Aratt Alchemy Essence Review: Hennur Road 2 to 4 BHK Verdict

A RERA registered two tower project off Hennur Road with a 2030 horizon. Real builder proof now exists, but pin down the price before you book.

On 8 July 2026, ARATT Developers cut the ribbon on Alchemy One, a 174 home tower on Old Madras Road that had travelled from a launch price of roughly Rs 6,000 a square foot to about Rs 12,000 a square foot by the time keys changed hands, as trade press reported at the time. That handover is the single most useful piece of context a buyer can carry into Aratt Alchemy Essence, the developer's newest project at Doddagubbi off Hennur Main Road. Until Alchemy One was finished, the Alchemy label was a promise. Now there is at least one completed building to judge it by.

Short answer: Aratt Alchemy Essence is a RERA registered project (PRM/KA/RERA/1251/309/PR/030525/007710) of 185 to 188 homes across two towers on roughly 2.4 to 2.5 acres at Doddagubbi, off Hennur Main Road in North Bangalore, offering 2, 3 and 4 BHK layouts from around Rs 1.16 crore, with possession targeted around 2030. The single biggest trade off is the horizon. You are committing at today's North Bangalore prices for a home that lands roughly four years out, in a corridor that is still entirely road dependent.

What is Aratt Alchemy Essence, and who is it actually for?

It is a compact, amenity heavy apartment project aimed squarely at working professionals and families in the North Bangalore technology belt. The site sits on Survey Numbers 110/1 and 111/2 in Doddagubbi village, Bidarahalli Hobli, and the plan runs to two towers of basement plus ground plus twelve floors. At 185 to 188 homes on about two and a half acres, this is not a township. It is a mid sized community, and that is the point. Buyers who want a thousand neighbour address with a cricket ground and four clubhouses should look elsewhere. Buyers who want a manageable community close to the Manyata employment cluster, with a concierge desk and a managed co working room rather than sheer scale, are the intended audience.

Can ARATT Developers be trusted to deliver?

The evidence has improved materially in the past three months, which is the honest way to put it. ARATT has been building in Bengaluru for years, but the Alchemy Series only had its first completed project in July 2026, when Alchemy One on Old Madras Road received completion status and opened for possession. The project was also recognised at the Times Real Estate Awards 2026 in Bangalore. A second Alchemy project, Alchemy Elixir in Electronic City, has been carrying an expected possession date of September 2026, which means a buyer reading this review can go and check whether that second handover actually happened on time. That is a far more useful diligence exercise than reading any brochure, and we would encourage it before you sign anything.

Does the Doddagubbi location work for a daily commute?

It works if your office is in the Manyata and Hennur belt, and it is a slog if it is anywhere else. Doddagubbi sits off Hennur Main Road, one of North Bangalore's fastest growing residential corridors, and its appeal has always been proximity to Manyata Tech Park plus a straightforward run toward Kempegowda International Airport. The corridor's known weakness is rail. Namma Metro's Blue Line Phase 2B is under construction through this side of the city, with the HBR Layout station reported for around December 2026, but HBR Layout is a drive from Doddagubbi rather than a walk, and the nearer stretches of the corridor remain unserved. Treat any brochure claim about metro proximity with scepticism and drive the route to your own workplace at half past nine on a weekday before you decide.

What do the homes and the amenity list actually offer?

The homes run across 2, 3 and 4 BHK layouts, and this is the first place where the published numbers stop agreeing with each other. The project page carries sizes of roughly 1,150 to 1,900 square feet, while listing platforms quote a wider band of about 1,201 to 2,460 square feet. The amenity plan is marketed at more than thirty items, with a 24 hour concierge desk, a professionally managed co working space and an on site spa and wellness area as the headline inclusions. Those three in particular are the sort of serviced amenities that cost money to run in perpetuity, so ask what the projected monthly maintenance charge per square foot will be, and ask it in writing.

What will Aratt Alchemy Essence really cost?

Nobody outside the sales office can tell you precisely, and that is the problem. The builder's own microsite has quoted a starting price of Rs 1.27 crore. Independent aggregators cite Rs 1.16 crore as the entry point, and at least one platform publishes a full band of roughly Rs 1.13 crore to Rs 2.31 crore across the configuration mix. A spread of that size is not a rounding difference. It could reflect a price revision the third party sites have not caught up with, a different base unit, or simply stale data. The only figure that matters is a dated, signed cost sheet from ARATT, and you should ask for it before any site visit turns into a booking conversation. On top of the base price, budget for floor rise, preferential location charges, car parking, clubhouse membership, GST at the applicable rate, and Karnataka stamp duty and registration.

Verify it yourself on the Karnataka RERA portal and read the filed documents rather than the summary, because the RERA filing carries the legally binding completion date, the sanctioned unit count and the approved plan. Where the portal and the marketing material disagree, the portal wins. That principle has teeth right now: on 4 September 2026, K-RERA ordered a builder at a Jala Hobli project in Bangalore North to pay Rs 10 lakh to buyers for failing to deliver advertised amenities, holding that a promoter is answerable for representations made in advertisements and that executing a sale deed does not by itself prove a project is complete.

How does it compare with other Hennur corridor launches?

It sits at the accessible end of a corridor that is filling up fast with larger, taller and more expensive competition. Hennur Road has been running roughly 18 to 25 percent below equivalent Sarjapur Road and Whitefield pricing, which is the corridor's whole investment case, and values along it have moved 10 to 28 percent over the past year depending on the pocket. The read is straightforward. Concorde Sienna is the main road, high rise option at a higher entry price, and Assetz Codename Paradise is the low density play that has not yet published a price or cleared registration. Alchemy Essence is the middle path, and the only one of the three whose builder has a freshly completed project in the same series to inspect.

What should worry a buyer here?

Three things, in order. The first is the price ambiguity described above, which is a live unresolved gap of roughly Rs 11 lakh between the builder's own number and the widely republished aggregator figure. The second is the 2030 possession horizon, which on a construction linked payment plan means four years of outflow before you hold keys, and four years during which your money is doing nothing else. Model that honestly against rent you will still be paying. The third is the amenity promise itself. A concierge desk, a managed co working space and a spa read beautifully on a hoarding, and the September 2026 K-RERA order is a reminder that they are enforceable representations, not decoration. Get them named in the agreement rather than the brochure.
