DNR Sarjapur Review: Doddakannelli Pre-Launch 2, 3 and 4 BHK Towers
A strong Doddakannelli address from a builder with delivered stock nearby, but RERA is pending. Hold at a refundable EOI until it is registered.

On October 7, 2026, the Reserve Bank of India raised the repo rate to 5.50 percent, its first hike since February 2023, and moved its stance to calibrated tightening. Two weeks later, a pre-launch plan from DNR Group is doing the rounds through channel partners on Sarjapur Main Road. It describes five 22-storey towers at Doddakannelli, directly opposite The Bier Library, with a 2 BHK quoted from about Rs 1.25 crore. A buyer weighing an Expression of Interest today is pricing in costlier home loans, a metro line that still lacks central approval, and a project with no Karnataka RERA registration yet.
Short answer: DNR Sarjapur is a pre-launch, RERA-pending high-rise from DNR Group at Doddakannelli on Sarjapur Main Road, Bengaluru, with at least 750 homes in 2, 3 and 4 BHK formats spread over five towers. Indicative prices start from about Rs 1.25 crore (2 BHK) and Rs 1.75 crore (3 BHK). The address is strong. The biggest trade-off is that nothing on price, size, land extent or possession is binding until a K-RERA number is issued.
What is DNR Sarjapur, and who is it for?
DNR Sarjapur is a planned high-rise from DNR Group, which trades as DNR Corporation, located at Doddakannelli in Southeast Bengaluru. The plan, as reported on the DNR Sarjapur project page, shows five towers labelled A to E, each stacked as two basements plus a ground floor plus 22 storeys, topping out near 75.75 metres. Every one of these numbers is indicative because the project sits at the EOI stage.
The natural buyer is a working household anchored to the Wipro campus, RGA Tech Park or the office cluster around Bellandur and Embassy Tech Village on the Outer Ring Road, someone who wants a short commute more than a large plot of greenery. It also suits a patient end-user who can live with a four to five year build and does not need a firm handover date. It is a weaker fit for anyone who needs certainty this year.
Is DNR Group a builder you can trust with a pre-launch booking?
DNR Group has a real, inspectable record on this side of the city, but this specific launch is not yet visible on its own website. The group dates to 2007, counts Anand Surana as Chairman and Vipul Kumat as Managing Director, and has the pharmaceutical company Micro Labs behind it. Its completed homes include DNR Reflection in Bellandur, a 179-unit, RERA-registered building that is now ready to move in, and its ongoing work includes DNR Arista on Bellandur Main Road and DNR Parklink on Hennur Road.
When we checked the DNR Group residential projects page on October 21, 2026, it listed Parklink, Highline, Solace and Arista as ongoing and four completed projects, but no Sarjapur or Doddakannelli project. That is not unusual for an EOI-stage launch. It does mean that today, the developer has not publicly put its name to the figures circulating through brokers. Treat the channel brochure as a sales document, not a developer commitment.
How good is the Doddakannelli location for daily commuting?
The location is the project's strongest card, with traffic as its clearest cost. Doddakannelli covers the part of Sarjapur Main Road running from the Iblur junction on the ORR towards Carmelaram, a pocket packed with office jobs. Carmelaram railway station is close by, and both Whitefield and Electronic City can be reached by road without going through central Bengaluru.
The cost is congestion. The Mahadevapura Task Force has said the Iblur to Carmelaram stretch carries close to three times the traffic it was designed for, and the Greater Bengaluru Authority began resurfacing that 5 km stretch to cope. The proposed Sarjapur to Hebbal corridor under Namma Metro Phase 3A would follow this road, but it has state approval and a finance department clearance, not Union Cabinet approval. Our searches found no central approval in September or October 2026. Plan around today's road commute. Our Phase 3A explainer covers the line in more detail.
What homes and amenities are planned at DNR Sarjapur?
The layout groups at least 750 apartments in 2, 3 and 4 BHK formats around a car-free podium at the centre, and all parking goes below ground across two basements. At five towers for that many homes, this is a calmer density than several 1,500-plus home launches further out on Sarjapur Road.
What is missing matters more. Nobody has published carpet areas, super built-up areas or the total land extent yet. Without those, you cannot judge loading, open space per home or the true rate per square foot. The planned amenity list covers a standalone clubhouse, a gym, swimming and lap pools, an amphitheatre, a co-working lounge, a tennis court, yoga spaces, a jogging track, children's play zones and landscaped gardens. Home automation and Vaastu-aligned layouts are also mentioned. Expect this list to change before it reaches a RERA filing.
What will a home at DNR Sarjapur really cost?
The indicative entry ticket is about Rs 1.25 crore for a 2 BHK and about Rs 1.75 crore for a 3 BHK, while 4 BHK prices are shared only on request, and the all-in cost will be higher. None of these quotes include GST, stamp duty, registration, car parking charges, or the clubhouse and maintenance deposits. GST at 5 percent on an under-construction home alone adds about Rs 6.25 lakh to a Rs 1.25 crore base price.
The October rate move changes the monthly picture too. As an illustration, at an assumed 8.5 percent rate, a Rs 1 crore, 20-year loan carries an EMI of about Rs 86,800. A 25 basis point pass-through lifts that to roughly Rs 88,400, about Rs 1,600 more each month. For context, PropNewz reported a 99acres average of about Rs 12,150 per sq ft on the corridor in April 2026, alongside a five-year low in new launch supply. The project page puts Grade A stock on the wider corridor in a Rs 9,500 to Rs 14,500 per sq ft band. Until unit sizes are published, nobody can tell you where DNR Sarjapur sits in that band.
What is the RERA status and expected possession date?
DNR Sarjapur is not registered with Karnataka RERA, and its possession timeline is indicative only. As of October 21, 2026, the project page records the K-RERA number as awaited, and the plan points to possession about four to five years from launch. Only the completion date filed with K-RERA will bind the developer, and no filing has been made yet.
This is the single most important fact in this review. Until registration, the protections that come with it do not apply to you: a declared completion date, a separate project account and quarterly progress disclosures. Search the promoter name on the Karnataka RERA portal yourself before any money moves.
How does DNR Sarjapur compare with nearby projects?
DNR Sarjapur undercuts its closest Doddakannelli neighbour on 3 BHK pricing, about Rs 1.75 crore indicative against Rs 2.52 crore, but trails two of its peers on regulatory certainty. Mana Verdant Terraces sits on the same stretch with a K-RERA number and a declared December 2031 completion, though only in 3 BHK formats. Arvind Sarjapur Road, opposite the Wipro office, is also unregistered and collecting paid EOIs. Adarsh Tropica Phase 2 at Choodasandra is registered and further along.
| Dimension | DNR Sarjapur | Mana Verdant Terraces | Arvind Sarjapur Road | Adarsh Tropica Phase 2 |

What are the biggest risks and trade-offs?
The risks are concentrated in what has not been disclosed. The final price list, unit sizes, land extent and RERA registration all remain unconfirmed, and the developer's own site does not yet list the project. Five towers of 22 storeys each are a four to five year job in practice. The metro benefit is long-dated and still awaiting central approval. Floating home loan rates are now moving up rather than down. Against that, you get a precise, well-known address inside a deep office catchment and a builder with delivered stock nearby that you can walk through. Run these checks before you commit anything.
| # | Check before booking |
|---|---|
| 1 | Search the promoter name on rera.karnataka.gov.in and confirm a registration number exists. |
| 2 | Match the legal promoter entity on the EOI receipt to the entity on the RERA filing. |
| 3 | Get the EOI refund terms in writing, including the timeline and any deductions. |
| 4 | Ask for the declared land extent and the carpet area of your specific unit. |
| 5 | Request a full cost sheet covering GST, parking, deposits and the clubhouse fee. |
| 6 | Visit DNR Reflection or DNR Arista to judge build and finish quality firsthand. |
| 7 | Recalculate your EMI at current floating rates, with a buffer for one more hike. |
Our verdict: should you book DNR Sarjapur?
DNR Sarjapur is worth watching, not yet worth committing to. The address is genuinely good, the density is sensible, and DNR Group has delivered buildings a short drive away. But a refundable EOI is the furthest a careful buyer should go today. Pay full booking money only after the K-RERA number is live and the carpet areas, cost sheet and completion date match what you were told. If you need registered certainty now, the registered alternatives on this stretch are the safer pick.
What else are buyers asking about DNR Sarjapur?
What is the starting price of DNR Sarjapur?
Indicative pre-launch pricing starts at about Rs 1.25 crore for a 2 BHK and about Rs 1.75 crore for a 3 BHK, while 4 BHK prices are shared only on request. GST, stamp duty, registration, parking and deposits all come on top. Nothing is final until a price list accompanies the K-RERA registration.
Is DNR Sarjapur RERA registered?
No. As of October 21, 2026, DNR Sarjapur is still collecting Expressions of Interest and does not hold a Karnataka RERA registration. Search the promoter name on rera.karnataka.gov.in before paying anything. Treat any registration number quoted verbally or on a brochure as unverified until you find it on the portal yourself.
When will DNR Sarjapur be ready for possession?
Possession is indicated at about four to five years from launch, which is realistic for five 22-storey towers. There is no binding date yet. Only the completion date DNR Group files with K-RERA will be enforceable, so do not plan a move or a rental exit around the brochure estimate.
Who should consider DNR Sarjapur?
It suits professionals working at Wipro, RGA Tech Park or the Bellandur ORR belt who value a short commute and can wait four to five years. It is a poor fit for buyers who need registered protection now, a firm handover date, or immediate rental income, since the project is unregistered and at pre-launch.
