A sound mid-rise proposition on a strong employment address, undercut by a paid expression of interest that gates the price on an unregistered project.

Arvind SmartSpaces is asking for a Rs 2 lakh paid expression of interest to see prices at its upcoming Sarjapur Main Road project, opposite the Wipro office. The site is 5 to 5.5 acres with roughly 440 homes in a 2B+G+18 configuration, exclusively 3 and 4 BHK. Everything else about the commercial terms, including the price itself, is behind that Rs 2 lakh. That is an unusual ask, and it is the first thing a buyer should think about.

Short answer: Arvind's Sarjapur Road project is a pre-launch mid-rise development on Sarjapur Main Road opposite Wipro in East Bengaluru, spanning 5 to 5.5 acres with approximately 440 residences in a 2B+G+18 configuration, in 3 and 4 BHK formats only. Pricing is on enquiry behind a paid expression of interest of Rs 2 lakh, and possession is estimated for 2030 subject to K-RERA filing. No registration exists. The trade-off is transparency: you are asked to commit before you can compare.

What is this project?

A boutique-positioned mid-rise on a corridor dominated by high-rise volume launches. Eighteen floors over two basements across 5 to 5.5 acres, with around 440 homes in 3 and 4 BHK formats only. The developer cites more than 85 percent open space, over 40 amenities and a clubhouse above 15,000 square feet. Excluding 2 BHK stock is a clear positioning choice: Arvind is targeting the upgrader and the dual-income family rather than the first-time buyer or the rental investor.

Is the paid EOI reasonable?

It is common in hot corridors and it deserves scrutiny anyway. A Rs 2 lakh expression of interest buys early access to inventory before a public launch, which has genuine value when a project is expected to sell quickly. What it does not buy is information, because the price is disclosed only after you pay. That inverts the normal order of a purchase decision.

If you are considering it, insist on written confirmation that the amount is fully refundable, on what timeline, and with what deductions if any. Get it in an email from the developer rather than the channel partner. An EOI on an unregistered project is money handed over with no statutory protection behind it, so the refund terms are the only protection you have.

Is the density really boutique?

Run the arithmetic before accepting the label. Roughly 440 homes across 5 to 5.5 acres works out to about 80 to 88 units per acre, which is not low by Bangalore standards and is comparable to many of the high-rise projects this one positions itself against. What the mid-rise format does deliver is shorter lift waits, lower servicing cost per home and a more human scale at ground level, which are real benefits. But boutique here describes the building height, not the population density, and buyers should be clear about which one they are buying.

Does the Sarjapur Road address justify the positioning?

Yes, on employment and on trajectory. Sarjapur Road trades at roughly Rs 11,200 to Rs 12,500 per square foot, sits opposite a major Wipro campus, and connects to the Outer Ring Road, Electronic City and Whitefield within a reasonable radius. The Metro Phase 3A Red Line along the Outer Ring Road was approved in December 2024 with completion targeted for 2033, and corridors along its alignment have historically priced in gains well ahead of commissioning.

The honest counterweight is traffic. Sarjapur Main Road is one of the most congested arterials in the city at peak, the widening work has been incremental, and 2033 is a long wait for rail. Buyers should treat the metro as a medium-term value argument, not a daily commute solution.

What will it cost all in?

The base price is not published, so an all-in figure cannot be computed. What can be said is the structure. On any figure you are eventually quoted, add 5 percent GST and roughly 6.6 percent for Karnataka stamp duty, registration and cess, which together add close to 12 percent before a single extra is counted. Then floor rise, car parking, the clubhouse and infrastructure deposit, corpus and advance maintenance. At Sarjapur Road rates, a 3 BHK in this format would plausibly land somewhere above Rs 1.8 crore all in, but that is an inference from the micro-market rather than a quoted number, and it should be treated as such.

Is it registered, and when is possession?

No K-RERA registration exists and possession is estimated for 2030 subject to filing. That combination, an unregistered project asking Rs 2 lakh for price access, is the central caution in this review. Without registration your money is not in a mandated project account, the 2030 estimate binds nobody, and the delay-compensation framework does not apply. K-RERA has become more active through 2026, ordering one Bengaluru builder to complete promised amenities and transfer the corpus fund within 90 days, but none of that machinery covers an unregistered project.

How does it compare with other Sarjapur options?

Among current Sarjapur launches, this is the smallest site, the only one gating its price, and one of two that is not registered.

For a design-led Sarjapur alternative from a developer with a distinctive architectural record, Total Environment's Dommasandra project is the closest peer on format. For a K-RERA registered option on the same corridor, Mana Skanda The Right Life carries a December 2029 completion date at roughly 21 homes per acre.

What are the honest risks?

The price gate is first. Paying Rs 2 lakh to learn a number you could otherwise compare openly reduces your negotiating position and your ability to benchmark, and it does so on a project with no registration behind it. Second, the boutique framing does not survive the density arithmetic, so buyers expecting a low-density community should check the site plan rather than the brochure. Third, Sarjapur Road congestion is a present-day cost while the metro relief is a 2033 prospect, and those two facts should not be netted against each other in your underwriting.

The underlying proposition is sound. Sarjapur Road opposite Wipro is a strong employment-linked address, a mid-rise format at 18 floors is genuinely easier to live in than a 35-storey tower, and 3 and 4 BHK only produces a more settled resident mix. What is hard to recommend is paying Rs 2 lakh to find out the price of an unregistered project. If you want early access, negotiate written refundability first and treat the EOI purely as an option to look. The buying decision itself should wait for the K-RERA filing, the site plan and a published rate per square foot.
