On September 30, 2026, Anarock reported that Hyderabad sold about 12,970 homes between July and September, up 15 percent on a year earlier and the sharpest annual rise among India's seven largest cities, Construction World reported. A week later the Reserve Bank of India raised the repo rate by 25 basis points to 5.50 percent, its first increase since February 2023. That is the market a new Brigade project in Kompally will walk into: strong demand, dearer loans, and a buyer who has every reason to read the paperwork first.

Short answer: Brigade Kompally is a working name for an upcoming premium apartment project by Brigade Group on about 5.6 to 5.8 acres off NH 44 in Kompally, north Hyderabad, planned as four blocks with roughly 14.5 lakh sq ft of built-up area. There is no price, no confirmed configuration and no possession date, because the project is RERA-pending and not yet registered with Telangana RERA. Shortlist it if you want a listed brand in a settled family suburb. The biggest trade-off is time: you cannot book anything legally today, and the commute to the western IT hubs is long.

What is Brigade Kompally, and who is it for?

Brigade Kompally is a pre-launch joint development, not a project you can buy into yet. Brigade Enterprises told the stock exchanges in May 2026 that it had signed a joint development agreement covering 5.6 acres in Kompally, with revenue potential pegged near Rs 850 crore, as The Realty Today reported on May 26. The landowner has not been named. A marketing name has not been announced either, which is why PropNewz uses the working title on the Brigade Kompally project page.

The project is aimed at families on the north side of Hyderabad who want a branded gated community without moving west. It is not built for an investor looking for quick appreciation or a tenant base drawn from the IT corridor.

Is Brigade Group a builder you can trust?

Brigade is one of the better documented developers in South India, which lowers execution risk but does not remove it. The company was founded in Bengaluru in 1986, is listed on the NSE and BSE, and works across housing, offices, retail, hotels and schools in several cities. Delivered work includes Brigade Gateway in Malleswaram and Brigade Orchards in Devanahalli.

Hyderabad is newer ground. Brigade Citadel in Moti Nagar is complete, and the company is now building Brigade Gateway Neopolis in Kokapet, a 3 and 4 BHK project with a TG RERA completion date of December 2029. Kompally would be its first north Hyderabad address. The company has said it plans to deploy about Rs 5,000 crore in the city over three to four years. Because Brigade publishes quarterly results and launch pipelines, buyers will be able to track this project's progress more easily than with most regional builders.

How good is the Kompally location?

Kompally is a mature, well serviced suburb that works best for buyers whose lives already sit on the north side of the city. The site falls under Survey Nos. 157, 159 and 164 in Kompally village, Gandimaisamma Dundigal Mandal, on the NH 44 Hyderabad to Nagpur highway north of Suchitra Circle. Indicative distances are about 15 km to Secunderabad, 25 km to 30 km to HITEC City and Gachibowli through the ORR, and 45 km to 50 km to the airport.

Schools, hospitals, supermarkets and multiplexes are already in place, unlike many western corridors still waiting for social infrastructure. The weak link is the highway into the city. The 5.4 km Paradise to Dairy Farm Road elevated corridor on NH 44, estimated at Rs 1,487 crore, was only about 30 percent under construction in July 2026, with part of the defence land and the private land still pending, per Deccan Chronicle. A metro extension toward Medchal remains a proposal. Price your decision on today's roads.

What homes will you get, and what will the community look like?

The honest answer is that the homes are to be confirmed. Brigade has not published configurations, carpet areas or a unit count. One channel blog mentions 2, 3 and 4 BHK homes, but nothing official backs it. What is on record comes from the environmental filing: a site of 23,471.77 sq m, four blocks, and a total built-up area of 134,433.69 sq m, or about 14.5 lakh sq ft.

That density points to mid to high-rise towers with basement parking and a clubhouse. Built-up area includes parking and common areas, so saleable space will be smaller. Brigade's recent Hyderabad launches have offered a pool, gym, indoor games, play areas and landscaped decks, and a similar package is likely here. Until the RERA filing lists the amenities and the common area split, treat every feature you hear about as a sales claim.

What will a home at Brigade Kompally cost?

The price is to be confirmed, and no one can legally quote it to you yet. Section 3 of the RERA Act bars a promoter from advertising or selling units before registration. The Rs 850 crore revenue figure is a corporate estimate, not a rate card. It signals a product priced above most regional launches here.

For a floor, registered neighbours help. Amrutha Sagar in Kompally lists 2 and 3 BHK homes from about Rs 54 lakh, and the national picture is moving up, with Anarock putting the seven-city average price rise at 7 percent year on year. When Brigade does release a cost sheet, get each charge in writing, from parking, club membership, floor rise and location premiums to the corpus, advance maintenance and utility deposits, with GST, stamp duty and registration listed separately. With the repo rate now at 5.50 percent, also model your EMI at a slightly higher loan rate than today's offer.

What is the RERA status, and when is possession?

Brigade Kompally is RERA-pending: it is not yet registered with Telangana RERA, and no possession date has been declared. The PARIVESH record for proposal SIA/TG/INFRA2/587458/2026, filed with the State Environment Impact Assessment Authority on July 31, 2026, shows the status as EC Granted. Building permission from the local authority and RERA registration still have to come before launch.

For a buyer, pending registration means no declared completion date, no escrowed project account and no legal recourse under RERA if things slip. Do not pay a booking amount, an expression of interest or a token to any channel partner before you can find the project on rera.telangana.gov.in. A genuine Telangana number follows the P02400000000 pattern. Once registered, towers of this size usually need three to four years or more, so 2030 or later is a sensible planning assumption, not a promise.

How does Brigade Kompally compare with nearby options?

Brigade Kompally offers the strongest brand of the three but the least certainty, since its neighbours are already registered and selling. Amrutha Sagar is the budget benchmark in Sai Nagar. Casagrand Evon, off the Nizamabad Highway in Kompally, is a registered 3 and 4 BHK project from a Chennai developer with a large Hyderabad pipeline.

What are the biggest risks and trade-offs?

The main risks are timing, the joint development structure and the commute. A pre-launch project can take a year or more to clear building permission and RERA, and the launch price may be set after Kompally has already risen further. Under a JDA, part of the inventory belongs to the landowner, so you need to know whose share your unit falls in and who signs your agreement. The land area also differs between the exchange disclosure, at 5.6 acres, and the filing, at about 5.8 acres. That is often a matter of setbacks, but the RERA extent is the figure to rely on.

Regional builders keep launching in Kompally, often cheaper, so the Brigade premium has to be earned. Run these checks when the project opens.

#Check before booking
1Find the project on rera.telangana.gov.in and match the promoter name, survey numbers and land extent before paying anything.
2Ask for the JDA terms and confirm whether your unit is in the developer's share or the landowner's share.
3Get a written, dated cost sheet with every charge, GST, stamp duty and registration shown separately.
4Compare the RERA carpet area of your unit with the super built-up figure you are quoted.
5Read the RERA completion date and the delay compensation clause in the agreement for sale.
6Drive from the site to your office at peak hour on NH 44 and through the ORR.
7Visit Brigade Citadel or another delivered Brigade project and speak to residents about handover and maintenance.

Our verdict: should you wait for Brigade Kompally?

Brigade Kompally is worth waiting for if you are a north Hyderabad family that values a listed developer and an established suburb over a short commute to the IT hubs. The strengths are a national brand, an environmental clearance on record and a suburb with schools and hospitals in place. The weaknesses are just as real: no RERA number, no price, no unit plans, a joint development with an unnamed landowner, and a highway still years from relief. Do not book now. Wait for registration and a published price list, then compare it line by line with registered Kompally projects.

What do buyers ask most about Brigade Kompally?

What is the price of Brigade Kompally?

No price has been published yet. The project is not registered with Telangana RERA, so it cannot legally be priced, advertised or sold. Brigade has only disclosed a revenue potential of about Rs 850 crore. Registered Kompally projects such as Amrutha Sagar list from about Rs 54 lakh, which is a floor, not a guide.

Is Brigade Kompally RERA registered?

No. As of October 25, 2026 the project is RERA-pending and not yet registered with Telangana RERA. Its environmental application, filed on July 31, 2026, shows EC Granted on PARIVESH, but building permission and registration still have to follow. Do not pay any amount, including an expression of interest, before registration.

When will Brigade Kompally be ready for possession?

No possession date exists yet. Building permission and RERA registration must both come through before any launch, and towers of this scale usually take three to four years or more after launch. A realistic planning window is 2030 or later, but only the RERA completion date will be binding on the developer.

Who should consider Brigade Kompally?

It suits north Hyderabad families who already live or work around Secunderabad, Kompally or the Medchal belt and want a listed national brand. It is a weaker fit for daily commuters to Gachibowli or the Financial District, investors chasing rental yield, and anyone who needs to move in within three years.
