Trendsquares World of Gardens Review: Registered, Themed and Priced Below Core
One of the few registered Whitefield launches, priced below core, with one open question about whether quoted sizes are carpet or saleable.
Almost every large Whitefield project currently being marketed to buyers is unregistered. Trendsquares World of Gardens is not. It carries K-RERA registration PRM/KA/RERA/1251/446/PR/300925/008135 with a September to December 2030 completion window, on 12-plus acres at Sadaramangala near Hope Farm Junction. In a corridor where the registration column of most comparison tables reads the same way, that single fact changes where this project sits.
Short answer: Trendsquares World of Gardens is a K-RERA registered luxury high-rise community at Sadaramangala, Whitefield, with four towers of 2B+G+35 holding about 650 apartments on more than 12 acres. Configurations run 3 BHK from about Rs 1.7 Cr, 3.5 BHK from Rs 1.95 Cr and 4 BHK from Rs 2.15 Cr, at quoted sizes of 1,700 to 2,300 sqft. Possession is September to December 2030. The trade-off is that the area basis behind those sizes needs confirming, because the implied rate sits well below Whitefield core.
What is Trendsquares World of Gardens?
A themed luxury community rather than a volume project. Four towers of 2B+G+35 holding roughly 650 homes on more than 12 acres, with only four units per floor, corner layouts, deep balconies and lake or garden-facing orientation. The landscape programme is the identity here: four signature gardens themed on Bali, Japan, Spain and England, woven through what the developer describes as more than 91 percent open space at master-plan level, plus a 35,000 square foot clubhouse carrying more than 50 amenities.
Does the registration actually help you?
Materially, yes, and it is the strongest thing about this project. A K-RERA number means buyer payments go into the mandated project account, the September to December 2030 completion window has legal force, and the delay-compensation framework applies. K-RERA has grown more assertive through 2026, ordering one Bengaluru builder to deliver promised amenities and transfer the corpus fund within 90 days. That machinery only reaches registered projects, and this is one. Verify the number yourself on the portal and match the promoter entity, the declared extent and the completion date.
Does the pricing add up?
This is the question to press hardest. The project page quotes carpet sizes of roughly 1,700 to 2,300 square feet against a 3 BHK from Rs 1.7 crore. If those are genuinely carpet figures, the implied rate is about Rs 10,000 per square foot on carpet, which would be remarkable value in a corridor where Whitefield averages Rs 13,000 per square foot on a saleable basis. If the quoted areas are in fact saleable or super built-up, the rate is still about Rs 10,000 per square foot, which is sensible for Sadaramangala but not extraordinary.
The difference between those two readings is enormous for a buyer, because carpet and saleable typically differ by 35 to 40 percent. Ask for the RERA carpet area against the specific unit, in writing, and recompute. Do not let a sales conversation move between the two bases.
Is Sadaramangala the right part of Whitefield?
It is the practical part rather than the prestigious part. Sadaramangala sits off Kodigehalli Main Road and Belathur Main Road near Hope Farm Junction, with Hoodi, Kadugodi, ITPL and the wider Whitefield technology corridor around it. The Purple Line terminal at Kadugodi is operational, which is the material connectivity fact. Schools, hospitals and retail across Whitefield are among the most mature in Bangalore.
The trade-off is that Hope Farm Junction and the Belathur stretch carry heavy traffic, and Sadaramangala is an industrial-adjacent pocket rather than a manicured one. That is reflected in the price, which is why a 3 BHK here starts below what the same format commands near Varthur Road. Drive the route from the site to your workplace on a weekday morning and decide whether the saving is worth the minutes.
Is 91 percent open space believable?
It is possible at this density, and it should still be verified. Six hundred and fifty homes on 12-plus acres is about 54 units per acre, and pushing the built footprint into four tall towers genuinely does free the ground plane. What the figure usually omits is the distinction between total open space and usable open space, since driveways, fire tender paths, setbacks and service areas all count as open. Ask for the sanctioned site plan and look at how much of that 91 percent is landscape a resident can actually walk on rather than tarmac.
What does it cost all in?
On the Rs 1.7 crore entry 3 BHK, add 5 percent GST at about Rs 8.5 lakh and roughly 6.6 percent for Karnataka stamp duty, registration and cess at about Rs 11.2 lakh, which takes you near Rs 1.90 crore. Then floor rise across 35 storeys, which is significant on higher floors, plus car parking, the clubhouse and infrastructure deposit, corpus and advance maintenance. With a 35,000 square foot clubhouse funded by 650 households, ask specifically for the projected monthly maintenance per square foot before you commit.
One more practical point on the payment plan. Long construction timelines change how much of your money sits idle. On a 2030 handover you will typically pay in construction-linked tranches over five years, which means the effective cost of capital on your own contribution is lower than on a near-complete project, but your rent outgo runs alongside for far longer. Model both together before you compare this against a ready or nearly ready alternative.
How does it compare with nearby options?
Against the current Whitefield field, the registration column does most of the work.
| Dimension | Trendsquares World of Gardens | Prestige Avon | My Home Whitefield | Brigade Kadugodi |
|---|---|---|---|---|
| Price band | Rs 1.7 Cr to Rs 2.31 Cr | About Rs 1.8 Cr to Rs 5.9 Cr | Rs 1.88 Cr to Rs 3.30 Cr | Rs 1.07 Cr onwards indicative |
| Configurations | 3, 3.5 and 4 BHK | 3, 3.5, 4 and 5 BHK | 2, 3 and 4 BHK | 1, 2 and 3 BHK |
| Possession | September to December 2030 | December 2028 indicated | To be confirmed | To be confirmed |
| RERA status | Registered, PR/300925/008135 | Not registered | Not registered | Not registered |
| Scale | 650 units on 12 plus acres | 230 units on 10 acres | 5,000 homes on 53 acres | 2,000 plus on 40 acres |
If scale and a metro-adjacent address matter more than registration, My Home Whitefield is the much larger unregistered alternative at a higher entry. If you want a value-led East Bangalore option outside Whitefield proper, Sumadhura's Soukya Road launch starts at Rs 90 lakh.
The timing question matters as much as the pricing question. Whitefield absorbed a heavy launch pipeline through 2025 and 2026, and a 2030 handover means you are buying into a supply cycle whose back end you cannot see yet. That cuts both ways. Buyers who hold through the cycle usually do better than buyers who plan to exit at the first registration milestone, because the resale window on a 2030 project opens into whatever the market looks like then, not what it looks like today. Anyone underwriting this as a three year trade should price that uncertainty honestly rather than assuming the last five years of Whitefield appreciation simply repeat.
What are the honest risks?
The area-basis ambiguity is first, because it determines whether this is exceptional value or ordinary value. Second, height and density combined: 35-storey towers with four units per floor give privacy, but they also mean lift dependency and permanently higher services cost. Third, the developer. Trendsquares is a smaller regional builder rather than a listed national name, so its balance sheet and delivery record deserve direct scrutiny, particularly on a project completing in 2030.
What should you check before you book?
With registration in hand, the work shifts to product and developer.

Verdict: should you buy Trendsquares World of Gardens?
This is the most straightforwardly buyable project currently on offer in Whitefield, for one reason above all others: it is registered, with a completion window that carries legal weight. Add four units per floor, a genuine landscape programme and pricing that sits below Whitefield core, and the proposition is coherent. Two things need resolving before money moves. Confirm whether the quoted 1,700 to 2,300 square feet are carpet or saleable, because the answer changes the value case entirely, and do proper diligence on a regional developer taking a four-year build to 2030. Clear both and this deserves a serious look.
Is Trendsquares World of Gardens RERA registered?
Yes, under K-RERA registration PRM/KA/RERA/1251/446/PR/300925/008135, with a September to December 2030 completion window. Verify it at rera.karnataka.gov.in and match the promoter legal entity, the declared project extent and the registered completion date.
What are the prices at Trendsquares World of Gardens?
The 3 BHK starts from about Rs 1.7 crore, the 3.5 BHK from Rs 1.95 crore to Rs 2.1 crore and the 4 BHK from Rs 2.15 crore to Rs 2.31 crore, against quoted sizes of roughly 1,700 to 2,300 square feet.
Where is Trendsquares World of Gardens located?
At Sadaramangala on Kodigehalli Main Road in Whitefield, Bangalore 560067, near Hope Farm Junction, Hoodi and Kadugodi. The operational Purple Line metro terminal at Kadugodi serves the corridor, alongside ITPL and the wider Whitefield technology cluster.
When is possession at Trendsquares World of Gardens?
The registered completion window is September to December 2030. Because the project carries a K-RERA number, that window has legal force and the statutory delay-compensation framework applies, which is unusual among current Whitefield launches.
