DSR The Address Review: Dommasandra 2 to 4 BHK Towers Weighed Mid-Expansion
A registered Dommasandra high-rise from about Rs 1.23 crore that suits patient school-focused families, but it is expanding mid-build in heavy traffic.

On October 6, 2026, DSR Infra Projects filed a proposal with Karnataka's State Environment Impact Assessment Authority to modify and expand its apartment and clubhouse project at Thigalachowdadenahalli and Dommasandra, with a filed cost of about Rs 1,000 crore. Ten days later, Bangalore Metro Rail Corporation engineers started soil testing along Sarjapur Road for the proposed Sarjapur to Hebbal line, Asianet Newsable reported, though the Centre has not approved it. One move makes DSR The Address bigger. The other is a metro that still has no date. Buyers have to judge the project on what exists now.
Short answer: DSR The Address is an under-construction, six-tower community at Dommasandra on the Sarjapur side of East Bengaluru, K-RERA registered per listings under PRM/KA/RERA/1251/308/PR/050924/006996. It offers 2, 2.5, 3 and 4 BHK homes at indicative prices of roughly Rs 1.23 crore for the smallest 2 BHK up to roughly Rs 3.04 crore for the largest 4 BHK. The reported RERA date is June 2029. The biggest trade-off is that the project is being enlarged mid-build, at one of the most congested junctions in the east.
What is DSR The Address, and who is it for?
DSR The Address is a large high-rise gated community already under construction off the Varthur to Sarjapur Road. According to the DSR The Address project page, listings describe roughly 13 to 13.67 acres and six towers of three basements, a ground level and 12 to 30 upper floors, with homes from about 1,149 sq ft to 2,735 sq ft. The developer entity is DSR Infrastructure Pvt Ltd.
It suits a family that works in Whitefield, on the Outer Ring Road or at the Sarjapur Road campuses, wants international schools nearby and a full amenity set, and can wait until 2029. The range from compact 2 BHK to large 4 BHK means first-time buyers and upgraders can share the address. It is a poor fit for anyone who needs keys within a year.
Is DSR a builder you can trust in Bengaluru?
DSR has a long Hyderabad record and a short, growing Bengaluru one. The group is headquartered in Hyderabad, where marketing material credits it with over three decades of work and current projects include DSR Ciel at Gopanpally and DSR Altitudes near Tellapur. Its registered Bengaluru work covers DSR Evoq at Hope Farm Junction, Whitefield, and DSR The Courtyard on Gunjur Palya Road, which has a RERA completion date of February 2027.
The Address is DSR's largest visible Bengaluru project so far. That makes The Courtyard the most useful test of local delivery: if it hands over on schedule in early 2027, it is real evidence. Ask the sales team for completed Bengaluru buildings with occupancy certificates, and speak to Courtyard buyers about progress, quality and communication.
How good is the Dommasandra location?
Dommasandra is a well-placed hinge between the Whitefield and Sarjapur Road belts, with traffic as the price. The junction is where the Varthur to Sarjapur Road meets Sarjapur Main Road. The site is near The International School Bangalore, about 140 metres away per one listing, and Greenwood High and other international schools are a short drive down the same road.
Jobs on the ORR between Bellandur and Marathahalli, at the Wipro and RGA Tech Park campuses on Sarjapur Road and in Whitefield are each about 10 to 15 km away depending on route. The airport is well over an hour. Dommasandra Circle and the Varthur Road junctions are among the slowest in the east at peak hours, and the area is absorbing large launches from Brigade, Lodha and others. The Sarjapur metro line is at the soil-testing stage with no construction date, so plan on road commutes only.
What homes do you get, and how much space is usable?
Listings report four formats. The 2 BHK spans about 1,149 to 1,283 sq ft, the 2.5 BHK about 1,560 to 1,608 sq ft, the 3 BHK about 1,512 to 2,049 sq ft and the 4 BHK about 2,721 to 2,735 sq ft, all built-up rather than carpet. One listing shows nine homes per floor served by six lifts. Ask for the RERA carpet area of your specific unit before comparing it with other projects.
The amenity list across listings is the large-community standard: a clubhouse and pools, an open-air gym, courts for tennis, basketball and badminton, skating, an amphitheatre, co-working rooms, a pet park, a cycling track and senior citizen zones. Open-space claims of 75 to 84 percent are high for towers of up to 30 floors. Treat them as marketing until they match the sanctioned plan and the agreement for sale.
What will a home at DSR The Address really cost?
Expect about Rs 1.23 crore to Rs 1.44 crore for a 2 BHK, Rs 1.66 crore to Rs 1.74 crore for a 2.5 BHK, Rs 1.57 crore to Rs 2.29 crore for a 3 BHK and Rs 2.81 crore to Rs 3.04 crore for a 4 BHK, on indicative aggregator figures. One all-inclusive sheet quotes Rs 1.29 crore to Rs 3.04 crore including taxes and charges, and another source gives about Rs 10,700 per sq ft. None of these is a developer price list.
Ask for a written cost sheet that splits the base rate from parking, club fees, power and water connection charges, generator backup, corpus fund, advance maintenance, legal fees and GST. Stamp duty and registration come on top. Loans are also getting dearer: the Reserve Bank of India raised the repo rate to 5.50 percent on October 7, its first hike since February 2023. On a construction-linked plan running to 2029, a rising rate lifts your interest bill during the build.
What is the RERA status, and when is possession?
DSR The Address is K-RERA registered according to listings, under PRM/KA/RERA/1251/308/PR/050924/006996, with a reported completion date of June 2029. One listing instead quotes a builder target of December 2027, and an aggregator put construction at about 55 percent in May 2026. Treat June 2029 as the binding date, and the earlier one as a hope.
The October expansion filing complicates the picture. It is at the Terms of Reference stage and under examination, so the expansion has no clearance yet. It lists Chikkavaderapura village alongside Dommasandra and Thigalachowdenahalli, and it may lead to an amended or separate registration. Before paying, confirm on rera.karnataka.gov.in that your tower is covered by the existing number, and match the promoter name, survey numbers, land extent and completion date.
How does DSR The Address compare with nearby options?
The Address sits in the middle of the local range: pricier than older registered stock, closer to Dommasandra Circle than DSR's own Courtyard, and earlier than most new launches. Brigade Sanctuary in Chikkavaderapura is the large branded rival in the same micro-market. Abhee Kings Court near Dommasandra Circle is a cheaper, near-ready option.
| Dimension | DSR The Address | DSR The Courtyard | Brigade Sanctuary | Abhee Kings Court |

What are the biggest risks and trade-offs?
The main risks are inconsistent data, construction that may outlast your move-in, and heavy local supply. Listings disagree on units (702 or about 1,372), floors (12 up to 30) and possession from December 2027 to June 2029, the pattern you would expect when a scheme grows mid-build. Early residents may live beside active towers for years. Ticket sizes above Rs 2.5 crore for 4 BHK homes face a thinner resale market, and the Dommasandra and Gunjur belt has plenty of new stock. Run these checks before paying a booking amount.

Our verdict: should you buy at DSR The Address?
Shortlist it if you are a Sarjapur or Whitefield family that values schools and amenities and can wait until 2029. A reported RERA registration, a construction start well ahead of most nearby launches and a wide range of home sizes are real strengths. The mid-build expansion, conflicting data on scale and dates, DSR's short Bengaluru record and the Dommasandra traffic are real weaknesses. Book only after verifying the registration covers your tower and comparing all-in rates with registered neighbours.
What do buyers ask most about DSR The Address?
What is the price of DSR The Address?
Indicative listings start at about Rs 1.23 crore for a 2 BHK and run to about Rs 3.04 crore for a 4 BHK, roughly Rs 10,700 per sq ft. One all-inclusive sheet quotes Rs 1.29 crore to Rs 3.04 crore. These are aggregator figures, so get a dated, written cost sheet from DSR.
Is DSR The Address RERA registered?
Yes, per listings. The project is tied to K-RERA number PRM/KA/RERA/1251/308/PR/050924/006996, with a reported completion date of June 2029. Verify it on rera.karnataka.gov.in, and because an expansion proposal was filed with SEIAA in October 2026, ask whether your tower sits inside the existing registration.
When is possession at DSR The Address?
The RERA completion date is reported as June 2029, while one listing quotes a builder target of December 2027. An aggregator put construction at about 55 percent in May 2026. Treat June 2029 as the binding date and plan rent and EMI overlap around it, not the earlier target.
Who should consider DSR The Address?
It suits families working in Whitefield, on the ORR or along Sarjapur Road who want a large gated community near international schools and can wait until 2029. It is a weaker fit for anyone who needs a home within a year, dislikes phased construction or wants metro access now.
