. A realistic handover, on PropNewz's estimate, sits beyond 2030.

How does Goyal Sulakunte compare with nearby options?

Every nearby comparison is further along, with a RERA number or acknowledgement and a published possession window. That is the cost of being early.

What are the biggest risks and trade-offs?

The biggest risk is how early this is. With no registration, no plan and an environmental file sent back for details, scale and timing can still change. The micro-market also has a long list of launches from larger brands, which helps price discovery now and means resale competition later. Village road access needs a peak-hour visit. In its favour, the developer is active nearby, so you can inspect its work before a rupee is at stake.

#Check before booking
1Confirm a K-RERA registration number on rera.karnataka.gov.in before paying any token or EOI.
2Track proposal SIA/KA/INFRA2/589361/2026 on PARIVESH until environmental clearance is granted.
3Match the RERA promoter entity, land title and any joint development deal to Goyal Hariyana Developers.
4Visit Orchid Life at Gunjur and Orchid Bloomsberry at Balagere to judge build quality and pace.
5Get an itemised all-in cost sheet and compare it with DSR The Address and Abhee City Urban Glenn.
6Drive from Sulakunte to your office at peak hour, and ask how water and drainage will be supplied.
7Get a home loan sanction at current rates after the October 7 repo hike.

Our verdict: should you consider Goyal Sulakunte?

Goyal Sulakunte deserves a watchlist slot, not a cheque. A developer with several live sites in the same belt and a schools-rich corridor are real points in its favour. But there is no price, no registered plan and no date, and the environmental file is still collecting details. If you need a home in this pocket within three years, registered projects such as DSR The Address are the practical choice. If you can wait, check back when the K-RERA number is live and the price list is out.

What do buyers ask most about Goyal Sulakunte?

What is the price of Goyal Sulakunte?

No price has been announced, because the project is not launched and not registered with Karnataka RERA. The only number on record is a filed project cost of about Rs 167 crore, which is a construction estimate and not a selling price. Treat any informal per sq ft quote as unverified.

Is Goyal Sulakunte RERA registered?

No. Goyal Sulakunte is RERA-pending and not yet registered with Karnataka RERA. Its environmental application, SIA/KA/INFRA2/589361/2026, is at the Terms of Reference stage and the authority has sought more details. Do not pay any token, EOI or booking amount until a registration appears on rera.karnataka.gov.in.

When is possession at Goyal Sulakunte?

No possession date has been declared. Environmental clearance, plan sanction and K-RERA registration must all come before a launch, and a full build follows that. Possession before 2030 looks unlikely on current information. The binding date will be the one Goyal files on the K-RERA portal.

Who should consider Goyal Sulakunte?

It suits a buyer already shortlisting between Sarjapur Road and Varthur who wants an early look at a mid-sized Goyal launch and can wait well beyond 2026. It suits less well anyone who needs a home soon, a metro commute, a price today or the protection of an existing RERA registration.

This review reflects information available as of October 25, 2026.
