DS Max Sky Mangalam Review: Pre-RERA DS-MAX Homes at Nelamangala, Tumkur Road
A large pre-RERA DS-MAX filing at Nelamangala with no price or date yet. Fits Peenya and Tumkur Road workers who can wait; nothing to book now.

On October 7, 2026, the Reserve Bank of India raised the repo rate by 25 basis points to 5.50 percent, its first hike since February 2023. On Tumkur Road, buyers are weighing that against a different number: a roughly 60 km metro from Madavara to Tumakuru through Nelamangala, whose detailed project report BMRCL handed to the state in May, Indian Infrastructure reported. Loans are dearer now, while the metro is still a report. Into that gap DS-MAX has filed one of its larger proposals, DS Max Sky Mangalam at Binnamangala in Nelamangala town.
Short answer: DS Max Sky Mangalam is an upcoming DS-MAX Properties residential project at Binnamangala, Nelamangala, on Tumkur Road, with no published price (the builder's Sky Sanjeevini on the same road is shown from about Rs 81 lakh), likely 2 and 3 BHK homes going by the builder's pattern, and no possession date. It is RERA-pending, not yet registered with Karnataka RERA, so nothing should be paid. The biggest trade-off is a long commute and thin social infrastructure in exchange for prices below the inner west.
What is DS Max Sky Mangalam, and who is it for?
DS Max Sky Mangalam is a residential proposal seen so far only in an environmental clearance file. DS-MAX Properties Private Limited submitted it to the State Environment Impact Assessment Authority, Karnataka, through PARIVESH on May 15, 2026, as proposal SIA/KA/INFRA2/575670/2026. The site is in Binnamangala, a former village now inside Nelamangala town on Bengaluru's north-western edge. The DS Max Sky Mangalam project page lists no brochure, unit plan or RERA number.
Scale is the one thing the file reveals. SEIAA appraisal applies only above 20,000 sq m of built-up area, about 2.15 lakh sq ft, and the filed cost places this among the bigger DS-MAX proposals. It is for someone who works in Peenya, along Tumkur Road or in the Nelamangala warehousing belt, and who will wait for registration before deciding.
Is DS-MAX Properties a builder you can trust?
DS-MAX has a long record of delivering affordable high-rises at volume, but its product is built to a price, so judge it by its finished buildings. The Bengaluru developer focuses on compact 2 and 3 BHK homes at or under about Rs 1 crore, and most of its towers carry a Sky prefix. Listing platforms credit it with more than 100 completed projects, with counts ranging from 102 to over 130.
Its website shows Sangam Grand in Whitefield, Sky Shubham in K R Puram, Senate near Silk Board and Shresta in Thanisandra as sold out. The live pipeline includes Sky Sanjeevini on Tumkur Road, Sky Sukhino on Magadi Road, Sky Sampurn in Varthur and Sky Stanza near Jigani.
One item for your diligence file: the National Green Tribunal website lists application OA 33 of 2022 over alleged encroachment of water bodies near DS Max Sangam Grand at Seegehalli. Read its status, then visit two older DS-MAX buildings and check lifts, seepage and the state of common areas.
How good is the Nelamangala location?
Nelamangala works for jobs on the north-west industrial side, but it is a long way from the city. The town sits where NH 48 to Tumakuru meets the highway towards Hassan and Mangaluru, which is why it grew as a logistics, warehousing and light industry hub rather than a suburb.
Peenya, one of Bengaluru's largest employment belts, is roughly 15 to 20 km towards the city. Majestic and the centre are about 30 km away, often an hour or more at peak. The Green Line metro ends at Madavara near the Bangalore International Exhibition Centre, about 12 to 15 km from Nelamangala.
The Tumakuru extension would change that, but a submitted DPR still needs state cabinet and central approval, funding and construction. Treat it as a long-dated option. The planned Satellite Town Ring Road should also pass through this belt, improving links to Doddaballapura and Hoskote once built. Organised projects such as SJR Vivo City and Sattva Green Groves show the market maturing, but schools, multi-speciality hospitals and retail remain thinner than in the established north and west.
What homes will DS Max Sky Mangalam offer?
No configurations, unit sizes, tower count or floor heights have been released. Based on the builder's other launches, expect high-rise towers of compact 2 and 3 BHK homes with a clubhouse, pool, gym and indoor games. That is a pattern, not a disclosure.
The SEIAA minutes will be the first hard numbers, giving site area, built-up area and dwelling units. The RERA filing will then fix carpet areas, amenities and the completion date. DS-MAX keeps tickets low through tight layouts, so when plans appear, compare carpet area per rupee, not super built-up area.
What will a home at DS Max Sky Mangalam cost?
There is no price list, and Section 3 of the RERA Act bars marketing or sale before registration. The nearest anchor is DS-MAX's own Sky Sanjeevini on Tumkur Road, shown on the builder's website from about Rs 81 lakh. That signals how the builder pitches this corridor, but it binds nothing here.
The PARIVESH record shows a filed project cost of 35,781. Portal entries for building projects are usually in Rs lakh, which would mean about Rs 358 crore, but PropNewz has not confirmed the unit. It is a construction estimate, not a sales value.
For context, Brigade Lumina on Tumkur Road, nearer the city at Chikkabidarakallu, is listed from Rs 1.40 crore. When a Sky Mangalam cost sheet appears, ask for parking, club, deposits, infrastructure charges, floor rise, corpus, maintenance, GST and stamp duty each itemised, and model your EMI above today's rate.
What is the RERA status, and when is possession?
DS Max Sky Mangalam is not yet registered with Karnataka RERA, and no possession date has been declared. Approval status is under process, and the portal did not show whether the environmental file is at the Terms of Reference stage or final clearance.
Until registration there is no escrow protection, no binding completion date and no regulator to approach. Do not pay a token or EOI. When a number is offered, find it yourself on the Karnataka RERA portal under DS-MAX Properties Private Limited, and match the land extent, unit count and completion date. A high-rise community of this scale is unlikely to hand over before 2030, on PropNewz's estimate.
How does DS Max Sky Mangalam compare with nearby options?
Most registered choices around Nelamangala are plotted layouts. The closest registered apartment option sits further towards the city.
| Dimension | DS Max Sky Mangalam | Brigade Lumina | SJR Vivo City | Apollo Address |
|---|---|---|---|---|
| Price band | Not published (pre-RERA) | From Rs 1.40 Cr | From Rs 51 lakh for a 1,200 sq ft plot (indicative) | From Rs 62.37 lakh |
| Configurations | 2 and 3 BHK likely (inferred) | 2 and 3 BHK | Plots | Villa plots, 30x40 to 30x60 |
| Possession | Not declared | December 2029 | November 2029 (indicative) | 2026 onwards |
| K-RERA status | Pending, not registered | Registered | Registered | Registered |
| Distance to Peenya | About 15 to 20 km | Closer, Chikkabidarakallu, to be confirmed | Thalekere, Nelamangala, to be confirmed | Sondekoppa Main Road, to be confirmed |
SJR Vivo City at Thalekere is the comparison for a buyer open to land instead of a flat in the same town.
What are the biggest risks and trade-offs?
Almost nothing is confirmed beyond the name, promoter and village. The corridor is cheaper for clear reasons: a long commute, no metro and thinner resale demand than Peenya or Yeshwanthpur. Supply is rising, including DS-MAX's own Sky Sanjeevini on the same road, so do not assume scarcity. The filed cost's units are ambiguous. In its favour, the builder delivers at volume, and the job base in the industrial belt is real.

Our verdict: should you consider DS Max Sky Mangalam?
DS Max Sky Mangalam is a project to track, not to book. A volume builder, likely affordable tickets and proximity to the Peenya and Nelamangala job belt are real positives for the right end user. But there is no RERA number, price, plan or date, the metro is years away at best, and resale depth is untested. Wait for registration, read the filed carpet areas and completion date, and benchmark the launch price against Tumkur Road before committing.
What do buyers ask most about DS Max Sky Mangalam?
What is the price of DS Max Sky Mangalam?
DS-MAX has not announced a price, and the project cannot lawfully be sold before K-RERA registration. As a loose reference, the builder's separate Sky Sanjeevini project on Tumkur Road is shown from about Rs 81 lakh. Sky Mangalam will publish its own cost sheet only after registration.
Is DS Max Sky Mangalam RERA registered?
No. DS Max Sky Mangalam is RERA-pending and not yet registered with Karnataka RERA. DS-MAX Properties filed environmental proposal SIA/KA/INFRA2/575670/2026 on May 15, 2026. Search rera.karnataka.gov.in under the promoter name and pay nothing, including an EOI, until a registration number appears there.
When is possession at DS Max Sky Mangalam?
No possession date has been declared. The project is still at the environmental clearance stage and is not registered, so the binding date will be whatever DS-MAX files with K-RERA. A large high-rise build usually runs four years or more after registration, so possession before 2030 looks optimistic.
Who should consider DS Max Sky Mangalam?
It suits a buyer working in Peenya, along Tumkur Road or in the Nelamangala logistics belt who wants a new high-rise apartment from a volume builder and can wait for registration. It suits less well anyone needing a short city commute, mature schools and hospitals nearby, or a firm possession date soon.
