Anvita Ivana Review: ORR-Facing 2, 3 and 4 BHK Apartments in Kollur, Hyderabad
A registered ORR-facing Kollur township near Rs 6,700 per sq ft with Phase 1 due now. Good value, but dense, and size and timeline figures vary.

With roughly nine weeks left before the December 2026 possession date on its project page, Anvita Ivana is at the point where promises turn into keys. In February 2026 the developer told Republic World that the first phase, about 450 homes in two towers, was complete, with 1,400 more under construction. In September a neighbouring Kollur launch arrived at Rs 7,499 per sq ft. Ivana's listed prices sit near Rs 6,700 per sq ft, so the question is whether the discount reflects value or risk.
Short answer: Anvita Ivana is a TG RERA registered (P01100005579 for Phase 1, P01100007996 for Phase 2) high-rise community by Anvita Buildpro LLP on the Outer Ring Road at Kollur, west Hyderabad. It offers 2, 3 and 4 BHK apartments from about Rs 84.40 lakh (indicative), plus sky and cloud villas. Possession is listed for December 2026 for Phase 1, with Phase 2 expected around 2027. The single biggest trade-off is scale: well over 1,700 homes, with project size and phase figures that differ across sources.
What is Anvita Ivana, and who is it for?
Anvita Ivana is a large gated community of six towers, two mid-rise blocks of about 15 floors in Phase 1 and four towers of up to 36 floors in Phase 2. The project page counts more than 1,700 apartments plus about 70 sky and cloud villas on the upper floors, and lists two clubhouses with more than 1,00,000 sq ft of amenity space. The full record is on the Anvita Ivana project page.
It is designed for salaried professionals in the Financial District, Gachibowli, Kokapet and Neopolis who want a 3 or 4 BHK near the ORR without paying Kokapet rates, and for investors betting on the Kollur belt. It suits buyers who like a busy, amenity-rich township. Those who want a quiet, low-density address should look elsewhere.
Who is Anvita Group, and can it deliver?
Anvita Group is led by chairman and managing director Atchuta Rao Boppana, who says he has built the business over about three decades, and the project is developed through Anvita Buildpro LLP. In its February 2026 statement the group claimed around 1,800 customers, about 10 million sq ft under construction and plans to deliver five projects by 2029. These are company figures, not audited ones.
The delivery record needs careful reading. A July 2024 report said Phase 1 was targeted for December 2024, yet the 2026 statement described it as finished nearly a year ahead of schedule, and the project page still shows December 2026. Ivana is the only Anvita project listed on PropNewz, so the best evidence is Phase 1 itself. Walk the finished towers, check the lifts, seepage and common areas, and ask residents whether they have moved in.
How good is the Kollur location?
The location is the strongest part of the case for anyone working in west Hyderabad. The site faces the Nehru Outer Ring Road beside Preston Anvitas Amari and next to Neopolis. The developer estimates about 5 minutes to the Kollur ORR exit, 15 minutes to the Financial District and Gachibowli, 20 minutes to HITEC City and 35 minutes to the airport via the ORR, with schools such as Birla Open Minds and Phoenix Greens within 10 to 15 minutes.
Those are builder estimates, so drive them at peak hours. Kollur's attraction is also its weakness: the belt is absorbing very large projects at once. A September 2026 report on a 1,730-home launch nearby described the 640-acre Kollur IT SEZ corridor around it. That points to jobs nearby, but also to several thousand new households using the same service roads and ORR exits over the next few years.
What homes and amenities does Anvita Ivana offer?
The unit mix runs from 2 BHK homes of about 1,260 to 1,500 sq ft, through 3 BHK homes of about 1,720 to 2,250 sq ft, to 4 BHK homes of about 2,210 to 2,600 sq ft. The sky and cloud villas are 4 BHK units at the top of the 36-floor towers; the project page puts them at 2,600 sq ft and above, while the 2024 report described sizes of 2,900 to 5,070 sq ft on floors 35 and 36.
Amenities include pools, gyms, banquet halls, yoga decks, a library, badminton and basketball courts, a crèche, senior citizens' areas and terrace-level lounges, along with rainwater harvesting and solar-powered common areas. With this many households, the size of the clubhouses matters more than the list itself. Ask for the per-home amenity area and how pool and court bookings will be managed.
What does a home at Anvita Ivana really cost?
On the project page's figures, a 2 BHK starts at about Rs 84.40 lakh, a 3 BHK at about Rs 1.16 Cr and a 4 BHK at about Rs 1.74 Cr, which all work out close to Rs 6,700 per sq ft of saleable area. The JLL Homes listing quotes a 1,500 sq ft 3 BHK at Rs 1.13 Cr, close to Rs 7,500 per sq ft. The 2024 report said early units sold at Rs 6,500 per sq ft. Treat all of these as indicative and ask for a tower-specific price sheet.
Build the cost stack early. Under-construction homes attract 5% GST, but a unit in a tower that already has an occupancy certificate should not, so ask which applies to your unit. Telangana stamp duty, transfer duty and registration together add roughly 6% of the higher of market value or agreement value; confirm current rates with the sub-registrar. On a Rs 1.16 Cr 3 BHK, GST and registration together could add about Rs 12.8 lakh, before car parking, clubhouse membership, maintenance deposit and corpus fund.
Is Anvita Ivana RERA registered, and when is possession?
Yes. The project page lists TG RERA number P01100005579 for Phase 1 (Blocks A and B) and P01100007996 for Phase 2 (Blocks C, D, E and F), and JLL lists HMDA building permit 049487/ZOA/R1/U6/HMDA/08102021. Verify the number that covers your tower on rera.telangana.gov.in.
The December 2026 possession date applies to the two Phase 1 towers. The four 36-floor towers are described as due around 2027 and tentative, so a buyer in Phase 2 is still buying an under-construction home. Check the completion date declared under P01100007996, the latest quarterly progress update and whether Phase 1 has received an occupancy certificate.
How does Anvita Ivana compare with nearby options?
Anvita Ivana has the lowest entry price and the earliest possession in this comparison. Zuari Gangothri Tribhuja in Kollur is newer and dearer per sq ft with a 2032 date, while Godrej Epoque in Neopolis brings a national brand at more than double the ticket.
| Dimension | Anvita Ivana | Zuari Gangothri Tribhuja | Godrej Epoque Neopolis | Casagrand Mandarin |
|---|---|---|---|---|
| Price band | From about Rs 84.40 lakh (indicative) | Rs 1.26 Cr to Rs 2.34 Cr (basic), Rs 7,499 per sq ft | Rs 3.18 Cr to Rs 5.26 Cr (indicative, all inclusive) | Rs 1.65 Cr to Rs 2.20 Cr (indicative, all inclusive) |
| Configurations | 2, 3 and 4 BHK plus sky and cloud villas | 3 and 4 BHK, 1,679 to 3,126 sq ft | 3, 3.5 and 4 BHK, 1,960 to 3,236 sq ft | 3 and 4 BHK, from about 2,016 sq ft |
| Possession | December 2026 (Phase 1); about 2027 (Phase 2, tentative) | May 2032 (RERA, reported) | August 2031 (RERA, as listed) | June 2029 (RERA) |
| RERA status | Registered, P01100005579 and P01100007996 | Registered, P01100010650 to P01100010652 | Registered, P02400011291 | Registered, P01100010475 |
| Distance to ORR | About 5 minutes to Kollur exit (developer) | About 400 m to ORR Exit 2 (reported) | To be confirmed, inside Neopolis, Kokapet | To be confirmed, Ameenpur near Miyapur |
If an early move-in and a lower ticket matter most, Ivana leads. If a newer specification and a longer payment runway suit you better, Tribhuja is the like-for-like Kollur alternative.
What are the biggest risks and trade-offs?
The main risk is reconciling the numbers. The project page gives 3.25 acres for Phase 1 within about 15.61 acres, the 2024 report gave 3.5 acres within 12.9 acres, and JLL lists 9.5 acres. Unit counts range from 1,850 flats to more than 1,700 apartments plus 70 villas. The Phase 1 timeline story has shifted too. None of this is unusual for a phased township, but your agreement should fix the land, plan and dates for your tower.
The structural trade-offs are clear. This is a very dense community with towers of up to 36 floors, Kollur has heavy competing supply that may slow resale, there is no metro, and the developer has a thinner public delivery record than national brands. The price discount is real, but some of it is the cost of those risks.
Before booking, run these seven checks.
| # | Check before booking |
|---|---|
| 1 | Confirm which RERA number covers your tower and verify it on rera.telangana.gov.in. |
| 2 | Ask whether Phase 1 has an occupancy certificate and whether GST applies to your unit. |
| 3 | Get the carpet area, saleable area and loading of your exact unit in writing. |
| 4 | Request a tower-specific, itemised cost sheet with parking, clubhouse, corpus and maintenance. |
| 5 | Write the declared completion date and delay compensation into the agreement. |
| 6 | Visit the finished Phase 1 towers and speak to residents about quality and upkeep. |
| 7 | Drive to your office via the Kollur ORR exit at peak hour, both ways. |
What is the PropNewz verdict on Anvita Ivana?
Anvita Ivana is a registered, ORR-facing township that offers large-format homes in west Hyderabad at roughly Rs 6,700 per sq ft, below newer Kollur launches and far below Neopolis and Kokapet. For a Financial District professional who wants space and an early move-in, it belongs on the shortlist. Inspect Phase 1 in person, confirm the occupancy and RERA position of your tower, and close the land and timeline gaps in writing before paying a booking amount.
What else do buyers ask about Anvita Ivana?
What is the price of Anvita Ivana?
The project page lists 2 BHK homes from about Rs 84.40 lakh, 3 BHK from about Rs 1.16 Cr and 4 BHK from about Rs 1.74 Cr, which works out near Rs 6,700 per sq ft. Treat these as indicative, and add GST where applicable, stamp duty, registration, clubhouse and maintenance charges.
Is Anvita Ivana RERA registered?
Yes. The project page lists TG RERA number P01100005579 for Phase 1 (Blocks A and B) and P01100007996 for Phase 2 (Blocks C to F). Check the right number for your tower on rera.telangana.gov.in, along with the promoter name, approved plans and declared completion date, before paying anything.
When is possession of Anvita Ivana?
The project page shows December 2026 for possession, which applies to Phase 1 Towers A and B. The four taller Phase 2 towers are expected around 2027 and described as tentative. Check the completion date declared under the Phase 2 RERA number, and ask whether an occupancy certificate has been issued for Phase 1.
Who should consider Anvita Ivana?
It suits professionals working in the Financial District, Gachibowli or Kokapet who want a large-format apartment near the ORR at a lower rate than Neopolis or Kokapet. It is a weaker fit for buyers who dislike very large communities, need a ready home in every tower, or want metro access.
