Cornerstone Akhinta Residences 3 BHK Resale Review: BTM Layout 1st Stage, Bengaluru

A rare near new 2,102 sq ft 3 BHK in BTM Layout at Rs 4.8 Cr. Strong location, but the ask is 19% above developer list and OC status needs proof.

On 9 October 2026, Bengaluru's metro safety commissioner wrapped up a three-day inspection of the Pink Line's elevated stretch from Kalena Agrahara to Tavarekere, which includes a Jayadeva Hospital station designed as an interchange with the Yellow Line, as OneIndia reported. Final approval was still awaited at the time of writing. Jayadeva Hospital sits about 1.2 km from 20th Main Road in BTM Layout 1st Stage, where an 8th floor 3 BHK at Cornerstone Akhinta Residences is now listed for resale at Rs 4.80 crore. This review asks whether that price is fair for a near new flat in a fully built-out neighbourhood.

Short answer: This is a resale 3 BHK of 2,102 sq ft super built-up (1,378 sq ft carpet) on the 8th floor of a 104-home project at BTM Layout 1st Stage, asking Rs 4.80 Cr (negotiable). The project is K-RERA registered under PRM/KA/RERA/1251/310/PR/130422/004834, with a declared completion date of December 2026. The location and the rarity of a new large 3 BHK here are real strengths; the biggest trade-off is price, since the ask sits about 19% above an earlier developer list price and works out to roughly Rs 34,800 per sq ft of carpet.

What exactly is being sold, and who is it for?

A single resale apartment is on offer: a three bedroom, four toilet home on the 8th of nine residential floors, measuring 2,102 sq ft super built-up and 1,378 sq ft carpet. Every bedroom has an attached toilet, and the plan carries two usable sit-outs. Full room dimensions and the floor plan are on the Cornerstone Akhinta Residences resale listing.

It suits a family that already lives or works in South Bengaluru, wants a large, nearly new home without moving to the periphery, and values hospitals, colleges and malls within a short drive. It suits less well a yield investor or a buyer who needs paperwork-free possession this month.

Who built Cornerstone Akhinta Residences, and how much history is there?

The promoter on record is Cornerstone Properties Pvt Ltd, which launched the project under the Akhinta Enterprises brand, an equal joint venture with Hyderabad's VS Group. Akhinta was introduced as a new premium brand, and this is its first project, so there is no delivered Akhinta building to inspect.

For a resale buyer, that matters less than it would at launch, because the structure is already up and you can see what was built. It does change the after-sales picture: snag fixes, association handover and defect liability depend on a new brand's systems. Speak to two or three other owners before making an offer.

How good is the BTM Layout location?

The location is the strongest part of this listing. The plot sits on 20th Main Road in the 1st Phase of BTM Layout 1st Stage, north of the Outer Ring Road between Madiwala and Jayadeva Hospital. According to the developer's RERA brochure, Jayadeva Institute of Cardiovascular Sciences is about 1.2 km away, St. John's Medical College Hospital about 2.7 km, NIMHANS about 3.8 km, and Forum Mall about 2.4 km.

Transit has improved since launch. The Yellow Line from RV Road to Bommasandra opened in August 2025, with Jayadeva Hospital, BTM Layout and Central Silk Board stations a short drive away, giving a direct rail link to Electronic City. If the Pink Line's elevated section opens as planned, Jayadeva becomes an interchange with a line running south along Bannerghatta Road. Peak hour traffic at Silk Board and Madiwala remains the drawback.

What do you get inside the flat and the project?

You get a large, well-proportioned 3 BHK in a low-density building. The brochure sizes include a living area of about 19 ft 8 in by 11 ft 11 in, a dining space about 16 ft 6 in deep, a kitchen with utility, and a master bedroom of about 14 ft 11 in by 11 ft 10 in. On the brochure's north arrow, the main door opens from the west and the living sit-out faces east.

The project has 104 homes in three wings on 2.02 acres, built as two basements, a ground level and nine upper floors. Amenities are split between a ground level clubhouse (banquet hall, indoor badminton, games lounge, business centre, children's play area) and a terrace deck with a main pool, kids' pool, gym, cabanas and a small amphitheatre. Because this is a resale, check the delivered specification against the brochure.

What will this flat really cost you?

The asking price is Rs 4.80 crore, negotiable, which is about Rs 22,835 per sq ft on super built-up area and about Rs 34,833 per sq ft on carpet. A developer price list carried on JLL Homes shows this same 2,102 sq ft type at Rs 4.04 crore. That figure is undated, but it is a useful negotiation floor.

Statutory costs sit on top. In Bengaluru, a home above Rs 45 lakh attracts 5% stamp duty plus a 10% cess and 2% surcharge on the duty, and a 2% registration fee, on the higher of price or guidance value. At Rs 4.8 crore that is roughly Rs 26.9 lakh in stamp duty and Rs 9.6 lakh in registration, taking the outlay to about Rs 5.17 crore. You must also deduct 1% TDS (about Rs 4.8 lakh) from the payment to a resident seller. GST does not usually apply to the resale of a completed flat, but if the developer has not yet executed a sale deed, ask about any GST or instalments still due and the developer's transfer fee. Confirm in writing whether the price includes the two basement car parks, clubhouse membership, corpus and maintenance deposit.

Is the project RERA registered, and what is the possession status?

Yes. The project is registered with K-RERA under PRM/KA/RERA/1251/310/PR/130422/004834, registered in April 2022, and the declared completion date is December 2026.

What PropNewz could not confirm is whether the occupancy certificate has been issued or whether the developer has executed a registered sale deed in the seller's name. That decides how you buy. With a registered sale deed, this is an ordinary resale conveyed by a fresh sale deed. Without one, you are taking an assignment of the seller's agreement for sale, which needs the developer's written consent, usually a transfer fee, and an endorsement of your name in the developer's records. Your RERA allottee protections carry over, but the process takes longer.

How does this resale compare with nearby options?

On absolute ticket size it sits between the mid-market launches to the south and the luxury towers of the old core. Purva Orient Grand on Lalbagh Road is a registered luxury tower from Rs 9 Cr (indicative), while 42 Estates Light of South in JP Nagar 9th Phase and Suraksha Heritage Park in Akshayanagar are far cheaper but further from the city's hospital and college cluster.

The fairer price test is recent BTM Layout resale registrations on a carpet basis. Against new launches, what you buy here is time.

What are the biggest risks and trade-offs?

The first risk is price. The ask is about 19% above the developer list figure on JLL Homes, and the carpet loading of about 52% is high. Negotiate on the carpet rate, not the super built-up rate.

The second is paperwork. With completion due in December 2026, the flat may not yet have an occupancy certificate or a registered sale deed, and an assignment adds a developer consent step and a fee. The third is the brand: Akhinta has no earlier delivery record, so association handover and defect resolution are untested.

Before making an offer, run these seven checks.

#Check before paying a token
1Verify PRM/KA/RERA/1251/310/PR/130422/004834 on rera.karnataka.gov.in, including any extension of the December 2026 date.
2Ask whether the occupancy certificate is issued and whether a sale deed is registered in the seller's name.
3If it is an assignment, get the developer's written consent, NOC and transfer fee in writing before paying.
4Have a lawyer review the agreement, payment receipts, khata status and any bank loan on the unit.
5Get a written break-up of what Rs 4.80 Cr includes: car parks, clubhouse, corpus, deposits, GST paid.
6Benchmark the carpet rate against recent BTM Layout and Koramangala resale registrations.
7Inspect the delivered specification, check facing with a compass, and drive Silk Board at 9 am and 6 pm.

What is the PropNewz verdict on this resale flat?

This is a genuinely scarce product: a near new, large 3 BHK on a high floor inside central South Bengaluru, in a registered, low-density building close to Jayadeva Hospital and three Yellow Line stations. For an end-user family that wants that location and is willing to pay for it, it deserves a visit. The asking price is the weak point, so treat Rs 4.04 crore as the reference floor, negotiate on carpet area, and do not pay a token until the OC and sale deed position is clear in writing.

What else do buyers ask about this listing?

What is the asking price for the Cornerstone Akhinta 3 BHK resale?

The seller is asking Rs 4.80 crore, negotiable, for the 2,102 sq ft 8th floor 3 BHK. That is about Rs 22,835 per sq ft on super built-up and Rs 34,833 on carpet. Stamp duty and registration add roughly Rs 36.5 lakh, and any developer transfer fee is extra.

Is Cornerstone Akhinta Residences RERA registered?

Yes. It is registered with K-RERA under PRM/KA/RERA/1251/310/PR/130422/004834, registered in April 2022, with a declared completion date of December 2026. Check the live record and any extensions on rera.karnataka.gov.in, and confirm the occupancy certificate status with the seller before you pay any token amount.

Is the flat ready to move in?

Not confirmed. The declared completion date is December 2026, and PropNewz could not verify whether the occupancy certificate is issued or a sale deed registered. If not, you buy by assignment of the seller's agreement, with developer consent and a transfer fee, and take possession when the developer hands over.

Who should consider this resale flat?

It suits end-user families who want a large, nearly new 3 BHK in central South Bengaluru, close to Jayadeva Hospital, colleges and the Yellow Line, and who can pay a premium for location. It is a weaker fit for rental investors or for anyone needing immediate, paperwork-free possession.
