CoEvolve Misty Shores Review: ECC Road Whitefield 3 BHK Lake Homes

A rare low density lake tower near ITPB with real RERA cover, but a ₹3.43 Cr entry, a mid sized builder and a 2029 date make it an end user buy.

On 16 October 2026, Brigade Group put a number on the next phase of Whitefield: roughly 2,000 apartments in 53 storey towers on a 40 acre plot along the Whitefield to Hoskote Road, as Trade Brains reported. Three weeks later, a few kilometres west on ECC Road, a much smaller building released its latest price sheet. CoEvolve Misty Shores has one tower, 153 homes, a lake on one side, and an opening ticket of about ₹3.43 crore. Volume is moving out towards Hoskote, while the established ITPB pocket is left with small, expensive sites. The question is whether scarcity justifies the premium.

Short answer: CoEvolve Misty Shores is a RERA registered (PRM/KA/RERA/1251/446/PR/150425/007664), single tower project of 153 homes on ECC Road, Whitefield, about 1.7 km from ITPB. The current sheet lists only 3 BHK plus staff room homes of 2,349 to 2,690 sq ft, priced at about ₹3.43 crore to ₹3.91 crore all inclusive (indicative). The RERA completion date is 31 December 2029. It suits an ITPB end user who wants space and a lake view. The biggest trade-off is execution risk with a mid sized developer on a three year wait.

What is CoEvolve Misty Shores, and who is it built for?

CoEvolve Misty Shores is a low density, lake facing apartment tower being built by CoEvolve Estates beside Nallurhalli Lake in the White Rose Layout pocket off ECC Road. The site covers about 2.4 acres (2 acres and 16.75 guntas) at Survey Nos. 77/1A and 77/3, Pattanduru Agrahara, PIN 560066. The building is one basement, a ground level and 22 upper floors.

The target buyer already works in the Whitefield tech belt, has outgrown a 1,500 sq ft flat, and would trade a long amenity list for a quiet building and an open view. You can read the full fact sheet on the CoEvolve Misty Shores project page.

Who is CoEvolve Estates, and can it deliver?

CoEvolve Estates is a Koramangala based developer that has built in Bengaluru since 2005, first under the Asset Builders name. It is a mid sized firm, not a national brand. The RERA registered promoter for this project is a separate vehicle, CoEvolve East End Ventures LLP, which is normal practice but worth noting in your paperwork.

The most useful evidence is its current delivery. CoEvolve Florenza off Sarjapur Road was reported to be in its final stage of construction in October 2026, with handover marketed from December 2026 and a RERA completion date of 1 December 2027. A clean, on time Florenza handover is the best argument for trusting Misty Shores; a slip is a warning. Visit Florenza before you book here.

How well connected is the ECC Road location?

The location is the main reason to buy. Measured in a straight line, three large office campuses sit within 3 km: ITPB at roughly 1.7 km, Brigade Tech Gardens at 2.4 km and Divyashree Techpark at 2.7 km. The Outer Ring Road junction is a little over 4 km away. Kadugodi station on the operational Purple Line is about 3.6 km away, and Whitefield railway station about 3.1 km.

For shopping, Park Square (1.8 km) and Nexus Shantiniketan (2.6 km) are both close. Two major hospitals, Sri Sathya Sai (2.4 km) and Manipal Whitefield (3 km), are within a short drive. For schools, the nearest named options are a Greenwood High preschool at 1.6 km and Glen Tree Academy at 2.1 km. Older Prestige communities such as Pine Forest and Glenbrook sit within a kilometre, so this is a finished neighbourhood rather than a bet on a future one.

The caveat is traffic. Straight line distances flatter Whitefield. The ITPL, Hope Farm and Hoodi stretch is slow at peak hours, so drive the commute at 9 am before you trust any distance on a brochure.

What do the homes and amenities actually offer?

The homes are large 3 BHK units with a staff room, sold in ten layouts from 2,349 to 2,690 sq ft super built up. Three design choices matter in daily use. Every apartment stands free of shared walls. Each living room opens onto a deep balcony, roughly 9 ft, that looks over the water. And every home gets two covered parking bays wired for EV charging.

The builder's own material also mentions 2 BHK, 4 BHK and penthouse homes, but no current size or price has been published for them. Treat those as unconfirmed until you see a unit list in writing.

Amenities are compact, as they should be for 153 homes. The best shared space is at the top: a rooftop clubhouse of around 5,000 sq ft with a heated infinity pool facing the lake. Ground level adds a futsal court, a cricket practice pitch, an outdoor gym, a jogging track and a play area. The developer is targeting a 100 out of 100 IGBC Green Homes score, with rainwater harvesting, treated water reuse, a hybrid solar heat pump for hot water and solar lighting for common areas. That score is a target, not a certificate.

What will a home at CoEvolve Misty Shores really cost?

Expect to pay about ₹3.43 crore to ₹3.91 crore before maintenance, the corpus fund and government charges, based on the channel partner sheet dated 8 November 2026. On super built up area, the all inclusive rate lands close to ₹14,500 to ₹14,600 a sq ft. These figures are indicative.

The quoted price includes the basic price, GST at 5 percent, BESCOM and BWSSB connections, two car parks, DG and solar charges, the STP charge and club charges. It excludes maintenance, the corpus fund, floor rise, preferred location charges, garden charges, and stamp duty with registration at Karnataka government rates. Maintenance and corpus amounts are to be confirmed. Aggregators show starting figures from about ₹3.28 crore to ₹3.5 crore, likely mixing base and all inclusive prices, so compare like with like.

As market context, ANAROCK's Q3 2026 data, reported in mid October, put Bengaluru sales at about 16,670 units, up 12 percent on the year, with prices up about 8 percent. Unsold inventory across the top seven cities rose 12 percent, to about 6.3 lakh units. That mix gives buyers some room to negotiate, especially on charges.

Is CoEvolve Misty Shores RERA registered, and when is possession?

Yes. Karnataka RERA granted registration PRM/KA/RERA/1251/446/PR/150425/007664 on 15 April 2025, and the promoter has committed to completion by 31 December 2029. You can check the filing and quarterly progress updates on the Karnataka RERA portal.

A June 2028 date circulates on one aggregator as an internal goal. Nothing in the RERA filing binds the promoter to it. Plan rent, loan and school decisions around December 2029; anything earlier is a bonus.

How does it compare with nearby projects?

Misty Shores is the most expensive of the three nearby options below, and it is the smallest community. The two alternatives are larger and cheaper per home, but neither offers the same lake frontage or no shared walls.

Vaswani Starlight, on the same road, offers smaller homes at a lower ticket. Mahindra Blossom at Hope Farm brings a listed developer's balance sheet and a bigger amenity base, at the cost of a far denser community.

What are the risks and trade-offs?

The main risks are execution, liquidity and price. Completion is more than three years out, and CoEvolve's balance sheet is much smaller than those of the Prestige, Sobha and Mahindra names nearby. A ₹3.5 crore plus apartment also has a thinner resale market than a ₹1.5 crore 2 BHK, so plan to hold. Rental yields on homes at this price in Whitefield tend to be modest, so pure investors have better options. Sources also disagree on price, land area (2.17 to 2.42 acres) and unit mix, so insist on documents.

Before you pay a booking amount, run these seven checks.

#Check before booking
1Match the RERA number, promoter name and 31 December 2029 completion date on the Karnataka RERA portal.
2Get a written cost sheet that lists maintenance, corpus, floor rise and preferred location charges.
3Ask for the RERA escrow account details and the construction linked payment schedule.
4Visit CoEvolve Florenza and judge its finish and handover progress yourself.
5Drive from the site to your office at peak hour on a weekday.
6Confirm whether any 2 BHK, 4 BHK or penthouse units actually exist, with sizes and prices.
7Ask whether the IGBC rating is certified or still a target, and get the answer in writing.

Is CoEvolve Misty Shores worth buying?

For the right buyer, yes. If you work around ITPB, want a large 3 BHK with an open lake view and value a quiet, small building over a township, Misty Shores is a credible option with real RERA cover. It is a weaker choice if you need a home before 2030, want the comfort of a listed developer, or are buying mainly for rental income. Our verdict: a sound end user buy, once the checks above come back clean.

What do buyers ask most about CoEvolve Misty Shores?

What is the price of homes at CoEvolve Misty Shores?

Homes at CoEvolve Misty Shores are priced at about ₹3.43 crore to ₹3.91 crore all inclusive, based on a channel partner sheet dated 8 November 2026. That covers 3 BHK plus staff room layouts of 2,349 to 2,690 sq ft. Maintenance, the corpus fund, floor rise and stamp duty with registration are extra, so get a written cost sheet.

Is CoEvolve Misty Shores registered with Karnataka RERA?

Yes. Karnataka RERA granted it registration PRM/KA/RERA/1251/446/PR/150425/007664 on 15 April 2025, and the promoter on record is CoEvolve East End Ventures LLP, a CoEvolve group entity. Buyers should check the filing, the completion date and quarterly progress updates on rera.karnataka.gov.in before paying any booking amount.

When will CoEvolve Misty Shores be ready for possession?

Plan for 31 December 2029, the completion date the promoter filed with Karnataka RERA. A June 2028 internal goal appears on one aggregator, but the RERA filing does not commit the promoter to it. The project is under construction, so ask for the progress schedule and escrow account details before committing.

Who should consider buying at CoEvolve Misty Shores?

CoEvolve Misty Shores suits an end user who works near ITPB and wants a large 3 BHK with a lake view in a small, quiet building. It is a weaker fit for buyers who need a home before 2030, prefer a listed developer, or want strong rental yield, since rents rarely match prices at this level.
