On October 19, 2026, the listing for NVT Lakeside Residences still carried the same label it launched with: pre-launch, RERA awaited. A 3 BHK starts at about Rs 1.80 crore and keys are promised for 2030 or later. Two months earlier, Bengaluru's metro agency put nine proposed stations between Bommasandra and Attibele on paper. A premium tower launch arriving just as a metro line is sketched toward the Tamil Nadu border deserves a sober look before anyone pays an expression of interest.

Short answer: NVT Lakeside Residences is a pre-launch apartment phase of NVT's A Wonderful World township on Sarjapur-Attibele Road, with 604 homes in 3 BHK (1,850 to 2,100 sq ft) and 4 BHK (2,450 to 2,950 sq ft) formats priced from about Rs 1.80 crore to Rs 2.87 crore (indicative). It has no project RERA number yet and a tentative 2030 possession. The biggest trade-off is paying roughly Rs 9,700 per sq ft, well above the local average, for a tower project from a villa specialist in a corridor whose infrastructure is still mostly planned.

What is NVT Lakeside Residences, and who is it built for?

NVT Lakeside Residences is a high-rise apartment phase inside A Wonderful World, the roughly 100 acre lakeside township that NVT Quality Lifestyle is developing near Indlabele, off Sarjapur-Attibele Road. The plan on the NVT Lakeside Residences project page lists seven towers of about G+30 floors on 30 acres, 604 homes in total, and only four homes per floor. The developer markets the units as sky villas because of private lift vestibules and double height sky decks.

It is built for a family that wants a villa township with a lake edge at a ticket near Rs 2 crore rather than the Rs 3 crore plus the villas command, and whose working week points toward Electronic City, Bommasandra or Hosur rather than the Outer Ring Road. It does not suit a buyer who needs to move in soon or wants the legal cover of a registered project today.

Who is the builder, and has NVT built towers like these before?

The developer is NVT Quality Lifestyle, part of the NVT Group, which the project page dates to 1995. NVT's reputation in East and South East Bengaluru rests on villa communities, and the township's only registered phase so far, NVT A Wonderful World Eterna, is a 123 villa enclave of triplex 4 BHK homes. The other NVT projects PropNewz tracks are also villa or low-rise formats.

Seven 30 storey towers are a different engineering and cash-flow problem from a gated villa layout. A strong villa record is a positive for land, design and community management, but it is not proof of high-rise delivery. Ask who the structural consultant and main contractor are, and whether the towers will be built in phases.

How well connected is the Attibele site today?

The site is close to Hosur Road but far from Bengaluru's main office clusters. The project page puts it about 1.9 km from Hosur Road, around 13.4 km from Electronic City, 22 km from ITPL in Whitefield and 25.5 km from KR Puram railway station, all measured in a straight line. Real drive times will be longer, so test your own peak hour commute.

The growth story depends on infrastructure that is not yet under construction. According to an August 13, 2026 report on BMRCL's plan, the Yellow Line extension from Bommasandra to Attibele would be a 10.5 km elevated corridor with nine stations, including Attibele Industrial Area and Attibele. The feasibility report has gone to the state, which has asked for a Detailed Project Report. No cost, tender date or completion target has been published. Treat it as possible upside in the next decade, not part of the purchase case.

Indus International and Oakridge International schools and Manipal Hospital on Sarjapur Road are reachable by car. Everyday retail near the site is still thin.

What do the homes and amenities actually offer?

The homes are large for apartments: about 1,850 to 2,100 sq ft for a 3 BHK and 2,450 to 2,950 sq ft for a 4 BHK. With four homes per floor, each reached through its own vestibule, the layout trades density for privacy and light, and the developer says every home will face the lake that borders the township.

Amenities are planned at township scale: a Lake Club with banquet halls and mini theatres, a five acre sports village with cricket, tennis, basketball and pickleball, pools, gyms, co-working and a level 30 sky deck. In a phased township these usually arrive in stages, so get in writing which facilities are tied to the tower phase.

How much will NVT Lakeside Residences really cost?

Indicative pre-launch pricing runs from about Rs 1.80 crore for the smallest 3 BHK to about Rs 2.87 crore for the largest 4 BHK, which works out to roughly Rs 9,700 per sq ft. Per the listing, that approximate all inclusive figure covers basic price, car parking, clubhouse, infrastructure and corpus charges. GST, floor rise, preferred location charges, stamp duty and registration are extra.

The add-ons are not trivial. GST on an under-construction home outside the affordable category is 5 percent, so on a Rs 1.80 crore unit that alone is roughly Rs 9 lakh, before floor rise on higher levels and Karnataka stamp duty and registration at prevailing rates. For context, the Square Yards locality page for Sarjapur Attibele Road shows an average apartment rate of about Rs 5,650 per sq ft, down 9.97 percent over an unstated period. That aggregator figure reflects mostly older, smaller stock, but Lakeside is still pricing about 70 percent above it. The premium buys the brand, the lake and the township, not the micro-market as it stands.

Is NVT Lakeside Residences RERA registered, and when is possession?

No. As of October 19, 2026, PropNewz could not find a Karnataka RERA registration for the Lakeside apartment phase, and the HomzNSpace listing updated that day also describes registration as underway. The township's published number, PRM/KA/RERA/1251/308/PR/050126/008381, belongs to the Eterna villa phase only. It does not cover these towers.

Possession is listed as 2030 onwards and is marked tentative. Without registration there is no legally committed date and no approved plan to hold the developer to. Once the phase is registered, check the proposed completion date on the Karnataka RERA portal and plan your finances around a handover that could slip past 2030.

How does it compare with other projects near Attibele?

Lakeside is the most affordable way into the A Wonderful World township, but nearby registered villa projects sit at a similar or slightly higher ticket. The table below uses the figures on each PropNewz project page.

The sharpest comparison is IRA By The Banks, a registered lakefront villa project nearby. For about the price of the largest Lakeside 3 BHK, a buyer gets a RERA registered triplex villa with an earlier committed date. Lakeside wins on amenities, township scale and brand; IRA wins on legal certainty and timeline.

What are the biggest risks for buyers?

The first risk is regulatory: before registration, price, layout and timeline can all change, and money paid is less protected. The second is execution, a major high-rise test for a villa-led developer. The third is supply, since a growing Attibele and Hosur Road pipeline can cap resale prices for years. The fourth is liquidity: a Rs 2 crore plus apartment in a car dependent corridor has a narrow resale pool.

There are data gaps too. The developer's website does not yet list Lakeside, the specification sheet mentions "all villas", and the listing's map pin sits about 2.5 km south of the Eterna site. Run these seven checks before paying any booking amount.

#Check before booking
1Confirm a Karnataka RERA registration exists for the Lakeside phase and read its approved plan and completion date.
2Get the survey numbers and verify the exact plot location against the Eterna villa phase and the lake.
3Ask for a dated, itemised cost sheet showing GST, floor rise, preferred location charges and registration.
4Ask for a tower-specific specification sheet, not one carried over from the villa phase.
5Name the structural consultant and main contractor, and ask how many towers are in the first phase.
6Get written terms on any expression of interest: refundability, timeline and what happens if the price changes.
7Drive the commute to your workplace at peak hour and visit the site, not just the experience centre.

Should you book NVT Lakeside Residences?

Not yet, for most buyers. The concept is strong: large, low density apartments in a lakeside township from a credible villa developer, at a little over half the entry price of the villas next door. But there is no RERA registration, the 2030 handover is tentative and the rate is about 70 percent above the local average in a corridor whose metro is still on paper. Register interest without paying, wait for the RERA filing and cost sheet, then compare line by line with Eterna and IRA By The Banks. Investors chasing near-term gains have better registered options.

What else do buyers ask about NVT Lakeside Residences?

What is the price of NVT Lakeside Residences?

Indicative pre-launch prices run from about Rs 1.80 crore for a 3 BHK to about Rs 2.87 crore for the largest 4 BHK, roughly Rs 9,700 per sq ft including parking, clubhouse, infrastructure and corpus charges. GST at 5 percent, floor rise, stamp duty and registration are extra, and the figures may change before launch.

Is NVT Lakeside Residences RERA approved?

No. As of October 19, 2026, PropNewz found no Karnataka RERA registration for the Lakeside apartment phase. The township's published number covers only the Eterna villa phase. Treat Lakeside as unregistered until its own number appears on rera.karnataka.gov.in, and avoid paying any significant amount before then.

When is possession at NVT Lakeside Residences?

Possession is listed as 2030 onwards and is marked tentative. Because the phase is not yet RERA registered, there is no legally committed completion date. Once it is registered, use the RERA proposed completion date as your reference point and plan for a handover that could slip beyond 2030.

Who is NVT Lakeside Residences best suited for?

It suits end users who work toward Electronic City, Bommasandra, the Attibele industrial area or Hosur, want a large low density apartment in a villa-style township, and can wait until 2030 or later. It suits less well buyers who need a registered project, quick possession or easy resale.
