In the first quarter of 2026, the average apartment in Devanahalli changed hands at roughly Rs 9,500 per square foot, about 20 percent higher than a year earlier, and raw land in the Shettigere pocket had already climbed something like 125 percent over five years, as Trade Brains reported. That is the ground into which DivyaSree Developers is now placing one of the largest single residential addresses planned on the Kempegowda International Airport corridor: 77.22 acres, 5,474 apartments, 17 blocks. It has not launched. It is not registered. And it is already the most consequential number on this stretch of road.

The short answer: DivyaSree Shettigere is a 77.22 acre, 5,474 unit apartment township at Shettigere on Kempegowda International Airport Road, Devanahalli, planned across 17 blocks of 1B plus ground plus 16 floors, with 1 BHK through 4 BHK homes spanning 684 to 2,700 sqft. Launch is planned for Q4 2026 and possession is indicated from Q1 2030. Pricing has not been announced. The single biggest trade-off is disclosure: Karnataka RERA registration is still pending, so every number attached to this project today is the developer's declared intent rather than a filed, enforceable commitment.

What is DivyaSree Shettigere, and who is it actually for?

It is a master planned apartment township built for a deliberately wide income band rather than a single buyer type. The configuration spread is the tell. A 684 sqft 1 BHK and a 2,700 sqft 4 BHK do not usually share a Bengaluru address, and when they do it signals a self-contained community: first home buyers and rental investors at one end, upgraders and larger families at the other. The project page for DivyaSree Shettigere records 17 blocks of 1B plus ground plus 16 floors, three dedicated amenity buildings rather than one clubhouse, plus retail, a school and hospital facilities planned on site. At 5,474 homes that is not luxury. It is the minimum needed to stop a community of roughly twenty thousand residents overwhelming a taluk road.

Who is DivyaSree Developers, and what does the track record show?

DivyaSree is an established Bengaluru name with a substantial commercial portfolio, and it is not a first-time entrant to Devanahalli. The group carries a second land holding in the same taluk, tracked on our DivyaSree Devanahalli Township page, where pricing and possession both remain to be confirmed. Two large unlaunched holdings in one taluk is a strategic position rather than a red flag, but it matters to a buyer: parallel land banks give a developer flexibility over which asset launches first. That can help pricing. It can also mean your phase is not the one built first.

Where exactly is the site, and how good is the connectivity?

The site is at Survey Nos 1P and 37/2P, Aklenahalli Mallenahalli Village, Kasaba Hobli, Devanahalli Taluk, Bengaluru Rural, fronting Kempegowda International Airport Road. That is about as close to the airport as large residential land gets. NH 44 runs south through Yelahanka and Hebbal toward the city, and the airport belt has absorbed more institutional land buying than any other part of Bengaluru over the past decade, a pattern Mahindra Lifespaces tracks in its Devanahalli and Hebbal outlook. The honest caveat is the rail timeline. The Namma Metro Blue Line reaching KIAL Terminals is now indicated for March 2028, having slipped from earlier talk of 2026. If your case rests on metro access, the Q1 2030 possession date sits comfortably after that. If it rests on renting the home out in 2027, it does not.

What do the homes look like, and are the sizes honest?

Five configurations are planned, all stated as tentative super built up areas: 1 BHK at 684 to 873 sqft, 2 BHK at 1,142 to 1,185 sqft, 3 BHK at 1,506 to 1,543 sqft, 3 BHK Grand at 1,795 to 1,823 sqft, and 4 BHK at 2,400 to 2,700 sqft. Two things matter. These are super built up figures, and RERA requires carpet area disclosure at registration, so expect the numbers you sign against to look smaller and to be the ones that legally bind. And a 684 sqft 1 BHK is an entry level home that an airport corridor township will sell disproportionately to investors. Ask what share of each block is 1 BHK before assuming the community mix you are picturing.

What will it cost, and what does the cost stack look like?

No price has been announced, which is the correct state for an unregistered project. Base rate plus car parking, clubhouse, preferential location and floor rise charges will be confirmed at launch. What buyers should refuse to do is infer a number from the micro-market: Devanahalli apartments averaging around Rs 9,500 per square foot in early 2026 tells you the neighbourhood, not this project. First phase pricing in townships this size is usually the sharpest of the cycle, which is why the pressure to commit early will be real. The discipline is simple. No cost sheet, no money. When the sheet arrives, insist GST, registration, parking, clubhouse, maintenance deposits and floor rise appear as separate lines.

What is the RERA position, and why does it matter right now?

Karnataka RERA registration is pending as of September 2026, and no registration number exists for this project. Under the Real Estate (Regulation and Development) Act, 2016, a project requiring registration cannot lawfully be advertised, marketed, booked or sold before it is granted, and collecting money beforehand can expose a promoter to a penalty of up to 10 percent of estimated project cost. This is not theoretical in Karnataka in 2026. K-RERA has been visibly more active this year, with roughly 2,600 projects lapsing on compliance and a disposal rate near 80 percent across more than 12,000 buyer complaints. When is possession, and how realistic is Q1 2030?

Q1 2030 is a tentative developer timeline, not a RERA declared completion date, and it should be read as the earliest plausible outcome rather than the expected one. The arithmetic is worth doing. Launch is planned for Q4 2026, and delivering 5,474 apartments across 17 sixteen-storey blocks in roughly three years from launch would be brisk for any Bengaluru developer. Townships this size are almost always phased, so your specific block may be handed over considerably earlier or later than the headline date. Once registration is granted, the declared completion date becomes the only date with legal consequence. Until then, treat 2030 as an intention.

Read that as a risk ladder, not a ranking. The Aeropolis and Brigade entries carry registration numbers and dated possession. DivyaSree Shettigere and Sattva KIADB at Bagalur are the speculative pair, bought on corridor conviction rather than filed commitments.

What are the honest risks?

The central risk is that you are being asked to form a view on a project whose binding terms do not yet exist. Registration is pending, pricing is unannounced, carpet areas are unstated, and the possession date carries no legal weight. A second risk is specific to this address. Listing sites are circulating materially different figures for a DivyaSree project at Shettigere, describing roughly 72 acres, about 1,900 units and 31 towers, against the project page's 77.22 acres, 5,474 units and 17 blocks. Both cannot be right, and nothing settles it before a RERA filing publishes the declared extent. Add the corridor's concentration risk: a very large volume of supply is landing in the same few square kilometres over the same few years, which is good for amenities and less good for resale pricing power in 2030.

Verdict: should this be on your shortlist?

Watchlist now, shortlist only after registration. The location is genuinely strong, the scale is real, and first phase pricing in a township this size is an entry point that is hard to get back once the project is three phases in. None of that changes the fact that today there is nothing to sign against. Register interest, ask to be told the day the K-RERA number is issued, then evaluate the cost sheet, the carpet areas and the declared completion date as one package. If you need a home before 2029, take the registered options in the table instead.
