The operational Namma Metro Green Line serves the stretch at Konanakunte Cross, Doddakallasandra, Vajarahalli, Thalaghattapura and Silk Institute. BMTC buses run along the road from Banashankari TTMC, and the NICE Road link puts Electronic City roughly 20 km away and the airport about 50 km.

Schools and Colleges in and around Kanakapura Road

Delhi Public School Bangalore South, a CBSE school up to Class 12, sits off the road at Konanakunte. Further south, Sri Sri Ravishankar Vidya Mandir operates opposite the Art of Living International Center at Udayapura, and Podar International School is also on the main road. Around Thalaghattapura there are smaller neighbourhood schools such as Yashasvi International School and Jnana Sweekar Public School.

For higher education, the Dayananda Sagar group of colleges is at Kumaraswamy Layout, a short drive north of Konanakunte Cross, which makes the corridor convenient for families with college-going children.

Hospitals and Healthcare

Manipal Hospital Kanakapura Road, at Konanakunte near Vasanthapura, is the largest facility directly on the road and lies close to the metro. Sagar Hospital, at the Dayananda Sagar campus near Kumaraswamy Layout and Banashankari, is about 4 to 6 km from Konanakunte Cross. Cloudnine Hospital on Kanakapura Road covers maternity and paediatric care, and several smaller nursing homes serve Thalaghattapura and Anjanapura.

Malls, Shopping and Daily Needs

Forum South Bengaluru, opened by the Prestige Group at Konanakunte Cross, is the main shopping destination, with a multiplex, a large food court and a Lulu hypermarket. It sits next to the Konanakunte Cross metro station. Day-to-day shopping is available along the main road and around the Banashankari and JP Nagar markets to the north.

Metro and Rail

The Green Line of Namma Metro runs above Kanakapura Road and is operational. Stations on this stretch are Konanakunte Cross, Doddakallasandra, Vajarahalli, Thalaghattapura and Silk Institute, the southern terminal. The line runs north through Yelachenahalli and Banashankari to Majestic, where it meets the Purple Line. For Anjanapura, Silk Institute is the nearest station. A metro depot at Anjanapura has also been taken up by BMRCL.

Bus Connectivity

BMTC buses ply the full length of Kanakapura Road, with Banashankari TTMC acting as the main hub at the northern end and frequent services towards Majestic and other parts of the city. BMTC runs routes to Anjanapura and Jambusavari Dinne, and BMTC Depot 44 serves the Anjanapura area. KSRTC buses towards Kanakapura town also use the road.

Road Connectivity and Commute

Kanakapura Road (NH 948) is the main arterial, linking Banashankari and Jayanagar to the north with Kanakapura town to the south. It crosses the NICE Road near Vajarahalli and Thalaghattapura, which offers a quick route east to Hosur Road and Electronic City, roughly 20 km away, and west to Mysuru Road. The CBD around MG Road is about 18 to 22 km from Thalaghattapura depending on traffic, and Kempegowda International Airport is roughly 50 km away.

About the Localities

Anjanapura, officially Lal Bahadur Shastri Nagara, is a planned BDA township lying east of Kanakapura Road and north of the NICE Road, with Silk Institute as its nearest metro station. Mallasandra is a quieter residential pocket just off Kanakapura Road near Vajarahalli and Thalaghattapura, with several gated apartment projects. Turahalli lies to the west of the road near Uttarahalli and is known for Turahalli Forest, a green patch of several hundred acres that is visible from the NICE Road and popular with walkers and cyclists.

Urbanrise Paradise on Earth Phase 3 is the next, still unlaunched phase of Paradise on Earth, the gated villa community by Urbanrise (Alliance Group) at Gangasandra, Kengeri Hobli, off Kanakapura Road in South West Bengaluru. As of October 2026, Urbanrise's channel partners list Phase 3 among the brand's upcoming EI+ (Environmentally Intelligent) communities in Bengaluru, but no K-RERA registration, villa count, land area, price list or launch date has been published for it. What buyers can judge today is the community it extends: Phases 1 and 2 cover 219 G+2 villas on about 24 acres under K-RERA PRM/KA/RERA/1251/310/PR/080223/005704, with a 32,000 sq ft clubhouse, and in October 2026 they were being offered at roughly Rs 12,000 to Rs 13,000 per sq ft of villa area. This page tracks Phase 3 and sets out the benchmarks it is likely to be priced against.

What is Paradise on Earth Phase 3, and how does it relate to Phases 1 and 2?

Paradise on Earth launched in February 2023 as a single villa community: 219 villas on about 24 acres, roughly 9 villas per acre, around a 32,000 sq ft clubhouse, next to BGS International Residential School and surrounded by about 2,190 acres of reserve forest. Channel listings now split that inventory into Phase 1, with possession guided from mid 2026, and Phase 2, a later release of larger 5 BHK and 4 BHK plus home office villas. Phase 3 is the next step after these. It was named in October 2026 alongside Urbanrise's other upcoming EI+ communities in Bengaluru, on Begur Koppa Road, in BK Halli and in Whitefield, and next to Urbanrise The Living Wave at Gattahalli.

One clue to where Phase 3 may sit: when Motilal Oswal's real estate fund invested Rs 260 crore in Urbanrise and Alliance projects in October 2022, the funded villa project on Kanakapura Road was reported as 30 acres, about 6 acres more than the 24 acres quoted for Phases 1 and 2. That gap would fit an extension on adjoining land, but it is our inference, not a developer statement. Ask for the Phase 3 survey numbers and land title before treating it as part of the same gated community and clubhouse.

What will Paradise on Earth Phase 3 cost?

No Phase 3 price has been published, and none can lawfully be offered before K-RERA registration. The fairest benchmark is the current pricing of Phases 1 and 2. The figures below come from channel partner listings dated October 2026, not from a developer price list; we have divided each price by the quoted villa area to show the rate per sq ft. For latest price, contact us today.

Villa type (Phases 1 and 2)Villa areaListed priceRate per sq ft
Type 3, 4 BHK + home office, east facing2,472 sq ftRs 2.98 CrAbout Rs 12,050
Type 4, 4 BHK + home office, west facing2,647 sq ftRs 3.23 CrAbout Rs 12,200
Type 5, 4 BHK + home office2,972 sq ftRs 3.68 CrAbout Rs 12,380
4 BHK (all-inclusive quote)2,505 sq ftRs 3.24 CrAbout Rs 12,930
4 BHK + office + maid's (all-inclusive quote)3,966 sq ftRs 5.16 CrAbout Rs 13,010
4 BHK + office + maid's (all-inclusive quote)4,003 sq ftRs 5.03 CrAbout Rs 12,570

Across these listings the earlier phases trade at about Rs 12,000 to Rs 13,000 per sq ft of villa area, and one portal quotes Rs 13,022 per sq ft. A Phase 2 listing of a 4,500 sq ft 5 BHK at Rs 3.86 Cr works out to only about Rs 8,600 per sq ft, which suggests that figure counts garden or terrace area, so compare like for like. Resale asks in the community were about Rs 3 Cr to Rs 4.55 Cr in October 2026. New phases of an established community are usually priced at or above the last rate of the earlier phase, but that is a pattern, not a quote. Plan for GST at 5% on the under-construction portion, stamp duty and registration at Karnataka rates, preferential location charges and power backup at extra cost on top of any basic price.

Villa layouts in the earlier phases

Phase 3 layouts have not been released. The earlier phases give a guide to the format: G+2 independent villas on their own plots, each with a private garden or deck. Listed layouts include a 4 BHK + home office of 2,472 sq ft on the east side with a 350 sq ft garden, a 4 BHK + home office of 2,647 sq ft on the west side with a 380 sq ft garden, a 4 BHK + home office of 2,972 sq ft with a 420 sq ft garden, a 5 BHK + home office of 3,200 sq ft or more, and a Phase 2 5 BHK + home office villa quoted at 4,500 sq ft with a garden or deck of 450 sq ft or more. Plot sizes reported for the earlier phases run from about 1,623 sq ft to 2,725 sq ft. Some listings describe furnished villas with 5-star rated air conditioners, a modular kitchen with hob and chimney and wardrobes in all bedrooms; confirm whether Phase 3 carries the same specification.

EI+ and green features at Paradise on Earth

Paradise on Earth was marketed as Bengaluru's first sustainable villa community, with IGBC Platinum pre-certification. The features listed for the existing phases include Bhungroo wells, a patented technique that stores rainwater underground, with community rainwater storage quoted at 3.85 crore litres; rooftop solar of about 5 to 6 kW on every villa; solar common lighting with motion sensors; SBR sewage treatment with treated water reused for gardening and flushing; cool roof paint said to cut air conditioning load by up to 20%; an EV charging point in every villa; organic waste converters; and more than 1,500 native trees. Urbanrise now sells its newer communities as EI+, the next version of this Environmentally Intelligent approach. Phase 3 is listed as an EI+ community, so expect the same or a stronger green specification, and ask for it in the sale agreement rather than the brochure.

Clubhouse and amenities

The community is built around a 32,000 sq ft clubhouse with an infinity pool, gym, squash and badminton courts, a mini theatre, banquet hall, VR and board games, snooker, a co-working space, a coffee shop, a grocery store and guest rooms. Outdoors there is a central park with a man-made perennial stream and rain garden, picnic spots with glamping tents, hammocks and barbecue corners, fishing and bird-watching decks, an open-air lawn with a movie screen, an amphitheatre, lawn tennis, a mini soccer pitch, multipurpose courts, jogging tracks, children's play areas, edible and organic gardens, and Urbanrise Genius, an on-site learning centre for tuition, music, dance and art. Whether Phase 3 residents share this clubhouse or get their own facilities has not been stated.

Where is Urbanrise Paradise on Earth Phase 3 located?

Paradise on Earth sits at Survey No. 35, Gangasandra Village, Kengeri Hobli, Bangalore South Taluk, Bengaluru 560074, between Kanakapura Road and Mysore Road, next to BGS International Residential School. The location trades city access for green cover: the site is bordered by reserve forest, and the main roads, metro and city centre are a drive away.

Drive times are as quoted in marketing material and will be longer at peak hours. Civic amenities in Gangasandra are still developing, so test your actual office and school commute before you commit.

Can I see the earlier phases before buying Phase 3?

Yes, and this is the strongest reason to track Phase 3. Phase 1 was launched in February 2023 with possession guided from mid 2026, and property records show registered villa transactions in the community from September 2025. That means buyers can walk the roads, clubhouse, landscaping and finished villas of Phases 1 and 2 before Phase 3 is priced, rather than buying from renders. Listings disagree on handover timing, from ready to move since January 2026 to possession in December 2026, so check the occupancy certificate status of the earlier phases on the K-RERA portal and talk to residents about build quality and maintenance.

About the developer, Urbanrise

Urbanrise was founded in 2017 as the residential brand of the Alliance Group and builds across Chennai, Hyderabad and Bengaluru. Its own figures have grown fast: in 2022 it reported more than 7,500 homes delivered and a Rs 33,000 crore portfolio; in March 2026, more than 22,000 families, 72 million sq ft under development and a Rs 51,000 crore portfolio; and by October 2026 its channel partners quote more than 24,000 families, 81 million sq ft and Rs 63,000 crore. Treat these as company claims. In Bengaluru its portfolio includes Paradise on Earth, Urbanrise Whitefield at Nagondanahalli and Urbanrise The Living Wave at Gattahalli. Paradise on Earth is its first delivered villa community in the city, which is why its handover record matters for Phase 3.

Who should consider Phase 3, and what are the trade-offs?

Phase 3 suits families who want an independent villa with a private garden in a green, low-density community, buyers who value a reserve forest setting and a residential school next door, and those who would rather buy into a community whose earlier phases they can inspect. The trade-offs are real. Nothing about Phase 3 is fixed yet: not the land, villa count, layouts, price or timeline. The location is far from the main IT corridors, and at roughly Rs 12,000 to Rs 13,000 per sq ft in the earlier phases, these are premium villa prices for South West Bengaluru. Compare with registered villa projects on Kanakapura Road and Mysore Road before paying any expression of interest.

What to check before paying an EOI for Phase 3

Ask for the Phase 3 survey numbers, the land-owning entity and whether the land is owned or under a joint development agreement. Confirm whether Phase 3 will be registered as a separate K-RERA project, and do not accept the Phase 1 and 2 number as cover for it. Ask whether Phase 3 residents share the 32,000 sq ft clubhouse or get separate facilities, and whether maintenance will be pooled with the earlier phases. Get the EOI amount, refund timeline and refund conditions in writing, including what happens if the registered price or villa allocation differs. Ask for an itemised cost sheet separating basic price, preferential location charges, clubhouse, corpus, power backup, GST and registration.

How to Verify This Project's RERA Registration

No K-RERA registration number has been issued for Paradise on Earth Phase 3 at the time of writing, which is normal before a launch but means the protections that come with registration are not yet in place. The registration PRM/KA/RERA/1251/310/PR/080223/005704 belongs to the existing Paradise on Earth phases and does not cover a new phase. Before you pay any amount, including an EOI, search rera.karnataka.gov.in by the project name and the promoter name to see whether a Phase 3 registration has since been issued. Match the promoter's legal entity name, the declared land extent, the declared number of villas and the declared completion date against what you have been shown.

Disclaimer: Paradise on Earth Phase 3 is yet to be registered under the Real Estate (Regulation and Development) Act, 2016. As per Section 3 of the Act, no advertising, marketing, booking or selling can take place before RERA registration. Figures for the earlier phases are drawn from channel partner listings and property portals dated October 2026 and are indicative. Its earlier phases, 219 G+2 villas on about 24 acres around a 32,000 sq ft clubhouse, can be inspected today, so Phase 3 buyers can judge build quality and handover before they commit.

Urbanrise Paradise on Earth Phase 3, Kanakapura Road Location

Urbanrise Paradise on Earth Phase 3, Kanakapura Road is located in Kanakapura Road, Gangasandra.

Gangasandra is a residential micro-market in Bengaluru, Karnataka around PIN code 560062. For a first orientation, the Gangasandra map view helps place the locality in relation to surrounding roads, residential layouts, and daily-service pockets. City-level movement and civic context can be cross-checked through BMRCL Namma Metro, BMTC, BBMP, while the surrounding roads, institutions, healthcare options, transit nodes, and social infrastructure together shape how practical the area feels for homebuyers, tenants, and investors. This guide is written as a practical neighbourhood overview rather than a distance chart. Commute times, school admissions, hospital services, and retail access can change, so each shortlisted property should be checked on the ground.

Connectivity & Transit

Connectivity around Gangasandra is best evaluated through the mix of arterial roads, public transport, last-mile movement, and access to employment corridors such as Whitefield, Outer Ring Road, Electronic City, Manyata Tech Park, Devanahalli, Peenya, and Sarjapur Road. For day-to-day movement, useful nearby transit or mobility markers include Agara, BGS College Cross, Bade Katte, Banjarapalya, Basapanpalya. Where direct transit data is limited, the safest interpretation is to study the wider catchment and official mobility portals rather than assuming that a metro station, railway station, or bus stop is within walking distance. For end users, the key is to test the actual route from the property gate to the main road, public transport point, school route, and workplace corridor.

For real estate decisions, Gangasandra's connectivity should be checked at three levels. The first is the approach road: whether the property is reached through a main road, service road, village road, internal layout road, or a junction that becomes difficult during school and office hours. The second is the commute network: how residents move toward work clusters, railway or metro corridors, airport routes, bus depots, and neighbouring commercial centres. The third is local convenience: whether groceries, pharmacies, schools, clinics, and parks can be reached without repeatedly crossing high-traffic stretches. Because map results often show a mix of exact place results and wider-area results, buyers should treat the named transit points as orientation markers and verify the exact route from the property gate.

If Gangasandra is being considered for rental yield, connectivity has a direct bearing on tenant depth. Professionals usually compare the locality with alternative homes closer to office corridors, while families weigh school runs and healthcare access. Peripheral and emerging pockets may offer better space or pricing, but they need more careful checks on road width, street lighting, rain-time access, and public transport frequency. Established pockets may offer stronger bus, metro, railway, and cab access but can face congestion and parking pressure. This is why Gangasandra's connectivity should be treated as a full mobility ecosystem rather than as a single headline distance.

Educational Institutions

Education is a major filter for families shortlisting Gangasandra. Nearby school and college options around the locality include BGS College, Dayananda Sagar Academy of Technology and Management, Indus Business Academy, Jyothy Institute of Technology, Sri Sri Institute. Families can widen the shortlist through nearby school and college searches. This helps reveal whether the area is served by only a few nearby institutions or by a deeper school cluster spread across the neighbouring corridor.

Parents should use the named schools and colleges as a starting list, then verify curriculum, admission status, transport coverage, school-bus pickup points, fee structure, and commute timing directly with the institution. For Gangasandra, the practical question is not only whether schools exist nearby, but whether the daily school run is manageable during morning traffic. Families with younger children may prioritise preschools and primary schools inside a short radius, while older students may need access to PU colleges, coaching centres, sports academies, libraries, or specialised training institutions. The education picture is therefore useful because it shows the likely ecosystem, but it should be combined with direct parent-level checks.

From a homebuying perspective, a better education ecosystem usually supports long-term residential demand. Locations with multiple school options give families flexibility if admissions, curriculum preferences, or commute expectations change. For tenants, the presence of recognised schools and colleges can reduce relocation friction; for investors, it can widen the tenant pool beyond single professionals. In Gangasandra, the education section should be assessed alongside connectivity because even a reputed school may be inconvenient if the route crosses a congested junction or lacks reliable school transport. That combination of institution quality and daily travel practicality is what makes education a real estate factor rather than just a list of names.

Healthcare Facilities

Healthcare access around Gangasandra should be understood through both everyday clinics and larger medical facilities. Nearby medical options include Central Ayurveda Research Institute, Sri Sri Ayurveda hospital, St. John's Health Centre, Shree Medical and General Stores. Residents can also compare wider options through nearby hospital and clinic searches. This mix is useful because medical infrastructure is layered: one layer is everyday care such as clinics, dental care, diagnostic labs, and pharmacies; the other is larger hospitals that handle emergencies, surgery, maternity, paediatrics, orthopaedics, and specialist consultations.

For residents, the most important healthcare question is reliability. A locality can have many clinics on a map, but households should still check consultation hours, emergency availability, insurance acceptance, ambulance approach roads, and the nearest multi-speciality hospital. In Gangasandra, this is especially relevant for senior citizens, families with infants, and residents with chronic conditions who may need recurring access to diagnostics or specialists. Homebuyers should test the drive to at least one larger hospital and one pharmacy cluster during peak hours. Apartment buyers should also check gate access for ambulances, internal driveway width, lift backup, and whether nearby road conditions remain usable during heavy rain.

For real estate evaluation, healthcare access gives confidence beyond day-to-day convenience. It influences family suitability, senior-living comfort, and the willingness of tenants to stay longer. Emerging localities may depend on hospitals in an adjoining suburb or highway corridor, while central or established areas may have a denser network of clinics and speciality hospitals. The named healthcare options around Gangasandra should therefore be interpreted as a map of likely medical access, not as a guarantee of service quality. Before a purchase or lease decision, users should call shortlisted providers and verify current departments, timings, emergency support, and route practicality from the exact property.

Social Infrastructure (Malls/Parks)

Social infrastructure gives Gangasandra its daily-life character. Nearby community, retail, recreation, and open-space landmarks include Devadan Garden, Badminton Court, Basket Ball Court, Childrens Park, JIT's mini park. Home seekers can also explore nearby mall, park, and market searches to compare weekend and daily-use options. For a home seeker, this section matters because the value of a location is shaped by groceries, dining, worship places, salons, repairs, banking, fitness, weekend shopping, children's play areas, and usable public or semi-public open spaces.

In practical terms, Gangasandra should be checked for both organised and informal convenience. Organised social infrastructure includes malls, supermarkets, branded stores, sports facilities, cinema screens, community centres, and larger parks. Informal infrastructure includes neighbourhood provision stores, local markets, small eateries, pharmacies, vegetable shops, service vendors, temples or other places of worship, and everyday repair services. Many Indian micro-markets function well because of this informal layer even when a large mall is not immediately nearby. That is why the named amenities in this section should be used with a site visit: the best residential experience often comes from the combination of a convenient local market and a reachable weekend destination.

For buyers and investors, social infrastructure affects retention and resale appeal. Tenants prefer areas where they can solve daily needs quickly and still reach larger leisure options on weekends. Families value parks, sports spaces, safe walking routes, and child-friendly stores. Senior citizens may place more weight on pharmacies, clinics, temples, benches, and quieter internal roads. In Gangasandra, the ideal property is one that uses the locality's social ecosystem without being exposed to excessive noise, parking spillover, or traffic from commercial stretches. A final site visit should therefore cover weekday evenings and weekends, not just a quiet afternoon inspection.

Overall, Gangasandra should be scored through the combined lens of connectivity, education, healthcare, and social infrastructure. The named places and map links make the guide more useful, but real estate decisions still need final verification: walk the approach road, check commute routes, call institutions, test healthcare access, and inspect the neighbourhood at different times of day. Used this way, the guide becomes a practical shortlisting tool for comparing Gangasandra with other Bengaluru locations.

For the earlier phases, channel listings in October 2026 described all-inclusive quotes covering the basic price, GST, legal charges, clubhouse, corpus and maintenance deposit, and BWSSB and BESCOM connection charges, with preferential location charges, franking, stamp duty and registration extra, and 100% power backup for villas at additional cost.
