CoEvolve Florenza Review: Sarjapur Road 2 and 3 BHK Near Handover

A RERA-registered, mostly built mid-rise near Rs 1 crore. Good for Sarjapur and Whitefield end users; weak for ORR commuters.

Isometric illustration of CoEvolve Florenza, 2 and 3 BHK by CoEvolve Estates off Sarjapur Road, Bengaluru, four towers

On October 16, 2026, engineers from Bangalore Metro Rail Corporation began drilling soil samples along Sarjapur Road for the proposed Sarjapur to Hebbal metro line, Asianet Newsable reported, even though the Centre has still not approved the project. Nine days earlier, the Reserve Bank of India raised the repo rate to 5.50 percent, its first hike since February 2023. Buyers here are pricing in a distant metro while loans get dearer. CoEvolve Florenza offers a different trade: four towers that are mostly built, at a price that still starts near Rs 1 crore.

Short answer: CoEvolve Florenza is a K-RERA registered community of about 381 two and three bedroom homes in four G plus 12 towers on roughly 4.5 acres at Gonighattapura, off Sarjapur Road, Bengaluru. Current quotes run from about Rs 1.00 crore for a 2 BHK to about Rs 1.33 crore for the largest 3 BHK, all in. Construction was reported at around 85 percent in October 2026 and the RERA completion date is December 1, 2027. The biggest trade-off is the address: this is a quiet village belt east of Sarjapura town, a long peak-hour drive from the Outer Ring Road.

What is CoEvolve Florenza, and who is it for?

CoEvolve Florenza is a mid-rise, mid-segment apartment project by CoEvolve Estates, close to completion rather than at launch. According to the CoEvolve Florenza project page, it has four towers named Aster, Basil, Cassia and Daisy, each with a podium, a ground floor and 12 upper floors, eight homes per floor, three lifts and two staircases.

It suits an end user who pays rent today, works around Sarjapur, Dommasandra, Varthur or Whitefield, and wants keys within months instead of the 2029 to 2031 dates attached to most new launches nearby. It is a weaker fit for anyone commuting daily to Bellandur, Electronic City or the airport, or anyone who wants a township with its own school and retail.

Is CoEvolve Estates a builder you can trust?

CoEvolve Estates is a small, little-known Bengaluru developer, so the project's own progress is the main evidence of its ability to deliver. The company was founded in 2005 and runs from an office in Koramangala. Its only other current registered project is CoEvolve Misty Shores, a single tower in Whitefield with a RERA completion date of December 2029, and earlier work includes CoEvolve Northern Star.

That is a thin track record compared with the listed developers selling on this road, and PropNewz could not locate an official CoEvolve website during research. The reassurance is physical: the structure is up, a fitted-out 3 BHK sample home can be visited, and buyers can inspect the work instead of trusting a brochure. Search the promoter's history on the RERA portal and talk to residents of its earlier projects before booking.

How good is the Gonighattapura location?

The location is a quiet, improving pocket that works for a Sarjapur or Whitefield job, and less well for the Outer Ring Road. The registered address is on the Kutaganahalli to Neriga Road in Gonighattapura Village, about 300 metres from Kuthaganahalli Cross and close to The Prestige City township at Ittangur. Quoted distances are about 2 km to the Gunjur to Mugalur Road, 4 km to DMart Sarjapur, 12 km to Whitefield and Carmelaram railway station, and 49 km to Kempegowda International Airport.

The proposed Sarjapur metro station is about 5 km away, but it is a plan, not a timetable. Karnataka's finance department cleared the Rs 28,405 crore line in May, per Deccan Herald, and October's soil testing is preliminary work. No construction or completion date has been announced. Buy for the roads that exist today.

What homes do you get, and how much space is usable?

You get a 2 BHK of about 1,079 to 1,163 sq ft or a 3 BHK of about 1,377 to 1,665 sq ft, super built-up. The largest 3 BHK formats, from 1,513 sq ft, add a third bathroom. Listing portals put carpet areas at roughly 733 to 790 sq ft for the 2 BHK and 936 to 1,132 sq ft for the 3 BHK, a loading of about 32 percent, which is normal for a mid-rise project with a clubhouse.

The developer describes Vastu compliant layouts with no shared walls and tower spacing meant to limit overlooking. More than 50 amenities include a pool, gym and open air cinema. The developer also claims an IGBC green rating. The compact 2 BHK formats are largely gone, per reports, so remaining stock skews to higher floors and less preferred facings.

What will a home at CoEvolve Florenza really cost?

Expect to pay about Rs 1.00 crore for the 1,158 sq ft 2 BHK and about Rs 1.22 crore for a 1,427 to 1,432 sq ft 3 BHK at October 2026 market quotes, with the largest homes near Rs 1.33 crore. The developer's July 27, 2025 price list was lower: a base of Rs 6,999 per sq ft, giving all-in totals of about Rs 92.87 lakh to Rs 1.31 crore. Those totals already include a Rs 3 lakh car park, utilities at Rs 220 per sq ft, Rs 1.5 lakh club charges, Rs 35,000 legal fees and 5 percent GST.

On top sit floor rise (about Rs 22,000 on the second floor, over Rs 4 lakh on the twelfth), preferred location charges, advance maintenance of about Rs 57,000 to Rs 83,000, a Rs 59,000 corpus fund, and stamp duty and registration. In context, about Rs 8,500 per sq ft all in for a 3 BHK compares well with the roughly Rs 11,400 per sq ft average quoted rate across 33 live projects on Sarjapur Road counted by Proplisto on October 18, though that is a listing-site figure. Because the building is nearly complete, most construction-linked instalments fall due within weeks of signing.

What is the RERA status, and when is possession?

CoEvolve Florenza is registered with Karnataka RERA under PRM/KA/RERA/1251/308/PR/171023/006333 in the name of CoEvolve Estates Pvt. Ltd., and the binding completion date is December 1, 2027. The developer's brochure targets handover on December 30, 2026, and site visit reports put progress at about 85 percent in October 2026.

There is a variance buyers should note. A recent marketing banner carried on the project page reads "Handover in March 2027" alongside a no pre-EMI offer, which suggests the December 2026 target has already slipped by about a quarter. Either date sits comfortably inside the RERA deadline, but your rent and EMI plan should assume March 2027 at the earliest. PropNewz did not query the Karnataka RERA portal directly, so download the latest quarterly progress filing yourself.

How does CoEvolve Florenza compare with nearby options?

Florenza is the cheapest entry ticket of the three and the furthest from the job hubs, while its near-ready status matches DSR and beats Prestige comfortably. DSR The Courtyard at Gunjur is a two tower project closer to Whitefield and Varthur. Prestige Fernvale at Prestige City sits on the same Ittangur belt inside a large township, at a higher price and a much later date.

What are the biggest risks and trade-offs?

The main risks are the developer's small footprint, the commute, and paying almost everything up front. A little-known builder has less brand capital to protect if snagging or the handover of common areas drags. The location depends on roads for years, and the metro story is unproven. Remaining inventory is the leftovers, which usually means floor rise and weaker facings. Against that, a mostly built project removes the biggest risk on this corridor, which is a stalled site. Run these checks before paying the Rs 3 lakh booking advance.

#Check before booking
1Search PRM/KA/RERA/1251/308/PR/171023/006333 on rera.karnataka.gov.in and read the latest quarterly progress report.
2Get the handover date in writing in the Agreement for Sale, and ask which date the no pre-EMI offer assumes.
3Get a written, dated quote for your specific unit, with floor rise, location premium and solar charges shown.
4Confirm the RERA carpet area of your unit, not just the super built-up figure.
5Inspect your actual unit and tower on site, including the view, light and finish quality.
6Get your home loan sanctioned first, since most construction stages are already due.
7Drive to your office from the gate at peak hour, and ask for the IGBC certificate if green status matters to you.

Our verdict: should you buy at CoEvolve Florenza?

CoEvolve Florenza is a sensible buy for a specific person: an end user who works on the Sarjapur or Whitefield side, wants a 2 or 3 BHK near Rs 1 crore to Rs 1.3 crore, and would rather move in soon than wait for a big brand or a township. The RERA registration, visible progress and pricing below most new launches are real strengths. The small developer, the commute to the Outer Ring Road and the already shifting handover date are real weaknesses. Book only after a site inspection of your unit, a written cost sheet and a sanctioned loan.

What else are buyers asking about CoEvolve Florenza?

What is the price of a 2 BHK and 3 BHK at CoEvolve Florenza?

October 2026 market quotes are about Rs 1.00 crore all in for the 1,158 sq ft 2 BHK and about Rs 1.22 crore for a 1,427 to 1,432 sq ft 3 BHK, up to about Rs 1.33 crore for the largest homes. The July 2025 developer list was lower, so insist on a written, dated quote.

Is CoEvolve Florenza RERA registered?

Yes. CoEvolve Florenza is registered with Karnataka RERA under PRM/KA/RERA/1251/308/PR/171023/006333, in the name of CoEvolve Estates Pvt. Ltd., with a completion date of December 1, 2027. Search the number on rera.karnataka.gov.in and download the latest quarterly progress report before you pay any booking amount.

When is possession at CoEvolve Florenza?

The developer's brochure targeted handover on December 30, 2026, but a recent marketing banner says March 2027. Construction was reported at about 85 percent in October 2026. The binding K-RERA completion date is December 1, 2027, so plan your rent and EMI overlap around March 2027 at the earliest.

Who should consider buying at CoEvolve Florenza?

It suits end users working around Sarjapur, Dommasandra, Varthur or Whitefield who want a 2 or 3 BHK near Rs 1 crore to Rs 1.3 crore and want to move in soon. It is a weaker fit for anyone driving to the Outer Ring Road or Electronic City every day, or for buyers who want a township.
