Mumbai's Eastern Suburbs have spent a decade being the cheaper answer to Powai. Kanjurmarg, Bhandup and Nahur sit on the same Central Line, minutes from the same employment, and trade well below their western neighbours per square foot. Prestige has now taken 115 acres along that corridor, the largest integrated township the group has attempted in Mumbai, and the first housing phase is being marketed. What it is not doing yet is telling anyone what it costs.

Short answer: Residential at The Prestige Place is the first housing phase of a 115 acre mixed-use Prestige township on the Kanjurmarg to Mulund stretch of Mumbai's Eastern Suburbs, offering 2, 3 and 4 BHK formats with pricing on enquiry and possession targeted for 2030. MahaRERA registration, final pricing and a confirmed possession date have not been established. The appeal is township scale on a well-connected, historically under-priced corridor. What is The Prestige Place?

A 115 acre mixed-use township rather than a housing project, with residential, retail, commercial and lifestyle components planned across the parcel. This first housing phase is the residential anchor. Prestige uses the same multi-phase framework in Bangalore and Hyderabad, where its townships have been delivered over a decade in sequence, so the format is proven even if this particular execution is new to Mumbai. The configuration ladder runs 2, 3 and 4 BHK, which is a broad spread aimed at families rather than compact investor stock.

Why does the Eastern Suburbs location matter?

Because it is genuinely well connected and genuinely under-priced relative to its connectivity. Primary road access is via LBS Marg and the Eastern Express Highway. Central Line rail is available at Kanjurmarg, Bhandup, Nahur and Mulund. The Mulund to Goregaon Link Road provides east-west movement to the Western Express Highway corridor, and the Eastern Freeway offers a fast run to South Mumbai for anyone commuting to BKC, Lower Parel or Fort. Across MMR, central suburbs such as Ghatkopar, Mulund and Thane offer entry points around Rs 18,000 to Rs 28,000 per square foot, well below the western belt. That is an unusually complete transport picture for a Mumbai address that has historically priced below Powai and Vikhroli despite comparable rail access.

The counterweight is that township living in Mumbai is different from township living in Bangalore. Land is scarcer, the surrounding grid is denser, and a 115 acre parcel will change traffic patterns on LBS Marg during and after construction. Ask specifically about the phasing of road upgrades relative to residential handover.

What does buying into a first phase actually mean?

It means buying the address before the address exists. The retail, commercial and lifestyle components that justify a 115 acre township premium are delivered over a decade, and first-phase residents typically move into a building surrounded by construction hoarding rather than into the marketed masterplan. That is not a flaw unique to this project; it is how every township works. But it should change what you are willing to pay. A first-phase buyer is funding the infrastructure that later phases will enjoy, which is an argument for a discount rather than a premium, and one worth making at the negotiating table.

Can Prestige deliver a township of this size in Mumbai?

It has the record elsewhere. Prestige Estates is listed, founded in 1986, with more than 290 projects and townships running in Bangalore and Hyderabad. Nomura named it the top pick across Indian real estate in a note dated 1 September 2026. The Mumbai-specific question is different, though. MMR construction economics, approval sequencing and slum rehabilitation obligations are unlike anything in South India, and a 115 acre integrated township is a materially harder undertaking here than a 115 acre parcel in Devanahalli. That is not a reason to doubt the developer. It is a reason to expect the timeline to move.

What will it cost?

Nothing has been published, which is the central gap. What can be planned for is the surrounding cost stack in Maharashtra: stamp duty at 5 percent with a 1 percent local body tax, plus a metro cess in some municipal areas, so budget 6 to 7 percent and confirm the rate for your specific jurisdiction. Add 5 percent GST on an under-construction flat, society formation and share money, advance maintenance, and any floor rise or parking premium. Women buyers get a 1 percent stamp duty concession. Ready reckoner rates are unchanged for FY2026-27, so the statutory floor is at least stable this year.

Is it MahaRERA registered, and when is possession?

No registration has been established, and the project page is explicit that pricing and possession should be treated as indicative only. Possession is targeted for 2030. Without registration, your money would not sit in the mandated project account, the 2030 target would carry no legal weight, and no delay compensation would apply. On a township this large, the question when registration does arrive is which phase it covers. Registration of the first housing phase protects buyers in that phase and nobody else, so match the registration to the specific tower you are being sold.

How does it compare with other Prestige options in MMR?

Within the developer's own Mumbai book, only one of the three current projects carries a registration.

If you want a Prestige address in MMR with a registration today, Prestige Garden Trails at Mira Road is the only one that has one. If you want a boutique format rather than scale, Prestige Horizon Heights at Thane is the smaller option, though its documentation is thinner still.

What are the honest risks?

Three. First, total absence of disclosure: no price, no registration, no tower or unit count means there is nothing to underwrite except the corridor and the brand. Second, township timelines. A 115 acre integrated development is a ten-year project, and early-phase buyers live beside active construction for most of that period while the retail and lifestyle components they were sold arrive last. Third, Mumbai execution risk for a developer whose township experience is concentrated in a very different regulatory and land market.

But a thesis is not a purchase. With no price, no registration and no published phase plan, there is no way for a buyer to judge whether this is good value or merely a good idea. Register interest, get on the launch list, and make a decision when the MahaRERA number and a carpet-area cost sheet both exist.
