DS Max Sky Sampoorna Review: Pre-RERA Gullakaipura Homes Near Varthur Weighed
A volume builder's likely sub Rs 1 crore pitch beyond Varthur, but RERA-pending, unpriced and years away. Track it; pay nothing yet.

On September 29, 2026, Anarock data reported by Business Today showed Bengaluru sold about 16,670 homes between July and September, up 12 percent on a year earlier, while average prices in the city rose about 8 percent. A week later, on October 7, the Reserve Bank of India raised the repo rate to 5.50 percent, its first hike since February 2023. Those two numbers frame the outer east of the city right now: demand is holding, prices are climbing, and loans are getting dearer. It is the market into which DS-MAX Properties wants to bring a new high-rise in Gullakaipura, a village about 6 km past Varthur.
Short answer: DS Max Sky Sampoorna is a proposed DS-MAX apartment project at Gullakaipura in Hosakote taluk, near Varthur, with a filed project cost of about Rs 182 crore. The price is to be announced at launch, configurations are not disclosed (2 and 3 BHK likely, on the builder's pattern), no possession date exists, and the project is RERA-pending: not yet registered with Karnataka RERA. The single biggest trade-off is that you would be waiting years for an affordable ticket in a village address whose roads and water are still catching up.
What is DS Max Sky Sampoorna, and who is it for?
DS Max Sky Sampoorna is an environmental clearance filing for a residential apartment community, not yet a product you can buy. DS-MAX Properties Private Limited submitted it to the State Environment Impact Assessment Authority through PARIVESH on June 9, 2026, as proposal SIA/KA/INFRA2/574111/2026. A project tracker had listed the same scheme in January 2026 at a conceptual Rs 176.8 crore. The DS Max Sky Sampoorna project page tracks the filing.
The likely buyer works in Whitefield, ITPL or along the Varthur and Sarjapur belt, is priced out of core Whitefield, and wants a mid-market flat from a builder that delivers at volume. It is a poor fit for anyone who needs keys soon, wants a short walk to the metro, or wants to live in a finished neighbourhood.
Is DS-MAX Properties a builder you can trust?
DS-MAX is an established volume builder with a long list of completed buildings, and buyers can judge it by visiting them. The company focuses on compact 2 and 3 BHK homes in high-rise towers, mostly priced at or below Rs 1 crore, and listing platforms credit it with more than 100 projects across Bengaluru Urban and Rural, though one source says 102 and another more than 130. Its website shows Sangam Grand in Whitefield, Sky Shubham in K R Puram, Senate near Silk Board and Shresta in Thanisandra as sold out.
The model is affordability, not high specification, so the questions to ask are about construction quality, handover timing and how older towers have aged. One item deserves your own reading: records on the National Green Tribunal website show an application, OA 33 of 2022, about alleged encroachment of water bodies near DS Max Sangam Grand at Seegehalli. For a feel of the builder's current product in another corridor, PropNewz also covers DS Max Sky Sakshath in Yelahanka.
How good is the Gullakaipura location?
The location trades a lower likely price for a longer commute and thinner civic services. Gullakaipura is a small village in the Muthsandra gram panchayat of Hosakote taluk, roughly 6 km from Varthur, and shares the 560067 PIN with much of the eastern Whitefield fringe. Growth has pushed out here from Whitefield and Varthur along Soukya Road and the roads toward Hoskote and Sarjapur, and DS-MAX already has Sky Samurai and Sky Fields on Soukya Road.
The nearest working metro is the Purple Line terminus at Whitefield (Kadugodi), which is still a road trip from a village site. The airport is usually well over an hour away. The Peripheral Ring Road is planned through the eastern belt, but it has no construction date, so do not price it in. The practical issues are narrow internal roads, the notoriously jammed Varthur junctions, limited piped water in many villages, and schools and hospitals that are still arriving.
What homes will you get, and what will the lifestyle be?
The unit mix, sizes, tower count and amenities have not been released. A state-level filing means at least 20,000 sq m of built-up area, and with a Rs 182 crore cost this looks like several towers, not one. If DS-MAX follows its usual pattern, expect compact 2 and 3 BHK apartments with a clubhouse, pool and gym.
That is inference, not disclosure. The SEIAA appraisal minutes, and later the RERA filing, will state the site area, built-up area, number of homes and completion date. Those are the documents that make a layout real, and until they exist any floor plan shown to you is provisional.
What will a home at DS Max Sky Sampoorna really cost?
There is no price list, and RERA does not allow an unregistered project to be marketed. The best guide is what DS-MAX charges nearby: Sky Samurai on Soukya Road starts near Rs 78 lakh on its website, and Sky Sampurn in Varthur near Rs 87 lakh. Registered projects around Gunjur and Varthur start higher, from about Rs 85 lakh for a 2 BHK at Ramsons Trendsquare to about Rs 1.08 crore at DSR The Courtyard on a channel quote.
Watch the names. Sky Sampoorna and Sky Sampurn sound alike but are different filings, so any brochure, receipt or agreement must name the right project and survey numbers. When a cost sheet appears, ask for parking, club membership, water and power deposits, infrastructure charges, floor rise and the corpus fund in writing, with taxes and registration listed separately. After the October rate hike, also budget your EMI at a higher rate than the one banks quote today.
What is the RERA status, and when is possession?
DS Max Sky Sampoorna is RERA-pending: it is not yet registered with Karnataka RERA, and no possession date has been declared. That is normal for a project that has only just applied for environmental clearance, but it means none of the statutory protections are in place: no registered carpet area, no escrow account and no binding completion date.
Do not pay before registration, including a token or an expression of interest. Check rera.karnataka.gov.in under the promoter name, DS-MAX Properties Private Limited. If anyone quotes you a registration number, treat it as unverified until you find it on the portal and match the legal entity, land extent, unit count and completion date. Realistically, with clearance, plan sanction and a high-rise build still ahead, handover before 2030 looks unlikely.
How does DS Max Sky Sampoorna compare with nearby options?
The registered alternatives nearby are years ahead and sit closer to Varthur, but cost more. DSR The Courtyard at Gunjur is close to completion. Prestige Lavender Fields on Varthur Road has a 2027 RERA date. Ramsons Trendsquare at Chikkakannalli offers a 2 BHK in the mid Rs 80 lakh range.
| Dimension | DS Max Sky Sampoorna | DSR The Courtyard | Prestige Lavender Fields | Ramsons Trendsquare |
|---|---|---|---|---|
| Price band | To be announced at launch | From about Rs 1.08 Cr (channel quote, all in) | From about Rs 99 lakh (indicative) | 2 BHK from Rs 85 lakh, 3 BHK from Rs 1.10 Cr |
| Configurations | Not disclosed (2 and 3 BHK likely) | 2 and 3 BHK | 1 to 4 BHK | 2 and 3 BHK |
| Possession | Not declared | February 2027 (RERA) | May 2027 (RERA) | December 2027 |

| Distance to Varthur | About 6 km | Gunjur, to be confirmed | On Varthur Road at Gunjur, to be confirmed | To be confirmed |
What are the biggest risks and trade-offs?
The main risks are missing information, a village location and heavy competing supply. Without a RERA number, unit count, land extent or price, a pre-launch commitment carries no legal protection. The approach road, water supply and peak-hour commute need testing in person. The Soukya Road, Varthur and Hoskote belt has a large pipeline, including DS-MAX's own Sky Samurai and Sky Fields, which caps price growth and makes resale competitive. The near-identical project names add a paperwork risk. On the other side, DS-MAX has many finished buildings you can inspect. Run these checks first.

|---|---|
| 1 | Search rera.karnataka.gov.in for DS-MAX Properties Private Limited and pay nothing until this project has its own registration. |
| 2 | Follow SIA/KA/INFRA2/574111/2026 on PARIVESH and read the appraisal minutes for site area and number of homes. |
| 3 | Make sure every document says Sky Sampoorna, Gullakaipura, with survey numbers, not Sky Sampurn in Varthur. |
| 4 | Ask how the site gets water, and drive the approach road and the Varthur junctions at peak hour. |
| 5 | Get a dated, written cost sheet with every extra charge, GST, stamp duty and registration separated. |
| 6 | Visit a finished DS-MAX tower and talk to residents about build quality, handover and maintenance. |
| 7 | Read NGT application OA 33 of 2022 and check the site's own land and lake buffer records. |
Our verdict: should you buy at DS Max Sky Sampoorna?
Not yet, because there is nothing registered to buy. DS Max Sky Sampoorna is worth tracking for Whitefield and Varthur workers who want a DS-MAX price point and can wait into the next decade for keys. The builder's volume record and its likely sub Rs 1 crore pitch are real attractions. The village location, unproven civic services, heavy nearby supply and the total absence of a RERA filing are real drawbacks. If you need a home sooner, the registered projects at Gunjur and Varthur are the better place to look today. Revisit this one when a registration number and a cost sheet exist.
What do buyers ask most about DS Max Sky Sampoorna?
What is the price of DS Max Sky Sampoorna?
No price has been announced, because the project is not registered with Karnataka RERA and cannot legally be marketed. For context only, the builder's own site shows Sky Samurai on Soukya Road starting near Rs 78 lakh and Sky Sampurn in Varthur near Rs 87 lakh. Those are different projects, not a guide to this one.
Is DS Max Sky Sampoorna RERA registered?
No. As of October 25, 2026, the project is not yet registered with Karnataka RERA. DS-MAX filed for environmental clearance on PARIVESH on June 9, 2026, under proposal SIA/KA/INFRA2/574111/2026. Do not pay any token or expression of interest until a registration appears on rera.karnataka.gov.in.
When is possession expected at DS Max Sky Sampoorna?
No possession date has been declared. The project is still at the environmental clearance stage, with building plan sanction and RERA registration ahead. A typical high-rise build takes four years or more after launch, and the only binding completion date will be the one DS-MAX declares in its K-RERA registration.
Who should consider DS Max Sky Sampoorna?
It suits Whitefield, ITPL, Varthur and Sarjapur Road workers who want an affordable flat from a high-volume developer and can wait for registration and a multi-year build. It suits less well those who want a walk to the metro, a finished neighbourhood or keys before 2030.
