White Lotus Amanvana Review: IVC Road, Devanahalli 4 BHK Villas Verdict
95 low-density 4 BHK villas off IVC Road from about Rs 8.5 Cr, RERA registered. A strong family home, but keys may not come before 2030.

Sometime this month, if the National Highways Authority holds to the schedule reported in August, the last 21 km greenfield stretch of Bengaluru's Satellite Town Ring Road toward the Tamil Nadu border is due to open. For most of the city that is a trucking story. For anyone weighing an Rs 8.5 crore villa on IVC Road in Devanahalli, it is a reminder of what the north of the city is betting on: that roads, the airport and the jobs around it arrive roughly when promised. White Lotus Amanvana is one of the more considered bets on that corridor, and also one of the most expensive.
The short answer: White Lotus Amanvana is a gated community of 95 terraced 4 BHK villas on about 14 acres off IVC Road, Devanahalli, priced from about Rs 8.5 crore plus charges (indicative), in two layouts of roughly 3,900 and 4,000 sq ft super built-up. It is registered with Karnataka RERA under PRM/KA/RERA/1250/303/PR/290825/008041, with a declared completion date of 31 December 2030. The biggest trade-off is time and liquidity: you pay a top-of-market price today for a home the RERA filing says may not be finished for another four years, in a corridor that still needs a car for almost everything.
What is White Lotus Amanvana, and who is it built for?
Amanvana is a low-density villa enclave built for families who want an independent house with a garden and are willing to live on the airport side of Bengaluru to get it. The plan puts about seven homes on each acre and leaves around 70 percent of the land open, which the developer frames as a collection of private sanctuaries. Each villa is a G+2 structure with an internal lift, three car parks and garden space at ground and terrace level, sitting on a plot of about 2,400 sq ft with an undivided land share of roughly 5,000 sq ft. That land share is the real asset here. It suits families with children headed to the international schools nearby. It does not suit anyone who needs to reach Manyata, Hebbal or the CBD every morning.
Who is White Lotus Group, and can it deliver at this scale?
White Lotus Group has built in Bengaluru since 2014, mainly small, design-led apartment buildings in central neighbourhoods such as Indiranagar. The promoter named on the RERA record is White Lotus Allied Homes LLP. That history is a genuine point in its favour on finish and design sensibility, but it is not the same thing as delivering a 14 acre gated community with a 25,000 sq ft clubhouse, internal roads, water recycling and a full sports block. A buyer should treat execution at this scale as unproven rather than assume it. The practical step is to visit a completed White Lotus building, ask residents about handover quality and snag resolution, and ask the developer how the Amanvana contracting and project management team is structured.
How good is the location, and what is changing on the corridor?
The location is strong for airport access and schools, and weak for daily commuting into the city. The site sits near Indrasanahalli in Kundana Hobli, close to where IVC Road meets Chapparakallu Road. The developer quotes about 20 minutes to Kempegowda International Airport and under 10 minutes to Harrow International School, Stonehill International School and the Padukone Dravid Centre for Sports Excellence, with Vidyashilp University closer still. Signature Business Park is about 8.6 km away in a straight line. On infrastructure, an August 2026 Swarajya report citing the Times of India says the Dobaspet to Hoskote stretch of the ring road, which passes Devanahalli, has already been operational for more than two years, with the southern greenfield section targeted for November 2026. The metro is a slower story. The airport Blue Line was about 72 percent complete in August 2026, and full operations are now targeted for March 2028. Even then it runs along Bellary Road, not IVC Road, so plan on a car.
What are the villas like to live in?
There is one configuration, a 4 BHK G+2 terraced villa, in two layouts with different personalities. Bhoomi, at about 3,900 sq ft super built-up, keeps living and dining at ground level around an inward garden, which makes it the better pick for households with older parents. Vaayu, at about 4,000 sq ft, pushes the focus upward to a sky garden and a terrace-level retreat. The developer claims roughly 84 percent carpet efficiency, which would be unusually high for a villa, so check it against the carpet area printed in the sale agreement. Villas sit in clusters of two or three along walking paths and a central green spine. The clubhouse covers a pool, gyms, spa facilities, a creche, a cafe, co-working and racquet courts. Water recycling targets net-zero water, with EV-ready parking at each home.
What will a villa really cost?
The developer's current entry figure is about Rs 8.5 crore plus charges, which works out to roughly Rs 21,000 to 22,000 per sq ft on super built-up area. Treat this as indicative. Launch coverage from The Realty Today quoted Rs 6.5 crore onwards, and at least one channel partner listing still does, so the price has moved, or the two numbers describe different units. On top of the base price, budget for floor rise and preferred location charges, GST, stamp duty and registration, clubhouse membership, a maintenance deposit, and BESCOM and BWSSB connection charges. On a ticket this size, those additions can run well into the tens of lakhs. Get an itemised cost sheet in writing that states super built-up, built-up and carpet area separately, because one aggregator lists sizes of about 3,952 to 4,078 sq ft against the developer's round figures.
Is the RERA status clean, and when will you get the keys?
Yes, the project is RERA registered, but the possession date you should plan around is December 2030, not the 2029 being marketed. The Karnataka RERA record carried by aggregators lists PRM/KA/RERA/1250/303/PR/290825/008041, approved on 29 August 2025, with White Lotus Allied Homes LLP as promoter, 95 villas, and a declared completion date of 31 December 2030. The developer talks of early 2029. Construction was reported at roughly 15 percent in August 2026, a figure we could not confirm against the RERA record, which says only that work is in progress. Verify the live record yourself on rera.karnataka.gov.in before paying anything.
How does Amanvana compare with nearby options?
Amanvana is the most expensive and most fully specified of the nearby choices. The closest villa alternative is Prestige Villas Airport Road, a 60-villa pre-launch from a large listed developer with less disclosure so far. For buyers who would rather build their own house, Prestige Greenbrook sells RERA-registered plots about 1 km from the White Lotus Amanvana site.
| Dimension | White Lotus Amanvana | Prestige Villas Airport Road | Prestige Greenbrook |

What are the honest risks?
There are four risks, and none of them is fatal on its own. The first is timeline: you commit capital in 2026 against a RERA date at the end of 2030, so slippage costs you rent or interest. The second is price discovery. With Rs 6.5 crore and Rs 8.5 crore both in circulation and size figures that differ by aggregator, you need to know exactly what you are paying per sq ft of carpet. The third is the corridor. IVC Road is quiet because it is early. Schools and sport are close, but hospitals, retail and public transport lag Yelahanka or Hebbal, and plotted and villa supply nearby keeps growing, which can cap near-term appreciation. The fourth is liquidity. Few buyers shop at Rs 8.5 crore, and luxury villas can take a long time to resell. Rental yields at this price in North Bengaluru are thin, so this is a home first and a land-share investment second.
So, is White Lotus Amanvana worth it?
For the right household, yes, and it deserves a site visit. If you want a lift-served villa with your own garden, a land share around twice your plot size, and a calm, low-density setting near some of North Bengaluru's best international schools, Amanvana makes a coherent case that few projects on this corridor match. If you need a daily commute into the city, keys before 2030, or the option of a quick exit, the same features work against you. Pin down the cost sheet, the carpet area and the live RERA record before you book.
What should you check before booking?
| Point | Check to run before booking |
|---|---|
| 1 | Match PRM/KA/RERA/1250/303/PR/290825/008041 on the RERA portal against promoter name, extent and completion date. |
| 2 | Get a written cost sheet that lists base price, floor rise, location premium, GST, deposits and utility charges. |
| 3 | Confirm super built-up, built-up and carpet area separately, and test the 84 percent efficiency claim. |
| 4 | Ask which unit the Rs 8.5 crore figure applies to and why older listings show Rs 6.5 crore. |
| 5 | Have a lawyer check title, conversion and the undivided land share in the draft sale deed. |
| 6 | Visit a completed White Lotus building and ask residents about handover and snag resolution. |
| 7 | Drive your real weekday commute at peak hours before treating the corridor as liveable. |
What is the price of a villa at White Lotus Amanvana?
Villas start from about Rs 8.5 crore plus charges, according to the developer, which is roughly Rs 21,000 to 22,000 per sq ft on super built-up area. Treat it as indicative, because launch coverage quoted Rs 6.5 crore. Ask for a written cost sheet listing GST, location premiums, deposits and registration.
Is White Lotus Amanvana RERA registered?
Yes. The project is registered with Karnataka RERA under PRM/KA/RERA/1250/303/PR/290825/008041, approved on 29 August 2025, with White Lotus Allied Homes LLP as promoter. The declared completion date is 31 December 2030. Check the live record on the Karnataka RERA portal for amendments before paying any booking amount.
When is possession at White Lotus Amanvana?
The RERA-declared completion date is 31 December 2030, while the developer markets a target of early 2029. Construction was reported at roughly 15 percent in August 2026, so this is an early-stage purchase. Plan your finances, rent and loan disbursements around the RERA date, and treat anything earlier as a bonus.
Who should buy at White Lotus Amanvana?
It suits a family that wants a lift-served villa with private gardens, a large undivided land share and quick access to the airport and international schools. It is a poor fit for anyone commuting daily to the city centre, needing possession before 2030, or expecting a quick resale at this price level.
