Sattva Songbird Review: Budigere Cross Studio to 3 BHK Verdict

An honest buyer-side review of Sattva Songbird at Budigere Cross: RERA registered and large format, but the corridor price run is largely spent.

In March 2026, asking rates around Budigere Cross peaked near Rs 12,650 per square foot, up from roughly Rs 10,450 a year earlier. By June they had eased back to about Rs 12,350. That step down is the first pause in three years for East Bengaluru's fastest climbing corridor. Sattva Songbird, launched here in 2024 by Salarpuria Sattva, saw its average rate move from about Rs 10,650 to Rs 13,200 per square foot in the first quarter of 2026 alone, a rise of close to 24 percent. Anyone buying here in late 2026 is buying after most of that move has already happened.

The short answer: Sattva Songbird is a 12 acre, four tower community of Studio, 1, 2 and 3 BHK apartments plus row houses at Budigere Cross, off Old Madras Road in East Bengaluru. The single biggest trade off is that the price advantage which made this corridor attractive has largely been spent, while the transport that would justify the next leg up does not yet exist on any approved plan.

What is Sattva Songbird and who is it actually for?

It is a mid to upper mid segment gated community of about 1,400 homes across four towers on roughly 12 acres, with 80 percent of the site given to open space. The unusual thing is the width of the ladder. You can enter at a studio of 468 to 480 square feet or stretch to a 3 BHK Grand of 1,730 to 1,815 square feet in the same compound, and the project page also records row houses in the mix. That suits two very different buyers: a single professional or investor who wants the cheapest credible branded entry on this corridor, and a family that wants a large apartment without paying Whitefield core rates. Is Salarpuria Sattva a builder you can rely on?

On delivery record, broadly yes, which is the main thing the premium buys. Salarpuria Sattva is one of Bengaluru's larger developers, active across residential, commercial and technology park work, and its own disclosure lists 74 completed projects with 34 more under way. Running that many sites at once brings both the balance sheet to finish and the exposure to slip on any one of them, so brand risk is low and schedule risk ordinary. Treat May 2029 as the date to hold the promoter to in the agreement of sale and the RERA filing, not as a comfortable assumption.

How good is the Budigere Cross location, honestly?

Good on road access to East Bengaluru's job clusters, weak on rail. The address sits at Godavari Estate near Budigere Cross, off Old Madras Road at Nimbekaipura, PIN 560049, which puts the Whitefield and ITPL belt, KR Puram and the Outer Ring Road within a normal commute by car or bus. Everyday infrastructure is real rather than promised: Orion Uptown Mall, the Atal Bihari Botanical Garden, East Point College and Hospital and Chrysalis High School are all in the catchment. What is missing is transit. The Metro Phase 3 corridors that the Union Cabinet approved for 44.65 km and 31 stations run through west Bengaluru, not here. No sanctioned metro line serves Budigere Cross today, so treat any pitch built on a future station as speculation.

What do the homes and amenities actually give you?

Space and greenery rather than address prestige. The 2 BHK at over 1,260 square feet is genuinely generous for the price band, and the 80 percent open space claim is the project's strongest lifestyle argument. The page lists an expansive clubhouse, Vastu compliant layouts and premium fittings as USPs but does not publish an itemised amenity schedule, so that detail is to be confirmed.

What will Sattva Songbird cost you, all in?

More than the page suggests, and this is the most important correction in this review. The project page records a studio from Rs 48.5 Lakhs, a 1 BHK from Rs 74.5 Lakhs, a 2 BHK from Rs 1.23 Cr, a 3 BHK Regular from Rs 1.33 Cr and a 3 BHK Grand from Rs 1.7 Cr. Those figures imply roughly Rs 10,100 per square foot at the studio, which is below what the corridor itself now trades at, and they look like launch era numbers from 2024. Current market listings put project entry nearer Rs 94.50 Lakhs with an average around Rs 14,215 per square foot. Treat the page prices as indicative and historical, and build your budget from a written quote. On top of the base rate you will carry floor rise, preferred location and clubhouse charges, car parking, GST on an under construction home, Karnataka stamp duty and registration, and a maintenance corpus.

What is the RERA, approval and possession position?

This one is genuinely registered, which puts it ahead of most of its corridor neighbours. How does Sattva Songbird compare with nearby options?

Against its own later phase and against the corridor generally, the base project's advantage is certainty. It has a live RERA number and a nearer possession date, where the newer releases on the same road are still pre registration. For a buyer who wants a registered, branded, large format home on the Old Madras Road corridor and can wait until 2029, this is one of the more defensible choices available at Budigere Cross, mainly because the RERA number is live while much of the competition is still pre registration. For an investor hoping to repeat the last two years of price growth, the honest answer is that you have arrived late and the transport catalyst is missing. Buy it as a home you intend to live in, on a written all in price, with the RERA filing verified in your own browser. Do not buy it as a bet on a metro station that no approved plan has yet promised.
