Sattva Ekatra Review: Doddaballapura Plots From Rs 1.03 Cr, North Bengaluru
A registered, well-built plotted layout from a credible developer, but priced well above pre-launch talk. Best for patient end-users.

On September 18, 2026, a 24-acre parcel at Thippapura, just south of Doddaballapura town, picked up a Karnataka RERA project number. On October 1, according to listing data, Sattva Group opened sales under a new name, Sattva Ekatra, with a 1,200 sq ft plot quoted at about Rs 1.03 crore. Six days after that, on October 7, the Reserve Bank of India lifted the repo rate to 5.50 percent, its first increase since February 2023. A buyer looking at this layout today is paying a premium land price, on a corridor still waiting for its ring road to fill in, with borrowing now getting dearer.
Short answer: Sattva Ekatra is a RERA-registered, gated plotted layout of about 503 plots on roughly 24 acres at Thippapura, off Doddaballapur Main Road, North Bengaluru, about 300 metres from the Satellite Town Ring Road. Indicative prices run from about Rs 1.03 crore to Rs 1.55 crore for 1,200 to 1,800 sq ft, and the declared completion date is March 19, 2029. The registration and the developer are real strengths. The biggest trade-off is price: at about Rs 8,600 per sq ft, you are paying city-edge money for land whose demand story still depends on infrastructure that is not finished.
What is Sattva Ekatra, and who is it for?
Sattva Ekatra is a gated residential plotted development by Sattva Group, selling serviced land rather than finished homes. According to the Sattva Ekatra project page, the layout spans about 24 acres (one listing says 24.36 acres) with roughly 503 plots, internal roads of 9 and 12 metres, underground power and sanitary lines, stormwater drains and a sewage treatment plant.
It suits a family that wants to build its own house on a branded, registered layout and can wait several years, or a patient land investor. It is a poor fit for anyone who needs rental income soon or a short commute, since Manyata Tech Park is about 26 km away in a straight line.
Can you trust Sattva Group with a land purchase?
Sattva Group is one of the larger Bengaluru developers, and for a plotted project that scale genuinely reduces risk. The group's own website dates it to 1993, and channel material cites a CRISIL AA/Stable rating. It has delivered homes, offices and plotted layouts across the city, including Sattva Green Groves near Nelamangala and Sattva Serene Life at Shettigere. On a plot, the main risks are title, approvals and shared infrastructure, where a large rated developer is easier to hold to account than a small local promoter.
Two cautions apply. The promoter entity on the RERA record is reported as Shirasa Construction Private Limited, not a company carrying the Sattva name, so match that entity against your sale agreement and receipts. And Sattva's own Ekatra page lists plot formats of 20x30, 30x40 and 40x50 feet plus odd sizes, which differs from the 30x40 to 30x60 price sheet circulating through channel partners. Ask which inventory is actually open.
Is this the same project as the earlier Sattva Doddaballapura plots listing?
Very probably yes, and buyers should know how the numbers moved. Through August 2026, channel partners marketed a Sattva plotted layout at Thippapura under working names such as "Codename Thippapura", and PropNewz tracked it as Sattva Doddaballapura Plots, with more than 350 plots on 24 to 25 acres and prices from about Rs 66 lakh. The registration number circulated then, ending in AG/170824/000174, is in the format Karnataka RERA uses for real estate agents, not projects. A Square Yards listing now shows that agent number and the project number side by side.
The launched product is larger and dearer: about 503 plots and a Rs 1.03 crore entry ticket. If a broker quotes you a pre-launch price in the Rs 60 lakh range, ask in writing whether it relates to this registered layout. Our earlier review of the pre-launch listing should be read with that correction in mind.
How good is the Doddaballapura location?
The location is a long-term bet on the ring road rather than a daily-commute address. The site sits about 300 metres from the Satellite Town Ring Road alignment, Doddaballapura railway station is roughly 2.4 km away (one source says 1.7 km), and the town's textile park is close to 4 km off. Kempegowda International Airport is about 35 km by road and Devanahalli about 25 km.
The STRR is the core of the investment case, and it is not complete. Deccan Herald has reported that the project cleared the central PPP appraisal committee with Union Cabinet approval still awaited, and our searches found no dated progress update in September or October 2026. Doddaballapura town covers daily needs, but big employers and international schools remain a long drive away.
What do you actually get on the plot?
You get a ready-to-build plot inside a gated layout with a full clubhouse, which is a meaningful step up from an open revenue site. The indicative price sheet lists 30x40 (1,200 sq ft), 30x45 (1,350 sq ft), 30x50 (1,500 sq ft) and 30x60 (1,800 sq ft) plots. Listings put open space at about 40 percent of the layout.
The amenity list is long for a plotted project, from a pool, gym and theatre to courts for futsal, tennis, pickleball and basketball. What matters more on land is utilities. Ask exactly when your plot receives its individual water and electricity connections, because that date, not the layout handover, decides when you can start building.
What will a plot at Sattva Ekatra really cost?
The indicative entry price is about Rs 1.03 crore for 1,200 sq ft, rising to Rs 1.17 crore for 1,350 sq ft, Rs 1.29 crore for 1,500 sq ft and Rs 1.55 crore for 1,800 sq ft. That works out to roughly Rs 8,600 per sq ft. These channel figures reportedly include infrastructure and clubhouse charges. Stamp duty, registration and franking are extra, so confirm them along with deposits and whether GST applies to any component.
The bigger cost sits outside the cheque to Sattva. You still pay for a building plan sanction, construction and years of holding cost. Plot loans usually fund a smaller share of value than home loans, and the October rate hike makes borrowing dearer. Against the Rs 66 lakh pre-launch talk, the entry ticket has already risen sharply.
What is the RERA status and possession date?
Sattva Ekatra is registered with Karnataka RERA under PRM/KA/RERA/1250/301/PR/180926/008945, and the reported completion date is March 19, 2029. The registration means the promoter has filed title, layout approvals and a completion date with the regulator, and it gives you a formal complaint route if timelines slip. One aggregator quotes December 2029 instead, so treat the RERA filing as the binding date.
PropNewz did not query the Karnataka RERA portal directly for this review, so search the number yourself and download the approved layout plan before you pay anything. Remember that March 2029 is possession of the layout and common infrastructure, not of a house.
How does Sattva Ekatra compare with nearby options?
Sattva Ekatra is the most expensive of the plotted options on this stretch, and also among the best documented. Zuari KinetiX Plots at Thimmasandra is RERA-registered, smaller at about 15 acres, and priced roughly a quarter lower. Sattva's own Dabaspete land, covered in our Sattva Dabaspete review, is far larger but still pre-RERA with no price.
| Dimension | Sattva Ekatra | Zuari KinetiX Plots | Sattva Dabaspete |
|---|---|---|---|
| Price band | Rs 1.03 Cr to Rs 1.55 Cr (indicative) | Rs 75.85 lakh to Rs 94.6 lakh | Not announced |
| Plot sizes | 1,200 to 1,800 sq ft, plus odd sizes | About 1,200 to 2,000 sq ft | Not announced |
| Possession | March 2029 (RERA filing) | December 2028 | To be announced |
| K-RERA status | Registered | Registered | Not yet registered |
| Distance to the airport | About 35 km by road | About 31 km (about 45 minutes, per developer) | Where the STRR begins, on NH 48 |
What are the biggest risks and trade-offs?
The risks are price, time and supply. At over Rs 1 crore a plot, the entry ticket matches many finished apartments closer to the airport, yet the land earns nothing until you build. The STRR timeline is uncertain. Several branded plotted layouts are selling on the same road, so resale buyers in 2030 will have choices, and your exit price will depend on how well this layout is maintained. Sources also disagree on plot sizes and completion date. Against that, you get a registered layout, a credible developer and infrastructure built before you buy. Run these checks first.

| 1 | Search PRM/KA/RERA/1250/301/PR/180926/008945 on rera.karnataka.gov.in and download the approved layout. |
| 2 | Confirm the promoter entity on the RERA record matches your agreement and receipts. |
| 3 | Ask which plot sizes are open, since the builder site and price sheet differ. |
| 4 | Get a written cost sheet covering stamp duty, registration, deposits and any GST. |
| 5 | Ask when water and power reach your individual plot, not just the layout. |
| 6 | Compare price per sq ft with Zuari KinetiX and at least one other registered layout. |
| 7 | Budget separately for plan approval, construction and a plot loan at current rates. |
Our verdict: should you buy a plot at Sattva Ekatra?
Sattva Ekatra is a sound product at a full price. The RERA registration, the infrastructure-first layout and Sattva's scale make it one of the safer ways to own land on the Doddaballapur Road belt. But the entry ticket has risen well above the pre-launch talk, the ring road is not done, and the corridor will not feel like a neighbourhood for years. Buy only if you are a patient end-user or long-horizon investor, and only after the portal checks, a site visit and a firm cost sheet. If price per sq ft matters more than the brand, compare registered alternatives first.
What else are buyers asking about Sattva Ekatra?
What is the price of plots at Sattva Ekatra?
Indicative prices start at about Rs 1.03 crore for a 1,200 sq ft plot and go up to about Rs 1.55 crore for 1,800 sq ft, roughly Rs 8,600 per sq ft. These channel figures reportedly include infrastructure and clubhouse charges. Stamp duty, registration and franking are extra, so ask for a written cost sheet first.
Is Sattva Ekatra RERA registered?
Yes. Sattva Ekatra is registered with Karnataka RERA under PRM/KA/RERA/1250/301/PR/180926/008945, with a reported completion date of March 19, 2029. A separate number ending AG/170824/000174 seen in older listings belongs to a real estate agent, not the project. Verify the project number on the portal before paying.
When is possession at Sattva Ekatra?
The reported RERA completion date is March 19, 2029, and one aggregator quotes December 2029. That date covers the layout and its shared infrastructure, not your house. Add time for a building plan sanction, utility connections and construction before you can actually live on the plot or earn rent from it.
Who should consider Sattva Ekatra?
It suits families who want a branded, registered plot to build on later and investors who can hold land for five years or more. It is a weaker fit for buyers who need rental income soon, want a short commute to Manyata or the city, or are stretching to reach a Rs 1 crore plus ticket.
