A rare villa-scale format on Hennur Main Road with real efficiency, but a 2030 handover and conflicting unit sizes need checking first.

In the last week of October, a NoBroker tally put Bengaluru's average asking price at Rs 11,293 per sq ft for the July to September quarter, up 14.5 percent on a year earlier, and named North Bengaluru as the busiest corridor for new launches (PropNewz coverage of the NoBroker Q3 2026 data). Assetz Property Group's official Mizu and Ki page now reads "launching now" for one of the corridor's newest entries. On the developer's quoted base price of Rs 3.80 crore for a 3,070 sq ft home, Mizu and Ki works out to roughly Rs 12,380 per sq ft of super built-up area. That is above the city average, and the question for a buyer is whether a villament off Hennur Main Road earns that premium.

Short answer: Assetz Mizu and Ki is a RERA registered (PRM/KA/RERA/1251/446/PR/070826/008862) project of 188 four-bedroom villaments on about 8.2 acres in Chikkagubbi, off Hennur Main Road, priced from about Rs 3.80 crore (indicative) for the Garden unit and about Rs 4.60 crore for the Terrace unit, with possession cited for December 2030. It suits families upgrading from a 3 BHK who want villa-scale space without a standalone plot. The biggest trade-off is a four-year wait combined with published unit sizes that do not yet agree with each other.

What is Assetz Mizu and Ki, and who is it for?

Assetz Mizu and Ki is a low-rise villament community: 188 multi-level 4 BHK homes spread across 12 blocks of basement, ground and four floors, set on roughly 8.2 acres in Chikkagubbi village on the northern stretch of Hennur Main Road. A villament is the middle ground between a flat and an independent villa. You get two or more levels, a private garden or terrace, and villa-like floor area, but you share a building, a clubhouse and a maintenance bill with neighbours.

The target buyer is a household in a 3 BHK near Manyata Tech Park or Hebbal that now needs room for children, a parent or full-time help, and wants about double the space without maintaining a private plot. Short-term investors and anyone needing to move in before 2031 should look elsewhere.

Is Assetz a builder you can trust with a four-year build?

Assetz has more than two decades of activity in Bengaluru and a visible presence on this stretch. Its Soul and Soil row-house community sits close to Chikkagubbi, so buyers can visit, speak to residents and see how common areas have aged before signing.

Its other corridor launches, including Assetz Sora and Saki in Bagalur, show how it prices and schedules in this market. A long record is not a guarantee, so compare promised and actual completion dates on recent Assetz handovers via the Karnataka RERA portal.

How well connected is Chikkagubbi off Hennur Main Road?

Chikkagubbi is well placed for North Bengaluru's job hubs but sits at the outer end of a corridor whose roads are still catching up. The developer quotes about 22 minutes to Manyata Tech Park, about 24 minutes to Yelahanka, about 28 minutes to Karle Town SEZ and Kirloskar Business Park, and about 35 minutes to both Hebbal and Kempegowda International Airport, all traffic permitting. Measured as the crow flies, the Outer Ring Road is about 5.7 km off and Bhartiya City roughly 2 km.

The Namma Metro Blue Line to the airport passes about 5.8 km from the site. The latest public figure we found put overall civil work at about 72 percent in August 2026 (Business Today), with a full opening widely reported for around the end of 2027. That is a medium-term benefit, not a reason to pay a premium today. Social infrastructure is adequate: an engineering college, Vijaya Vittala Institute of Technology, adjoins the site, the nearest established school (VIBGYOR High) and Kristu Jayanti University are each around 18 minutes out, and New Life Speciality Hospital is roughly 6 minutes away.

What do you actually get inside a Mizu and Ki villament?

There are two layouts, both four bedrooms, and the plan sheets show unusually high space efficiency for this format. Type 01, the Garden unit, pairs 2,264 sq ft of RERA carpet with a 199 sq ft balcony (3,070 sq ft super built-up) and comes with exclusive use of a ground-level garden. Type 02, the Open Terrace unit, pairs 2,470 sq ft of carpet with 339 sq ft of balcony (3,538 sq ft super built-up) and an exclusive-use rooftop terrace of roughly 1,218 sq ft.

Carpet plus balcony is roughly 80 percent of super built-up area in both layouts, against nearer 70 percent in many luxury towers, so more of each crore buys usable floor. The specification sheet lists imported marble across the entrance, living and dining areas and internal stairs, wood laminate flooring in bedrooms, Kohler or TOTO sanitaryware, three-track UPVC window frames and a separate help's room with toilet.

An 18,000 sq ft clubhouse with a temperature-controlled pool and gym, plus tennis, padel, pickleball and badminton courts, is shared by only 188 households, a generous ratio.

What will a Mizu and Ki villament really cost?

Expect to pay a little over Rs 4 crore for the smaller home once charges are added, and closer to Rs 5 crore for the terrace layout. The developer's quoted starting prices are about Rs 3.80 crore for the Garden unit and about Rs 4.60 crore for the Terrace unit, both indicative. A channel partner separately quotes about Rs 4.25 crore all-inclusive; that number folds in GST, one covered parking slot, infrastructure and club charges, a sinking fund and a year and a half of maintenance.

The two numbers measure different things, so compare them only on an itemised cost sheet. Add floor rise and location charges, stamp duty, registration and franking, and confirm how many car parks are included.

Is Assetz Mizu and Ki RERA registered, and when is possession?

Yes, the project is registered with Karnataka RERA under PRM/KA/RERA/1251/446/PR/070826/008862, the number shown by the developer and the channel partner. The developer cites December 2030 as possession, while one channel partner lists August 2030. The RERA filing is the date that matters legally, so read it on the portal and make sure the agreement for sale carries the same date and a clear delay compensation clause.

Renters should budget for years of rent alongside EMIs.

How does Mizu and Ki compare with nearby options?

Mizu and Ki is the most space-rich option in this comparison, and also the most expensive and the latest to deliver. The table below sets it against a same-builder apartment project in Bagalur and a RERA registered high-rise on Hennur Main Road, using figures from each project page.

Living Walls True North delivers about two and a half years earlier at a lower ticket, and Sora and Saki is the cheaper Assetz route into a 4 BHK. Only Mizu and Ki offers a private garden or terrace.

What are the real risks and trade-offs?

The published figures do not line up. Plan sheets give 3,070 and 3,538 sq ft super built-up, while a developer FAQ and listings quote 3,260 and 3,945 sq ft. Marketing copy mentions a ground-floor garden of about 1,900 sq ft, yet the Type 01 plan labels it about 521.50 sq ft. Get the figure for your unit written into the agreement.

PropNewz also lists an earlier pre-launch entry, Assetz Codename Paradise, describing 188 four-bedroom homes on about 8 acres in the same village with the larger size figures. It may be this parcel under a working name or a separate phase, so ask the sales team.

Structurally, Hennur Main Road is congested at peak hours and local roads around Chikkagubbi are still being built out. Resale buyers for a Rs 4 crore villament are far fewer than for a mid-size flat, which can stretch the time it takes to sell, and you own an undivided share of land, not a private plot.

Should you buy Assetz Mizu and Ki?

Buy it if you want 3,000 to 3,500 sq ft, a private garden or terrace and a strong club within half an hour of Manyata Tech Park, and can wait until 2031. Skip it if you need a home within two years, want short-term appreciation, or prefer an independent plot. Run these seven checks before paying a booking amount.

No.Check before booking
1Match the RERA number, approved plan and completion date on the Karnataka RERA portal to the sales documents.
2Get the carpet, balcony and super built-up area for your exact unit in writing, and resolve the 3,070 versus 3,260 sq ft discrepancy.
3Confirm the size of the private-use garden or terrace on the unit plan and in the agreement.
4Ask for an itemised cost sheet covering GST, floor rise, location charges, parking, club, maintenance and sinking fund.
5Read the delay compensation and cancellation clauses in the draft agreement for sale.
6Ask whether Assetz Codename Paradise refers to this same land or another phase.
7Drive the Hennur Main Road route at 9 am and 6 pm on a weekday to test the real commute.

What else do buyers ask about Assetz Mizu and Ki?

What is the price of Assetz Mizu and Ki villaments?

Prices start at about Rs 3.80 crore for the 4 BHK Garden unit and about Rs 4.60 crore for the 4 BHK Terrace unit, according to the developer, and both are indicative. A channel partner quotes about Rs 4.25 crore all-inclusive. Add stamp duty, registration and any floor rise or location charges.

Is Assetz Mizu and Ki RERA registered?

Yes. The project is registered with Karnataka RERA under PRM/KA/RERA/1251/446/PR/070826/008862. Buyers should still check the registered completion date, approved plans and promoter disclosures on the RERA portal and make sure the agreement for sale reflects them before paying a booking amount.

When is possession at Assetz Mizu and Ki?

The developer cites December 2030 for possession, while one channel partner lists August 2030. The project launched in late 2026, so buyers should plan for roughly four years of construction and rely on the date in the RERA filing and the signed agreement.

Who should consider Assetz Mizu and Ki?

It suits upgrading families who want about 3,000 to 3,500 sq ft, a private garden or terrace and a large clubhouse, close to Manyata Tech Park, and who can wait until 2031. It suits short-term investors and buyers who want to own an independent plot less well.
