Aparna Garnet Review: Pre-RERA Gopanpally Towers in Aparna Deccan Town
A large Aparna township phase near the Financial District, but RERA-pending, unpriced and very dense. Track it; pay nothing yet.

On September 16, 2026, Aparna Infrahousing Private Limited submitted an environmental clearance application for a project it calls Aparna Garnet: about 94.7 lakh sq ft of built-up area on roughly 22.5 acres at Gopanpally, with a filed cost of about Rs 2,158 crore. Two weeks later Anarock reported that Hyderabad had sold about 12,970 homes between July and September, up 15 percent on a year earlier and the fastest annual growth of any large Indian city, Construction World reported. Then, on October 7, the Reserve Bank of India raised the repo rate to 5.50 percent. West Hyderabad demand is running hot, credit is getting dearer, and one of the year's biggest residential filings is still years from keys.
Short answer: Aparna Garnet is a pre-launch high-rise phase of Aparna Deccan Town at Gopanpally, near Wipro Circle and the Financial District, planned on about 22.5 acres. Price, configurations and possession are all to be confirmed, because the project is RERA-pending and not yet registered with Telangana RERA. If it follows the Moonstone phase next door, expect large 3 and 4 BHK homes. The biggest trade-off is scale: roughly 2,136 homes on one site, in a pocket already crowded with towers.
What is Aparna Garnet, and who is it for?
Aparna Garnet is the next large tower cluster in Aparna's Gopanpally township, visible today only through its environmental filings. The Aparna Garnet project page records a site of 91,219.38 sq m and a total built-up area of 879,945.6 sq m. The applicant is Aparna Infrahousing, a group company of Aparna Constructions. No floor plans, price list or launch date have been released.
The target buyer is clear from the location. It suits an IT or finance professional working in the Financial District, Nanakramguda or Gachibowli who wants a big gated community with a deep amenity base rather than a boutique tower, and who already likes the Aparna product. It does not suit someone looking to move in before 2030, or anyone who prefers a quieter, lower density layout.
Is Aparna Constructions a builder you can trust?
Aparna is one of the most established names in this exact corridor, with a mixed but mostly positive delivery record. Aparna Constructions and Estates was incorporated in 1996 and is among Hyderabad's biggest residential builders by volume. Completed Aparna addresses include Sarovar and Sarovar Grande at Nallagandla, Cyber Life and Cyberzon nearby, and Kanopy up north in Kompally. The group also makes building materials.
The brand carries resale demand in west Hyderabad, which helps an investor's exit. The caution is that some buyers have reported handover delays on individual phases, as with many large developers. Before relying on the name, check the actual delivery dates of Aparna's last three or four phases against their RERA completion dates. Its newer pipeline includes Moonstone in Gopanpally and Newlands in Tellapur, plus Aparna Budvel at Rajendra Nagar, which shows how much the company is building at once.
How good is the Gopanpally location?
Gopanpally is one of the best placed addresses in Hyderabad for a Financial District job and one of the most congested for getting there. The site sits near the Wipro campus and Wipro Circle on the western edge of the Gachibowli cluster. Gachibowli is about 6 km to 8 km away depending on route, and the Financial District, Nanakramguda and the ORR Gachibowli interchange are close. The University of Hyderabad, Tellapur and Nallagandla border the area, and Lingampally is the nearest railway station.
Schools are well covered by a cluster of international and CBSE campuses in Tellapur, Nallagandla and Gachibowli, and Citizens Hospital in Nallagandla is the main hospital nearby. The weaknesses are transit and roads. No metro reaches Gopanpally, and any extension toward this side is still a proposal. The Gopanpally to Tellapur stretch and the Wipro Circle approaches slow down at peak hours, and thousands of homes from neighbouring projects will hand over in the same window.
What homes will you get, and how dense will it be?
The homes are to be confirmed, and even the tower count is unsettled. The environmental filing lists three blocks. Forum posts citing the same filings describe eight towers of ground plus 45 floors and about 2,136 flats. That would mean roughly 95 homes per acre, which is high even for this corridor. The difference may be how blocks are grouped on paper, but rely only on the RERA filing.
For a guide to the product, look next door. Aparna Moonstone, registered with Telangana RERA as P02400009478, has eight towers of 44 upper floors with 3 and 4 BHK homes sized at roughly 2,166 to 3,140 sq ft. Garnet may follow that format, but that is an inference. Each Deccan Town phase usually carries its own clubhouse, pool, courts and landscaped decks. The filed built-up area also counts basements, parking and the clubhouse, so saleable space will be well below 94.7 lakh sq ft.
What will a home at Aparna Garnet cost?
The price is to be confirmed, and any figure circulating now is a guess. Section 3 of the RERA Act bars the project from being marketed or sold before registration, and forum rates are extrapolations from Moonstone. The filed cost of about Rs 2,158 crore is a construction estimate, not a sales figure.
Registered neighbours set the frame. DSR Ciel in Gopanpally is quoted from about Rs 1.82 crore for its 3 BHK homes, and Sri Tirumala Legacy at Puppalaguda lists at about Rs 8,499 per sq ft, from about Rs 1.94 crore. A large 3 or 4 BHK in an Aparna township is likely to cost more than an entry 3 BHK nearby. When a cost sheet arrives, get every head in writing, from parking and club membership to floor rise, location premiums, corpus, maintenance and power and water connections, with GST, stamp duty and registration separate. With the repo rate higher, stress test your EMI.
What is the RERA status, and when is possession?
Aparna Garnet is RERA-pending: it is not yet registered with Telangana RERA, and no possession date exists. The approval trail so far has two steps. A terms of reference application, SIA/TG/INFRA2/586062/2026, was submitted on July 22, 2026 and forwarded to the State Pollution Control Board. A fresh environmental clearance application, SIA/TG/INFRA2/592285/2026, followed on September 16, 2026 and was under verification at last check. Building permission and RERA registration come after.
Until registration, there is no declared completion date, no escrowed project account and no regulator to turn to. Do not pay an expression of interest. One forum claims clearance is already done, which the portal does not show. For towers of 45 floors, plan on four years or more after launch.
How does Aparna Garnet compare with nearby options?
Aparna Garnet has the bigger township and brand pull, while its neighbours are already registered with known prices and dates. DSR Ciel is the closest like-for-like option in Gopanpally. Sri Tirumala Legacy at Puppalaguda is a smaller registered alternative on the Gachibowli side.
| Dimension | Aparna Garnet | DSR Ciel | Sri Tirumala Legacy |
|---|---|---|---|
| Price band | To be confirmed (pre-RERA) | From about Rs 1.82 Cr (indicative) | About Rs 8,499 per sq ft, from about Rs 1.94 Cr |
| Configurations | To be confirmed; Moonstone next door is 3 and 4 BHK | 3 BHK and 3 BHK plus home office | 3 BHK |
| Possession | Not declared | May 2031 | July 2031 |
| TG RERA status | Pending, not yet registered | Registered | Registered |
| Distance to Gachibowli | About 6 km to 8 km (indicative) | Similar, same Gopanpally pocket | To be confirmed |
What are the biggest risks and trade-offs?
The main risks are data gaps, density and supply. The filing lists three blocks while forums say eight towers. The village field on the filing shows Jannawada in Shankarpalle Mandal, even though the title places the site in Gopanpally, Serilingampally, which looks like a data entry slip but means survey numbers must be matched carefully. At about 95 homes per acre, lifts and amenities will be busy. Heavy supply in Gopanpally and Tellapur could soften resale prices and rents at handover. And a large 3 or 4 BHK ticket means a long holding period. Use these checks at launch.
| # | Check before booking |
|---|---|
| 1 | Find the project on rera.telangana.gov.in and match the promoter, survey numbers and land extent. |
| 2 | Confirm the final tower, floor and unit counts in the RERA filing, not in forum posts. |
| 3 | Check that the village and mandal on the title deeds match Gopanpally, Serilingampally. |
| 4 | Ask how many lifts serve each core and how much clubhouse area there is per home. |
| 5 | Get a dated cost sheet with every charge, GST, stamp duty and registration shown separately. |
| 6 | Compare actual handover dates of recent Aparna phases with their RERA dates. |
| 7 | Drive to your office from Wipro Circle at peak hour before committing. |
Our verdict: should you wait for Aparna Garnet?
Aparna Garnet is worth tracking if you work in the Financial District or Gachibowli, want a large Aparna community and can wait into the next decade. The location, the township and the builder's local record are real strengths. The missing RERA registration, unknown price, unsettled tower count, very high density and crowded supply pipeline are real weaknesses. Pay nothing now. Wait for registration, then compare the launch price per sq ft with DSR Ciel and other registered projects in this pocket.
What do buyers ask most about Aparna Garnet?
What is the price of Aparna Garnet?
No official price exists. The project is RERA-pending, and under the RERA Act it cannot be priced, advertised or sold before registration. Rates on forums are guesses drawn from the neighbouring Moonstone phase. Registered Gopanpally projects such as DSR Ciel are quoted from about Rs 1.82 crore, which gives a rough sense of the segment.
Is Aparna Garnet RERA registered?
No. As of October 25, 2026 the project is RERA-pending and not yet registered with Telangana RERA. Its environmental clearance application, filed on September 16, 2026, was under verification. Do not pay any amount, including an expression of interest, until you find the project on rera.telangana.gov.in under the promoter's legal name.
When will Aparna Garnet be ready for possession?
There is no declared possession date. Environmental clearance, building permission and RERA registration all still have to come first. Towers of about 45 floors typically take four years or more after launch, so 2031 or later is a realistic planning assumption. Only the RERA completion date will bind the developer.
Who should consider Aparna Garnet?
It suits families working in the Financial District, Nanakramguda or Gachibowli who want a large Aparna township with a big amenity base and can wait five years or more. It is a poor fit for anyone needing a home soon, preferring low density, or wanting a firm price before deciding.
